I own three condos at Quail Meadow Condo since 2012 and one condo at Oak Creek Villa since 2006. The Management Trust handles my condos. I am very satisfied with the Management Trust service. Front desk staff (I do not know the name) is very kind and nice. Especially I really thank to Leila Frank because she made everything work easy. Every time I have questions or need some documents, I contacted Leila Frank. Leila is very prompt to respond to my questions and she always directs me in a right way. It really makes me easy to work with Managment Trust and it makes me feel comfortable (no stress). Every time I email to Leila, she always responds on the same day. I greatly appreciate her help for past 12 years. I am very glad that I can write the comments on review because I really think Leila Frank is an asset and she should be highly applauded. Leila knows how to treat customers with respect, kindness, and professionalism. Leila Frank is a really good manager. THANK YOU VERY MUCH Leila! YOU ARE THE BEST !!!

My wife and I own a rental property in Southpoint Estates HOA, and Ive been on the Board for too many decades to count. TMT has been managing this HOA for many years. We’ve being with The Management Trust in Santa Maria for two years now, and their service is still great. I can easily reach someone if I have question or concerns, and they take action immediately if needed. I have no complaints. Everyone is friendly, easy to approach and talk to.It has been our pleasure to work with Patti Santos as our property manager. In the recent yearly inspection she notice our boiler was not working correctly and was fast to set up appointments to have it fix. I am grateful that she pointed it out since I would have not have notice on my own.She also followed up with me on how everything is working out with the boiler. It’s really great to know when something is wrong and have someone help make it right. Thank you, Patti.

Patti Santos from the Management Trust has been helping our family in managing my moms property in Santa Maria. She ensure that our tenants are happy living there and that rent is collected timely every month.Since Oct 2021, she has been diligently working on the termite infestation project. She is very organized, and working step by step to ensure we got the best bid for the project. Along the way, we also discovered other problem areas for the house, and she takes the time to evaluate the problems and communicate closely with me, so that I have enough information to make a decision on how to approach the project. She always provide a few options and guide me to a solution from her professional experience.With her kind help, I didnt have to travel back to Santa Maria to resolve the problems for the house. It has been our pleasure to work with Patricia Santos at The Management Trust and I’d like to take a moment to share our recent experience.We are tenants of 9 years in the same residence and have always been impressed with the operation of The Management Trust, but over the last month I have seen Patricia go above and beyond for us, the tenant.She has energetically strived to help us accomplish so many upgrades and improvements to our property. She recently conducted our annual inspection and noted the many areas of our home that needed some TLC. She quickly relayed all the areas of concern to the owners and had our requests (and dream list) approved; including painting and refinishing our kitchen cabinets and the green light to paint our fireplace. But it didn’t stop there, she arranged to get us brand new plank flooring throughout our home. It was installed within days of approval and she continually kept us updated on installation and scheduled apts with service workers.Patricia thinks outside the box, shows Initiative in her work and truly cares about the tasks at hand, creating a bridge between the tenants and owners. Her customer service skills are beyond measure, she is quick and very dependable. We have been so impressed by her Diligence and her exemplary representation of The Management Trust. Where to start...Ive rented a property thats managed by the Management Trust in Santa Maria for just under 6 1/2 years now, and have nothing but good things to say. My initial property viewing was very easy to schedule, and the application process was a breeze. If I remember correctly, it was $25 to apply, which isnt as good as free but totally doable and easy enough to swing. I know application fees can be a bummer when youre applying to rent through multiple agencies, but I understand the purpose. But on to the more important part of the review...Vicki and Katie (my main points of contact in the rental department) have been outstanding. Theyre both very professional and easy to reach, and really quick to respond to the various things that have come up over the years. When weve had any maintenance issues, Randy and Derrick have immediately worked to resolve things, and theyve both really gone above and beyond the call of duty to help -- even after normal business hours. The folks in the office have been great, too -- lots of friendly, smiling faces to greet you when you walk in to the office.Ive had a few issues that required contractors (most notably a kitchen remodel and some plumbing work) and the contractors the have been hired have all been professional and helpful, too.Theyve recently moved offices, and the new location is a nicer building with a lot better parking, and they seem to manage a portfolio of really nice homes and commercial properties.As much of a bummer as it is to pay the high rents that the Central Coast struggles with, the people at the Management Trust take a lot of the sting out of it. Everyone Ive interacted with over the years has been great, and Vicki, Katie, Randy and Derrick really stand out!

I’ve been on the HOA Board of Somerset Gardens for the past 10 Years. In that time we have had probably 6-7 Managers. Some have been good and some not so good. Our current Manager, Veronica Rodriguez, was assigned to us in 2021. She had the unfortunate task of bringing our Assoc. back from it’s then unsatisfactory condition. Since Veronica has taken over the management of our association, things are getting done and problems are getting resolved and there is a cohesiveness between the Board and TMT. I look forward to continuing to work with Veronica.Veronica has done a good job with regards to Somerset Gardens and the 4-Star rating is not indicative of her actual rating. As a rule, I don’t give 5-Star ratings because it hinders the desire for continued improvement. So again, I say Veronica has done a good job and I look forward to continuing to work with her.

Despite the large workload coming from the many HOAs she manages she is able to provide us with timely and thorough service. From small things like sending out notices to residents, contacting vendors, requesting service to more time consuming endeavors like compiling annual financials she strives to provide the best service and maintains excellent communication with the board and other entities. The Management Trust has the resources and ability to be great but unfortunately they struggle to balance profit policies and practices with customer service. They do have a corner on the market locally SLO/SB counties but as their HOAs customers expand their search for a reputable company with an acceptable level of service, The Management Trust will inevitably lose clients. Being the store/showroom and scheduling manager for Nostalgics fireplace services in Santa Maria, Ive had the Mgmt Trust reach out multiple times for a variety of our services. Typically, we receive work orders from Patti from their local office. They have a really great smooth work order system that makes scheduling and billing super straight forward. Every time we have put Mgmt trust in the books, its been a nice and smooth work flow from the moment we receive the request to the moment we receive final payment and close the work order. A major part of local services and managing a schedule with multiple trucks with numerous daily service calls is communication. Without it, everything can fall apart. This is where Pattis presence is always appreciated as she can always be counted on when I need to reach out and touch base on things. Shes very consistent and has excellent communication skills, on top of this, she has a very natural professional demeaner which is always pleasant to deal with. I have been to all the meetings as a resident and now as one of the Directors. I am going to echo Jim Burubeltzs comments with regard to our past HOA Managers as well as our current Manager, Veronica Rodriguez. While I give 4 Stars overall I have to say however Veronicas efforts to bring this association back from where it was is exemplary and rates 5 Stars. She is however hindered by the fact the management has over tasked her with 10 other HOAs to manage far more than anyone should have to do thus diminishing the time she can spend giving the quality oversight needed. She however has defied the odds and has not lost step.I rate the Management (not Veronica) with 3 stars for inadequate staffing. This appears to be a systemic failure as it was evident prior to Veronica taking her current position.

Devin Langely was terrific to work with while I recently represented a seller of a property in Santa Ysabel Ranch, where Devin manages the HOA. There were a couple of unique circumstances with my client, making certain normal practices nearly impossible in the situation. Devin was willing to listen to the specifics and make a conscience decision to allow a temporary exception, assisting in closing the sale comfortably for all parties.It is rare these days yet SO refreshing to experience reasonable people who can see when there are situations that may need to find a way to the same end, but by a little different route.
