I was referred by a realtor to Roofstock. I must say I was nervous in the beginning but the process was so thorough that it took the worry away. From the listing of my home to the correspondence of the buyer everything was done in deceit and in order. I have another home and I will be listing again on Roofstock. Very professional and I’m truly pleased. I re-list my property and I must tell you the experience was just as wonderful as the first time. Seriously, once my property went live, I received an offer and excepted to buyers offer. I can’t wait to finish up with my other home and lost it on Roofstock again.

Well everyone here I am again giving negative feedback back on a business. I went to the rootstock website to post my home for sale, the site loads very slowly, it will not upload your photos in the correct order, you cant edit the photos in the correct or, (switch them around) you can only delete them, ( if you try to upload them after deleting them the same unorderly jumbled pross will occur). And after all that it tells you to schedule a callback. (NOPE) you cant select a time slot because there are no time slots available, and if you call the customer service number you WILL get the automated voicemail system and you WILL NOT get a call back.

Bought 3 properties out of state on Roofstock so far, and joined their Academy. The tools they have to help make informed decisions are fantastic. I had a Stessa account for a duration of 2 years. Unfortunately, in the month of November, my account was unexpectedly closed by Stessa. To my dismay, they decided to withhold a substantial amount of $17,303, which was the rent money that had been deposited into my Stessa account. Since November 2023, I have made numerous attempts to retrieve this money from Stessa. Regrettably, I have yet to receive any form of communication from a representative of Stessa regarding this matter. Consequently, I have been compelled to seek legal assistance in order to recover my funds, accompanied by appropriate interest.I must admit, I find myself perplexed by the actions of Stessa or any company that would close a customers account without returning their money. This situation can only be described as a clear case of robbery, and those responsible should be held fully accountable for their actions.

I have purchased three homes through Roofstock. They have been great to work with and I have referred my son and my son-in-law as well and they have purchased at least one home each. The process has been straight forward, and Ive had lots of confidence purchasing with them. At age 65 I only wish I would have started a long time ago with them. Rental homes in affordable markets are a great investment.

Roofstock provides a virtual and unique platform in real estate transactions particularly for investors. As a seller of properties owner, I have the options to sell the house with the rental lease in place. Not only renter not be disturbed during the listing period, but the lease may also continue for the new possible buy and hold investor. So far, weve purchased 2 rental properties through Roofstock. The first was single-family which was listed on the site. The second property was a single-family property which we found on Zillow and purchased through Roofstock. The process for both was very smooth.Roofstock is basically a one stop shop for getting started and growing your portfolio. We insure the properties with their suggested agency (premiums were lower than what we found on our own for the same coverage--do your DD and compare rates)Roofstock also suggests lenders but we were able to find better terms on our own. Again, do your due diligence and shop around.We are currently using one of the preferred property managers that Roofstock suggested and they have been awesome so far. I found two investment properties in Jacksonville (12 hours and >850 miles from where I reside) on Roofstock. I am very happy with the investments and pleased with the overall experience I had with Roofstock. The folks at Roofstock were very helpful and transparent about their business model. Both the amount and thoroughness of information about the properties that was available on the site gave me confidence in what I was buying. I had more knowledge about the properties before I made an offer, via the inspection and market report, than I would have had if I was investing conventionally in my home market. This is a feature of Roofstock that seems to differentiate it from other turnkey style companies. I would not hesitate to recommend this company to anyone looking to buy residential real estate remotely.

We bought our first ever investment home through Roofstock recently. So far, our experience was quite good. The website is easy to send offers, reject or accept offers. After we had an agreement with the seller, Roofstock is very helpful in getting the transaction done.We also used the property management and the lender Roofstock referred to. Rootstock is a great resource, In using these resources I have had to contact customer support. I have never felt like my problem was so important, or as if they were paying attention to me more then I have felt with Rootstock. Ive recently closed on one of the properties through Rootstock and I was surprised with how smooth and painless the process was from A to Z. Everything from property search, to info on the house and communication with the seller was handled in a timely and professional manner. I had a very good experience with Roofstock. A end to end real estate company who helps with making the investment decision up until after the purchase. Roofstock was my primary partner in my first home purchase. They have a great time and their partners are the best real estate broker and property managers out there.Roofstock is still a young startup and thus also still has to figure some things out. If I had to improve something it would be to add more transparency in the process. As a first time home buyer I wasnt always sure what I needed to do and would hope for a little more guidance in future.I will definitely work with them again on my second home purchase.

From the start I was skeptical. One Sunday I got a call from Kyle who asked me if I had time to go over the website to best utilize it for my needs. Roofstock is a first in the industry to offer a straight forward marketplace where people can buy and sell investment properties. They provide tons of data about each property, as well as protect buyers w/ rent guarantees and inspection/appraisal contingencies. Their marketplace makes it easy to purchase an investment property, but buyers need to beware of what it means to not have a realtor involved in the deal. A realtor will often times fill the communication gap and act as a central player to make sure everything gets done thats supposed to get done. This role will be absent, so its important for the buyer to take it upon themselves to up their game. Do not assume anyone is acting on behalf of your best interest. My experience w/ support staff was average at best, as I experienced communication gaps and miscommunication. If youre just getting into the investment space, STAY ON TOP OF THINGS! ASK QUESTIONS! This may not be the best fit for someone who has never purchased a property before, but its possible.In the end, Ill continue to look to utilize Roofstock as theyve begun to create a unique investment property marketplace where someone can buy/sell _tenanted_ properties. Otherwise, youre looking at sourcing your own deals from scratch, compiling numbers, etc. This is spoonfed goodness, but dont let that lull you into a false sense of security.

Makes Real Estate investment hassle free and with confidence!I have worked with different Turnkey providers. Roofstock is the most transparent. Tools available on the website are awesome. I can make a decision quickly whereas with other providers I need to plug in the numbers on my own excel sheet to calculate RoI % etc., Also Roofstock is the only website that provides Property Inspection Reports. I have sold several tenant-occupied homes on Roofstock and I have had a great experience so far. They have well-qualified buyers on their platform who are looking to invest in cash flowing real estate. Roofstock performed its own due diligence and ordered inspection by a third party before they agree to list my properties on their platform and Ive found it a bit too thorough at times. They required me to replace a working condition Zinsco panel but I think all these upfront efforts will help minimize hiccups down the road. I would highly recommend Roofstock to buyers and sellers of rental properties. They are definitely the Airbnb for investment properties!

Roofstock stopped at nothing to resolve the issue and covered the repair costs. As an out of state investor, this level of after sales support gives me great confidence. Great source to purchase investment property. Allows ability to filter properties online based on buyers criteria. Very good financial analysis provided for each property. Please note that there is a buyer fee of 0.5% and rent estimate is a little on the high side sometimes but it is worthwhile if you are negotiating well on each property and you are also doing your independent research. I would suggest to NOT buy at list price unless if you find it to be a great investment and overall analysis is very good.I forgot to mention about the Roofstock staff. Thank you for giving my husband and I the opportunity to become true Real Estate Investors! This was our first time investing out of state and we were very skeptical about the process. We are not entirely computer savvy and have very little experience in investing to begin with, but after a little due diligence we jumped in full force and decided to invest in two properties simultaneously. And so, we cringed and prepared for the worst only to find that it was such an incredible and exhilarating experience, far different from traditional, beginning to end. Our Roofstock advisor was very knowledgeable, courteous and professional. He took the time to explained everything in detailed and welcomed any questions and concerns. We received a warm hand-off throughout the process via email and the only time it got a little muddled honestly, was due in part because we had two separate transactions in the works and therefore two separate transaction coordinators. We kept getting the properties and coordinators mixed up and I sensed frustration and lack of communication on their behalf. That may have been the only small hurtle we encountered. We were referred to Northpoint, our lender, also an excellent experience. Communication was never an issue and our loan officer always available via email or phone. We were also referred to Property Protect for home insurance and again, very professional and apparently experts with investment properties. We did not have to stress about looking ourselves for coverage. The last hand-off was to the property management companies. Even though we invested in the same state, we are currently working with two separate companies, Suncoast and Hampton & Hampton, as the properties are hours apart. Maybe something to consider in the future if investing in multiple properties? So far, they have been exceptional and very welcoming! Thanks again Roofstock, and thanks to their business partners. I wouldnt consider myself a savvy real estate investor, just a regular guy trying to get my foot in the door of a different asset class. Getting into real estate can be really overwhelming, and it is hard to make time to find a great rental property, or compile all the data you need to a make good decision. This is where Roofstock really shines! They present you great rental properties, with the numbers calculated already, and turns what would normally be an overwhelming process to a simple yes, these numbers make sense and match my objectives or no, this deal doesnt work for me. Then from there, everything is handled online, you sign some documents, pay, and on closing day you start collecting pro-rated rent. It couldnt get any easier, and I plan to keep adding to the two properties I have already purchased through Roofstock. P.S. Roofstock is a really good way to buy real estate out of state! It makes a lot of sense for investors since the tenants come with the property when you purchase it. This is great for both buyer and seller.In our particular situation, roofstock opened new doors for us to diversify our rental portfolio. We live in Calgary, Canada where we own and self manage numerous properties. Currently the market here is quite soft and does not make much sense to buy in. Roofstock allowed us to diversify our portfolio with confidence. It is a little scary to buy a property sight unseen, but roofstock made the process very transparent.Roofstock has even caused us to alter our investment goals. Now that we see how easy it can be, we plan to gradually sell out of our portfolio we are self managing and purchase more properties using roofstock in the near future. It is a no brainer! We make a better return and we dont have to self manage!There were really only 2 issues we ran into, but neither were roofstocks fault. We set a 30 day closing, and it kept needing to get pushed back due to our lender trying to get the appraisal done so it ended up taking around 60 days to close. The other thing was getting signatures notorized by a US notary. US lenders wont accept a Canadian notary, so I had to make an appt at the US Embassy in Calgary and pay $50USD per signature for 8 signatures.In the end, we were quite happy with the process and hope to use roofstock again in the near future!

I have purchased 4 houses on Roofstock in the last year. One in Detroit, one in Houston, and two in Memphis. All have turned out to be great cash flowing investments. I have not had a minute of vacancy in any of the properties. None of them have required repairs and all of my tenants are caught up on their monthly payments. They all have great CAP rates and I cant believe how easy the whole process has been. I am a real estate investor and used to taking enormous amounts of time purchasing properties with a realtor (not to mention all the time wasted looking at houses I dont end up purchasing). The first 2 properties bought at Roofstock went ok. There were some issues but nothing out of the ordinary and we completed the transactions on time. The 3rd property in contract is a different experience. This is a 1031 Exchange transaction (like the other 2) with time constraints. As of the time of writing this review, we extended the closing 4 times already and now going on a 5th extension. The communication from the transaction coordinator and title company were sparse. Information on the progress of sale is mostly unknown even with repetitive requests for such information. A Roofstock advisor that I copied on my emails has started to assist. I am still hoping that this transaction will be completed as per the 5th extension due date. I was a big Roofstock cheerleader and recommended this site to fellow investors. No more... proceed with caution. After extensive comparison among Roofstock, Norada, Morris Invest, Home Union, Hipster Investment, Maverick, I eventually chose Roofstock and Im glad to have made the right decision. Roofstock offers a huge variety of investment properties, ranging from class A to D neighborhoods in many different markets. However, interface with lender (especially Roofstock partnered lenders) can be better. In the end we closed on time but it still took some effort and was a bit close. Roofstock has done nothing but impressed us with their customer service. We got two properties from them and the transaction themselves were smooth. They really know how to take care of their clients and continue to do so even after the process is complete. We had a rough start with our first property. The rent payments were sent to the former property management company in error who refused to release the funds . After 5 frustrating months of trying to reach this forsaken PMC, which appeared to have multiple turnovers in management who were ill-informed, our PMC was out of options and suggested a lawyer. Our PMC even went to the old PMC in person to show the documents and request the funds and they were treated very rudely. Then comes in Roofstock. One swift email to Patrick Plumer directed us immediately to their Customer Success Team with Michael Chen responding within 15 minutes, letting us know he was going to help. Communication was consistent with frequent updates on the status. Within 2 1/2 weeks, the check was in our hands and cashed. I dont know how he did it but the feeling of support and care of how this situation was handled was beyond exceptional. The team at Roofstock is amazing and I hope their values never change. This is my first time working with a company like this and after closing on my property and unfortunately this wasnt the smoothest experience. There were some key details that were left out of the documentation they provided, like purchase history of the property, which prompted a long delay after I found out the house was purchased 9 months for almost half the price of what I paid with no renovations done. The market rent I was quoted online was inflated over $125 from what the appraised market rent was. The title company that was recommended did not communicate well at all, and I ended up having to pay the notary fee out of pocket to close, as well as $20 in atm fees for a last minute mixup in pro-rated rent. The recommended insurance agent provided the most expensive quote that led me to find my own insurance carrier. I feel misled on a number of fronts and would recommend finding your own title company and insurance company if you do proceed with roofstock, but I would expect more transparency as a whole from this type of company.

My tenant informed my property manager that there was black mold present in every single room! Mold inspectors were to sent to the property and they have confirmed that its BLACK MOLD!
