He had a strategy to maximize the sale of my Mother’s house so my Siblings and myself to receive a larger inheritance in a time we were emotionally challenging times for our lives.A few years later I referred Daniel to a High School Friend who’s Mother had pasted away. This guy was with us every step of the way in our few months looking for our dream first home and not only worked day in and day out for us, but helped guide us through the process of buying a home and answered the many questions that came his way. I moved to Montecito 8 years ago. I have two homes in Montecito and one in Summerland (next to Montecito).I have worked with a handful of realtors in Montecito/Santa Barbara - and without question, Daniel Zia of The Zia Group, is far and away the best realtor (and his team) I have ever in my life worked with.He really listens to what you’re looking for and will go nonstop to find the perfect home for you. Knowing the wider community well, he has pocket listings coming up continuously.He is honest, smart, quick - and will not waste your time driving you all over town looking at houses that are not your taste.Daniel has sold me two houses: Montecito, which was a pocket listing (not on the market). It needed some work but had great potential.He negotiated a tremendous offer. That was 3 1/2 years ago. I did some remodeling, fixed the Well, and brought the landscape back to life.He just did an appraisal on it, and it comes out I could get 3 times what I paid for it.Summerland Condo: He found it (second one he showed me), I went to the 1st of 3 open houses. 50 people through the first (3 hour) open house, on a week day, and there were already potential offers coming in.I told Daniel I wanted it. We can truly say that Jorden is the single most capable real estate agent we have ever worked with and ironically he came to us assigned thru Zillow when we requested to see a property! Saying he’s the top isn’t said lightly as our business for 29 years entails 501c3 flips every few years. This purchase was very different for us as it was my little sister’s families first home! Alan Siebenaler was a fantastic agent. He was patient and willing to show me places for nine months before I found the right home. We have bought and sold a number of homes through the years, but this was a first for us to buy in such a competitive housing market and our need to undergo an investment property exchange. The housing market in Santa Barbara is wicked hot as it is quickly becoming a destination for home buyers. While we have experienced buying property in California, this was the most challenging. To make matters worse, we were doing an investment property exchange which requires the buyer to purchase a home in a short period of time or potentially pay significant taxes on any profits from a prior investment property.Daniel was a sure and steady hand during this trying time. He has a tremendous grasp on the market as well as other complexities of investment real estate. The Zia team was able to identify selected properties that could fit our needs within a very short period of time (days) that would meet our requirements. The next challenge was to pull together an offer that would win the day with the seller. We went after two specific properties. Daniel used his negotiating skills and relationships to put us at the head of the line. We were not necessarily the highest bidder, but we were successful at procuring the property that was at the top of our list. Could not have done it without Daniel guiding the way.After the bid was accepted, the Zia team (i.e. Natalie) help to ensure that our lender, the exchange company, inspections etc. were all done on time and with Daniel advising us on what matters were significant or not. While multiple deadlines were fast approaching, Daniel and Natalie kept us calm (relatively so) and stood with us in helping to make this purchase happen.Now that the home has closed, we have tenants occupying the property (yes they helped with the lease), and have provided a listing of contractors to help oversee the property, we can finally take a deep breath and relax. We are definitely in good hands with the Zia team.
