My husband and I had an outstanding experience at Sonterra Apartments in Foothill Ranch. The leasing team, particularly Pooneh Rafsha and Christopher Polk, were incredibly helpful and professional. They made the entire Move-in and Move-out process smooth and stress-free with their exceptional service and attention to detail. I highly recommend Sonterra Apartments to anyone looking for a wonderful place to live!

We have been living here for almost two years and happy that we made the right decision of moving here.We are very extremely satisfied with the services offered. The office staff including Ms. Pooneh and Mr. Polk are highly professional and always forthcoming. Similarly, the support staff especially Mr. Perez is amazing and always helpful.Overall, a great experience.

The worst place to live. Typically, the leasing office is closed or no one is there. The maintenance request takes forever to fix. The wall is very thin. I can hear everything and have no privacy. And very noisy every weekend because the restaurant is close by playing music loudly until 11 pm or so. I heard several times the resident fights in the middle of the night inside of property. The laundry unit sucks. Not worth paying over $3,000 for this quality room. We have many different choices! Never recommend Sonttera.

I dont live here, but I have a friend who does and honestly I LOVE visiting her house because of how great this place is. We go in the gym and the pool constantly and its so fun but only flaw would be the jets in the jacuzzi only work on one side. Other then that I would love to move here.

Sonterra apartments at Foothill a ranch are very impressive!I feel safe with it being a gated community and in a nice area accessible to every store, service and restaurant I could need/want. Every single staff member is friendly, resourceful and provides exceptional customer service. That’s rare! In particular,Pooneh, a leasing consultant, is so kind, accommodating and wonderful at her job. Her attention to detail and her ability to make residents feel valued and at home, is truly remarkable! Christopher, the manager is also very friendly, knowledgeable and helpful. The apartments are spacious smart apartments with all the desired amenities that are hard to find like in unit washers and dryers and available garage options. Sonterra apartments are also clean, well maintained, quiet and pet friendly. Things are actually done in a timely manner and I feel cared for as a resident. The community portal makes things such as paying rent online or requesting repairs very convenient and easy. This is the BEST apartment complex I’ve ever lived in by far! The staff, the apartments and the location simply can’t be beat…..

Weve toured the apartment complex twice and both times Pooneh was extremely helpful. She let us take our time so we could look at a few apartments but also walk around the complex. After our visits, we emailed her more questions we forgot to ask while we were there and she went above and beyond to answer each one, which we really appreciated.While we walked around, we also talked with a few residents. All had good things to say about the complex and how its managed.So after much searching all over Orange County and beyond, it looks like this complex wins out over all the rest we toured.

Classic bait and switch when browsing for apartments. Be careful of Pooreh in the leasing office saying she can reserve units for new residents without applying. We went in on a Saturday to look around and were helped by Pooreh who had mentioned multiple times to send her an email that evening so she would be able to reserve a unit. Even though they were closed Sunday/Monday, she said she would honor the rate and the unit discussed. And well Pooreh didnt do that. I wouldnt be writing this if she did not follow up on her claims and promises. I hope everyone is aware of this when they are looking for their own place to live. Watch out!

If I have the opportunity to come to this community again next time, Id give you 5 stars for seeing the handy guide signs.May,03,2023: 1) There is no map at the entrance of the community, and the location of the room cannot be displayed. 2) Each building only has a building number, such as 1, 2,；which makes it impossible to know which room numbers are in the building. 3) In other well-managed communities, each community entrance has a map showing the location of the room, and the entrance of each building There will be room numbers and floors of this building, making it very easy for people to find delivery targets. 4）I hope that the community management can provide these seemingly trivial, but convenient and considerate services!

I recently moved into a 1 bedroom apartment and have been enjoying every aspect so far! The overall layout makes the space feel homey and spacious. The in-unit washer and dryer is a huge bonus, along with the big walk-in closet and bedroom.The leasing office staff were very helpful throughout every step of the move in process. Both Kassy and Megan went to great lengths to ensure that we had all the information we needed before making our decision to move in. Additionally, they went above and beyond to make the move in process as seamless as possible.The property is well kept and the service team has been excellent with fulfilling our requests in a timely manner. The amenities are great as well, and will certainly enjoy my time living here.

If I had to choose two favorite things about Sonterra Apartments it would be, the location and how quiet the community is. Sonterra has been a wonderful, peaceful, and safe place to live. I have been living here for a year now and Patty, Jessica and Christy have been absolutely amazing with everything starting the day I inquired about moving here. Any questions or concerns have always been promptly addressed and taken care of. They all truly care about their residents and it shows :) The maintenance staff does a very thorough job and they have always fixed anything in a timely manner. The apartment grounds are kept very clean and tidy which makes going on walks with my dog around the community very enjoyable. I have also been loving all of the updates both inside and outside the apartment which includes new softscape, LED lighting and toilets. The reminders of certain community rules are great in keeping the amenities enjoyable and relaxing for the residents. I honestly cannot say enough great things about this community. I highly recommend living here!!

Simply put, WOW! I recently moved in to Sonterra, because I needed a three bedroom. There are limited communities that have such a thing, so I toured them all. I immediately fell in love with Sonterra out of the bunch! First of all, this was because Jennifer is the most kind, professional, and hardworking person that Ive met! She was so friendly and went above and beyond with helping my husband and I choose the perfect home.Secondly, I must applaud the maintenance people that got my apartment ready. I was seriously blown away when I saw it for the first time (we rented it without seeing the actual apartment)! It smelled fresh and was bright, was immaculately clean, and there was a level of ownership and pride that I could tell came from the people that worked in my home!Also, I see other reviews about parking, but I havent had any trouble. There is street parking just across the way from the entrance, and I also have a huge garage and carport parking space. I also elected to rent an additional space, so if you ask me, parking is ample!The pool is fantastic, as you can see by the propertys photos online, and the gym is enormous! It is always clean, and doesnt smell like many other gyms I have frequented.The last thing I want to say is again about Jennifer. About a week after I moved in, I received a voicemail from her, checking in on me. Not just some lazy call as part of a required and tired routine, but an amazing personable call! She wanted to make sure that we had settled in nicely, and that we were doing well, and asked if any part of our experience that she could make better. I could feel the care in her voice, and know that if we need anything, shell be there to help us. Kudos everyone at Sonterra!

My husband and I just moved here last month and we are expecting our first child in a few weeks. The staff has gone above and beyond in accommodations, as has the maintenance crew. Communication with them is always easy and they are extremely friendly, helpful, and knowledgeable. The premises itself is always kept clean and the apartment we rented (newly renovated) is fantastic. We receive emails with constant updates on anything they are doing, from renovating the pool, to new gym hours, to the food truck they are having for the tenants soon. Were excited to see what the rest of our year lease here will bring with a new baby.

I resided here for about five years and only moved to be closer to my aging parents and great interest rates. I loved living at Sonterra and miss the community already, its only been a couple of months. I highly recommend consideration of this community for their team and the great lifestyle environment offered. If I ever had to rent short term or long term again, I would choose Sonterra!

We are extremely impressed with the professionalism of Christy M. Smith and her team. We are new to Sonterra and had problems with the bathrooms settings. It was causing problems for our son who is disabled and required alterations to suit his needs. We approached the team and found them very forthcoming and considerate. Christy helped us through out the process in an efficient and timely manner and the requisite changes were made. We are very happy with the redressal of our grievance.

After living here for over 7 years, I cannot imagine a better place to live. The current management and maintenance staff truly care about each resident, which is evident in their prompt and reliable service. The location is ideal – a short walk to restaurants, shopping centers, and a movie theater, as well as rustic beautiful canyon trails. The pet-friendly complex also provides many conveniences: a 24-hour gym, large swimming pool and hot spa, barbecues, installed appliances, and even an Amazon Hub. On top of all that, the place is virtually quiet all the time, but if any issue arises, security or the management takes of it immediately. This can be a rewarding experience for anyone looking for a perfectly-maintained place to live.

I really cant say enough about this place. I moved to OC from San Diego for a job so its not like I havent seen nice places, but Sonterra offers exceptional value, and here is why:1. Fantastic lighting, my goodness. Not an architect so I dont know how they do it, because the sun isnt directly shining in your house either, but the way these apartments are built allows for maximum light to come into your house. My plants love it and my dog loves laying in the sunshine, so its been great.2. The price is simply unbeatable because you get an awesome community out of it. The front office is great at engaging residents and send out pertinent information in a timely manner so you know whats going on.3. The breezeways are always getting cleaned, this is a clean community and you can see that the front office is putting in effort and resources so that it is that way.4. The maintenance is on top of their stuff. I broke my key inside the door one time and had to call in really late. They came right out and fixed it. The gentleman was very courteous and understanding. Theyre so quick to take care of you and you get the feeling that the front office actually cares.5. Innout, Raising Canes, Chick Fila, Walmart, At Home, and other great retailers ALL within walking distance.6. Beautiful places for hiking within walking distance. Wide lanes in the neighborhood for biking as well, so it is super easy to get fit and stay fit. Especially because multiple gyms are within a 5 minute drive as well.7. The lighting is so good, its worth mentioning twice. Also if youre lucky enough to get into building 5, theres no one to your left side of the building, and the view of the hills is amazing especially during spring and fall.All in all, this is the one place where you actually look forward to coming home from work because you got a nice apartment. And if youve had to work from home then its all good because you have a nice apartment to work out of. 5/5, no questions asked. Keep doing what youre doing Sonterra. I wish you the best!

We loved Sonterra when we moved in, but after living here for 2 years, they decided to jack up our rent by almost $300 all because they are going to renovate the unit (with us living in it). Renovations began during the summer of 2014. They didnt even bother to let the tenants know that renovations are going to be made when the lease is up for renewal. Anyone looking to rent at Sonterra should think twice. They dont communicate future intentions to the tenants, no wonder so many people are moving out!

My husband and I have been with Equity for a long time. We lived at a previous Equity property before finding Sonterra. We have the PERFECT unit. Its dual master suites, downstairs, a garage with direct access. We have the entire bottom floor of the building, sharing only the ceiling. And we never have noise problems. All of our neighbors are great.The remodel of the kitchen, my favorite room, made it more efficient for me to cook and bake. I love the stainless steel appliance, the cabinets and the overall look of the kitchen. We have a laundry room right off the kitchen and not having to go in and out of the garage or onto the patio is so nice!My husband and I use one bathroom each, we call them his and hers. And since we have dual master suites, we each have a walk-in closet! Whats nice about these things--I dont have to wait to use the shower or put on make-up. Its a girly bathroom and my closet is set up just the way I want it without the hubbys clothes getting in the way of shoes!!!!The clubhouse is amazing! I cant wait to have family gatherings there! I love how the pool area looks and of course the gym.The staff is so great. Jorge has been so great! No matter how busy he is, he always smiles and greets us by name. Whenever I leave my gate key at home, Jorge always opens the gate for me so I dont have to wait.Weve been here long enough weve gotten to know the various employees, they feel like friends. Everyone from Jorge and JR in the office, to Christy the manager, to the maintenance staff are just wonderful. Weve been with Equity for several years now. We started out at Siena (also a great place to live). As soon as we settled in at Sonterra, we fell in love with this place. We currently live in a down stairs apartment with two master suites and an attached garage. Its so quiet over here, we couldnt see being anywhere else. After the re-model, we were really pleased. The lowered counter top and all stainless appliances we really love. The new cabinets are beautiful and easy to clean. The ceiling fans are a great help. With the summer heat, it can get up to 110 degrees and the fans help us keep our AC cost down. They replaced our carpet with this laminate flooring. Its so easy to clean and mop. The clubhouse turned out absolutely beautiful. I cant wait to reserve it for some family parties. The gym is top notch. My wife and I love to get in a nice workout, then go for a cool dip in the pool. I enjoy most of the kids around here too, they always play in the designated areas and are never loud. The grass area in front of the garage is always real clean. We have snakes(harmless ones) and turtles. We love to take them and let them play on the grass. Our neighbors always ask to see them. I get along with all my neighbors and we all look out for each other. Parking is always easy for family to come and visit. This is a big plus for me because my father uses a wheel chair and theres always a handicapped parking readily available for him. The mail room is always clean and its easy to get to. I personally dont see any Police activity and thats great. Maintenance has been a five star rating for us. Weve never had a serious issue. The maintenance crew knows me by first name. Last but not least, the office crew. Weve seen staff come and go over the years, and we always get along with every staff member. Jorge from the office is always greeting my wife and I with a smile and he always asks us if we need anything. This is so great!..Now Christy Smith!. This is an amazing woman. Shes done so many favors for us and always has a smile on her face. I hope she stays here a long time. I hate to see awesome people like her, leave. The food truck program is outstanding. We like to get pizza or sandwiches from the truck when its available. I enjoy every email she sends out. Shes always making sure everyone is happy and follows the rules.( she does it very professionally with big touch of kindness). If theres ever an issue with the guidelines and lease rules, shes the first to address it with a kind email. We dont have dogs, but when there was a small issue about tenants and the dog poop not being picked up, the DOGGY DNA program started. Since then, I see tenants with the supplied bags picking up after their loveable animals. Christy was very sincere with the email that put this in effect. My neighbors also have great things to say about her. I have no recommendations for Sonterra. With all the housing being built within a 20 mile radius of us, when our lease was up, we called several places around us and the price we are paying is reasonable. Over the last few years, rent has increased. This year, after all the new housing was going up, Sonterra was very, very competitive. We had a reasonably low increase in rent. We took prices from our surrounding communities and presented them to the office and it was so easy negotiate a good rent price. Equity does their homework and knows what is fair. I was very pleased with everything...from the application process, to the move-in, it was very quick and hassle-free. We had some minor maintenance issues the first few days, and they responded promptly the same day. I left the sister property, Vista Del Lago, because I was extremely dissapointed with the quality of living there. Sonterra has been amazing! Everyone is super friendly, and they’ve been extremely quick at the couple minor things that needed fixed. They’re always going above and beyond, whether food trucks in the neighborhood or constant updates during a fire evacuation they are consistently there for everyone.

I had poor responses from the leasing agent and manager about wasps on my patio and a kitchen sink that wont drain properly.I reported the wasp issue two weeks ago but nothing was done. I sprayed the wasps and the nest myself. The wasp nest is still in the eaves. When I told the leasing agent that i killed the wasps with Raid, she replied an exterminator will not be needed because the wasp nest is dead.I reported the kitchen sink issue less than 24 hours ago, but the response was not goo. When i mentioned it to the leasing agent and manager today, they responded that they are short handed right now. They should be able to hire someone to get these jobs done.

CON: Garbage disposal breaks constantly. Trying to get someone to fix it (actually fix it) is taxing. The water (coming from any of the water sources) sometimes smells like sewage.Washing machine smells like gasoline. Literally every single time. The whole apt smells like gasoline on the weekend when we have multiple loads of laundry. We asked someone to fix that, and their solution was to put a tablet in the washing machine and run the wash with no clothes (clean it). That obviously didnt work. Ive given up and have accepted that my clothes will smell like gasoline every time I wash them. Not to mention about 20 pieces of my favorite pieces ofclothing have been damaged (stained) with black dots. Im assuming from our washer. Its happened months apart. Our neighbor below us came up to our apartment door once and POUNDED on the door telling us our TV was too loud. Shook our frames off the wall. This was news to us since it was only our 1st month living in the apt and we dont know how much our neighbors can hear or how much we can hear our neighbors. Apparently the walls are thin. So we have to monitor that. I can tell the floor is thin because the walls shake if I walk too heavily (I weigh 125 lbs). On a Sunday around 4:40pm, I was getting ready to make dinner and meal prep for the week. The garbage disposal clogged. I ran to the leasing office to see if somebody could please help me before they close. I sat and waited about 10 minutes for them to finish with a potential new renter. I told them what was wrong, they spoke, the guy went into his office for 5 minutes, then came out, looked at the clock (at this point it was 5 minutes before 5pm...not my fault) and they said, Im sorry, I wont have enough time. Youll have to submit a work order. I told them I really hoped they could fix it now because I was JUST about to start making dinner. I also told them I prefer to be in the apt when someone comes to fix something. Then I was practically told that it was my fault that it cant be fixed while Im at work because Im the one who doesnt want him going into the apt without us there. Fact is, I have a cat that Im afraid my run out. And also fact is I just simply prefer to be there, to understand what the problem is, to make sure it gets fixed...and I personally feel like I dont need to explain to anyone why I prefer to be there. Its my home, literally my whole life is in that home and I simply prefer to be there. So that was frustrating. To say the least. And here I am, I just had to submit another work order for the garbage disposal. I submitted it yesterday, went to work, just got back home, it wasnt fixed. I emailed them asking if anyone could fix it (4:50pm...because thats when I got home..luckily). I did get a response saying that other emergencies have come up and that Im scheduled for tomorrow. Just a bummer that I cant be in the home while they fix it. And that I didnt get any notice of them saying when they might plan on fixing it for me. At least some communication and scheduled time would be appreciated.PRO: Great floor layout. Decent price. Other than that, the kitchen counter tops are nice, the kitchen cabinets are nice, Fridge is nice/new. Floor wood and carpet are in good shape. Fans are decent, fireplace is nice. A/C works well (although yesterday it leaked a little for the very first time, but Ill chalk that up to it being a 90 degree day for now, hopefully that wont happen again). We use the grill a lot at the pool, neighbors are really nice and relatively quiet. We like our garage. we like that its a gated community. Were on the top floor, so we like that we dont hear footsteps above us. We like our balcony and the storage that comes on the balcony. The walk-in closet in both rooms is awesome. Having a 2nd vanity and 1 full bath is really great as well.

Lived here for almost a year now. Parking is horrible,they inforce towing when they feel like it,but charge a lot for extra spots if needed. Cars are stored in visitors spots with spider webs all over. Thier excuse is because people are out of work right now. Then why you raising peoples rent knowing they are out of work due to covid. They do not keep grounds clean,broken lights in stairways and we are always ducking or spraying around our door and stairways to get rid of the spiders/spider webs/ants around our building. I didnt notice till after living here a few weeks that half the cabinets are just put on just to pass a walk through and carpet does not even attach to the wall completely. I would not recommend my family or friends here.

Its located in good place, thats why the Staff behaving like people have no choice. Their response is horrible when I want to break the lease, they want to make as much money as they can. I end up paying 2.5 month rent, even when Im in apartment, they leased the apartment to other people and increased $200 rent/month. Struggled a lot and left that apartment in disappointing manner.

I totally do not recommend this place especially if you have kids. I guess it is our fault that we moved into the 3rd floor with two kids without knowing the fact that kids cant even make kids normal noise as the flooring plan at this complex is horrible and you will get an email with threats that you will get lease violations if you do not follow the policy. I have never seen the complex management really looking into the issue or examing the situation. We moved in because our friends have said that this is a good community however horrible choice!! We lived at many different apartment complexes and never been harrassed by noise of our kids. The apartment never examined or even try to find out if it is normal kids noise or were intentionally, mindlessly making banging, stomping noises (per the email we recd from the leasing agent) to disturb neighbors. It came to the point where we cant stress our kids anymore. My 4 yr old walks on tippy toe and if he runs once in awhile with excitement for some reason and we look at him and calls his name, he says, people downstairs are mad, lets be quiet. We wrote emails to leasing office and they didnt respond or took an action for this. I followed up again and all they did was copying and pasting the agreement we signed. I told them before you guys come back to us and say heres your violations and start the eviction process, well move out. The leasing agent wrote back and said we cant because we signed the agreement. Well then youre saying, even were trying our best, more than our best to keep it down, just because we signed the contract and were obligated, we have no rights whatsoever to enjoy the living without stress, but to follow your guidelines, keep our mouth shut, keep yelling and stressing our kids and wait until we get violations and get kicked out??? Wow, what an amazing place to leave?? Hope you make a wise decision to pick your apartment home where you can really enjoy the living.

I am a current resident and I advise not to be a resident here. The company along with the courtesy patrol Messina Courtesy are notorious for unlawfuls tows. We will be filing small claims suits against both Equity Residential and Messina Courtesy Patrol.Being a resident here puts you in jeopardy of being subject to tow fees $375+ for any given incident. If it happens over the weekend all employees and companies involved ignore and defer you as tow prices start to increase.
