James showed up to my house and was ready to work. He had all the tools, skills and knowledge to perform a thorough 1-year builder warranty home inspection. All of this translated to a well done/easy to read inspection report which was delivered to me the following day after the inspection. Overall, I’m very satisfied with the customer service provided by James and the professional report delivered to me.

I found this company through recommendations in my neighborhood community group. This inspection was for our 1-year on a new build. James was super nice, thorough, and took the time to explain things. We received our report the next morning. The report is well organized and easy to read, and contains a helpful section of key items to focus on before you get to the full report. Great experience, highly recommend.

I hired James for a new constuction home inspection. James from the beginning responded very quickly to any questions I had. He provided all the requirements for the job. I recieved the inspection report 1 day after the inspection and I was impressed of how detialed it was. I had my walkthrough few days before the inspection and james caught many things and brought it to my attention. He also provided details of how things work in the house and what to do in cases of emergencies.I for sure will use his services again if I need inspection.

James is incredible. He was referred by 4 of our neighbors and I immediately looked him up! As a new homeowner and have a new build, we want to make sure we have someone we can trust to do our own inspection before we do the 1 year builder inspection.From the inquiry to the moment James showed up, his company was nothing but professional. We know what to expect and how much his services were and it is worth every penny. He explained the process and the timeline so we know what to expect. This man is knowledgable, honest and works hard. He explained everything and found things we would never notice! He was patient and explained everything, answered our questions no matter how silly it may seem, he never made us feel uncomfortable to ask and learn. We got a full report with photos, even the roof! He is very detailed and nothing was missed. We sent us a list of what to focus on and we are very confident coming to our 1 year. Not a surprise everyone I know in the community recommended him. I cannot stress this enough, do not rely on your builders inspection, Hire a professional and James is 10/10!!!

Highly recommend! We contacted Sacramento Home Inspections for a pre-listing inspection and the process was seamless. I was able to complete details about the property online and set an appt with James within just a few days. Other companies I contacted never returned my calls or emails. Im sure it is a busy time of year, but responsiveness is so important. I met James at the house (he was early!) and he was professional, friendly, knowledgeable and thorough. Not only was the final report detailed with good photos, he also took the time to give me a verbal summary after the inspection. We received a link to the report withing a few days (and this was over a holiday!) I was able to meet with the contractor and incorporated some of James suggestions into the final to do list for the walk-through. Again, highest recommendation for this company!

I worked with James as a first time home buyer. James was extremely responsive within planning and scheduling as we were working with a new home builder.Despite the hectic activity from the builder, James was able to accommodate quickly. We planned to have James come out during our blue tape walk to add any of the issues discovered to the punchlist.During the inspection, James checked everything critical and more with proper tools and gadgets. The neatest gadgets being the FLIR Infrared Camera, camera drone, and a keen eye.Post inspection, James gathered all his information into a documentation form which he reviewed with us immediately after completing his inspection. He also was able to find water damage that was missed by the builder and myself. While it was minor, it was still worth mentioning that James was the only one to notice it.James also followed up with an e-mail with the payment link and the entire report attached. I can fully say that James price is more than fair with the amount of information and detail provided.I will be having James come back for my one year inspection and will be recommending him to everyone buying within the area.

He is knowledgeable and this the reason my family used his services for the second. He has asked us call him later also if any question comes in our mind about this inspection. James wrote a phenomenal inspection report. It was very detailed with clear photos and explanations. It also contained lots of useful information that will be helpful as a new home owner (examples - which external drains is it normal to see water dripping from, which ones should never have water dripping, how frequently to maintain certain aspects of the house, etc.). He gave great guidance on each issue he found, even down to considerations like the type of railing along the stairs encouraging climbing behavior in children, the height at which carbon monoxide detectors are most effective, and how to maintain the perimeter to allow best monitoring for termites. I plan to keep his report as a reference for the future - it is almost like a manual for the house!

It was a pleasure to have James visit the house for a buyer inspection. He was very thorough and answered all of my questions along the way as well as after everything was finalized. James is an exceptional professional coupled with patience and ability to explain complex issues to people like us (first-time homebuyers). I have had James inspect two homes now and I highly recommend him to everybody. Hes super easy to work with, incredibly thorough, knowledgable about all the trades, and perhaps most importantly just a genuinely nice guy and all around good person. Ive used him as both a buyer and a seller. His responsiveness is always great and he does a great job of positioning his reports so that theyre dont impact a deal. You dont want an inspector whose report is going to make a buyer or a seller feel like the report favors one or another. James does a good job of delivering information in a neutral way, which is exactly what you want.

I spoke with Katja when I called to inquire about the process of having someone come to my home to do an inspection. Informative, personable and accommodating is what I experienced during my first conversation with her. So, I made an appointment for James Chisholm to do a total home inspection. The great customer service continued when James arrived, right on time. He was friendly, professional, respectful and personable . . . WOW! After completing his inspection, he spoke in great detail about his findings, making sure I understood all the important constituents and areas of concern associated with my home. I found James to be an excellent communicator and a thorough inspector. He alerted us to an issue with the placement of some carbon monoxide detectors and explained to us why they needed to be placed closer to the floor than the ceiling. He recommended that we simply purchase some additional detectors and put them about 3 feet above floor height. An easy fix that might save a life.

After this process, both my husband and I remarked that its a shame we dont need a home inspector more often. We had such a great experience working with James and would hire him all over again in a heartbeat. He was incredibly thorough, taking time to check every little detail (including tons of things we never would have thought to even ask about). After he does his super detailed inspection, he walks you through his findings -- AND he explains crucial things about how your house works (for example, he showed us how to use our new fireplace, where the water gas and electricity control panels are and how to operate them, etc.). The report he sends you within 24 hours is incredibly detailed, including pictures, and yet is also nice and concise. Even if we arent asking the seller to repair all the things James found, we now have a perfect checklist for what repairs we need to do upon moving into the house. Plus, hes very friendly and easy to talk to. Seriously, worth every penny!
