Can’t thank Ricardo and his team enough for the hard work they put into my case. I had a short closing deadline and had my initial financing stall with a big corporate lender. After a phone call to my realtor he put me in touch with Ricardo and his team at Valley View Loans. The staff and team at valley view walked me step by step throughout the entire process all the way till the final closing day. The communication and documentation was superb and professional something big corporate lenders could learn from. I had a pretty good experience refinancing my mortgage with Valley View Home Loans. The whole process took longer then anticipated but I believe every other lender was dealing with the same issue of higher then usual number of applications and a back log through the summer. They were very easy going and worked around the clock to help me close the deal. They can improve their communication and alignment with other parties involved but given the circumstances I am very pleased with their services. Will definitely do business with them again.

Peter Rodriguez with Valley View homes was amazing. He outlined the requirements & kept the expected timeline. He communicated constantly! Their whole team was extremely efficient and mindful of the fact that we needed to close quickly. I was in the process with another company to refinance my loan and they were not able to perform thats when Peter stepped in and took care of me and my family and we closed in just 11 days. I have been doing real estate for over 33+ years and have never had such a bad experience with Valley View Home Loans. Sean Khan is not an ethical nor professional person to work with. My buyer has perfect credit, putting money down, and after two months, has still not been able to close. We have been given the run around and THIS company, Valley View Loans, dropped the ball. Not sure how things are done in California, apparently SLOW but in this business, that will not get you repeat business. I plan to take this to the top and I want everyone out there to read this review and read it carefully!!! DO NOT USE THIS COMPANY! I could not get them to respond or return my calls, emails or text and my buyer lost his earnest money as result of them taking over 2 months to close over something that was THEIR FAULT!!!

For 4+ months they left us hanging without any explanation for their delays. I would definitely NEVER recommend these people..... If you are a minority, you will be treated like dirt. DO NOT GO HERE! George and his team made my familys life hell for the time we had to deal with them. I had the pleasure of working with Michelle and Rebecca and i can tell you this has been the most fluid major financial transaction i have ever experienced. Michelle was clear with numbers up front, no exaggerations or false sales pitches and she was timely and accurate in answering my many many questions. Rebecca was very fast in requesting required documents and even faster processing them. I agree with everyone elses review on here, either zero or negative stars...We never thought our worst nightmare would happen...until Valley View Home Loans/Pac Bay Lending/Kanan Lending came along (they try to confuse you with all the different names and thats red flag #1). If you want to avoid any trouble please AVOID THEM!!!! Extremely dishonest and they had told us that they would be able to help us get a loan for our FIRST HOME. We met them in person, we thought everything was going to go smoothly...but after that things started to go downhill...they were extremely disorganized, asking for last minute documents the week we were supposed to close trying to make it seem like it was our fault for the delay. We were already late to close the deal, we had signed all the paperwork, and then on the final closing day NOTHING!!! Extremely unprofessional and zero communication. They will play the blame game and they are NOT A REAL BANK...they only prepare loans and beg banks to buy them and if they dont have enough appealing loans they have to wait...THEY TOLD US THAT THEY WERE A WHOLESALE LENDER (even Yelp claims that and it is 100% not true). They never told us anything about any issues until my real estate agent called the title company to see what was going on. They will act just like the nice car salesmen but in reality they are irresponsible and dont care about you or your money. They lied to our face and they will certainly lie to your face: Guillermo Valdez, Anthony Arevalo and Ian Arevalo.

If you consider this company as your lender, as one of their borrower, I suggest starting looking for another.Here’s my storyAfter they pulled my score for pre approval, my score dropped.Before closing. They pulled my credit again and told me hey your score dropped, now your rate should be higher or you can buy points.Jesus, the score dropped just because you pulled for pre approval.This company has some serious lure-stuck strategies to have borrower accept their LE.Yeah I indeed managed to close the loan but at a ridiculous loan rate.I would never do business with this company. Unfortunately I cannot give them zero stars, the worst service. Ian Arevalo, Anthony Arevalo and Guillermo Valdez dont know what theyre doing. The process to buy a home is already stressful but with this people we never knew what to expect. They never gave us straight answers. They requested documentation that we provided immediately. We have an excellent credit and qualifications and we were getting a conventional loan, but for some reason that we still dont understand, they kept on asking for more and more. Not a problem, we provided them with all they needed. But the problem started being worse when we were supposed to close on a specific day and they never contacted us. We had to reach out to them several times to learn that they still needed more, when everything was already set. We were always wondering about what was going to happen next, nothing was clear and everything very sketchy. Dont trust them, what they do is that they shop around for loans and didnt even tell you any update, you have to be after them to be able to get any type of information. At the end, we had to move and get other lender who was able to work with us with already weeks behind. Argh!!! Save yourselfs some money, time and stress by working with someone else that is serious and professional.

In the fine print at the bottom it says Valley View Homes Loans is not affiliated with Guaranteed Rate. I doubt many people even see that. I. would never give incredibly personal information, such as whats required for a mortgage to any company that tries to pretend theyre something theyre not. Shame on them.

I chose VVHL after I received a refi offer from them that addressed my most single concern in my mortgage, a sizable PMI. My initial contact was with Michelle Egesdahl. She explained the process and I had a better understanding, but more importantly she LISTENED.
