The wife and I stayed at Vercanta 18 months in two different units. Angelica (the PM) was lenient, patient and candid in our dealings and interactions. Cristofer was hired later at vercanta and was also very polite. Management does everything by the book for the most part.Other than that its a typical run of the mill corporate run apartment complex with the usual pros and cons. They operate via market rate. I will say that corporate lags behind the current market rate versus other corporate run apartment complexes.The park nearby is nice and so is the available shopping in the vicinity. the neighbors are nice. the units are solid and you cant hear your neighbors . The biggest bummer is no modernized HVAC systems so the AIR CON unit is in the wall and its not very efficient. dont chose a corner lot without shade because its gets very hit and runs up your electricity bill quite a bit.That being said they did replace the unit with a new one when our old GE unit broke. The pictures are of my unit after moving out.

The apartments are way too expensive for the amenities they provide. The heating system is old and doesn’t work properly and hikes up your electric bill. They have a no opt out trash policy that charges $25 to have your trash taken out from your front door, but they rarely pick out the trash. The trash just sits out for days and eventually you’ll have to throw it out but still pay the service fee every month. I have asked them repeatedly to fix this but the management asks the residents to contact the third party service provider ourselves. There is barely any equipment in gym and they don’t work 90% of the time. They take days to fix it and it’s such a waste. The pool is also sometimes dirty.

Stayed here for an year with my family and our 2 year old Labrador. Great location - Walgreens, Safeway, Pet grooming, Indian store, all in the vicinity and at walking distance. The Amador Valley park is easily accessible through the back door and it was really very convenient. The property is maintained well by Angelica, Cristofer and their team and they are very prompt and courteous is dealing with small issues and queries. Would highly recommend this place for someone looking to rent out near the Harvest Valley/Amador high school.

We looked for a new neighborhood in Dublin and Pleasanton for a few months. After doing so, we felt that Vercanta Pleasanton was the best choice. Your go to stores such as: Safeway, Walgreens, restaurants, parks, and everything else are all easily accessible on foot. The property manager, Angelica, has been incredibly helpful and courteous with all of my inquiries and small issues. Memo, who is a part of Property Maintenance, consistently works hard and goes above and beyond. I feel incredibly lucky to be living in this location and am beyond glad that we found it.

I have been a resident for the past 10 months. I originally moved here because I heard very good things about the pool area + gym. I am certainly giving Vercanta a 5-star rating because they keep the pool clean on a daily basis, sanitize the gym on a daily basis, PLUS the grill they have for the residents to use is high end. If you are looking for a place with good amenities, then your needs will be satisfied here are Vercanta.

This is great apartment complex, with nearby park, stores and schools. We started in for couple of years.Management is very friendly and accommodating. Angelica understands the tenants and always willing to help others.Thank you all the help over the years.

Live at Vercanta and so far my experience has been wonderful. They have been very quick to respond to questions and requests.Humberto who if you call him a maintenance man is not doing him justice. This guy is super friendly and willing to help. Helped my movers when I was moving in. Answered questions for me and he always has a smile on him.I had a couple of things that I saw in my first apartment both Michela and Karen D were super helpful to help me get everything sorted.Recently moved from the midwest and signed the lease sight unseen and was super nervous but everyone has been awesome. If your looking for a wonderful community to live in I would recommend it. Close to groceries, restaurants and downtown.

I have lived at Avana Pleasanton for over 2 years now and it has been an overall great experience. The location is great with a beautiful massive park nearby and a 20 minute walk to downtown Pleasanton.The apartments are remodeled and spacious which was able to fit my family comfortably. Tanisha and the staff are very responsive and make sure to follow up if you have any issues with the apartment. Brian (maintenance) is also very friendly and is quick to make his fixes.It is also a quiet neighborhood and the gym facility/pool are an awesome plus. The tennis court is frequently busy which is also nice to see.This has been a great experience as my family and I appreciate our time here. I would recommend checking it out if you are looking to move into Pleasanton!

I have been a resident here for three years now and I feel it’s a nice apartment overall. If you like bright homes, you can definitely consider this place. Lot of openness and good airflow. Recent years hosted very hot summers and it gets extremely hot in the bedrooms as there is no centralized cooling in these homes. The heaters are quite old and most homes here come with an old air conditioner in the living room. Not sure why these apartments don’t come with an in-house microwave!Service/ maintenance requests are handled well and promptly. Kudos to the team and did not have an unpleasant experience till date. 👍Uninterrupted cold and hot water supply is good and absolutely love the high ceilings if you are staying on the 2nd floor.

I’ve only been a tenant here for a few months, but we’ve had no complaints! The complex is always clean, & the leasing & maintenance staff are all very friendly & welcoming. The amenities are great, and it’s very quiet. Vercanta Pleasanton is a great find!

I have lived here since Sept 2020. I have enjoyed the amenities, location and people of this community. The new management has been very responsive to any needs and issues that arise. The team at Vercanta (Angelica and Humberto) work hard to ensure the stress of housing is low and the quality of life is high. Thanks for all the hard work :)

I came to tour at this property to check out an apartment with Christopher. He was very nice and greeted me with nice big smile when I walked in. I also met the manager Angelica and she offered a cold water because it was a very hot day. Apartments were really nice and well maintained and I even saw the maintenance guys cleaning the grounds which is always a plus for me. 10/10

Property Management has been fantastic since being part of this community for the past year. Angelica has been super with keeping us informed with advance email notices whenever activities and resident events are happening, like the fun Summer BBQ last week packed with delicious burgers and hot dogs!

A truly mismanaged property that could have had great potential. They describe the property as “luxury,” but apartment appliances broke regularly with only band-aid fixes (ex: our towel rack was screwed into the drywall with no anchor so fell off the wall after one wet towel). The property managers were truly terrible. There were at least 4 property managers and one temporary manager in the two years we lived here and only one of them had any true experience properly managing a property. The front office was rude, disorganized, and closed most of the time (during posted operating hours). Unless you are calling as a potential resident, don’t expect a call back. I once called because I smelled a gas leak and ended up calling 911 when I couldn’t even get through on their “after hours” line. To note, they still haven’t called me back about that leak. The next nightmare was getting our security deposit back after we moved out. We finally got our deposit back after numerous calls, emails, and a threat to take the complex to small claims...60+ days after we moved out (in California you must return a deposit or provide receipt of your deductions by 21 days after move out). I think one of my favorite stories of this place was the 2 months we didn’t get mail because the apartment complex sat on replacing tampered mailboxes (postal service refused to deliver until they were fixed) until the post office warned residents that they would begin returning our mail to sender instead of holding it at the post office for residents to pick up. Residents went to a city meeting to complain about complex negligence before Greystar (company that owns Avana) even ordered new mailboxes for the property. The list of stories about how terrible this place is could go on for centuries. Most definitely not luxury, and absolutely not worth it.

Humberto the maintenance supervisor is always so cheerful, helpful and polite! He fixes anything you need. Lots of parking on the property! Only reason for 4 not 5 stars is it can be difficult to get ahold of the leasing office.

I lived there over 2 years. Chris Nawabi did lot of renovation work. He was really very nice and reasonable person. Now new management took over after him and they r really very rude. They just want to make money. At the time of renewal they were increasing my rent by $250 for single bed room and online it was showing just $25 more than my original rent. They told that price fluctuates every day and I should be getting based on the current market price.They also replaced carpet even though it had 2.5 years left on it and charged me around $250 pro rated. They have carpet just in one bedroom. On the top of that I paid $150 just for cleaning on the top of that. Overall I paid over $700 when I left after paying my all bills and rent till last day.They don’t listen and they don’t understand.1. Apartments don’t have sufficient or no storage that was very serious problem for us.2. Front side apartments facing road are really very bad. Patio is always dirty no matter how much u clean it. Spiders and insects come inside very easily if patio mess door is not locked 24x7.

I miss the time at Avana Pleasanton Apartments. There is the best environment here. Have the kindest neighbors. Have the best property management. I am very lucky to know the manager Tanisha. She is a very dedicated and patient and capable manager. She is doing everything she can to help everyone solve all the problems. I have also seen her feel tired. I think she is also a lady, and not all problems she can solve completely. We need to give support and encouragement to the management of the apartment and understand. I still miss dear Valerie very much. She is a very compassionate lady! When I encountered difficulties, her words gave me a lot of encouragement. Those words I will never forget in my life. Great property and its amazingly located to everything in walking distance. The manager Angelica was so kind and welcoming. She was knowledgeable about the property and answered all our questions and addressed our concerns about moving to a new city. The offered amenities are a huge plus for us. Nice apartments, big bedrooms, but no in home microwaves, or air conditioning, except for the really old one in the living room, which honestly doesn’t really help(blows hot air around) and probably hasn’t been cleaned out in a while. It’s honestly terrible in the summer months, especially if the balcony faces the sunset side! Management is okay, but I have been complaining about my neighbor’s parking (parking over the line into my spot on multiple occasions, very frustrating, and it’s difficult for me to park), but I feel like no real action was taken against it other than maybe a few phone calls. No warnings or them or anything! While apartment shopping at complexes (neighbors and lack of management action have driven me to do so), management at those places said more serious action should have been taken regarding my complaints about my neighbor (multiple warnings and even towing in extreme cases). That definitely did not happen. I do not see tenant advocation here to resolve issues regarding complaints. So I guess if someone is bothering you, or not following the rules, you’re on your own!

Its well located property. All the schools are walkable. I have lived here for almost 3 years now. Chris was a nice property manager. However Tanisha is also approachable and helpful. For any problem, she has the solution. I would recommend then to reduce the trash charges. Mailbox was an issue but now they have fixed it . It did take a while but they did it .

Management allows tenants to walk their dogs out at the patio... People do not cleanup... feces and urine odor will cover whole area around patio and you wont be able to walk into your apartment without enjoying this stuff. Balcony is not usable due to this also...We moved in because of good schools around, but after we discovered the issue we wont stay here any longer. This is the worst place weve been leaving for last 7 years.

My car was broken into two times even though they have security. The vandals toilet papered a tree. Security said nothing. Got police reports. Has a gym but security wont open it before 9am, below pictures of my carpet with nails coming out. I have been here for 4 years and have asked manager to fix problem to be offered a free carpet cleaning. I asked about laminated flooring and was told it would cost me $4000 . Rugs over the nails for now.....Home sweet Home.[UPDATE 2017-0713]In response to your reply, My husband and I have each discussed these problems with the manager in addition to the dozens of other problems through out the property. Each time the manager tells us there is nothing he can do because of the limitations beset him by Grey Star Corporate.My husband has written an e-mail to the CEO of Grey Star with zero response. Perhaps, you should quit kicking the can to your property managers whos hands you have bound.

I love living here. The only down side is that I wish I had wall to wall carpeting only because the floor tends to be a little slippery for my dog. He hurt himself really badly but he will heal in time. Need-Less to say, I do love living here since everything anyone would and could ever need is right around the corner or across the street. This place is fabulous !!! I highly recommend living here.

MANAGEMENT HELP!!! I got ants and bugs, office says maintenence will come tomorrow and terminex this week then no one comes. Office is closed daily for 2 to 3 hours, where is everyone? Dog policy does not apply as I have seen my neighbors dog which is probably 100 pounds and not people friendly. Help help help management or owners! For what you charge a month provide a nice environment please....

The leasing office will be opened randomly on their office employees schedules. We were mandatorily charged $25 just for picking up packed trash from our unit to the trash site no more than 100 feet away, but they only collect money other than trash. After more than 5 times complaint email, talking, phone calls, still, nothing changed.The management here just good at making the worst service even worse, please stay away!

Management is horrible since they dont respond or care to do anything unless it involves them receiving money, bug infestations (mine is fleas and I dont even have a dog) for over 2 months and now nothing is done about it, all mailboxes have been broke for almost two months and usps will now send mail back to sender unless you pay for a po Box. Charged 25 dollars a month for vip trash service even if you dont use the service. Dont come here...!

These apartments are the worst! Horrible management and maintenance. Unit is cheaply remodeled. Something breaks every day and maintenance can only temporarily fix problems. Exterior grounds are dirty and filled with spider webs. No one ever comes to clean or blow leaves. Not worth the cost of rent at all!

If you live on the 1st floor when your upstairs neighbors washes his patio or dog pees it will come down to your patio as the wood is 2 x 6 boards and spaces in between. They can look down and watch you. No good for privacy and neighbors on top only brush their trash down to yours for you to clean up. Dogs here are not the required size, I seen some so big you can ride them.

Why did I move here? My upstairs neighbor is so loud and I have complained numerous times and it hadnt stopped so now I will call the police. I pay over 2100 a month for a room and little rest. Do you screen people before they move in?
