The landing at arroyo has been a fabulous home for me and I am so glad that I chose this place. I toured all the communities in the area and have to say this community had the best amenities that worked for me. I absolutely love the dog park and the pool area it feels like a resort. Really clean and maintained well. The manager runs a tight ship and is always so helpful whenever we have an issue. Also you can tell the cleaning crew is always hard at work as the property is always beautiful. Thank you and yes we will be renewing for one more year. Happy tenants.

We recently moved in to the landing at Arroyo and the process was so great. We were helped with amazing service from beginning to end by Jen. She took the time to answer all our questions and gave us a tour multiple time to ensure all applicants saw the space. They have great amenities. This is clearly a pet friendly complex so many neighbors have pups. They have great amenities like a huge pool with plenty of seating, gym, dog park/wash area. the move in process was so easy and Jen did a great job going over everything with us! We highly recommend the landing. If possible ask for Jen!

I recently checked out The Landing at Arroyo and honestly, it was pretty cool. The place looks well-kept, and even though it’s clear people actually live here, everything’s in top shape. The vibe was friendly too; people were chill, nodding or saying hi as I walked around. The club room caught my eye – seemed like a decent spot to hang out.The residents I bumped into seemed genuinely nice. It’s got this neighborhood feel where it seems easy to fit in, even for someone like me, moving in solo.Looking for a new spot, I wanted something that felt more like a community than just another apartment complex. The Landing at Arroyo feels like it could be that place. I’m pretty much sold on moving in.

I had a great time here during my stay! Harvie and Lauren are very helpful and professional. They were always on top of things. I loved how they would bring food trucks on Wednesdays and got to try new foods within steps of our apartment. If we ever had any issues with the apartment maintenance team followed up within 24 hours and fixed the issue. They always worked together to make sure things were working properly!

My Visit to The Landing at ArroyoI recently went to The Landing at Arroyo with a friend, and I want to tell you what I saw and felt. It was a pretty good experience overall.Friendly Staff: The people who work there were really nice. They greeted us warmly and answered our questions, which made us feel welcome.Well-Kept Place: The whole place looked nice and tidy. The gardens and shared areas seemed like they were taken care of regularly.Nice Apartments: The apartments were cool. They were big and modern, which seemed comfortable.Things Seemed Okay: Everything looked like it was in good shape. Its clear that they make an effort to keep things in working order.Clean Common Areas: Even the shared places, like the restrooms, were clean and looked after.In the end, I had a good time during my visit. I just moved in here with my girlfriend after making a cross country move from North Jersey. Its been an amazing journey and what a nice place to live in...It has everything I need and the location is perfect. Im a very active gym goer and it is SO nice having that little gym down there thats open 24/7, very clean and has exactly the equipment I need. I wake up super early and get a run in on the almost brand new state of the art elliptical, then return for some lifting freeweights later. The pool area is nice and the jacuzzi will be amazing in the winter. I love to grill and they have very nice gas grills by the pool and gym.Ralphs is a 5 min walk up the street and theres even a great cigar lounge there as well. Everything is so close, even the Trader Joes with a HUGE parking lot!The staff is super friendly and helpul, Lauren and Harvie were very welcoming and made the application process very easy for us. Moving can be very stressful but I immediately felt like I was at home here and Im elated to start this new chapter of my life with my girlfriend here at the Landing at Arroyo.Guest parking could definitely use an upgrade, its a real struggle to find parking sometimes, even during off hours, but its working for now.The rec room is also very clean and inviting; my girlfriend plays pool in a league and we like to go in and practice sometimes.The other tenants are very friendly as well; this is a great little community!

This review is long overdue. I recently renewed my lease for another year and couldnt’t be happier. The management team, along with the attentive staff and maintenance crew, are all incredibly friendly and make this community a welcoming place. I’ve made lifelong friends here. The resident events, like the fantastic holiday dinner, are a great touch. We also rented the clubroom for our daughter’s birthday at a minimal fee, and it was absolutely worth it. The 24-hour gym and the overall cleaniness of the community are big pluses. A huge thank you to the office staff for everything and a Happy New Year to all! Truly happy to be a resident here.

I am super thrilled to just have leased an apartment here at the Landing. I think I must have toured this place at least 10 times before signing on that dotted line. I just want to say thank you so much to the manager Harvie for being patient with me in getting everything together to make this happen. First time moving into an apartment on my own and it was not easy at all but the staff here make things very simple and easy to follow, from my very first tour to move in day and the step by step emails. I have finally settled in and must say it’s the best decision I made especially when there is so many places in the area to choose from.

Not worth the money at all. I have lived here for 14 months now and was the 1st residents to live in this unit. We were hesitant to renew our lease because our recent issues were not resolved, so we have chosen to pay an additional $250 per month while we wait for our concerns to be resolved.MOLD- We reported mold on the walls inside our master closet, they came and wiped it off with bleach and then had the unit tested for moisture then took no action to address the mold. We had to pay out of pocket for someone to come and check for mold. Once we reported it to them again, they continued to only talk about “moisture” even after clearly reporting visible mold several times.We explained to them that our daughter has an autoimmune disease, the manager ensured us that our health was their priority. Yet their actions say otherwise.SUDDENLY NO HOT WATER IN KICHEN- there has been numerous 24 hour notices to enter our unit to work on a plumbing issue they are attempting to fix for our building. During one of their numerous visits our hot water in the kitchen stopped working. I have reported this several times and it is still not resolved.QUIET TIME HOURS NOT ENFORCED- our upstairs neighbors who moved in a few months ago do not “observe quiet hours from 10pm-7am”. The office staff is aware, security is aware, reports continue to be made by security and no action is taken. They banging around and yelling keeping us awake at night disrupting our sleep. No action is taken, the behaviors continue.

My family and I moved in a month ago from Woodland Hills and so far we are enjoying Simi Valley. The Landing at Arroyo staff provided us an omelette bar for the holidays and we got to meet other friendly neighbors with kids. This community is family friendly and dog friendly which we appreciate.

Apartment is nice, it does look like when the units were put together some corners were cut. Baseboards have gaps in them. Grout on the countertops are separating from the wall. Nothing too big, just little things. The major issue here is the PARKING. If you have more than one car look elsewhere. One sport per unit. If you leave your car parked in a guest spot over 72 hours it will be towed. The fix they recommend is parking in the neighborhood across the street. If you do this you will get letters from homeowners saying to move your car or they will have it towed.

My family and I have changed several apartments, but this is the best. Ms Harvie community manager and other colleagues are very professional and kind. I am writing this comment after 2 months of moving. Once I did not have a garage key, they calmed me down and quickly came and opened it for me. I feel very safe here. It is very good that the corridors and surroundings are always checked and cleaned. Sometimes when I have work at night and my family sleeps, I go to the data room and do my work. I like the lobby here very much, it is beautiful and fancy.In general, I am very satisfied and happy with my move here, and if I could, I would give it the sixth star

I just moved in a few weeks ago and coming from someone who has moved around a lot and been at MANY apartments I have never loved one like I love this place! Homeless people sleeping on the chairs near the fire pits. As well as homeless people pushing their carts through the property during the day time around kids. The office and security are aware of the problem but don’t seem to care about it since they don’t live on site.The AC from the 3 bedroom unit doesn’t work as well. Too much money for things not to be working properly in a brand new complex.

My family and I moved into a 3-bedroom last month and my kids are loving their view of the pool outside their window. They enjoy hearing the jazz music coming from the pool area and love the game room. Move in day was made easy, Jenifer assisted in walking me through everything from the call box to setting up my internet which was easier than we anticipated. She was available to answer my many calls that day.Parking for guests seems to be tough to get, but we are grateful we at least get a 1 car garage and additional assigned parking for the wife. I recently toured the community with the Manager herself, I could tell she was busy with the residents but she still made time for me as I just walked in. So I would like to say thank you again for the last minute accommodation for me and my daughter. Looking for your child to move to a safe community for the first time is very over whelming, the manager made this experience very comforting by explaining all the information and how the process works. I am going to lease here in the very near future for my daughter as this community is absolutely beautiful, I know my daughter will be safe here and I know the manager takes care of the community and makes time for her residents as she was attending to them while I was waiting. I’ve been living here since mid October. My review used to be 5 star, but it has definitely changed. Sofia (in the office) is still amazing - she should be running the place. The apartments themselves are beautiful. We have made wonderful friends here. As far as management goes - what a joke. I have never felt with such narcissistic managers before. They take no responsibility for anything. They are constantly gaslighting people. There have been a large amount of problems here and very few have been handled properly. They need to do a fire and hire in the office. Sofia is the only one who should stay on staff, the rest need to go because their people skills are awful.

My fiancé and I moved to the landing 1 month ago. So far we are loving the property, grounds are well kept, amenities are great, and leasing staff is incredibly responsive and helpful. We are especially grateful to Sofia who made our move so easy. Throughout our entire move-in process, Sofia was always willing to help, was patient as she answered all of our many questions, and continues to keep in communication with us even after our move which is often rare. I came to tour today the landing and I applied straight away. I was toured with the manager Harvie she was exceptional, I have no words. I have never had anyone who has given so much attention to detail. I didn’t have to ask any questions as she answered everything. I have been to many places in Simi and this apartment community is just wonderful the amenities are great. I know I will be happy here as management know what they are doing. Great experience and making the decision happened during the first visit 7 weeks before the move in date. Meeting with the staff was definitely easier than I anticipated. No pressure environment, Sofia, was really welcoming, polite and very helpful.Also really passionate and patient with answering all the questions that came to my mind.Tour of the apartment complex is really necessary in the case of The Landing…Clean hallways, landscaping, clean streets, nice smelling environment.No smoking of any type is allowed - which is a great thing.It is a brand new community, with many new and exciting amenities to explore.Apartments are pre wired for fast AT&T internet, enough outlets throughout all the walls to satisfy all possible demands.Did I mentioned two big walking closet’s plus hallway closet and one standard bedroom?!!The location is perfect, especially if you are an active person. Great Mountain Biking Trails and enough hiking and cross running trails to keep anyone happy all year round.Great place to call “home”.Looking forward enjoying our stay.

My leasing agent, Sofia, was very sweet and did such a great job on helping me with my move. She was incredibly helpful and on top of responding to me in a timely manner whenever I needed help and reached out. Just like her, the apartment I moved in is incredible. It’s luxurious, quiet, very spacious with plenty of storage, and conveniently located by pretty much everything I need when it comes to stores and restaurants. I’m in the process of selling my home and going through some difficult times personally. I was looking for somewhere to live in Simi and a friend told me about the Landing at Arroyo.I visited the Landing on Memorial Day just to look around not thinking the office would be open, but just as I was going to leave I noticed a young lady pull into what appeared to be an office parking space.I asked her if she worked in the leasing office and she advise she did and to come on in. Harvie, introduced herself and made me feel welcome right away. I explained my situation to Harvie, she was very receptive and understanding to my families needs and worked extremely hard to accommodate our situation.Harvie was very kind, and professional helping a family in need. I want to thank Harvie and the Landing community for their fairness and working hard to include everyone. I love living here. It feels like living in a hotel. Its quiet. Im right on Sycamore and I cant hear a thing. The amenities are great and the location is about perfect.My apartment is spacious and I have more storage that I need. Its crazy!I love having a garage.The staff is super helpful and they are on their game.They know all the tenants and they have their eyes out for any strangers lurking about.I feel safe.I downgraded from a pool house in Palm Springs, and I can honestly say that Im happier and feel safer here.Very satisfied.

The units are beautifully modern. Nice washer/dryer, dishwasher, ethernet ports everywhere, nice lighting, and a great staff to help you find your next home. The garage was also a must and it is spacious enough for my SUV and storage space. My experience has been nothing but amazing and the units are even priced well under. Every month or so, there are special community days that are catered by chefs. Move in/Move out process was a breeze. Sofia, Harvie, and Elianne were nothing but amazing in helping me with everything I can think of during my stay. Thank you for all you do for community!

Let me start by expressing my excitement and joy with you all! This review is long over due.I have lived in many apartments in my life time and have to say living here at this community has surpassed my level of satisfaction 10 fold. Let’s start with MISS HARVIE- now that’s what you call a property manager who is so professional and actually cares. She listens, resolves and finds a solution not a week later but there and then. I have had some issues and my emails are not ignored, I get follow up phone calls, email responses pretty much straight away, if she doesn’t have the answer or solution she will find one. On top of that she made the application a smooth process the whole move in experience from start to finished was explained to us- not rushed not feeling overwhelmed or making us feel as this is not Home. That itself speaks volumes. Most of the times you move in and then are forgotten about, not here at the Landing of Arroyo you are remembered you get the follow up phone calls you get reminders and explanations and updates when construction will be doing there works in the earlier days. You are COMMUNICATED with, which is extreme important. Not at my old communities no one did this and this goes to show that living in REAL LUXURY does truly make a difference. Ok the rent is not cheap here and we had to pay more than we wanted too and go over budget but we are glad we did. Just check out the community you will be glad you did. Now let’s get onto that the amenities are like a HOTEL, I see the porter cleaning every day and making sure the property looks fantastic I also appreciate the hallways smelling like a HOTEL yes you heard me right like a HOTEL that’s what this community is about. It is the most luxury community I have ever lived in and the bar has been raised for me and my family and I don’t think we can move from such a prestigious community. The staff in the office Elane and Sofia are always smiling and accommodating when I need help finding my package, the maintenace Angel is very responsive and comes on the same day to fix things. We moved in back in May and so far it has been the best experience for us. Thank you to the A class Landing team for hosting the best resident events and food truck tonight was fantastic, we can’t wait for the new ones this year. We are very happy residents living here.

The leasing office staff are very professional and welcoming. Harvie, Elianne and Sofia work well together and make a great team. When they worked with me it was clear that they are very sincere and went out of their way to make sure I would be happy with my choice. The facility is brand new and offers a lot of amenities. Of course, the best part is the open concept layout of the apartments which all come with balconies. As I was leaving Elianne invited me to join an appreciation party they had set up for the residents. Her high energy and great attitude made it a fun and not stressful experience. She didnt just hand off the keys and, instead, walked with us through the apartments and amenities of the property. She knew where there was wet paint and not to touch. She knew the construction of the buildings and what to expect. She was able to answer every question we had (and have had) without needing to go find out. That type of service and knowledge is something that should really be recognized and commended. Customer service really made me feel like a criminal for simply calling and asking for the apartment number of a family member who just moved in. I explained I can provide the name and floor number and that Im just wanting to send surprise flowers as a housewarming gift in time for Mothers Day. Obviously I could just ask the person in question whats your new address, but that would defeat the whole purpose of it being a surprise. Very disappointing. I dont see how this was at all out of line on my part, addresses are a matter of public domain. So she will undoubtedly be receiving unsolicited spam mail soon, but not something from me because they kept that information safe? This doesnt happen at the front desk where a package needs to get to someone and the address isnt quite complete? Theyre going to refuse to help with what apartment number that name belongs to when a delivery person asks? Its just absolutely nonsensical to me. Who knows, maybe this level of secrecy is a selling point to someone but I for one am very much less than impressed and dont mind saying so.

Very attentive and proactive staff. Diligent and responsive. The building itself is kept very clean and the hallways often smell aromatic. Facilities around the complex are kept clean and orderly and span a wide variety of options including a gym, game room, and lounge as well as ample bbq spaces and a brand new pool. The floor plans are spacious, open, and flexible to individual taste allowing for full customizability. Appliances are effective and energy efficient which helps keep the monthly electricity cost low. A big plus for me is the networking/internet jacks in all the living spaces and bedrooms which makes connectivity in the unit flawless and convenient. The spacious balcony and closet spaces are also a huge plus.We have had a few service requests regarding some structural/cabinetry elements but they were very quick to respond and properly fix them.3 months in, we have no major nor minor complaints.
