Jacob just sold my family’s house in Sun Valley in record time. Took only 7 days. We interviewed plenty of realtors but Jacob Mkhitarian had by far the best marketing and strategy to sell our house. We actually saved tens of thousands of dollars working with him. He found a cheap architect out of the country to do our plans, he found cheap stagers who we ended up not even using since his off market marketing got it sold before we went public. When you hire Jacob you hire his full staff of about 6 people and you can tell the difference. 24/7 phone availability and as a Zillow premier agent he gets your listing the maximum exposure. I just entered my Burbank home after becoming a first time home owner and I am so so happy! Jacob Mkhitarian was outstanding he helped guide my husband and I to this point. Vic Markarian just handed us the keys to our lovely move-in ready Porter Ranch Home! We have been on a crazy home search to finally get our dream home. We initially worked with an agent who was not aggressive enough and nowhere near as connected and knowledgable as Vic Markarian was.Once we switched to Vic it was like day and night. The previous agents were not looking for homes, I was doing their jobs. Vic was really looking homes for me every day, he was on top of everything and great communication. He send me a home, we looked at it on Sunday’s open house, and Vic wrote an offer same day. We were the first offer out out 8 offers, he negotiated with the sellers and got our offer accepted on Wednesday. Vic guided us on price and terms and we saved over $50k. First and foremost Jacob is such a good person. He truly cared about my husband and I, we always knew he was our ally during a pretty bumpy escrow process. Our original loan didnt go so smooth and we had to switch lenders but Jacob was able to calm the seller and even saved us some money because of the switch! We were real lucky to find Jacob! He is the perfect mix of experience and enthusiasm. We were used to old, tired, and pushy realtors, but Jacob was none of these. Fter reading all the amazing reviews online for Markarian Realty we decided to contact them to help us find our first home. We met with Jacob Mkitarian and he explained the home buying process and answered all of our fears/ questions. Martin called the listing agent and with his negotiation technics he found out what price seller is willing to accept the offer, so he submitted the offer $40,000 less than asking price and the offer got accepted without getting it countered.In addition to my $40000 savings, Martin got another $5000 credit for repairs from the seller on my closing which I couldn’t believe seller would give us any credit for that after coming down $40k on purchase price. We were in a real bind when I contacted Jacob. In an effort to get out of CA fast, we had essentially done a “For Sale by Owner” and were in an escrow with a buyer whose agent acted as a dual agent. This escrow had dragged on 90 days with one excuse after another for why the loan hadn’t gone through and escrow hadn’t closed. The agent was irresponsible and a poor communicator, and the buyer’s lender wouldn’t return our calls. The only reason we had stayed in so long was because we were also in escrow to purchase a new house in TN, and it was dependent on the money from our house sale in CA. The TN home was a unique 5-acre property, and we were afraid the TN seller wouldn’t continue to hold on to us if we relisted our house in CA. Enter Jacob. He assured us he would sell our house fast and help us hold on to that house in TN. We needed speed, professionalism, and good communication. As for speed, we exited the bad deal and listed with Jacob on a Friday. He had a photographer out the next day. Four parties had seen the house by Sunday and three made offers far beyond the asking price. By Monday we had signed one. The TN seller, who had relisted her house, was amazed how fast we resold ours. Because of that, and also because of Jacob’s professionalism and good communication, she decided to sell to us again even though our previous bad deal in CA had dragged her through almost two months of unfruitful escrow. Jacob went above and beyond the call of duty, talking directly to the TN seller on the phone multiple times. He was friendly, professional, and calm. He clearly explained to her the process in CA, assuring her we had a solid buyer and lender and giving her a certain close date. And he made certain the deal was solid by setting up the buyer with his preferred lender. Sure enough, the lender issued the loan just when he said he would, our CA escrow closed on time, and we got the house in TN! It was like a miracle, and we praise God for sending us Jacob! We knew what we wanted and we had a huge down payment so we thought it would be easy to work directly with a sellers agent to put in our offers, It wasn’t! We were very reluctant to use an agent until we met Brent Steeno with VicMarkarian Realty. We had our first meeting with Brent at 8:30 in the evening at a coffee shop and he showed up with a great attitude and didn’t try to push us into working with him. Review had been updated - situation has finally sorted out a week later. Just the facts here to be mindful of to mitigate the risk of having to deal with a similar issue. We purchased a house and Vic was the sellers agent.Agent said he would have staging removed prior to close - did not happen. Agent said the house would be cleared of Sellers items prior to close - did not happen. Both of which were legally bound to be performed per the signed California Purchase Agreement: paragraph 11iii of the RPA, all debris and personal property not included in the sale shall be removed by Close of Escrow.After the initial insistence for us to deal with removal, Agent eventually agreed to force client to perform contract. Much easier said than done, but we are glad to all move on.

I cant begin to really do justice here to just how good a Realtor Donald Thacker is. Is there a better score than A++? After a very difficult divorce and a failed attempt to sell with another Realtor I met with Vic and Donald. It was immediately clear these guys are in a different league to the competition but I didnt realize at the start quite how good they really are. Donald is one of the nicest professionals Ive ever worked with, what a lovely, smart man. I was extremely anxious and stressed after getting unfairly destroyed in the divorce (dont get married Gentlemen, especially not in CA) so I needed a great sale to have any life savings left at all, none of my stressed moments phased Donald who was simply warm, compassionate and utterly professional throughout. My wife and I decided, it was time for us to buy our first house. We contacted VicMarkarian Realty and we set up an appointment with Donald Thacker, true professional, from first impression, and the 20 minuets meeting we had with Donald, I told my wife that, hes our agent and we do not need to see someone else. He was never pushy, straight forward, and always had a positive attitude. If you’re seeing properties with Donald, you know that he will point out both the positive and negative points of each property. If I could I would give zero stars to this company. I used to work in this real estate company. I dont recommend to work by Vic Markarian and I dont recommend to buy or sell a property through this company. Vic lies a lot and is very greedy. In 20 years he bought only one house back. The buy back guarantee is depending on many many things.
