Mary Hawley did an excellent job renovating and preparing my late parents home to sell. My parents bought the home new in 1950! She presented plans and costs for selling it as it was (not updated at all) and investing in renovating and updating. I decided to update, and it turned out to be the best decision. I live in another city from the house, and I trusted Mary and her team to take care of everything. I couldnt have been happier. Mary and her team were a dream to work with. The house looked ready for a new family in a new century! I highly recommend Mary and her team.

I was referred to Mary for my house search by my sister who had a very positive experience in her own home buying journey. Off the bat, Mary was eager to understand my needs, specific things I wanted in my new home and the backdrop in terms of members of the household, etc. She took her time in understanding my design aesthetic and set expectations based on my price point and needs, but also she was really interested in what I envisioned for my family needs (one level home for aging parent, need to keep kids schools same post divorce and need for access to good high school). Mary was very organized in only showing me homes which came close to meeting my requirements which I appreciated as a busy, working mother. She was very knowledgeable about the local market, estimating the selling price for the homes we saw. She really did an amazing job in pointing out floor plan / other issues which could impact my decision making based on requirements and guided me about the extent of short term remodeling I could expect to do versus longer term projects I could take to improve resale value of the home. Overall, working with Mary was a true learning experience. She helped me find a the perfect home for my family well within my price point. We love the house, thank you Mary!

Once again, Mary has helped us with our real estate needs. She helped us purchase our primary residence previously, and now she helped us purchase a suitable investment property. As a contractor, she knows what I am able to do for myself, and she found us a property that had the most upside potential while keeping it financially viable during the process of upgrading the home. Mary has a background in renovating properties as well as understanding what today’s buyers are looking for in a fully renovated home. This has come in very helpful to help us to reach our goals. She also has the professional contacts to help with all aspects of what we need to do.I am not sure how she did it, but we slipped in to see the property before others did and we were able to win the home even against several all-cash buyers who were offering the same price or more. Without Mary we never would have found our dream home! Mary Hawley was recommended to me as an experienced real estate professional. From our first meeting, it was clear that she had what it would take to sell our mothers house. She came to that first meeting, already well informed about the neighborhood and recent, comparable sales. She was informed and knowledgeable about what steps we might take to maximize the homes value in the marketplace. Our goal was to sell the house quickly. She understood the market and explained viable options as to how to get the house sold. She immediately engaged her network of professionals to make that happen for us. From the very beginning, Mary had answers and solutions for all the obvious and the unexpected issues that came up. Appraisals, home inspections, selecting a title company, help with numerous little details. Should we remove the carpet and expose the hardwood floor? Should we stage the house? Repaint? Should we renovate or add a bath or another bedroom? In the end, Mary helps us clarify our goals and provided the advice and assistance to simply get the house sold with minimum expense. The house sold and closed within the first month after listing on MLS. Then Mary helped us empty the house, even facilitating friends and family to access the house and remove desired items, and connected us to the labor to remove unwanted items. I would not hesitate to use her again and recommend her to my friends, family and larger community.

I meet Mary in 2018 when I was out looking for a potential new home. Mary was working at an Open House. I gave her my wish list. I liked how she asked me lots of questions to get to know me better. I now live in a home and community that I love. Mary is also a designer, so she was able to provide ideas and help me project manage some changes before I moved in. She continues to help me with remodeling ideas and recently managed the remodel of my fathers master bedroom. Mary is an amazing real estate agent, here is why:I have been looking to work with a relator for quite some time. I met with a few but I did not click with them. Mary was referred to me by a friend, and when I first met her I knew immediately she will be the one making my dream come true. She is very patient and kind. I had to work on a limited budget and she accommodated all my needs and wants in a home. She made the home buying processes very smooth and I felt like I did not do anything. She even recommended me to work with an amazing broker. The entire process was flawless and I could not be any happier. I met Mary several years ago during a transcation where i was representing the buyers. Mary was great to work with; a tough negotiator, but fair and thoughtful. My buyers were first time owners and were very impressed with this charming home. The staging and condition was impecable and she provided quality property reports which gave them peace-of-mind. She later arranged to allow my clients access to the property to measure, and show family members. And when we a had a few bumps with the lender she remain calm and even offered some suggestions to help get the loan finalized. If you want a realtor who is experienced, incredibly knowledgeable, and will (gracefully) fight for you as a client, then Mary Hawley is your best bet. My husband and I were first-time home buyers this past Fall (October/November 2020), when home prices started to see a big uptick. Mary helped us secure every home we wanted to view, and helped us to weigh out the pros and cons of each home and neighborhood based on the preferences we had. Oftentimes, she gave us the honest feedback we needed to hear, and she made sure we didnt settle. We had a big decision to make when it came between choosing to make an offer on a home that needed some TLC, versus waiting to put an offer on a turnkey property (which had an offer date a week out). She gave us the confidence to take the leap on the home that required some work, but was in a wonderful neighborhood. As Mary says, You can change your house all you want, but you cant change your neighborhood! Once we made that decision, she provided us with the resources we needed to begin remodeling. Holding our hand through the buying process is a basic duty of a good realtor. But Mary is not just a good realtor. Shes an exceptional realtor! From negotiating seller credits to making sure our lender kept good on their promises; from walking us through the forms to ensure our understanding, to providing us with some of her trusted vendors to help us get started on fixing our house, she did it ALL! Two months later, and we still look to Mary for advice. She didnt close the line of communication when escrow closed. And the cherry on top is that she has a degree in Interior Design, so she is well-versed (and has a naturally keen eye) to home design and aesthetics. Last summer, it seemed like the time had come to move from our townhouse into a single-family home. My son was growing up and needed outdoor space to run around in. It was easy for me to conclude a move would be good, but my wife was a different story. She does not like change and was perfectly happy living where we were. I had several conversations with Mary about the situation, and she suggested that we all sit down together and talk it through. She wasn’t at all pushy, and gave my wife the confidence to consider a move. Looking at homes with Mary was always fun. We all talked and laughed and enjoyed the process. But when we entered a home, it was definitely business. Mary pointed out things that we would have missed. As we gained more confidence in her skill, we allowed her to show us homes we would never have considered on our own. That is when things changed, and we found the right house. But it was the sale of our current home that was impressive. We had severe damage to our kitchen cabinets and our walls needed special paint. She stepped in, told us what she felt needed to be done, gave us contacts to do the work, and stopped in regularly to assess the process. She even helped us pack up the clutter. She staged the house and got it on the market – all renovations, paint, packing, staging – in just two weeks. Fourteen days after it hit the market, it was sold and the transaction closed without a hitch. No hitch is important to note, as we purchased a new home with a contingency that required the sale of our current home. That is not an easy deal to get in Silicon Valley. She negotiated it, and smoothly closed both transactions so that we moved directly into our new home. I don’t think too many realtors have the skills to so that. If you want to relax and believe in your realtor, you would be very happy with Mary Hawley.

As a 1st time home buyer, I began my house hunting process in 2021 when the market was extremely competitive. Mary was the best realtor I worked with. She identified areas that would make me a stronger buyer. She worked tirelessly to find a lender that worked for my unique situation and made sure I had an under-written pre-approval prior to making an offer. Even though other buyers initially offered more than me, it was because of the strong buyer portfolio that Mary helped me achieve that I was able to counteroffer and get the house. A few months ago, my husband and I decided that we needed to move to an area that had better schools as our son was nearing that age. We loved our current home, and we contemplated private schools (our assigned schools were as bad as they get though we lived in the heart of Silicon Valley). We started searching and within a few homes, Mary understood exactly what would make us happy though we still were not convinced we should move. One day, Mary suggested that we look in a completely different city than we had focused on up to that point. We knew nothing of this city, Belmont, but it had amazing schools. The first house we looked at with her was perfect – it was the one we had been looking for all this time. Not only were the schools the best, but it was actually a much better commute for both myself and my husband. And the home ... it was everything we had wanted along with a few things we didn’t even know we could get. Fast forward, we cannot believe how fortunate this move has been for us. Comparing our previous home that we loved to our new home – no comparison. We had no idea how lovely it would be to live in such a peaceful place, and our new home works so much better for our family. I first met Mary when my sister and I began the process of putting our parents house up for sale. As it worked out, I ended up acquiring the house and we took it off the market. I thought that would be the last I would see of Mary, but she graciously offered to help me out with the house. Turns out she has a whole army of people who do all the things one has to do to maintain a house, and she has been invaluable. Five stars are not enough for Mary Hawley. She was simply amazing. Not only does she have an incredibly extensive knowledge of every aspect of the real estate business, but shes also an absolutely delightful person -- a great listener who genuinely cares about your needs. She held our hand through every step of the process -- strategizing on an initial offer, leading us through the subsequent negotiations, explaining the various financing / insurance options and helping pick the best for us, facilitating all of the inspections, spending hours and hours explaining the various disclosures -- she even drove an hour out of her way to pick me up at the airport for an inspection and then dropped me back off when we were done -- I told her I could easily take an Uber, but she wouldnt hear of it -- classic Mary. Basically, she took what could have been a very stressful process and turned into a breeze. And even now, seven months after closing escrow and getting the keys to our dream home, shes still holding our hands and helping advise us with anything that pops up, however big or small. In short, we dont know what we would have done without Mary. We would work with her again in a heartbeat. And we cant recommend her highly enough.
