We were referred to Kristina and Eric through a friend of ours that was a realtor, but in a different region than we were looking to buy in. Being new to the process, we had a lot of questions and needed guidance to navigate what we understood to be a very daunting and challenging marketplace. Kristina and Eric helped us find and purchase our first home back in 2017, and we have trusted them with every real estate transaction since. Saying that they helped us is a major understatement. Theyve gone so far above and beyond countless times that we couldnt imagine working with another team. From canvassing neighborhoods we were focused on even when no homes were on the market, to coordinating everything for our most recent sale while we were out of state, and everything in between. Their professionalism, attention to detail, and patience to ensure you are comfortable and confident navigating the process is second to none. I met Kristina and Eric through a mutual acquaintance. I was feeling stressed about renting vs selling the condo I inherited. I wasn’t sure about the value of the house, and little did I know, it was worth a lot more than I could have imagined. I decided to sell it and in a matter of a few days, she had it staged beautifully. After the open house, I received around 10 offers and sold it for much higher than I expected. Since she went above and beyond throughout the whole process, I decided to have her represent us for the purchase of our new home. When my wife and I first started looking for real estate in the area, we initially were working with three different real estate agents. We quickly realized Kristina was the best fit for us. She is very personable and her low pressure easy going style was what we were looking for in an agent. She has great knowledge of the market and excellent communication skills. We also viewed a couple of properties with Eric and appreciated his affable manner and straight forward approach. During negotiations and closing, Kristina was very attentive and thorough with good negotiating skills, always looking out for our best interests. The transaction went very smoothly thanks to Kristina. After closing, my wife and I were away from the area and Kristina and Eric were particularly helpful in getting work estimates and scheduling work for us. My husband Kyle and I worked with Kristina recently to find and purchase our first home in Dana Point. She was nothing short of absolutely wonderful to work with. We felt so lucky to have her as our agent and would wholeheartedly recommend her and her husband Eric to anyone looking to buy or sell a home.This was our first home purchase and we had no idea how the process worked. I didn’t even know what the term escrow meant! Kristina was extremely knowledgeable about the local housing market, articulate, professional and patient with us as she sat down and explained the whole house buying process to us. She intently listened to what we were looking for and took that into account as we started our home search. She took us to see a ton of houses and was always available at the drop of a hat if we found a house we wanted to look at mid-week. We never felt an iota of pressure from her, even though we looked at houses for about 6 months.We had a specific area that we were hoping for (about 6 square blocks) and Kristina and Eric even offered to door knock every house in the Lantern District to see if anyone was thinking about selling, because there weren’t many houses on the market. We ended up not having to do that because Kristina found us our dream house and was on it the day it hit the market. There were multiple offers on the house in the first weekend. Kristina was so impressive in her ability to negotiate with the sellers, communicate with us and the other agent, and she ultimately won us the house at a price that we felt was well below the market value. She further negotiated the price down for us in the escrow process.Here is another story about Kristina’s meticulous work ethic: There was another house in the area we had been looking at a few months back and were ready to submit an offer on. The day we were going to submit the offer, Kristina went around and knocked on the doors of the neighbors (something we never would have thought to do) and found out some vital information about the house that we may not have found out in escrow. We decided not to make the offer on the house. She saved us from potentially purchasing something that we would have really regretted, we were so thankful!I cannot express how grateful we are to have worked with Kristina. We are so excited about our new house and really believe that we wouldn’t have gotten it without her. They did a spectacular job of getting my family into the home that we wanted.I had first met Eric and Kristina almost 5 years ago when I was looking to buy a home back then. From when I met them and to the point where we were looking at potential homes, you could feel and sense that they were on your side the whole time.They both have unwavering energy and enthusiasm no matter what your situation is and what type of home youre looking for. I always felt that I was their only client. If thats not excellent personal customer service, I dont know what is.Fast forward to 2023, with a growing family, I went back to Eric and Kristina Hudes when we decided we wanted to move into a home of our own. It felt like 5 years had not passed and it felt like we were just talking the day before. They were able to show us homes that fit well into our criteria but they were also sensitive enough to show us homes that were within our price range but maybe we didnt consider.Aside from being experts in their field, they have excellent relationships with various agents in the real estate space and this allowed us to place the right offer every time. I researched and contacted more real estate agents than whats probably the norm. But this is how you find the best of the best and thats exactly what I found.Long story short, I decided to work with Kristina and Eric Hudes to sell my property. I had to give myself a big pat on the back for that decision because they far exceeded my expectations.I worked primarily with Kristina remotely from Northern California. I flew down to meet Kristina and Eric and once again after renovations were completed.Kristina was a dream to work with: responsive, realistic, enthusiastic, made sound suggestions, professional, and worked closely with vendors to ensure work got done timely.She never pushed her thoughts on me but rather provided statistics, insights, facts, and suggestions based on real-time knowledge and ongoing research. She was also open-minded to my concerns/suggestions and actively listened and quickly found resolve. With that said, I would suggest the seller to also be open-minded and listen to her suggestions if you want your home to be competitive on the market. This was so helpful to understand before making a decision to pursue purchasing a home. I am so thankful that Kristina Hudes of The Hudes Group was recommended to us for our first home purchase. Kristina was absolutely AMAZING! Every single question I had (which were many) was answered clearly and quickly. I felt she truly knew what we were looking for (size, style, area, vibe... everything!). She was always available for showings, questions, phone calls, texts, etc... (when does she sleep?). We were fortunate to have the ladder with Kristina and Eric. One of the many things that differentiates this mighty tandem from the rest of the agents is they have a strong network of resources that are critical to buying a home (lender/home insurance etc..) They have an amazing team at their fingertips and made a 21 day escrow look easy. We are first time home buyers so this process was an unfamiliar one. Kristina and Eric are thought leaders in the real estate market. They conduct monthly/quarterly webinars/virtual lunch and learn sessions on market trends and how tos when it comes to house buying. They educated us from day 1 and we were able to secure the house of our dreams within 2 months (in this wild market)!! The house we were able to get had 16 offers on it including our own. Kristina and Eric built a professional relationship with the sellers agent allowing us to tailor the offer and make it the most attractive it could be. Once our offer was accepted, Kristina and Eric went above and beyond to ensure we got through all the contingencies including putting forth tireless hours of research to present to the appraiser providing numerous comps in the area that validated our offer that was (of course) over asking. This review is long overdue (a 2020 close). Kristina led the initial groundwork with my wife & daughter showing them various listings in the designated area of interest. Worked well for me, as i then got to tour the abridged list of homes that made the cut - and it was straight forward to make a decision on the home that was perfect for us. Step 1 was completed flawlessly - time for an offer.Context, this home was ideal for our situation and my wife wanted us to close on it and not let it get away, so the pressure was on. After a couple of discussions with Kristina, we arrived at the base terms, and Kristina nudged me a bit lower than my comfortable low-end offer and clearly explained the rational. Offer in and with a simple, minor counter - we went into escrow. Step 2 completed at a price point better than expected.Escrow always throws a few items to navigate - and this one was no exception. Standard set of issues uncovered in the inspections and somewhat surprisingly, the appraisal came in a bit below the offer point. The latter was not an issue from a loan perspective given our down, but once again with the two reports in-hand, Kristina guided us lower than my range - with the combo of the two items being a meaningful reduction in the final purchase price. We trusted Kristina and sure enough the seller accepted the offer to remove the contingencies and move forward to close of escrow. Wow, very nice - step 3 behind us, time to close.In the last step, Kristina showed her patience, this time with me, as it seemed that our mortgage broker had never dealt with a self-employed borrower before. They made the final days of escrow interesting with their never-ending list of document requests and explanation details - but Kristina kept me self-destructing and kept the pressure on the broker to close the loan. Mission accomplished and the house is ours. Since this review is tardy, the house is everything and more that we thought it would be. Its perfect and we have Kristina to thank for getting us into it.

As first time home buyers the task seemed rather daunting at first. Having worked with another realtor first, Kristina was a breath of fresh air. From her responsiveness around the clock to her winning personality, we felt safe trusting this huge decision to her expertise and knowledge. Being a team with her husband allowed us lightning fast turn arounds on offers and paperwork even while still out looking with her in our area. Even after our loan was funded Kristina was still there to assist us in getting our air conditioning fixed and help with our home warranty and saved the day with what would have been a month wait, turning into a couple day wait. My wife and I were lucky enough to work with Kristina and Eric when buying our first home in San Diego this August. They were beyond wonderful! We knew nothing about the process and from the very start Kristina made sure to explain in detail everything we would need to know about putting an offer, escrow, closing, the list goes on. We have a 5 month old baby and our schedule can be hard to navigate sometimes but Kristina never made us feel like car naps or weird showing times were a burden to her or this process. Kristina was beyond professional, enthusiastic, and super timely with her response to every question or request we had. She never made us feel pressure to put an offer on any of the houses, even though each search meant a drive from OC to SD for both of us. We ended up putting an offer on the home of our dreams and as nervous as we were through the entire process Kristina was a voice of calm and confidence that it was all going to work out. She always new the questions to ask (that we hadnt even thought of) and was a baby whisper when our baby was going stir crazy during inspections. She even called my wife during closing to make sure she was still breathing and taking care of herself because she knew how stressful the month had been. Needless to say we ended up in the home of our dreams in a gorgeous neighborhood and we could not have done it without the Hudes Group!And if you needed more proof that Kristina and Eric go above and beyond their job duties, during the escrow process our dog was attacked by another dog and had to have emergency surgery (4 days before a family vacation). Our dog spent a week in the hospital and we made trips back and forth multiple times a day to see her, Kristina and Eric brought food by the hospital for my wife and I to make sure we were still eating and taking care of ourselves as well. I had the opportunity to meet Kristina and Eric Hudes a few months ago. As I was talking to them I realized that these two people are consummate professionals in every sense. I asked them to help me with my 1031 Exchange property. I gave them my parameters and immediately they started to teach me inside knowledge on how investors choose properties. So we began our search and before I knew it we had found a few to choose from. Kristina found out that our escrow still had not received signatures on the Lease documents and personally drove to the Trustees place of work to pick up the document the day before closing so that we could still record on time. We closed escrow in late May and I cannot be more pleased with my investment.

I have chanced upon Eric and Kristina through their facebook advertisement for a webinar. I attended it and decided for me and my husband to see where this process would take us. The Hudes group are rockstars! We met them for a free consultation and were completely blown away by their presentation. They are super professional, very knowledgeable, and so so on top of their game. If we showed any interest in a home, they already knew the ins and outs of the property and have already spoken to the seller agent. And when we wanted to put in an offer, they gave their unbiased input on how we should present the offer and at what price. Once the offer was in, they kept in CONSTANT contact with the seller agent, getting updates daily, sometimes more than once a day! While I was (partially) drawn to the words “free mimosas”, I was semi in a point in my life where I had been thinking about buying a home but didn’t even know where to begin.
