Tim went above and beyond to understand what we were looking in a house and patiently guided us through every step of the process. As a first-time home buyer, we had many questions and concerns, but Tim was always there to provide expert advice and reassurance. I cant say enough great things about Tim! My husband and I feel so lucky to have found him! Being new to the area and first time buyers, Tim patiently and professionally helped prepare and guide us through this very intimidating process. Tim went above and beyond his job and even helped us relocate from Long Beach, CA to Thousand Oaks! Since we were so far and knew nothing of this area, Tim so graciously helped us find a rental, and ultimately purchase our familys dream home! He invested time upfront to understand exactly what we wanted and helped us leverage our time with finding the right home. We felt comfortable step by step as he walked us through the Thank sometimes complicated process of purchasing a home, in a very clear and easy to understand manner. So many great things to say about Tim! He was recommended to my husband and I as we became more serious about purchasing our first home. We set up our first meeting with Tim after speaking to a mortgage broker and finding a home at an open house we really liked. We sent Tim all the info and he got to work on getting the details on the property before our first meeting! The original property we saw was not meant to be, but that did not deter Tim. He got us scheduled to see a place from one the listings he sent the night of our first meeting. In it we truly found our perfect first home! I am happy to say I am writing this review from our living room and couldn’t have had a better experience. Tim is thorough, patient, and a clear communicator. He worked well with our mortgage broker and was able to communicate clearly between ourselves and the sellers and their agent. He made sure we felt comfortable throughout the process and that the right questions were being asked. He was flexible when it came to scheduling and communicated consistently with us every step of the way. While purchasing a home can seem like a daunting undertaking, Tim made the entire process as close to effortless and stress free as possible. Tim Velasquez was my first experience with a realtor. And that experience was nothing short of incredible.I was in the market for my first home during the pandemic and Tim was a welcome guide to making home ownership during a very crazy time not so crazy. Tim was professional, yet friendly every step of the way. He was always reaching out to me on not just potential properties, but properties he knew were within the budget I outlined with him and what I wanted out of my first home.He walked me through several properties before I settled on one, and he put together a cover letter for the property. It was because of that cover letter that I was able to purchase my first home. And then after several months of renovations and hard work, he organized a moving kit with boxes, bubble wrap tape, etc to make my moving experience seamless.Tim was my first realty experience, and he has set my expectations for any future agent I work with quite high.

What can I say about Tim other than he is a great person, a very caring and attentive agent, and a down to earth hard working guy!Over that last few years Tim has helped my family sell a total of four properties. Each one went very smoothly and Tim was on top of everything during all phases of each transaction. Tim genuinely cares about your needs. The previous Realtor we worked with was more focused on a quick sale then our interests and Tim was the complete opposite. From the beginning, Tim met with us, invested time upfront doing a consultation, and helped us feel at ease with this big decision. Tim was fantastic to work with. My wife and I previously were being helped by another realtor and we didnt feel like they understood what we were looking for and almost like we were not worth their time. Tim was very responsive, notified us of changes and upcoming key points in the purchasing timeline and made sure that the lender and escrow were keeping up. Tims research is spot on and doesnt overlook a thing. We would send him a property and by the next phone call he had all the information we needed and then some. He networks well with other professionals in the business and will have recommendations if needed, but if working with someone you bring in, he develops a great relationship with them and things move seamlessly. Our seller chose a fast escrow and Tim could not have made it easier, though a lot of work for him, we were ahead of everything. 5 stars

Tim helped us quickly find a home off market and return to our hometown Thousand Oaks! Furthermore, we are so excited and blessed to have found one of the best condominiums in the complex! Throughout the escrow, Tim took the extra steps to ensure the Seller, that was trying to sell the place himself, completed their end of the deal. Even though our purchase was during the holiday season he closed the escrow in a couple weeks. We are grateful to have worked with Tim on a number of occasions and highly recommend him for real estate!

I would like to officially and publicly thank our Realtor and friend Tim Velasquez. This deal would not have happened if it wasnt for his hard work and patience by Tim. We had tried to work with others in the past and it never worked out. We were told why we couldnt make a deal instead of given viable solutions. Tim and Mario were informative and realistic. Gave us every detail and option avaible to us. We struck out on a few deals, but Tim kept pushing for us. By chance we stumbled on our home that we had actually passed over a few times. We asked to take a look and made and offer that very day. The offer was surprisingly accepted and escrow began. The property appraised lower than the selling price and Tim got to negotiating on our behalf and made a deal happen. He followed up every day and even after we closed escrow. I would never work with another agent. His connections and knowledge are unrivaled in our opinions. Thank you Tim for all youve done for our family. I have been a broker for 20 years in San Luis Obispo. I needed to refer a client who was coming out of a 1031 exchange. I sent her to Tim and was very pleased that I did. I always knew where they were at in the process of identifying and transaction. Excellent communication skills, high energy and a willingness to cancel an escrow and start over because that what was best for the client. Its important that when I refer a client that that person receives the same care that I would provide. Tim did that.
