Do not apply to this scam of a rental company. They are just looking to collect your application fees. Our application was denied due to missing a single rent payment by a day at our previous place. We had fantastic credit (over 700) met all the income requirements, had no criminal background whatsoever and no bankruptcies or evictions. We are now out $160 in fees and our application is not usable for any of their properties.

We scheduled a tour to view a property in Folsom and we found other prospective tenants waiting there. The agent called after 15 minutes and said she was in Elk Grove at another property. She arrived about an hour late citing Google calendar for double booking her. The place was nice and priced competitively, explaining the crowd waiting to tour. Once we toured ourselves we asked about the application process. Tiner gathers as many applicants as possible as selects the most competitive as the tenant. For the rest of the unlucky many the application fee of $50 per adult is non refundable. I suppose you can use the application fee for another tiner property in 30 days. The agent mentioned for one house they got 20 applications! I inquired and most property management companies process applications one at a time and many offer partial if not full refund if the application is denied because another has been accepted. I feel tiner is in the business of undercutting the potential rent to garner as much interest as possible to collect on application fees. Will not apply as it is very likely that application fee will be stolen. Do not recommend, others property managers are nicer and better!

My husband and I went on a tour of a lovely property in folsom. This property management company does not feel trustworthy to apply to unfortunately. All of the negative reviews on different platforms validated our bad gut feelings about this company, and ultimately made us look else where. The agent was over an hour late. They schedule you with another possible applicant to create a competitive environment, which is uncomfortable especially if you have to wait awkwardly outside with them. The application fee is $50 per adult in your household with no refund or even partial refund. We asked about the level of applications they recieve per house and they said they can get more than 20. Thats a lot of applications fees they pocket and it feels like a scam that we just wanted no part of. We were concerned about being racially profiled and after reading the reviews we know we werent the only ones feeling this way. They have a 1 star rating on the better business bureau website. It sounds like they just want to use the home owners house to get as much application money as they can. We were really disappointed because we really loved the property, but know if we applied we would just be disappointed and scammed.

I would rate this place 0 stars. We are in an emergency situation right now (that they knew about) and have to move ASAP and one of the houses we applied for it looked like we were in the green and will get approval. AFTER A WHOLE WEEEK of waiting they told us we got declined because of our credit. All 4 of us adults have excellent credit scores just one of us has just 2 years of credit age not the 3 they were wanting . BUT They sent us an email with our reports and 2 for my other roommates stating we had “ delinquencies“ which is the first time we ever hear of it. I feel they pulled this info from their buttocks and wasted our time on purpose knowing we need to be moved out by TODAY. Oh and catch this we can’t apply to any other properties and they won’t give us a full refund. Stay away from this nasty place.

Im guessing that most of the positive reviews on here are from people who havent moved out yet, because everything was fine until we left and tried to get our security deposit back. Weve rented 6-7 places in the last 12 or so years and have never had an issue getting most/all of our deposit back, but Tiner took almost $2000 of our deposit away, alot of it for suspicious reasons. They charged us $585 for maintenance costs such as removing tape from a kitchen cabinet and untangling ceiling fan/light chain. They also charged us $525 for putting a fresh coat of paint on the walls, which I didnt even think was legal in California.In fairness to them, they were good when we lived there: they were responsive to emails, and maintenance requests were handled quickly. But I cant leave a positive review when they practically stole over a thousand dollars from me. I would stay away from Tiner if you value your money.EDIT - Just want to clarify. The charges I mentioned above were in addition to a $450 cleaning charge AND a $185 carpet cleaning charge. I know the house needed some cleaning and maintenance, we didnt leave it in perfect condition thats impossible. But we had it regularly cleaned every month and left it in good condition. To charge us $1110 in cleaning fees on top of a standard $635 in cleaning fees is pure robbery.I dont like leaving negative reviews but I feel obligated to warn people, I wish I had read something like this before renting.

This review is not only for future tenants but more importantly future homeowners that are looking for a property management company to trust their homes with. This company does not have your best interest at heart. They will put perspective tenants through the application process The homeowner will approve the applicant and then they will disregard that approval so they can make things up and deny the property to the tenant. They deny fantastic potential tenants without doing their due diligence. Which means you lose money and risk then putting a tenant Thats not going to pay their rent and will destroy your property. Do not trust the things you value with this company you will regret it!!

They will take your money. Call everyone and get all your documents. They will NEVER answer any calls. And finally, they will reject you for no reason at allThis is the worst of any experiences I had with a property management(UPDATE)I have not received ANY refund, they lied in the reply here too. I applied on Feb 7th, and got the application result on 15th. Again another lie.I honestly wouldnt care much if they wouls have worked on their process and not have me send a hubdred emails back and forth to them and my landlords like from yearsss ago. I have been using Tiner property management since 2017 and have been very satisfied with the services I receive. I have another property outside the area that is managed by another company. In comparison the service that I receive from Melissa is far better. Melissa has been an outstanding property manager and is always ready to answer emails or phone calls. Monthly and annually the Tiner statements are the first to that I receive to allow me to get my bookkeeping done. I highly recommend Tiner to anyone looking for high quality property managers. They actually care about people and our investments.

I have had some really bad experiences dealing with scams and property management companies that dont respond. There is a light at the end of the tunnel with Tiner Property Management. They respond to all emails and calls that I have made I have had the pleasure of communicating with Angela who has shown me 2 properties now and also with Rosalyn in the office. They are both very nice and informative. I appreciated the quick same day response from Rosalyn. We are waiting for an approval on a unit which we loved! I look forward to renting from Tiner Property Management.

This rental company really is bad. The management really tries to take advantage of tenants. Also, they do the bare minimum for repairs when necessary and hire really cheap vendors. Know your rights as a tenant, but even better, dont rent from Tiner!

Sandra is an excellent property manager. She is very responsive and takes good care of out rental property. After our previous tenant vacated, the home was left in a bad condition. There were lot of items to take care of - floor, blinds, paint,bin addition to many small repairs. Sandra followed up diligently on all work orders, got it back to a good condition, and advertised it back to get a great tenant. Helps to have a great property manage so that you can rest assured your home is in good hands. I hope Sandra continues to provide the same excellent service for years to come. I had a horrendous experience with this rental company. The staff were incredibly unprofessional, couldnt be bothered to pick up the phone, and didnt care about customer satisfaction. Trying to get a hold of them was like trying to summon a ghost. Save yourself the headache and look elsewhere for your rental needs.

I dont understand why owners are rating this business with 5 stars when they never pick up a phone. I have a friend who asked me to reach out to this company to set up a showing. First at all phone number that they provide is automatic number. And when I called their office multiple times and filled out Zillow link request a showing no one got back to me. So if you list a property of rent and never answer requests to potential renters then I say its a solid F when it comes to marketing property.

Tiner has been so extremely good to me over the past few years that I can’t help but give a shout out to these folks. From the very beginning, I had a couple of blemishes on my credit that I wasn’t aware of, and instead of just dismissing me as an applicant, Melissa Watermolen reached out to help me correct them and get me in to the house that I am still in. I originally applied with a roommate, she stayed for two years, then when she moved because of new employment, my girlfriend moved in and it was such an easy process to get her on the lease. Every single time there has ever been an “issue” with the property, they are LIGHTNING fast with responses and solutions. I can understand that finding a place is hard, prices are high, the process is always daunting, but if you work with Tiner, it will make your life a lot easier. There may be other property management companies that charge less, or have more lenient application requirements, but I can guarantee you won’t get the same level of service. Melissa has been a dream to work with for almost 5 years that I’ve been renting at the same property, and I will be so bummed to lose all of the perks we get from them when we finally buy something of our own. But I can definitely say, whether being a tenant looking for a great property or an owner looking for quality property management for such a big investment, I would 100% use Tiner, no questions asked.

I chose this company after interviewing other property managers. I have not been disappointed. They respond quickly and have vendors available to take care of any problem. They provide me with prompt financial information and release the owner funds on a regular basis.Recently, I decided to sell the property and they had excellent photographs and a description. I took their recommendation on pricing. And the result was five offers within a couple of days, three of which were over asking. Short version: I am really happy with the management and services I receive from Krystal, Melissa, and others at Tiner Properties.Long version: I begin by saying I found Tiner Properties through a friend who wanted to buy property in Sacramento. He, however, did not buy the property due to all the uncertainties around Covid 19 at the time. Since I knew this friend and his wife to be excellent researchers, I asked for their information.My friend spoke highly of the information they had and I made the call.I have been happy ever since. With this new information, I called right away. I spoke with Krystal. In a very short period of time, I knew it was a rap. Krystal addressed all of my concerns and even though I thought she had given me enough information to try to manage on my own again, I knew I was making the right overall decision for me, my family, and my time.I managed my own homes in Sacramento previously and this did not work out for me. If I say I was too nice, this does not mean that Tiner is mean. They are professionals and their practice of obtaining year contracts was a game changer for me. I could not find the proper line between staying in contact and letting the tenants feel like I trusted them. In short, I have had to do several evictions. I had to make several visits to properties, find someone to do repairs, and I would have to start all over again. Staying away cost me a bunch. I never got stablished until I went with Krystal and Melissa. I can tell you their way of renewing the contract ever year is smart and on target. The truth of the matter is I am attracted to the companys family values as well.I am relaxed now. Whereas previously, I always felt, I was on call. Now, I feel and know that my properties are being well managed. If something goes wrong, am still given the option to let them fix it or I can get it done myself. So far, I have found no reason for me to do it anything myself. Krystal has always made me feel that she knows me and even when I work with others in the office like Mellissa, Alexis, and others. If feel known and appreciated. Melissa is more of my day-to-day or month-to-month contact person, but I can contact any of them any time I have a question. Melissa also keeps me update on things regarding the market and the only time she did not return a message to me was when I used the wrong email address to ask a question.Before coming to Tiner Properties, I had all but sworn off property managers. I had one about twenty years ago. It was all bad.My experience with Tiner has been all good and wonderful. I never made a profit in all my previous years of renting and in my desire to help young families. Things would be fine for a while, sometimes even years, but when things would go bad and undo years of good. The evictions and repairs further stopped me from breaking even. Now, I do not worry about getting good tenants, nor bothering them because I am concerned about the condition of the house. It is all done professionally for me. My worries are few. We had been looking to rent a reasonably priced home in a safe neighborhood and had a lot of run around with outdated ads for other rental companies. Amber Van Tassel has been our Property Manager for our condo in North Natomas for many years. I believe its more challenging to rent and manage a condo versus a single-family unit. Condos have Associations that can be demanding and parking restrictions that can be difficult to enforce. Communication is extremely important to me, and Amber excels in both written and verbal skills. (We fired our last Manager because he never responded to our tenants needs. They started calling us directly). When we have had a vacancy or lease renewal, Amber conducts a Market search and advises us on current rents in our area. We usually just go along with what she suggests because we trust her. The same is true for a new tenant. She re-assures us about the person who has never been late on their rent. Their literal job is to manage property, which includes answering phones, arranging repairs, keeping books on collecting rent, etc., but they pass along their operational expenses to tenants as a monthly fee. Property owners beware! I will never rent a property managed by Tiner Property Management.*Your response is disingenuous. Your website says that this $10/month fee is to cover Utility bills, which are paid directly to the utility company and your 24/7 maintenance service calls, which is part of your responsibility as a property management company. Plus, I believe you charge $34/month for these and credit reporting, air filters, and referrals to internet service providers that you label as concierge service. You are padding your costs to cover your own administrative costs of running a business. Ive rented from plenty of PM agencies that dont operate in such sketchy manners.

Melissa did a horrible job helping us return our security deposit.I specifically asked her and her assistant for pickup check on August 25th and September 28th. Somehow the check was accidentally mailed on 10/8/23.They had to void the mailed check and when arrived at the office for the appointment time for check pickup, Amy told me that I could not pickup because there was no one to sign off. Approximately, 15 mins after they called me and said the checks were signed and ready to be picked up. Amber van Tassel is extremely professional and responsive, sometimes responding to emails late at night and on the weekend, when I least expect it. She promptly takes care of anything that needs to be addressed and also always keeps me in the loop as to when she has a planned absence and lets me know who will be covering her clients. My first call to the leasing staff was to Rosalyn and she really helped me understand the process for scheduling and showing and applying for one of their properties. Worst experience ever, we applied for a rental property for 4176 worthington dr. Three of us applied and paid the fees. our application was approved and we made a tour of the house so finally we wanted to get that house. 2-3 days later they email us saying The owner has accepted and approved another application for this property. Per the Property Manager we have an approved applicant and the deposit is expected. If the deposit does not come in we will let you know. i go to my work and pass by that house everyday and i still see the tiner property rental board outside the house saying available for rental but they took out the listing from the website. after week or two i see the tiner properties listed the same house again so i walked in and asked them if that house is still available and we can still get it? They said yes the house is still available they dont know what happen to the person they choose he backup on that property and they said they will reach me back. The next day they removed the listing again from the website and called me saying the owner has approved another applicant over the weekend!!! why??? why would would they lie if the security deposit doesnt come from the approved applicant then we will contact you. which they never did and relisted again and approved another applicant. it was a whole lie and they even didnt tell you if there is a specific reason for the denial of application our application was approved and everything. i feel like its just a way of scamming people getting $45 and relist the property again get $45 from other applicants deny them and say ohh the owner has accepted another applicant..

Finding a rental in Roseville felt like a fulltime job. We looked online, in papers, rental magazines with no luck. I was referred to Tiner by a family member. I called and got a list of rentals they had available. My wife and kids found the perfect house for us, but there was a lot of other people looking at the same time. My wife and I wrote a letter why we thought this would be a great house for us. We received a phone call a couple days later from Melissa saying they would love to rent us the home. Finally, the 2 1/2 month search was over. It has now been 3 years in the home, and we are still loving it. We have had a couple of maintenance issues, but Tiner was on it right away and got them taken care of. I would recommend Tiner to anyone searching for a property. The staff and management has been great to work with.I have read some past reviews about discrimination and racism. John Tiner and his team (Susan Runkle and Jenny Tiner) did a great job helping me purchase my home a few years ago. Recently we needed help selling a close family members home and called John again to list it. This home was extra challenging to get ready for the sales market but John and his team went way above and beyond helping to get the property ready. He made a list of repairs needed and coordinated all the hiring, the order of work completed, negotiated for some vendors to be paid in escrow… The home showed beautifully when it went on the market and we received multiple offers even in a slowing market. John negotiated for a free seller rent back, sat down with the aging seller to help them complete 40 pages of disclosures. During escrow we discovered a couple large (older) judgements against the seller - John wrote letters to the banks and ended up saving us nearly $60K! Jenny sent updates for every step of the escrow and closing process. We highly recommend them for anyone wanting to buy or sell a home in the Sacramento area!

This is a family owned property management. They are EVERYWHERE. I lived at one of their rental properties for a year. It was never difficult to get ahold of them when you needed something fixed. Tiner properties lied to us and is continuing to accept application fees for listings that are off the market. They charged us for 3 application fees, and kept us in the dark for 12 days while they reviewed applications for one of their listings, 216 21st street, and after we insisted that they give us a timeline for their decision Amber Van Tassel the property manager, informed us that it was no longer available and they were pending receiving a deposit from an approved application. I had a friend call in an hour after they informed me that and they told my friend that the listing was still available and applications were still being accepted and they booked my friend an appointment for 2 days from now to see the listing. I feel scammed. My family and I earn close to 9 times the rent with great credit scores and no blemishes on our records, they also have a non refundable application fee so if my friend had applied they would have scammed her too!

I had submitted the information required in the initial application on Saturday. I applied with my Mother and Aunt, we paid our fees and submitted all of the information requested. In an effort to try and contact anyone my mother had called them over Monday and Tuesday trying to get to anyone working for Tiner, she received no return calls and no email response. I called and left two voicemails today in an effort to get to anyone working for Tiner, I was also not called back and our joint application was rejected via email. The both of us had called during regular business hours for 2 days, neither of us were contacted confirming our voicemails were received. We had left information in our voicemails requesting a fax number and/or email address, to no avail. We were told over the phone (we only received a phone number that someone answered from the email telling us we have been rejected.) that they were working on getting our income verification since Monday, yet they did not once return our phone calls so that we could provide them the information they were requesting. Tiner was non-responsive during the application process, only communicating after they have made their decision. Susan claimed the reason we were rejected was that she did not receive our information, however all three of us had tried over the course of two business days to get a phone number, fax number or email address to send this to. As of writing this review there is no fax number on their website, the phone number attached to the email inviting me to apply leads to a system where no one answers their phones, and you will not be contacted about the status of your application until Tiner has already made their decision.In short, if you want to throw your money at a realty based slot machine for the privilege of paying them rent apply with Tiner Property Management.

The online owner statements are convenient and I also feel that they choose fairly decent tenants. Tiner Management Properties do help out people get a place to live. I am originally from SoCal and I had never had any issues getting myself a rental property till I came here to the Sacramento area. My credit is excellent and my income is good and so is my wifes, but never had we experience such a hard time to acquire a rental property. We applied with so many management companies and we did the whole application process with them just so they can say in a few days later that the property we had applied for had already been rented and given to someone else. Tiner is so much different from those other management companies out there, they did help us get a rental here in sacramento. The best and most amazing thing with Tiner Management is that although you might get beaten for a specific rental property you can still transfer that same application to another one of there available properties, which for me was the biggest difference of all. I was not paid for this review or anything. I just want to put it out there for other individuals who are going through the same experience as I did. I am a lender and wanted to take the time to acknowledge John and Jenny Tiner for what they did for my friend when I referred them together. I could have referred my friend to any number of good realtors I know, but I knew John and Jenny would be kind and professionals he needed. My friend is a recluse and he inherited his moms house when she passed away. The home was dated, and his mom was a hoarder and had 30+ cats. The odor made our eyes burn before we entered. My friend was concerned about the condition and also that he could not make the payments needed to keep the home long enough to empty it out and sell it. John and Jenny treated him with compassion and kindness. They developed a plan to help him move everything off the property - and offered to help with the payment if needed. John even showed up to help us move some of my friends items that were too heavy for us. Many Realtors would have walked away from this challenge - or been rude to my friend. John and Jenny handled him with the utmost care and respect. They ended up selling his vacant home as-is for significantly more than was expected - and then walked my friend through every step of the escrow process like he was their most important client. Thank you John and Jenny for going above and beyond for someone who really cant fully appreciate what you did for him - I appreciated it very much!

The staff is responsive whenever I’ve had questions or concerns, handle sticky issues fairly and promptly, and had repairs done at rates I couldn’t have secured on my own. They really know their stuff, and as a first time landlord, it’s been a great reassurance knowing that I have the Tiners to advise me.I initially chose Tiner Property Management to manage my rental because the other property management companies I called were so slow to respond and didnt express any interest in even seeing my property before signing me up for property management services. All the other companies cared about was getting my money and a form filled out. This is the most unprofessional and rude Property Management Company I have ever dealt with! We had submitted applications for 2 properties that we were interested in $35 per person. Each property we more than qualified for with 8K in income and over 700 credit. After waiting it out and not being chosen for either I asked to speak with management to better understand their process.I had spoken with the owner and he was completely arrogant, unprofessional, and unapologetic. How they are running their business is completely ILLEGAL. Under the Fair Housing Act the first person who submits their application should be allowed to meet qualifications before other applicants are considered.I would never in a million years wish for anyone to go through this amount of inconvenience and be treated with complete disregard. Save your money and your time!

The worst customer service that I have ever experience in all my experiences of renting properties. I recently applied for a property, and my application was denied due to bad rental history from my current landlord. I was very shocked to hear that my current landlord would ever give me a bad rental reference. Concerned and confused, I called my current land lord and asked why she did she give me a bad rental reference, she said she didnt and that their was some mistake. She told me that she reported that I was a good tenant, paid my rent on time and that she didnt want me to go. I contacted Crystal Tiner about this discrepancy and she agreed to call my land lord again, after she called me back at said that she believes that Im a good renter and it was looking good for my application. The next morning she left a VOICEMAIL declining my application again. Still concerned, I decided to call the fair housing help line, and they told me to get a copy of a rental reference to determine where the discrepancy was coming from. When I went to get a copy of the reference John Tiner and Crystal Tiner both pulled me in their office. He was very upset that I called fair housing, and made many generalizations about race and ethnicity. He said that we rent to you type of people, African Americans all the time. I told him that it was not about his company, but more about the discrepancy on why I was being denied. I didnt know who to believe, and that fair housing is there to protect renters and owners. He cut me off and was disrespectful and rude, he said that he would not being giving me any information to build a case against him and that he has had many fair housing cases get denied. I left the office disgusted at his lack of empathy and customer service. Fair Housing has now submitted my case to their legal review. Do not use their services! They are not fair at all and very defensive when you question their business practices.

My fiancé and I applied for a rental property following a viewing and were informed that it takes 2-3 business days to process applications. After we completed our applications, we reached out to make sure they had received all the necessary documents and information and were again informed that it would be 2-3 days. This was on Tuesday. It’s now Friday, and we hadn’t heard anything from the company. We reached out via email and left a voicemail (you can’t get an actual person on the phone) as we need a response and are on a tight timeline. We were now informed that they had not processed anything and need us to submit application fees because they didn’t have the fee activated within the application. They spent this whole week neglecting our application even after we followed up to make sure everything was submitted and we communicated our timeline. If the way they have handled applications is any indication of how they manage properties, I would steer clear. They are inefficient, misleading in their communication, and unprofessional.

They took my $60 application fee when they knew they had already rented the property behind the owners back! All Susan had to say was weve already rented it, and I would have searched else where! I leased for one year from Tiner. After I moved out, they withheld $250 from my security deposit to have someone do yardwork even though the yard was in the same (if not better) condition then it was when I moved in. This is in spite of the fact that they didnt hire anyone to do yardwork at all during the lease (since I maintained it myself during that time!) So this implies that the yard was fine during the 12 months that I rented, but not on the day that the move-out inspection is done (according to them.) Unbelievable.

Rob is VERY unprofessional he repeatly grabbed/scratched/adjusted his private area during the property showing (I have it on video) Ben doesnt return text/phone messages he just dissappeares and then acts as if he was waiting on you and poor Julie is stuck trying to fix whatever mistakes they have made (several weeks into closing the deal she ask me for my last name and birthday in order to run my credit which I was told was ran in the very beginning and was the reason I had to pay 6 months rent up front) not once did anyone apologize or own up to all the mistakes made ...There were too many to list here .
