Do not apply to this scam of a rental company. They are just looking to collect your application fees. Our application was denied due to missing a single rent payment by a day at our previous place. We had fantastic credit (over 700) met all the income requirements, had no criminal background whatsoever and no bankruptcies or evictions. We are now out $160 in fees and our application is not usable for any of their properties.

We scheduled a tour to view a property in Folsom and we found other prospective tenants waiting there. The agent called after 15 minutes and said she was in Elk Grove at another property. She arrived about an hour late citing Google calendar for double booking her. The place was nice and priced competitively, explaining the crowd waiting to tour. Once we toured ourselves we asked about the application process. Tiner gathers as many applicants as possible as selects the most competitive as the tenant. For the rest of the unlucky many the application fee of $50 per adult is non refundable. I suppose you can use the application fee for another tiner property in 30 days. The agent mentioned for one house they got 20 applications! I inquired and most property management companies process applications one at a time and many offer partial if not full refund if the application is denied because another has been accepted. I feel tiner is in the business of undercutting the potential rent to garner as much interest as possible to collect on application fees. Will not apply as it is very likely that application fee will be stolen. Do not recommend, others property managers are nicer and better!

My husband and I went on a tour of a lovely property in folsom. This property management company does not feel trustworthy to apply to unfortunately. All of the negative reviews on different platforms validated our bad gut feelings about this company, and ultimately made us look else where. The agent was over an hour late. They schedule you with another possible applicant to create a competitive environment, which is uncomfortable especially if you have to wait awkwardly outside with them. The application fee is $50 per adult in your household with no refund or even partial refund. We asked about the level of applications they recieve per house and they said they can get more than 20. Thats a lot of applications fees they pocket and it feels like a scam that we just wanted no part of. We were concerned about being racially profiled and after reading the reviews we know we werent the only ones feeling this way. They have a 1 star rating on the better business bureau website. It sounds like they just want to use the home owners house to get as much application money as they can. We were really disappointed because we really loved the property, but know if we applied we would just be disappointed and scammed.

I would rate this place 0 stars. We are in an emergency situation right now (that they knew about) and have to move ASAP and one of the houses we applied for it looked like we were in the green and will get approval. AFTER A WHOLE WEEEK of waiting they told us we got declined because of our credit. All 4 of us adults have excellent credit scores just one of us has just 2 years of credit age not the 3 they were wanting . BUT They sent us an email with our reports and 2 for my other roommates stating we had “ delinquencies“ which is the first time we ever hear of it. I feel they pulled this info from their buttocks and wasted our time on purpose knowing we need to be moved out by TODAY. Oh and catch this we can’t apply to any other properties and they won’t give us a full refund. Stay away from this nasty place.

Im guessing that most of the positive reviews on here are from people who havent moved out yet, because everything was fine until we left and tried to get our security deposit back. Weve rented 6-7 places in the last 12 or so years and have never had an issue getting most/all of our deposit back, but Tiner took almost $2000 of our deposit away, alot of it for suspicious reasons. They charged us $585 for maintenance costs such as removing tape from a kitchen cabinet and untangling ceiling fan/light chain. They also charged us $525 for putting a fresh coat of paint on the walls, which I didnt even think was legal in California.In fairness to them, they were good when we lived there: they were responsive to emails, and maintenance requests were handled quickly. But I cant leave a positive review when they practically stole over a thousand dollars from me. I would stay away from Tiner if you value your money.EDIT - Just want to clarify. The charges I mentioned above were in addition to a $450 cleaning charge AND a $185 carpet cleaning charge. I know the house needed some cleaning and maintenance, we didnt leave it in perfect condition thats impossible. But we had it regularly cleaned every month and left it in good condition. To charge us $1110 in cleaning fees on top of a standard $635 in cleaning fees is pure robbery.I dont like leaving negative reviews but I feel obligated to warn people, I wish I had read something like this before renting.

Joke, Joke Joke. Im writing this review on behalf of my father. This review is not only for future tenants but more importantly future homeowners that are looking for a property management company to trust their homes with. This company does not have your best interest at heart. They will put perspective tenants through the application process The homeowner will approve the applicant and then they will disregard that approval so they can make things up and deny the property to the tenant. They deny fantastic potential tenants without doing their due diligence. Which means you lose money and risk then putting a tenant Thats not going to pay their rent and will destroy your property. Do not trust the things you value with this company you will regret it!!

They will take your money. Call everyone and get all your documents. They will NEVER answer any calls. And finally, they will reject you for no reason at allThis is the worst of any experiences I had with a property management(UPDATE)I have not received ANY refund, they lied in the reply here too. I applied on Feb 7th, and got the application result on 15th. Again another lie.I honestly wouldnt care much if they wouls have worked on their process and not have me send a hubdred emails back and forth to them and my landlords like from yearsss ago. I already got approved for another property super quick and with no hassle.Once again, please stop lying and wasting peoples times for your petty 50$ fees

This is a message to Owners looking to have Tiner find you tenants — you are limiting your exposure. There are many other property management firms in Sacramento who will answer calls, not give potential tenants mixed info, and will find just-as-secure tenants in a faster time.
