My husband and I have recently closed on our new apartment and Tanya has been our broker. Throughout the process it was incredibly pleasurable to work with her. She a true professional, her demeanor is impeccable and her knowledge of San Fransisco real estate is very impressive. She helped us find the property we liked and walked us through the process with tremendous patience and care. We lived in New York and our closing was remote, we had tons of questions about Californian regulations and process details. Tanya always knew the answer, always went in great detail to make sure we understand the next steps. She sent us reminders and ensured we stayed on top of filling out all the necessary paperwork. She was in constant communication with the seller’s broker and communicated our questions and concerns instantaneously. We sent her long chains of messages with questions on top of other questions and she was extremely diligent in getting back to us and providing information on every part of the transaction.She provided contacts of people who we will probably hire for minor repair work in the new apartment and shared a wealth of information on local service providers (coming from a different city, we weren’t very knowledgeable about local sanitation, insurance, pest control services).Finally, Tanya has a great personality, she is friendly, personable and very flexible. She adapted to our strange searching schedule (we came to San Fransisco for a few days only to find a new place), drove us around from one apartment visit to the other (our car was in New York at the time) and was very respectful of the time difference between San Fransisco and New York in her communication with us.Overall, she is the best broker we ever dealt with, I would definitely use her services in the future and can wholeheartedly recommend her to other buyers.

When I decided to sell my San Francisco condo two months ago, I interviewed a few potential agents. There’s a reason why Tanya is the top real east agent in San Francisco. She is the absolute best. She is incredibly well connected and suggests all the best resources to help with the home buying process. She knows the city inside and out, and can accurately narrow down the neighborhoods with the type of homes one may be looking for, along with the desired price range. Her fantastic relationships with other agents is also an incredible attribute and very helpful when looking at homes, especially where there are a significant number of bidders. What I really appreciated about Tanya was not only her incredible talent, her kindness but also the ease in which she helps her clients. She was the voice of reason and calm in the hectic and sometimes merciless San Francisco real estate market. Her deep knowledge of San Francisco real estate provided my with comfort and confidence that I was in the best hands. It is only thanks to Tanya that I got the first home I put an offer in. We highly recommend Tanya and her partner, Kevin Birmingham. We interviewed several real estate agents in our area -- all seemed competent, but no one stood out, or could offer a sales plan specific to our special house. After meeting Tanya and Kevin, we felt they had just the right chemistry for us. We were not disappointed: they displayed superior knowledge of where our house could fit in the market, listened to our input, gave us great advice, and tailored a sales approach for us. We were very impressed with the entire team, from carpentry and cleaning, to photos and staging, and all the way to the close of escrow. When you go to sell the home you’ve loved for years, you can lose a lot of sleep worrying about the details. Tanya and team took much of that burden off for us, and ultimately delivered on the sale.

Tanya is incredible at her job and I can not recommend her enough. If youre looking for a realtor in San Francisco dont waste your time looking elsewhere and just go with Tanya immediately.We contacted Tanya and heard back from her extremely promptly. A few days later we were looking at homes and a few days after that had an offer in and a few weeks later are all moved in. This is all because Tanya knows the market inside and out. Her knowledge goes far beyond what is available in the area though: she knows what you want, what inspections have to take place, who to contact to have those done, etc. She will handle everything for you which is HUGE if this is your first time buying like it was ours.We didnt have to worry about a single thing because Tanya was taking care of everything. She pointed things out in the walkthroughs and then recommended inspectors to come check those things out & once we got the place we used her recommendations to have the work done. She responded quickly to all questions, and offered a ton of recommendations and contacts.I can not stress enough how important having an agent like Tanya is: she knows EVERYTHING about buying a home in San Francisco. The process went far quicker, smoother and with far less stress than I ever could have imagined because she is that good at her job. Tanya is an amazing real estate agent! After interviewing a couple of agents, we decided to go with her due to her extensive network and knowledge of the market, as well as the fact that she would be available to personally visit and answer our questions throughout the home-buying process. We definitely are glad that we went with her. As first-time homebuyers, she helped answer all of our questions. Additionally, if I remember correctly, her husband is a retired contractor, so she was able to provide us with remodeling knowledge in the houses we visited. She was always readily available and responded in a timely manner. She did not push us to buy any of the houses we visited, but we can tell that she wanted to make sure we were happy with the house that we chose. There was actually a house that I considered based on the photos, but I couldnt imagine that it could fit our criteria. However, Tanya has a great eye and recommended that we visit the house anyway. We fell in love with the house and thought that it would be out of our budget. Tanya made recommendations on how it could meet our criteria. After deciding to put in our very first offer on a house, she worked her magic and our offer was accepted! She really knew how to pull strings to make this work. Now it is obvious to us why Tanya has so many 5 star reviews across such a large number of satisfied clients, across even multiple different review web sites. She helped us look for our dream home over a very long period of 8 months in total, but during that entire time span her enthusiasm, drive, cheerful attitude, and how much time she was giving to us each week never slowed down one bit. Its true that she doesnt sleep, sending us emails at crazy hours of the night of things we should talk about during waking hours. Tanya’s deep network of professionals across several key areas for home buying (lenders, mortgage brokers, plumbers, handyman, etc.) is incredibly invaluable, and gives us a huge head start in our research efforts for all these different types of professionals. We also appreciate greatly that Tanya constantly goes above and beyond what a Realtor is traditionally expected to do, giving us advice and helping us out in a variety of related home buying areas which are technically not really her job to help out on. It means that we really feel like we have a true partner in the home buying journey, instead of just one more person in the mix that we also have to project manage. It was absolutely great working with Tanya. We were able to find our dream house and close the deal within approximately just one month, thanks to Tanyas professional network, hard work and great advice.Tanya was super well connected. At nearly every open-house we went to, agents knew Tanya really well and some even suggested that we would have a great chance of finding and winning our dream house soon since we were working with Tanya. With her network, we were able to understand the situation of properties and the expectation of sellers really well.Tanya was always on top of things and provided VIP services. For example, she responded to emails and returned phone calls late at night or during weekends. When we looked at various properties, she would give listing agents a call if she learned that we planned to visit an open house, or tried to see if we could preview houses if we desired to. During the bidding stage, she understood our anxiety and always made sure to keep us posted. After we closed the house, she walked through the property carefully to help us identify issues and follow up proactively to make sure that things were fixed.Tanya truly had our interest in mind. New year, new home. My partner and I decided to restart our house hunting after several years of off-and-on disheartened browsing, but in earnest this time. Being our most expensive purchase and future home, we scoured the internet (Reddit, Nextdoor, and of course Yelp!) and sent intro emails out to several realtors. We were feeling happy enough with one and about to proceed when Tanya wrote back. We hopped on the phone that afternoon, and she blew the others out of the water in depth, breadth, and nuance - she even asked about financing of all things. She honed in to understand what value we were seeking. Tanya has been in this industry for decades and knows the lay of the land and whos who - the loan officers, inspectors, realtors, contractors, etc. She has a keen sense of other realtors style and has personally worked with them in the same company, or on opposite ends of a transaction before, in an industry where relationships truly matter. On top of just her experience, she is a work machine and operates with just herself and Neil. Several of the other realtor teams had teams of 5+ people with touring folks, schedulers, etc - and the realtor would only occasionally show up if they happened to have time on their schedule.With no hesitation, we unanimously agreed to proceed with Tanya. While we already had a pre-approval from a loan officer, she encouraged us to chat with her loan officer Lilly who was INCREDIBLE. Lilly responded within a couple hours of our email intro on a Saturday. We hopped on a call with her Saturday night, and were pre-approved by Monday. Lilly and her loan processor work at a breakneck pace and were a really strong referral that solidified our perception that Tanya literally works with the best, most hardworking A-team.We went to preview some homes with both Tanya & Neil. My partner was starry-eyed for a 3plex property. We revisited with Tanya - she gave us her take on the place and we had a great discussion. She was on board no matter what we chose but wanted to make sure we thought carefully through some concerns. We ended up revisiting another home from day 1, and she suggested - why not just put an offer out with some contingencies and see what happens? We did just that and after some adjustments, it was accepted! Within days, we had an inspection with Alex (another superb referral) who guided us through the house, pointing out must- and should-fixes. Tanya was a great advocate and tried to get us some considerations based on the inspection report. While encouraging, she was never pushy and left the door open to back out should we feel uncomfortable.We will never know or fully appreciate all the magic and hard work that goes under the hood; were just glad we found Tanya to be our consummate guide. Tanya was referred to us by our good friends who had worked with her for one house sale and one house purchase. Being that this was the first time I had gone through the process of buying a home, I had no idea what I didnt know. Tanyas expertise and professionalism set me at ease instantly. Any question I had, no matter the form of contact (email, text or phone), Tanya would get back to me almost always immediately. Her knowledge for things to look for in a home inspection is expansive. Her ability to aggressively negotiate a fair price for property is at once both fierce and leaves everyone feeling like they got a fair deal. She has an array of amazing vetted recommendations for anything home-related from the inspection itself to what home warranty is best for the property at hand. They say it takes 10,000 hours at any one thing to become an expert at it. My wife and I were quite intimidated with the home buying process in SF, as you probably are, but our experience with Tanya made it much less stressful and delivered the results we wanted. We were very impressed with how responsive she was -- multiple times we were surprised that she would respond at any time of the day and volunteer to meet us to see a home. Her knowledge of the area is very extensive, which helped us narrow in on an area that was a good fit for us. Once we were at the point of making an offer, her knowledge and connections helped us build an accurate picture of what amount we should offer. Our time from start to finish only took a couple of months, but we never felt like Tanya was pressuring us to move quickly or only look at certain properties. After meeting with Tanya Dzhibrailova and Kevin Birmingham while we were interviewing realtors, we knew immediately they were the ones wed choose to sell my mothers home in West Portal. It was an emotional time for my sister and me since our mother had recently passed and we had decided to sell our family home of more than 50 years. I am a first time buyer and Tanya was great throughout the whole process. I dont think she sleeps because she would get back to me every time I would email her. I always felt that she had my back while going through the process. I never felt that she wanted me to buy a house just to move on to the next person. She warned me when things didnt seem right and insisted that I have so inspections done just to be sure I would be happy in my new home. Just now she helped me selling the property.Selling process went very quick and smooth. Tanya drove the entire process from start to finish – I did not have to do anything but sign documents. Complete remodel of the place including recommendations for contractors and material, staging. I interviewed 4 agents this past winter 2023 and my stomach dropped when they all pretty much agreed I would have a hard time getting what I paid for my property 8 years ago. The high end of their range was under my purchase price. (my have times changed in SF). I decided to rent my property out instead of putting it on the market. In the final moments, before I signed a leasing contract, someone said I should talk to Tanya (whom I had not heard of before) and I figured, Why not? Ive already talked to 4 people, cant hurt to talk to one more. OMG. I am so glad I did.1)Tanya went immediately to go see my place to give an educated range on price point. She was aggressive in a professional way and said, I can go tomorrow, anytime, no harm in letting me see it and give you my opinion. You have nothing to lose by letting me see it. It was clear she had hustle, I loved it. I told her it was most likely not going to go on the market due to the range Id been given by others but she wanted to make an educated assessment for herself.2)After seeing my place she told me she believed I could get MORE than what I bought it for and that the price I was hoping to get, she could probably make happen and that it was a matter of strategy and educating buyers agents. She felt the other agents I spoke to were just plain wrong.3)I thought that was hard to believe - why would her range be different? I explained that if in the end, after all her hard work, I didnt get my price, I would take it off the market and I didnt want her to waste her time if she didnt truly believe she could get the number I wanted. It was just hard to believe she could do so much better than the other 4. Her confidence was alluring and I wanted to believe her, so I took the risk.4)Tanya took care of EVERYTHING. She did the initial walk-through, made a list of everything that needed to be done, hired EVERYONE from painters, to landscapers to stagers, etc, sent me the quotes for approval, let them in, and managed the ENTIRE process. I didnt need to do ANYTHING. I didnt even need to meet her in person, we did zoom for everything and text and calls.5)Tanya had a strategy. She stuck to it. She was at every showing. She set an offer date quickly, got a lot of pushback on price. She educated every agent on WHY the price made sense and really taught them some things they didnt think of. (Inventory, location, etc).6)She got the number I had hoped to get. Boom. I believe this all happened (from initial conversation to offer in about 6 weeks). She is incredibly fast, transparent and talented.7) I would recommend her to ANYONE and will certainly use her again should the need arise.

Very short version: If you are looking for a real estate agent in San Francisco, go with Tanya !!Longer version: We were looking to purchase an investment property in San Francisco with no previous experience of buying in SF or an investment property. I spoke with about 6 agents (found via Yelp), interviewed/ met two in-person and choose Tanya immediately after our first conversation. I am sure everything glowing which can be said about Tanya has been mentioned in previous reviews, so I am just going to provide few facts based on my experience,1. Tanya is a landlord herself and knew every data point which could impact future value and rental potential2. Tanya was on vacation in Australia when I decided to choose her. She contacted sellers agent from Australia to tell him when she will be back in SF and when is the earliest she can meet him3. Tanya actually dissuaded us from buying the first property we really liked by providing rationale advice. Instead of quickly closing the deal.4. Tanya and I wrote our offer on New Years Eve at 9pm. Who does that :). Well what is better than accepted offer on New Years day.5. Tanya knew the HOA, parking manager etc. by first name and had more information about the property than sellers agent6. Tanya connected us with every person possible to see the transaction through (Most of it technically not part of her charter). E.g. lender, locksmith, handyman, window/ blinds expert etc.7. Tanya has and to this day (even after closing the property and being crazy busy) returned all my calls within a few hours8. Last year we started looking for a house. It was a truly daunting task so we looked on Yelp for a real estate agent. We found Tanya who had well over a hundred *all 5 star* reviews. Now, ive used Yelp for ages and there are plenty of businesses with lots of 5 star reviews... but *all* 5 stars? Not even one single 4 star review out of over a hundred? Wow! We knew we found the right agent.Our situation was pretty difficult. We didnt have a lot of money for a down payment, but we have a toddler so we definitely wanted a 2 bedroom. with SFs crazy real estate market, we really could only afford a a small handful of places in very specific neighborhoods here. Yet, Tanya was all over it from the very beginning. At our very first meeting, she already had printouts of all of the options that we could pursue. She went over the differences in different neighborhoods and she instructed us about cycles in the market. the amount of knowledge that she had was absolutely incredible.Over the next few months, she worked tirelessly to help us look at houses. we got tons of updates by email or phone, letting us know what new places were on the market and what chance we might have at getting them. she went with us to look at a ridiculous amount of open houses ( i think we saw 60+ houses). not only does she know a lot about real estate, her husband is a contractor so she has a ton of knowledge about houses themselves, and gave us so many tips about plumbing, electric systems, windows, as well as laying out so many options on what kind of work we could do to make each house even better.After searching for so long, we started getting tired of searching and began to feel dismayed... but not Tanya. She continued searching hard for listings and finding options that we would never have even thought of until the very end. By that point, we had put in 4 offers, and for each one, she had walked us through all the steps very carefully and given us so much advice on how to decide how much we wanted to offer. Her availability also was amazing. No matter whether it was the day time, the evening, or the weekend... if we had urgent questions, she would always respond immediately and be there to help us out.Finally, on our 5th offer, with 10+ offers submitted by others on the same house, as we prepared to again not it, Tanya came through at the last minute and was able to land the deal. We were blown away! And then, when the seller became difficult during closing, again, Tanya had to step in and was able to get all of our ducks in a row.all in all, we just cant recommend her enough! When I started my house search, I was not very sure of what I wanted and how it was supposed to happen in a market like SF. Tanya was very patient with me - she took the time and the pain to explain the various nuances of the process, the importance of getting pre-approved right away, talk about why certain houses in certain neighborhoods were priced in certain ways, explain what she thought about so many places that I asked her about both in terms of how it would feel as a home as well as an investment.She does have a gracious human touch which made the process feel very personalized as well as a warm one.
