Amazing online software program for real estate investors! Quick and easy startup. The program is glitchfree and very intuitive. It is able to produce multiple reports (your CPA will love you), set reminders, allows you to upload invoices, and keep all your documents in one convenient place (contracts, insurance packages, etc.). And if you do need help, Stessa has many YouTube instructional videos that will speed you on your way. I looked at QuickBooks, but it was too steep a learning curve for me; I needed help fast! Another Airbnb owner suggested Stessa, so I gave it a try. Within days, I went from drowning in Excel spreadsheets to actually enjoying the process with Stessa. I love this software!! And did I say the program is FREE?! I dont know how they do it, but thank you, Stessa!!
Nearly all inclusive property management software. The bookkeeping functions are perfect for what I need for tax reporting and monitoring expenses/income. I would give the app a 10 if it had the ability to receive maintenance requests and/or to run online marketing to advertise vacancies in my properties. Overall, it is a great app, definitely among the best.
Stessa is a great program for managing our properties. It is simple, well organized, and thinks of everything from keeping copies of leases, receipts, multiple properties, current value and much more. Stessa does not support custom categories, which makes me have to fit into their categories, keeping the number of categories under control.
As someone who is very new to real estate investing, Stessa has been a wonderful tool to help with the financial management side of things! I am learning so much in such a short period of time. I greatly appreciate Stessa, what theyre teaching me, and that it is not breaking our bank in the process!!!
Switched from Quickbooks to Stessa. So real estate friendly and I know where I am in my business. I love the app where I scan my receipts and then can organize things on my desk top. Love how this saves me time! Thank you Stessa!
Stessa has been the absolute worst. They sell you on the ability have tenants pay online but it is the worst! It takes 5-10 days to have the tenants funds enter THEIR bank account. From the tenants side, they try to pay rent but it doesnt pull from their account for days! So you wont know for 5-10 days if your tenant can actually pay their rent. THEN they claim its only $5 to transfer your rents from their bank account to your bank about BUT they limit your transactions to $1500 a transaction a day. So its going to basicly take me all month to collect rent. Im canceling after one month. WORST!!!
If you are a property manager managing up to 30 doors - if you are not using Stessas platform you are wasting time, losing money, and do not have a full view of your property portfolio. Stessa has built the tools that are invaluable and are free!
Fast Response: I had a challenge in seeing my accounts not refreshing automatically. It would fix itself intermittently. However when it stopped entirely, i left a chat with no hope of response. To my surprise, the Stessa team followed through with all their back end vendors to get the system fixed permanently. Stessa is an amazing tool to use, wish they also had automatic mileage tracking like MileIQ or DriversNote mobile applications. Its also very encouraging to see the banking capabilities taking shape too. !!
As a private landlord I wanted to set up an online payment option for my tenants. Stessa appears to present this option at no cost to myself or the tenant. However, after going through the account set up process I received a notification from Stessa which includes the account number and routing number for a checking account that appears to have been created in my name - WITHOUT MY AUTHORIZATION - with Blue Ridge Bank in Luray VA. The bank states that they have partnered with Stessa but can provide no assistance for anything related with Stessa. I have submitted requests for contact with Stessa with no apparent way of reaching them. BEWARE.
Terrible customer service, terrible problem resolution, if you are a tenant it is impossible for you to have account statements or information about what you pay, do not use these people while you can
Based on my personal use, I highly recommend Stessa. I have been using it for a couple of years and I cant see myself giving it up anytime soon. The free version has more than enough functionality in it, however I am thinking of upgrading to the paid version soon as well. If you find this review helpful, pls give me a Like below.

Stessa worked great until USAA stopped connecting to their database and I had to change to a different platform... and lost 6 months of records. Customer support was basically useless. 10/10 do not recommend.
So easy to use! It has greatly simplified my record keeping. You can upload pictures of receipts and it will capture the expense! Also the reporting feature is amazing-greatly helps with year-end taxes!

This is a GREAT tool to manage rental property expenses and generate high quality financial reports. And, all this for no fee. There seem to be other services available for a charge, but we have not had a need to use those services, but it is nice to know they would be available if needed.

2023-10-12 17:57:51This is the best landlord and real estate property investment app on the market BY FAR. Re-read what I said. It is the best. I have tried every single app there is. Some are nice but not one of them has nearly as many features or flexibility. You can just track your expenses and rents or you can get fancy and integrate with your bank, store all kind of stuff, depreciate assets, log mileage driven, etc etc . Your accountants will love you for the integration with excel and ability to produce formatted statements at year end in 5 seconds that would take me 10 days to create myself. It is also the best user interface and can be accessed on a computer and through your phone app.

2023-11-09 14:06:25As a small rental realty investor, I needed software that was more specific to this kind of business and easier to manage than anything QB has to offer. After scouring the Internet and taking a few platforms for a test drive, I stumbled upon Stessa. Weird name, but it was free so I decided to enter some data and see what happened.Four years later, I am still using it. The basic version, which is all I need for my little enterprise, is still free, but even the upgrade with all the bells and whistles is far less than QB. It is intuitive to operate, imports all my bank and credit card entries automatically, and spits out the kind of reports my accountant loves at tax time. It also tracks your ROI on each unit and much more. This software platform makes my life easy and I love it.

2023-11-08 22:22:43I have used the Stessa property management program for more than 10 months. I have 7 rental properties. Stessa is easy to learn and is priced so a small property owner can afford it. I use Bank of America and Chase Bank. All the transactions from my checking and credit card accounts from those banks are imported into Stessa so I dont have the burden of entering the transactions. By adding notes and catagorizing Stessa makes keeping track of those transactions easy. Stessas tax package is requested from within the program and emailed to me within minutes. Stessas tax package and its Schedule of Capital Expenses report can be given to my tax preparer and will make filing taxes much easier. The imported transactions that are not tax deductible as part of my rental buisness I dont assign to a property but I do catagorize, that allows me to keep track of personal expenses. Since my personal expenses are not important to me long term I will probably delete them after a time to unclutter property management details.

2023-01-18 14:05:21Great software to manager real estate for small investors. What made me start using the platform was the ability to keep my expenses and receipts in the same place. The integration with banks meant that I could just sit back and wait for the expenses to be imported and then upload the receipts against the line item. The reporting functions are good enough for tax time. There are however enhancements that would make the reporting more versatile.

2022-07-07 16:58:13Stessa has a great idea but they really need to expand on there ability to link bank accounts to the software. I have been using Stessa for 1.5 years, and of that 1.5 years I have not been able to go fully integrated with Stessa due to the very frequent break in connections with my bank accounts. I reach out to the group for help and the only response I can get is we are working on it, that was 4 months ago.Unfortunately I will have to go with a regular accounting software such as quickbooks or something along that line, which isnt quite as real estate investor friendly. BTW we flip houses and have rentals, so it would have been amazing to use this software.

2022-12-16 19:24:26I have a small portfolio of 4 properties/9 doors, before Stessa I was using excel sheets to keep track of expenses, tenants, payments, etc. it was too much work and not practical, Stessa has helped me tremendously to do same task faster, easier and looks more professional plus it offers many other features I didnt have with spreadsheets like linking bank/financial accounts which automatically uploads transactions, access to more reports, ability to search and find information easier and faster. Im a happy Stessa user.
