In early 2023 I was kind of just monitoring the Manhattan/Hermosa Beach housing market - dipping my toe in the market. In mid-June I saw a property advertised on a Friday and on a lark went to take a look at the open house. It was a perfect fit for what I was looking at, for a reasonable price; but I knew it would go fast.At that point I didnt have an agent, although I had started a loan pre-approval process. I knew I needed to move fast.I had been acquainted with Dave Salzman many years ago through mutual friends, and on a business level knew he had worked with one of my closest friends who strongly recommended his work.I called him on Friday afternoon after touring the property, and he jumped in immediately. His team and I quickly assembled a bid on the house, and simultaneously introduced me to Tom Dinnegan at Priority Financial for additional loan options.As Dave communicated early, it was going to be a very competitive bid and indeed it was; there were six offers on the property by the end of the weekend. Dave and his team were in constant communication and we submitted a second offer which turned out to be the winner. Daves knowledge and experience of the local real estate landscape and intimate knowledge of the other players (including the listing agency) was our unfair advantage. From zero to offer acceptance in 4-5 days.During the escrow and closing period Dave (and Tom, as I opted to use him for the mortgage loan) attended to every detail, walking me through all of the paperwork, documentation, and labyrinth of bureaucracy in buying a house. We closed exactly 30 days after going into escrow - really as perfect a result as the process allows!If I had to do it all again Id definitely pick the same people to do it with - I cant recommend the Salzman team high enough!
