Selling our house seemed like such a daunting project. Tess made it an absolutely amazing experience. From our first meeting, where she listened closely to what we envisioned, we knew we were in good hands. She followed through by tailoring the sale to our needs meeting not only timeline and price but also matchmaking us with amazing buyers. I had the pleasure of working with Tess on a recent transaction. I was very impressed with her level of communication and how well she represented her clients, a true advocate! Her clients were first time home-buyers but you would have never guessed it because she did an excellent job educating them about the home buying process. Tess came highly recommended and we immediately came to realize why. She is talented, professional, personable and intelligent. With her expertise, we were able to find and buy a home that met our needs and was within our budget-definitely not an easy feat in such a competitive market. Throughout the entire process, we felt confident that we were in good hands; she listened to our ideas and was able to give us helpful feedback and insight, showing a true understanding about the current market. Tess was extremely good at communicating with us, addressing our concerns and following through with all parties involved. Even though buying a home can be a stressful process, I felt confident because of her. She was able to negotiate effectively and quickly, and was quite thorough in her research. With their work, we were able to sell our condo for a price we were incredibly satisfied with during what is usually an unpopular time to list and sell. We are first-time homebuyers and probably not the easiest real estate buyers for a realtor to work with. We had a (low-) set budget, and our taste in houses and neighborhoods is nontraditional. Nonetheless, Tess was incredibly patient, informative, generous, and nonjudgmental about the complex and often frustrating process of getting an offer accepted on a house in Oakland. When offers didnt get accepted, Tess helped us understand why, making us feel less disappointed. And she helped us find the most beautiful house and take us through the closing process absolutely seamlessly. Tess is also a simply lovely person. She is professional. She is well connected. She is incredibly respectful and polite to all parties, while still being a great and perceptive advocate for her buyers. She works seemingly nonstop -- I would get phone calls, emails, and texts back from her within minutes. She has a terrific sense of humor. When we closed on the house, I was a little sad to say goodbye to Tess because shes just that much of a pleasure to work with. I really couldnt recommend her more!

I have sold houses 10 times in my life, Tess was by far the most thorough agent I have ever encountered. She is very straightforward and honest, even when it might not be what you want to hear. Tess represents more than just a realtor, she is a whole team of professionals to assist and advise a seller as how best to present your property and get the most for your house. She took good care of me and was always in touch and responsive to my needs. I was completely comfortable from start to finish, which didnt take very long. Tess Blengino helped my boyfriend and I sell 2 houses and buy 1 house together. The entire process took about 6 months. But everything happened on our planned schedule because Tess took the time to research everything. She made our first home purchase a lot easy and not stressful. “I am so happy that my brother and I decided to go with Tess to sell my Mom’s house! My Mom’s house needed a lot of work to get it ready for sale. There were multiple contractors that needed to be coordinated to get all the work done. Tess and Barry, the broker, did an amazing job not only coordinating the work, but also finding contractors who could do the work (which was challenging due to the current high demand). They knew exactly what things needed to be done to increase the home’s value without unnecessary investment. We felt very comfortable putting the house in their competent hands. We purchased our home using Tess Blengino as our realtor. During the time of our purchase, there werent many homes on the market. From the few that we were interested in, multiple offers were being sent in. My husband and I were starting to get discouraged and stopped looking for homes. However, all things happen for a reason. Tess found a home that had all the qualities we were looking for. The previous homes we looked at in the past were mediocre compared to the one she insisted we looked at. She was confident we would love the home that she suggested we bring an offer to the open house. After viewing the home, we just knew it was the right home for our family. Tess is the absolute gold standard for real estate agents. She’s brilliant at her job, and she’ll be the absolute best decision you’ll make in the process of buying a home - other than the home you buy :) .. don’t think twice about working with her.We started our home hunt with another agent. While they had their strength, we lacked a level of service we felt was crucial in this competitive market - a close consultant, a partner who is vested in our success. In our first conversation with Tess we immediately felt the difference. She asked many of the same questions as any agent would in qualifying a buyer; but on the backend of our conversations, we understood the breadth of her expertise as she outlined a detailed strategy on how we’ll approach the market and succeed.She especially excelled in the offer process. We fell in love with a home and were ready to make an offer. The seller’s agent had allowances for pre-emptive offers and we were nervous to lose the opportunity. Tess wasted no time to get in touch with the seller’s agent, confirmed offers, and negotiated a day to help us think through the offer. This may seem like a standard - and even expected - level of service, but in the most competitive market in history it’s anything but. My family & I are originally from the East Coast so buying in this market was very new to us. Tess not only was patient with us but walked us thru the entire process from contracts to closing. We were very impressed with her selling strategy - she really fights for her clients bids on a property by being prepared, knowing the market, making herself available to us 24/7 & probably the most impressive is that she presented our offer in person vs. over the phone. She made us feel very comfortable during the entire process & even kept in touch with us after closing & followed up with us after we moved into our home. Tess was great to work with. Always quick to respond and ready to show us that new possibility. When we did find our dream home and it didn’t appraise correctly Tess was right on it, corrected in 24 hours! We ended up buying a new home from a developer and the did their best to exclude our chosen representative, but Tess stated on top of it anyway. To be frank, there wasn’t a lot of negotiation because builders aren’t negotiating much now and won’t talk to realtors at that stage.

We could not have made a better choice of realtors, and highly recommend them.Our whole family now lives out of state. Preparing the house for sale was a task well beyond what we could manage from a distance. The preparation for sale included inspection reports, interior design, kitchen remodeling, electrical and plumbing work, some deferred maintenance, new flooring, painting, tree trimming, landscaping, staging, and showing. When our original realtors retired, we were worried. Ever since theyd helped us find our home twelve years ago, we had assumed that wed hire them again to sell it whenever the time came. But then, when the time came, they had retired. What now? True to form, they made a brilliant recommendation for another realtor: Tess Blengino. From the moment we met Tess, she demonstrated the most important quality in a realtor: knowledge of the local market. She knows the up-and-coming neighborhoods in Oaklands Fruitvale, Mills, and surrounding areas, having bought, sold, or paid attention to so many. The second thing we loved about Tess is that shes a straight shooter. She knows how to maximize the value of a home, and shes not shy about telling you what it takes. For budget conscious sellers like us, this was critical. She identified the houses wow factors, and then made sure that we werent so cheap that we missed high ROI investment opportunities. We cant stress this point enough. When preparing a home for sale, some investment options are not intuitive. For example: of course we should do a fresh coat of exterior paint when some of its chipping, right? No, not necessarily. That money was better spent elsewhere. Finally, Tesss negotiation skills delivered multiple outstanding offers. She recognized opportunities to maximize the selling price while removing our risk as sellers. Some of this was because of her strategy and timing (i.e., how many showings before accepting offers); some of this was her ability to recognize opportunities when they presented themselves. We are loyal customers of Wells and Bennett. We purchased our house 24 years ago with Stan and Sharon Hammond and planned to list with them but as they are semi-retired they connected us to Tess Blengino. We threw a difficult property challenge her way: bright yellow duplex, tenants and long term leases(below market rent), possible restrictive rent control ordinances in the works, dated kitchens and baths(1995) and attached sellers(it was our first home). She immediately saw the potential in the property and assessed the situation and told us it would be a difficult sell with the tenants. We listed at a lower price and not a single nibble so we stopped the listing. Eventually the rent control was settled, we were able to terminate the leases a little earlier than planned and she recommended that we paint the outside, inside. Then she asked us if we would like to do a update to the kitchens and baths. She had a designer, a construction company, very reasonable estimates for the work and we put the property in her hands. As we live out of state, she managed the entire project. She continuously kept in touch on the status, the completion dates, and issues found and what to do to resolve them. She planned the new listing, the showings, the advertising, everything. When we saw the brochure for the house we could not believe our eyes. She took our Cinderella house and got her ready for the ball. It was beautiful! The outside paint job, the refinished hardwood floors, the new kitchens and bathrooms, she also had it staged, everything was so nice. When we accepted one of the offers, she managed the inspections, the follow ups, scheduled repairs for a couple small fixes found during inspections. She gave us great advice throughout the process and was on top of everything. It was a great experience to work with her and her team. She was very professional, patient, hard working and did an outstanding job. I highly recommend Tess Blengino as an agent and will use her services again.
