Had a consultation call with Sage for a market update and FHA program information. It was a great call. Caleb has a great command of the program and knows the market brilliantly and was able to give me great advice and feedback. On the call, they can set your aim & expectations for the investment opportunities based on your long term goals and needs as well as help you thoroughly understand what others have experienced in the process. A little bit of a back story first... I finally took the initiative and started doing some research and searches on multi-family units in the last 2 weeks of December 2023. I came across some properties in San Pedro and Long Beach which looked really interesting and was really excited to finally start taking the next step of finding a realtor.But before I started calling realtors, I did a bit more research on the pros/cons of investment properties, down payment needed, location, rent, etc. and this is where I came across a Youtube video from Juan and Caleb explaining some basics on multi-family properties. I liked what I heard in that one video and decided to give the office a call.To my surprise, when I called, Juan picked up (I was expecting to leave a message and have someone call me back). I explained to him how I came across his number, that I would like more information on the process and that this would be my first investment property. We set up a few zoom meetings to gather more information, review the process, and what the next steps would be.After finding the property, I couldnt have found a better suited, more knowledgeable realtor than Juan. He was always available to answer questions, had great follow up with the other side (which mind you, were really difficult to work with during the entire transaction), and all in all made this transaction bearable during the entire process.I would not hesitate to recommend Juan and his team to anyone who is venturing into this type of real estate space. The Sage team was AMAZING to work with from start to finish. From determining the right listing price, to their marketing/ social media blast, to negotiations, to finding the right buyer and everything in between, they were ALWAYS on top of it and made the whole transaction a very easy one. The property had 2 unpermitted units, which caused some hurdles, but Juan and his team addressed the issue straight on and never showed any doubt wed find the right buyer, which we did.Nadine was great to work with as she was always only a phone call away and was very patient with helping me understand some of the paperwork and disclosures, etc.Juan and Caleb never hesitated to be at the property for a showing or an inspection. After much research, we decided to engage Juan Huizar from Sage Real Estate Group to list our three multi-family properties. Two with very much family historical significance. We previously had independent appraisals completed on these properties and Juan thought the appraisals were very conservative. Juan listed the properties with asking prices thousands of dollars higher and we had multiple offers in the first thirty days. We had multiple hurdles to overcome during escrow as beneficiaries. We inherited multiple miscues from family members that were no longer with us. Juan, his Team and other Associates worked to overcome these obstacles and we closed within the offer timelines. Although we owned our place in Boston, we are new to Long Beach. After renting for close to a year we decided to make the plunge and buy. We had an aggressive timeline but within 2 weeks we had put in two offers and got one accepted and closed 30 days after. We would not have been able to do this without Juan and Amber. They were super professional, listened to our needs/wants, and adjusted to our schedule to view homes. They helped with putting in the offers and walked us through the SoCal LB home purchasing process. Most of the process is the same, but others were not and Juan and Amber helped us navigate those differences. But more than all of that, the thing that we really valued is their knowledge of Long Beach.
