In preparation for the sale of our home, we did some extensive research and gathering of reviews for our potential realtor. After many wonderful recommendations, we chose Jake Smoke (Team Smoke). His familiarity with serving our area of North County (Oceanside), and resume of selling a variety of home types from your traditional older or newer family home to that new condo or townhouse. As a military family, his support and engagement with the military community was something we especially took to heart. Selling our very first home made this a new experience for us, and he gave us the very best guidance while also reminding us that were in the drivers seat. Background• First time home buyers• Military Family PCSing to California from Okinawa• Purchased a home completely virtually• In the market for 3+ bedroom, 2+ bath single family homePurchasing a home is a huge milestone for anyone, let alone navigating the process completely virtual like we did. Jake and his team definitely made this a more manageable process, especially with his experience with other military families and the capability to handle the entire process in-house. This included home search, virtual showings and the loan approval process. Being a veteran himself, he completely understands the complexity of military life and offered sound guidance to help us pick out the perfect home. To be honest, the entire process was emotionally draining but Jake’s team offered world-class service to help track and manage expectations. Through the use of the companys app we were able to view homes, tracking its status, communicate general thoughts and questions, and manage and review the loan process.The only issue was the fact the Home App wasn’t as user-friendly on mobile as compared to other apps in this category like, “Zillow”.

This VA event was a big refresher for me. One big thing I gained from this event was the character statements that can be written to the VA on your behalf. Especially if its from your spouse. I would recommend these events to anyone I know or pass along what I have learned. I will continue going to events by Jake in the future. Initially, we had no plans to sell our Oceanside house. Once the market started to significantly increase, we started to reconsider our plans. I knew Jake well and was good friends with him from when we lived in CA so when Becky and I started to consider selling, Jake was my first call. Because I saw his passion and drive to help his clients before, it was an easy decision to ask him to represent us! Throughout the whole process, Jake was readily available and always answered our calls and answered our questions. Once the final decision was made to list our property, Jake had photographers and videographers at the house within days and listed shortly after. Once the offers started coming in, Jake and I thoroughly reviewed each until Becky and I made our decision. I met Jake many years ago when we served together in the military. He was a Marine and I was the Corpsman for the squadron. As many others, we re-connected via social media years later as we both moved onto other career paths. So when I was debating the sale of my condo, I reached out to Jake for his advice. I told Jake what my plans were, and without me having to commit to anything right away, he took his time to meet with me and explain all my options and what to expect in this process. Jake got me the information I needed to make the decisions I needed to make regarding my condo. He even got me in touch with a lender and a construction company that I wanted to use in my transition to my new home. But not only he got me in touch with them, he vetted them for me to make sure I was taken care of. As far as the sale process, I cannot stress enough what an amazing experience I had with Jake. When our house fell out of escrow, Jake lined up another buyer for us getting us back into escrow with a new buyer within 12 hours! My familys experience in buying a home with Jake was great ! I was in the market to find a home for my family knowing that doing so is not an easy process especially when it comes to realtors. I was very blessed to have come across Jake at the right time and very thankful for his services through out the entire process. Theres just so much that goes into buying a home and having the right agent to guide you through the journey is the key . Thankfully Jake is that guy ! My past experiences with realtors couldnt even come close to what Jake provided us. Beginning with the search for homes he opened my eyes up to different locations by widening my search. We saw about 15 homes before making the final decision and throughout that process Jake was responsive from early morning until late at night. Another point that was very impressive on Jakes end was the time I sent him a home to the time we had an appointment to go view the home (most of the time was in the same day if not the next day). Jake was on time for viewings when we had appointments, he was communicating daily with other agents to get us viewings or negotiate pricing, and his experience in the business gave me comfort when it came to asking for his opinions or advice on certain homes. When it came to the home we ended up on putting an offer throughout the negotiating process Jake was on it ! from inspections to request for repairs Jake was able to get me an amazing amount back in seller credits. I cannot say “without him, we would not have been able to buy a house”, but what I can say is…as first time homebuyers without experience nor much research time…it sure feels like we specifically needed him, and I give him (along with Kyle Melvin and his team at Aligned Mortgage) all the credit.We had a seemingly unique home buying experience in which Jake even learned a few things or had a slightly different experience as a real estate agent for our situation than what he has experienced in the past. Jake is widely versed in many different situations and never backs down from a challenge…he embraces it. In fact, challenging situations are as much rewarding and motivating for him as they are opportunities for him to continue his professional development.Jake is our guy…if (or perhaps when) we buy in the future!We highly valued Jake’s opinions and feedback…I asked him directly what he thinks we should consider as we progressed in each step of our home buying experience…I do not know if this is typically something real estate agents provide to buyers (or sellers alike) with respect to fair market responsibility. But, he always made us feel confident and comfortable with making the decisions for ourselves and always reassured us of our options…in other words, he was not trying to convince us to purchase the house just so he could be part of a sale closing. We are happy with our purchase and I have already gotten to work on improvements.While he definitely understands the market, he also draws on his experiences outside of the real estate industry as well.
