I was awarded the Earthquake Brace & Bolt (EB&B) grant for up to $3,000 for a seismic retrofit. I own a 1950s home with a crawl space style foundation running around the perimeter of the house with traditional wood stick framing.During the EB&B grant process, you must select an approved contractor. As part of the search process, I found Ricardo Lima from RSL Structural.He came over to the home to do an estimate, and took detailed notes and photos of the crawl space foundation. He then explained how the EB&B grant application process worked, and I found him very professional and knowledgeable. He even pointed out a plumbing leak under the kitchen I was not aware of. I had other contractors out to give an estimate that never mentioned that, which made me question their thoroughness.Once I decided I wanted to work with Ricardo, he booked me into his calendar for 2.5 days of work. He was able to complete the actual installation of the braces & bolts over 2 days. And he returned the 3rd day for the city inspector to inspect and sign off on his work.In total I spent $6,500 before the $3,000 grant, and I only had to be inconvenienced by 2 days of loud construction noise. I appreciated his constant communication and knowledge throughout the process. He is very aware of how the EB&B grant program works, and was able to do the majority of the paperwork himself, since he does it so often.I cannot recommend Ricardo enough, he has demonstrated himself as the #1 seismic retrofit contractor on the SF Peninsula!

The project was completed on time, as scheduled and to our satisfaction. RSL Structural Inc. was very prompt with all communications. Ricardo explained everything he would be doing and since I knew nothing about the process, Ricardo was been kind enough to explain to me the steps that I need to take and he relieved my anxiety. Of the contractors who came to my house he was the most professional and took the time to talk to me and show pictures and tell what he would me doing.On the days of the actual work Ricardo introduced me to his assistant and told me what would be happening through the process of the retrofitting. I was surprised how quickly the work was completed. Ricard left the entire are clean. He even put a patch on a fall vent for me that he saw in passing. That is something going just a liitle extra.Ricardo is really a pleasant, knowledge man to work with. He made this whole process so much easier for me by explaining each step which really meant a lot to me.I highly recommend Ricardo Lima as the contractor for EBB.

I first prayed and believed I received that God would send me a contractor that would do a great job.I read reviews, made phone calls then made some appointments.Ricardo Lima was my second appointment. I knew in my heart that God had sent Ricardo to be my contractor. I accepted him as my contractor that day.Hes a great foundation expert in San Bruno and the Bay Area.Hes been working with EBB for many years now. Hes an expert at following their plans, placing the bolts and the bracing just where they need to be according to plan as laid out for contractors to follow.As I read in reviews Ricardo does it all leaving very little for the homeowner to do. The homeowner just needs to go on the computer and follow the instructions for what needs to be done on the homeowners dashboard, which is how how homeowners communicate with EBB.His plans and the way he works is precise. As a handyman myself, it was a pleasure to watch him work. Ricardos work is well thought out and well planned.He passed all building code inspections with ease.As a homeowner hes very pleasant to work with.He left the work site clean and haul away all debris.Great job Ricardo.

Ricardo is the first contractor I contacted for EBB retrofit. He was very organized and explained very clearly about everything. He went to my narrow crawl space and did a thorough inspection and then explained to me about my maze-like crawl space. After that I also got quotes from several other contractors. I eventually still went with Ricardo due to the positive experience and more reasonable price.Then he helped submit the application, got it approved, did the work and got the inspection done. All the communication is very smooth and again I think he is very well organized.I highly recommend Ricardo for the EBB retrofit job.

We picked Ricardo/RSL as part of our work with the Earthquake Brace & Bolt (EBB) program to do a seismic retrofit of our home. We got several competing bids. Ricardo was the only one who took the time to explain the work he would do in terms we could understand. His approach was professional and made sense. He did not oversell or undersell. He explained what he thought we needed at our home and when we asked questions he could justify his point of view.He was patient with our questions and we never felt rushed. He put us at ease. That continued throughout our contract with him.Communication was simple, quick and efficient. When things went wrong -- like a dead battery in the work truck on the day the work was due to start (!) -- it was a simple text that hed be late and when he would be able to show up. And then he did.As far as the work goes, Ricardo did all the work himself. Everything he did was as advertised. He was clean, neat and respectful of our needs. His work has given us peace of mind.Bottom line: Hire Ricardo if you can get him, based on our experience, you will not be disappointed.

Had an excellent experience hiring Ricardo to do my earthquake retrofit for the California Earthquake Brace + Bolt (EBB) program. While collecting bids for the job I talked with multiple contractors, and of them Ricardo stood out for his professionalism, obvious familiarity with the program, responsiveness, and clear communication. That continued to be the case throughout the program, and he did a great job interfacing with the EBB and South San Francisco city permitting / inspections.The retrofitting was done exactly to the schedule and specifications he promised. Throughout the process I was kept in the loop and felt confident I knew what was going on and what the next steps were. All in all, extremely happy with his work and would highly recommend to anyone looking to perform a seismic retrofit on their property.

Great working with Ricardo for the earthquake bolting of our home. Very professional - he had all the knowledge and communicated the whole process clearly. RSL Structural completed the seismic upgrade to our property efficiently and neatly. Ricardo, the owner, was able to make the process as smooth as possible by preparing and submitting many of the required documents (like permits, and scheduling inspections) on our behalf. After the work was complete, Ricardo was also able to assist with insurance paperwork that helped us reduce our earthquake insurance premium! I picked through the proposal and looked carefully at the materials he was planning to use. He had offered a sound materials list and good pricing. He described the project in detail along with the time frame. He answered all my questions and concerns. Once the project was accepted and approved by EBB, everything went according to plan, which is a very pleasant surprise. Things tend to happen in construction projects. Look no further. We would highly recommend anyone looking to perform an earthquake retrofit to use Ricardo at RSL Structural Inc. We went through the federal brace and bolt program and received bids from multiple contractors. We chose RSL because Ricardo was professional, explained the whole process, and provided a fair estimate. The initial consult, Ricardo explained all the requirements to retrofit the foundation and house, and was patient to answer any questions we had during the consultation or afterwards by phone and email communication.Ricardo was professional and has excellent communication throughout the months leading to the project date. He kept on top of the federal brace and bolt portal to make sure all the necessary items are submitted, and went through the city to get the permit needed to do the job.The week of the project, Ricardo reminded us to clear out the crawl space. He showed up early and started work immediately. He coordinated with our citys inspectors to get the 2 (initial bolts and final) inspections handled. He finished the work and clean up in 3 days and the 4th day was the final inspection that passed with flyng colors.We talked briefly with our inspector if there was any issues, and he told us not a one and that the job was exceptional.At the end of the job, Ricardo made sure the area was clean, went through the final walk through, and let us know that all the documents should be uploaded through the federal portal for us to submit.If you are looking for an exceptional craftsman who is proud of his work, professional, and an overall wholesome guy, Ricardo at RSL is your guy.

Highly recommended!In a landscape of specialty contractors who were too busy to call back or found my earthquake brace & bolt project too small to bother with, Ricardo promptly called back and scheduled a walk-through to provide an estimate. He showed up at the time scheduled, ready to measure my homes footprint and crawl beneath it to see what work needed to be done.He explained the process, which was complicated documentation-wise because work was partially funded by a State Brace & Bolt homeowners grant, how he would get the necessary approvals and building permit, what the progress payment schedule would be, and possible choke-points and holdups; he then promptly followed up with a quote for the work. After I gave him the green light I could see he was promptly submitting the required photos and drawings to the State (theres a program portal where you can see uploads and submissions); after approval came in he scheduled the work and on the start day he was on site on time, again ready to go. Following work, which included handling the City inspection without me needing to be there, he again promptly submitted documentation to the state which allowed me to file for my grant reimbursement.Throughout the process Ricardo kept me apprised by texts, emails, and phone calls, leaving me with the feeling that I was dealing with a pro who knew his stuff. Ricardo from RSL Structural repaired and replaced several damaged posts in my basement and filled cracks in the basement walls. I found him to be highly professional about all his estimates and his work on site. He explains his work well and makes his estimates detailed and clear. He is a friendly and personable guy. As far as I can tell, the work is excellent (I am not an expert on foundation work) He sent lots of photos, before and after, so I could see what was needed and what was done. This kind of work is expensive, but I received other similar estimates, and so I assume it is reasonable. I would definitely go back to him for further construction work. Thanks, Ricardo!
