Extraordinary͏ care and accurate predictions for home saleWe͏ had an amazing experience with Sunil selling our house. He had a good understanding of the market, especially the Fremont area. He did research to come up with an accurate list price. He helped us list our home in two weeks, he took care of all the paperwork. He also pointed out some of the upgrades that might be important for stageing, he brought his own contractors to finish the work quickly. Sunil had a good judgment on timing the listing that helped us get the best offer within a week of the open house.

Use͏ Sunil!Sunil͏ was recommended to us by some friends who used him to both buy and sell their house in Niles and then buy a place in San Ramon. Upon meeting him, we appreciated how straightforward he was in discussing the local market conditions, explaining his logic for pricing our home, and of course being a UCLA MBA was a plus for my husband who is also a UCLA alum:)It had been 31 years since we bought or sold a property, so we really appreciated how well he used technology to keep us all on the same page. We really liked how efficient and streamlined the process was.We were also impressed with the professionals he brought in to inspect our house. In particular, the roof inspector had great ongoing maintenance advice we shared with the buyers - since we think he would do a much better job of cleaning our gutters than the individual we had been using.In summary, we feel Sunil maximized our sales price in a crazy spring market and gave us the capital to be competitive in buying our condo in San Francisco.

We had the privilege of working with Sunil and his team as both a buyer and most recently, as a seller. On the sell side, we were under a tremendous amount of pressure trying to purchase a property in a competitive Southern California market while simultaneously trying to sell our rental property in Northern California with Sunil. In order to be competitive with our purchase offer, our rental property had to be under contract with no contingencies within 2 weeks of our tenant’s departure. To complicate matters, there were delays with some of the touch up work after our tenant vacated, which added more stress to an already stressful situation.Once I informed Sunil about our situation, he flipped our rental within a week’s time for an open house and made sure that the extra touch up work was completed to ensure that our home would be as competitively marketable as it could be. Instead of waiting for the weekend, Sunil departed from his usual practice and had an open house the Wednesday before, which turned out to be a key strategic move. We had the open house on a Wednesday night and were under contract by Friday afternoon for a purchase price and terms that far exceeded our expectations. As a result, we were able to make a strong offer on our own purchase, and as of the date of this review, we are under contract for that home!On the buy side, we were first introduced to Sunil in 2012 through a mutual acquaintance. Being our first home purchase, we were very anxious and required a lot of hand holding. Sunil and his team walked us through each step of the process from accompanying us to open houses to helping us close on the home loan to getting our keys to a great home that we lived in for almost a decade.There are certain qualities that make Sunil standout as the cream of the crop in his industry. For brevity’s sake, I will focus on just five in no particular order:First, Sunil is not just a good negotiator; he is a great one that has clearly mastered the tools and techniques of negotiation. He used pertinent data and timing to telegraph our ideal purchase price and terms for our rental property, which led to a great result. Second, Sunil doesn’t just complete tasks for you; he goes after results in both attitude and action. For us, he understood the importance of our timelines and pressures in getting our rental under contract and worked with us to accomplish these objectives without compromising quality or thoroughness. Not once did he express doubt that we could accomplish the task. Third, Sunil is a strategic planner but is savvy enough to adapt his strategy as needed to produce the best result for the client. Fourth, he cares about the little details. When he prepped our rental, he noticed that the faceplate on our fridge’s water dispenser was missing and replaced it before listing the home. This is indicative of a person that cares about the quality of his work product. And finally, Sunil is professional and very personable; it has truly been a blessing to have him in our corner.

As second-time home buyers, we felt extremely lucky to have Kevin & Sunil as our real estate agents. Both of them are knowledgeable professionals. With our very stringent must have lists for our home, Kevin was very patient and understood what we were looking for. He was always available to answer questions we had, help us analyze the property and even point out why something may or may not work for us based on what we were looking for. We appreciated that honestly and not being rushed in to putting an offer. Thoughtful͏ and Professional AgentsI was thoroughly impressed with working with Sunil and Kevin throughout the home buying process. They were patient, insightful, and professional throughout the process. Their local knowledge of neighborhoods was extremely impressive and they went above and beyond with every walk through, pointing out potential issues and concerns. I chose Sunil based on some references and feedback from various websites and talking to him personally. I was a bit apprehensive since I hadnt been keeping with real estate news after first buying my home in 2003. Boy was I glad I hired him. I was under a time constraint since I was leaving the Bay Area. Sunil sprung into action, advised me on fixes I could make that would make my home more attractive to buyers, got me competitive quotes and lined up all appointments, got the fixes done in a record short time of 2.5 weeks. He and his wife ensured they were on top of everything throughout the process and in the end, the house was staged superbly. He was able to gauge the market conditions correctly and arrive at a good listing price. Given how hot and crazy the market has been, it was important to get this right. Within one week and a weekend open house, we had multiple offers and Sunil guided me through picking the right offer. All in all a smooth and hassle-free experience. I would highly recommend Sunil, Deepak, and his team.

We worked with Sunil to sell our house in Fremont in April 2021. Sunil was very knowledgeable on all aspects and cautions required to list the house under COVID restrictions. He worked with us to ensure that we optimally priced and staged our house. He also helped us get inspections and disclosures completed ahead of the listing going live in record time. With Sunils guidance we were able to get our house under contract in one weekend with 20+ offers, with a final selling price close to 25% over the listing price. Sunil continued to work with us to ensure that all aspects of the closing went smoothly. I would highly recommend him to anyone looking to sell or purchase a house in the Bay Area.

We are extremely pleased with Sunil’s services which helped us to purchase our new home recently. We were impressed by the professionalism and the attention to detail at each step of the purchase cycle. To begin with, he gave us a good overview of the area we were interested in and took time to understand our requirements. He explained the pros and cons of various neighborhoods and also taught us how to compare schools between those areas. Next he set up a session with us to go over our finances in detail and created a few financial scenarios that can work for us assuming different interest rates, down payment percentages, appraisal variances etc. Sunil provided us with an Excel Sheet which allowed us to put in our available funds and expenses and calculate the Debt-To-Income ratio to ensure that we are not surprised with what the lender comes up with later on. We have never been so prepared and confident with our ability to close the loan in the past. Sunil also got us in touch with some lenders who helped us get a quick approval letter. Based on our financial situation and requirements, Sunil and Kevin setup daily home alerts for us. For the homes that matched our criteria, Kevin provided a summary of pros and cons for the home. This saved a lot of our time as we didn’t need to research all these homes ourselves. If we liked a particular home, Kevin quickly forwarded the Disclosures and set up a viewing. We really enjoyed touring the homes with Kevin as he would reach the property a few minutes before us and give us a tour with useful details about the home that buyers would not identify by themselves. Kevin also provided us ballpark estimates to fix up various parts of the home whenever asked. To put the offer, Sunil and Kevin would then schedule a call with us to go over the Disclosures page by page to make sure we know everything about the property. They also created a spreadsheet which had their own analysis of recently sold similar properties to narrow down what the offer price should be. Sunil also called agents who recently listed properties in the area to get to know more about the current market. All this prework by Sunil and Kevin helped us immensely in being confident about our offer. Even after getting the offer accepted, Sunil and Kevin helped us to ensure we took all the right steps to close the loan successfully and provided us common to-dos that need to be taken care of before moving in. We had to renovate large parts of the home and Sunil provided us with their trusted contractor contacts that gave us confidence that we are going with people whose work has been vetted by Sunil and his team in the past. All this while Sunil and Kevin provided valuable insight and comments at various instances and took part in the process as if they were buying their own home. The level of service was just flawless and they went over and above at each step. Again, we would love to work with them in future and recommend them to our friends and family anytime.
