Wow! Made buying a house such a breeze! I was new to home buying, and have heard horror stories from friends and family about terrible agents. Karim was professional and personal! Karim helped us in the process of buying our first house. Weve been in the market for approximately 6 or 7 months with other agent, and we loved a lot of houses, submitted at least 7 offers with no success. With Karim and Wahba group, once we showed Karim our interest in a listing, we did the tour super quickly, and he personalized our offer and this guy has the best negotiation skills.At a later time when I met the seller, they mentioned that they didnt look at other offers after receiving ours through Karim, so Im pretty sure Karim did his magical touch on the offer to make it personalized and special, and that had a big impact on the sellers, as the offer touched their feelings and was not only about the price.Karim is really over the top, when I asked him to be our agent, he scheduled some time to walk me through the whole process, and we spent an hour just going through the home buying process and all requirements, even before finding a listing. He tried to make me understand all the process from day 1, so Im not signing on any paper in the offer letter until i fully understand the reason and content.After having our offer being accepted, Karim played really an important role leading the whole transaction, responding to any question, and helping to schedule the inspection and for sure being with us all time.Given the house location is not close to where Karim lives, we totally appreciated him coming over to any meeting with sellers, inspection or tours, of which most of them were scheduled in the weekends or holidays, and he sacrificed the quality time with family to be with us.Lastly, Karim was following up with all parties to help close the transaction on time, including the lender officers and escrow.Through the process, I had a lot a lot a lot of questions, and Karim was always available to respond to my questions instantly and for sure appropriately. He really made the whole process smooth and easy, and I totally recommend him whenever anyone would like to buy or sell their houses. We were so lucky to have this experience with Karim and his group, his accommodation and expertise was really clear, and I would definitely choose to work with Karim for any future transactions.

Great experience and two thumbs up! I was selling my home and purchasing in a different state at the same time. I also had a lot going on professionally and personally. Needless to say, it was a very stressful period of time for me. But Karim came in and took over everything that needed to be done to get the home sold, so it was a big weight off my shoulders. From the start Karim was very professional and personable. Starting with the consulting appointment, it was definitely different than other appointments that we had in the past since it was virtual, yet, Karim took the time to explain the whole home buying process and walk us through the paperwork even before we started looking at houses, he explained all the contingencies that we will have during the escrow process and even provided an explanation of what to expect after we have bought a home (when his job was technically complete) .One of the main qualities that we appreciated in Karim is that he is honest. Hes straight forward in his advice and if he sees a property as a no-go he will let us know right away. He was always available to talk and answer any questions that we had and was always prompt in sending us potential homes to visit and was efficient in booking appointments that fit our schedule. Once we found a home he was always present in the discussions with the seller and helped negotiate a great deal on our behalf.Also, Karim has a great network of support functions (ex: lender, home insurer, appraiser and interior designer) that are very efficient in providing their services during and after the home buying process and it really makes it a great one-stop-shop experience.Overall karim was great to work with and we’re glad that we now have a go-to top agent and a friend.

We were a month into our rental housing search with hit and misses. Hidden stipulations and random fees everywhere we looked. Then by happenstance we were introduced to Nathan Bertado while viewing a listing in Anahiem. This gentleman was very professional, affable, and was able to instantly understand the ideal listings that we were looking for. PART 1This review does not concern his ability to help you purchase a home. This review is constructive criticism on his inability to perform as a property manager. My review is supported by my personal experience as a tenant during the last month of my one year lease.I am deeply disappointed that I have to write this review today (05/17/2021) because Karim was excellent for the first 11 months with handling minor issues in the home. He was quick to respond and resolved all issues in a timely manner. However, his inability to communicate and the appalling lack of professionalism he displayed during the last month of the lease was dispiriting given the fact how attentive he was in the beginning. My intent is that this review will provide a valuable learning experience for Karim and that he absorbs what I say here as an opportunity to outgrow his carelessness, to grow as a professional and to refrain from lying and gas lighting future tenants. Below I provide you with two factually based events I experienced with Karim as a property manager. I invite you to develop your own opinion.1. Lack of Hot Watera. April 10th 2021: I informed Karim there was no hot water and it was fixed immediately.b. April 14th 2021: The hot water stopped working again and I informed Karim.c. April 15th 2021: The plumbing company he hired informed me that Karim has to call to submit a ticket and that I could not call on his behalf. Karim called and submitted a help ticket.d. April 16th 2021: There was no hot water. I asked Karim to call the company to tell them how urgent this situation is.e. Aril 19th 2021 9:40am: I still had no hot water. I informed Karim.f. April 19th 2021 10:40am: I suggested to Karim that he call another plumbing company because the current one he was using was not solving the issue in a timely manner.g. April 19th 2021 3:25pm: Karim called another plumbing company and we were informed that the water heater was broken and needed new parts. Karim stated he would have the parts for the water heater expedited however he could not put in a request today because the company that provided the parts was closed. He also stated that it would take 1-2 business day which means I would not have hot water for an additional 2-3 days. I expressed how upset I was and that he was violating California Code 1941.1 to which he responded as though this was my fault. It reached a point where I had to provide Karim with other solutions (like getting another plumbers opinion) to resolve the issue immediately.h. April 20th 2021: Karim states that the landlord would reimburse me for the days I did not have hot water.i. April 20th 2021: Instead of waiting to have parts delivered they decided to replace the water heater as it was the quicker resolution and for that I was thankful. I had a two year old to bathe. It was a burden to have to boil hot water and mix it with cold water so that I could give my son a bath. This was a concern I expressed to Karim from the beginning.j. If I did not point out the lack of urgency on his part or point out the plumbing company’s lack of urgency it would have taken longer for this issue to be resolved.

PART 2. My review was too large to share on one.2. Karim Improperly Conducts a Final Walk Througha. May 1st 2021 we conducted a final walk through of the home. I had just mopped the living room floor and the hallway floor. We entered through the front door and viewed the living room together (which is where he made the comment that we were tracking dirt into the home), viewed the kitchen together, viewed the back yard together, viewed the 1st bedroom together, viewed the 1st bathroom together and I watched him peek through the master bedroom. He asked that we exit the home because were tracking dirt through the floors. He asked if I had wipes and I said no. He went to his car to grab some wipes. He went back into the home to clean the dirt we tracked in by putting the paper towels under his feet. He was in there for about 5 minutes. When he exited the home he made a comment that I needed to put the trash cans in the street. So I did. He stated that the small kitchen trashcan and mop I put at the curb would most likely not get picked up. That was the only issue he mentioned. He said everything looked good and we parted ways. I had two other family members present with me and not once did he did not mention any deficiencies beside the kitchen trashcan and the mop.b. May 17 2021 I received my deposit back. I assumed the reimbursement for the days I did not have hot water would be included in the check but it was not. I texted Karim today asking him about that money and stated that the house was dirty and that I would not receive that money. I asked him what was dirty. He showed me a photo of the small mudroom (which you walk through when entering the front door), the fire place in the living room, and the kitchen trash can and mop left behind. I was aware of the trashcan and mop and take responsibility for that however, this was the first time Karim communicated with me about a dirty floor and the fireplace which had ash on the brick flooring of the fireplace (which I was not allowed to use because the gas company stated it was unsafe to use and that it could cause a fire). I have attached the photos he sent me on YELP for reference. In my opinion, it does not cost 300 dollars to clean that small floor space. I then asked him why he did not point this out during the walkthrough and he stated that he was unable to inform me because “we were unable to do a final walkthrough because the floor was wet”. This statement is not true. Karim and I walked through the front door together and viewed the living room where he found the deficiencies. Karim willfully lied for reasons unknown. Furthermore, it is unclear to me why Karim failed to mention this on May 1st because if he did it would have taken me 5 minutes to clean the small amount of debris for him. Lastly, it is unclear to me why Karim chose not to mention this at any time between May 1st and May 17th. I challenged his irrational logic and grotesque lie by asking him the aforementioned questions but was ignored. It is now 10pm and Karim has yet to respond.I could care less about the money. It is the principal that matters in these particular situations. His inability to resolve the hot water issue in a timely manner, the grotesque lie about not being able to communicate to me the deficiencies within the home (because according to him the floor was too wet) when in fact we walked through the very room he found the two issues in, claiming that it cost 300 dollars to clean a small amount of debris that would have taken him or I 5 minutes to clean, and his inability to communicate to me that he would not be reimbursing me for the days I had no hot water. I am not disappointed about not receiving the money. I am disappointed on how he handled the entire situation unfairly.I do not recommend that anyone hire him as a property manager until he can rectify his behavior. This review is written from an objective point of view and is solely based on facts.
