My husband and I were so grateful to have found Richard Buckish as our realtor. From our very first conversation via Yelp, I knew I was going to work with him. He is so quick and responsive and even contacted me within minutes when he was at his own wedding! My husband and I came across a beautiful home that we saw close by excellent schools in a nice neighborhood and asked Richard if we could see it. We fell in love instantly with the place but didn’t think we could get it because it was over our budget. Richard remained optimistic and encouraging. Not only did our offer get accepted, he also negotiated the purchase price down to a number we were comfortable with. And that is unheard of - especially in this crazy market! Agents are out to make money and don’t truly care about you is something we all have been told/seen/experienced. This is very true in this industry but as you will see with the many satisfied clients herein that IS NOT the case with Richard. I don’t write reviews but he earned my respect and I will only spread the word if it makes the world a better place and truly helps others. I will not repeat everything in all the other reviews, but I will say those clients are correct in their assessments period. Richard would rather tell you the truth and loose your business than tell you a lie. Integrity matters. You can tell his experience by the exceptional insights in YOUR perspective.. NOT his perspective nor the seller’s perspective. Richard not only helped me with selling my home, but did more for me with my NV purchase than my NV agent. That was NOT his job but he cared about me enough to even review all the legal documents involved and have countless conversations with me. I have only bought two homes in my life and is a scary process with everyone wanting you to Docusign immediately or you will loose the house and the countless different opinions. He found issues with the legal documents and gave me the confidence and knowledge to make informed & educated decisions. For example there was clever language trying to get me to waive contingencies that were not fair to me and he saved me from making a 1.3 million dollar mistake. Ultimately the Agents in NV realized they were dealing with ‘an expert’ and kept it fair and legit the rest of the process.He is very educated in his industry but also a helpful person. For example, he cleaned my pool, took some items left behind to donation center, returned my cable box and internet modem because I was already out of state. I actually have leveraged my expertise in technology to ‘give back’ to him because I felt indebted to him.When I move again, I am calling Richard to help advise me no matter what. If you are NOT going to use Richard and know of him you already made your first mistake. I don’t give out trust easily but I trust Richard and you can as well. We are a family of 5 (with the youngest being 1, and with multiple pets) and we were in need of selling our primary home quickly to move to a different state. We also sold multiple out of state investment homes in the span of a short time, so we had our own share of experiences interacting with both good and bad realtors.We interviewed a handful of CA realtors and reached out to Richard to be our agent.Richard immediately rolled up his sleeve and guided us through the selling process.The process was NOT as easy as it could have been (to no fault of Richard). When our current home was in escrow, the closing date got moved 2 times, with the first one giving us a 2-day notice and the second one giving us only a day notice.What we appreciated about Richard:Richard is very knowledgeable, smart, and direct. When it comes to giving guidance and advice, he does not sugar coat things, which I truly appreciate. When the closing date was constantly getting delayed with no fault on our own and no advance notice from the buyers agent, he walked us through various options while coordinating the activities where we could also protect our cash outflow from the constant rescheduling.What I most loved about Richard was that I truly enjoyed his calmness during chaos and a stressful time. But dont let his calmness fool you. I can tell you that in hindsight, he relentlessly fought (I mean relentlessly) and represented us in the best way possible. He truly cares for this client.We are truly grateful for what Richard provides and it has definitely been our pleasure working with him.

My husband and I both bought and sold a home with Richard, and both experiences were excellent.We were new to Los Angeles in 2017 and looking for a home anywhere between Sherman Oaks and Pasadena. We looked at dozens of homes, and Richard really impressed us with his patience, knowledge, and sound advice. He introduced us to great neighborhoods and really understood what we wanted and liked. He thoroughly researched comparable listings, giving us confidence that we were offering and paying a fair price on our home. He also arranged thorough inspections to ensure we identified any potential issues prior to purchase.We found a home we loved in Burbank and it was a wonderful home for 4 years. Unfortunately, we had to move out of state in 2021 so it went back on the market. Richard advised us how to prepare the home for market and we received multiple offers. He summarized the pros and cons of each offer very clearly, making it easy for us to select the best one.Richard is an agent you can truly trust. Richard has been the best realtor Ive ever worked with. Very straightforward and truthful to what he does. Not only did he get us the house we wanted at a reasonable price, he even successfully sold our home five years later. Richard even managed to get our home sold off the market very quickly, which I didnt even expect. All in all, each process he handled was smooth and well managed. We were looking to buy our first home, and a friend recommended Richard. From the first moment, we knew we were in good hands. He was always communicative, available, and calm, despite the insanity of LA real estate. Hands down, one of the best experiences I’ve had working with a realtor. I just recently purchased my second home and used Richard as my realtor. He was very knowledgeable, patient, and helpful throughout the whole process. I never felt rushed or pressured to overbid and he was very honest in even letting me know if a particular property was not worth over bidding for. He was very good at making sure to keep emotions as check in order to not make a poor financial decision down the long run, which was hard given this market, but so much appreciated. I ended up closing on the perfect home for my family and me, and could not be more pleased! Super happy with my service and purchase using Richard’s services and would definitely recommend to anyone needing to purchase or sell a home!

As first-time homebuyers totally new to the entire real estate experience, my husband and I were nervous about what pitfalls could be encountered or what we were getting ourselves into. After our initial research, we interviewed a few different agents to try and get a sense of what it was like, and didnt find anyone we felt comfortable with- until we found Richard and gave him a call.From our first conversation, Richard was immediately available, helpful, and walked us through the process and answered all our questions with clarity and a real depth of knowledge. We immediately felt at ease with him and his insights, and during that first conversation right away committed to having him as our buyers agent- he was that good! As we went further into the process, he was always able to guide us through, make sure we were feeling comfortable and informed with all information needed, and act as an excellent mediator for our needs and budget. First time home owners here! My wife and I have been planning, saving, talking to family and friends about wanting to buy a home for quite awhile now. We were hesitant and stalled for awhile longer. Then in November of 2021 we had the opportunity to grab coffee with Richard as we were scouting agents. During that time he had an in depth conversation with Richard, he asked about our future plans and really invested time getting to know us beyond just what our home buying goals were. What stuck out to us during this was Richard’s straight forward and honest approach on top of his his knowledge of the LA market. Richard was able to provide us a team of resources to help us navigate the home buying process, was flexible with scheduling, and was transparent throughout the process. Richard was a great resource when it came down to submitting our offers, navigating multiple counters, and was even able to negotiate substantial credit! Wow, Richard is amazing, he shepherded us through COVID, and that odd, slow return to seeing homes, then through the insane market inventory tightening, and some tricky situations we encountered. He was so patient with us through, frankly, a number of years. He got us through it all, and my wife and I finally got in a condo together at the perfect time in the market! He really goes above and beyond. Theres never something you want to see that he wont work out, and hell have key information that can help you avoid wasting time on certain places (but still go to see if you want to). Another vital thing I should mention is that Richard is about as expert as it comes to the technical requirements of the escrow process and the documents. You will not have a stronger advocate on your side short of a lawyer, and you shouldnt ever need a lawyer, because his careful attention to detail will get you through everything perfectly, even if you reach any contentious stuff. He often knew far more than the Realtor on the other side of the deal, which I felt was a huge advantage to us.

My partner and I found Richard on Yelp. He had wonderful reviews so we sent him an email, and he responded within the hour! I explained to him that we were looking for our first home in the Burbank area. We ended up checking out properties in Eagle Rock and Highland Park as well, before ultimately settling in Burbank. Richard was so patient with us, as we were new to the home buying process. We had a lot of questions along the way, and he answered each one thoroughly. Richard helped us determine what a good bid might look like for each property. We had a modest budget so it took a while to find a place that was right for us, but after 6 months we finally found a home to call our own! During the buying process, Richard walked us through the seemingly endless paperwork we had to complete. He even recommended a lender that had experience working with freelance film industry clients like us, which was invaluable. Richard was not at all pushy, and truly cared about us finding the perfect home. His lighthearted nature and sense of humor was an added bonus. We were very happy working with Richard to buy a house. He is nice and easy going, but if someone was trying to get in on our appointment time to see a house he was very assertive about not letting that happen. I am very particular about certain things when buying a house, he did not get impatient with my hard to meet requirements. We were buying during the pandemic with the crazy housing market where you had to get in to see a house as soon as it got on the market. He was always very good about getting us in to see it quickly. I’m that dreamer, who thought that within a blink-of-an-eye, I would find their “perfect” home; but realistically, I found Richard, the perfect realtor to guide me with my first-home purchase. My search was a little more challenging as I was looking for a handicap accessible fixer-upper, located in a high-ranking school district and within close proximity to our medical-needs. Not only did I find Richard to be extremely knowledgeable in the current buying and selling market, but he also knows the ins and outs of real estate investing. Its hard to pick only one or two great things about Richard and our home-buying experience with him, because every aspect of the process was so enjoyable and honestly, stress-free.The Los Angeles real estate market is really daunting to begin to navigate. We found Richard through a friend who had worked with him to buy her first home. From our first phone call (knowing literally nothing about buying a home) we could tell we were dealing with a thoughtful, intelligent, experienced realtor who was interested in helping us find the right home. We had no timeline, and really didnt know what side of town we wanted to live on.Richard was extremely patient with us, and helped us troubleshoot how to determine what kind of house we were looking for and what price range we should be staying within. He never once pushed us outside of our price range, or advised us to compromise on the aspects of a home we were looking for. He also did not bombard us with every available house on the market.Richard scheduled tours of homes we were interested in extremely quickly, and met us with very short notice to see some homes. He gave us solid advice on which houses to pass on, what factors to not overlook, and what areas had certain benefits/negatives. His experience in the LA market was indispensable as we narrowed our search.Unexpectedly, the first home that Richard found for us to look at ended up being the one we bought. It checked every box and was within our price range. Richard also helped us formulate an aggressive offer, not so high that we felt we were overpaying but in the range to get accepted. We had friends who engaged in months of bidding wars, and put 10+ offers on homes. I feel that we avoided that whole experience because of Richards extensive knowledge and expertise.During the escrow process Richard answered my many (many many) questions that arose. He was able to meet at the house during inspections (and advise one which vendors to use) when my husband and I were unable to get away from work. He helped us with the paperwork and connected us to an AMAZING mortgage broker, Joe Everett at Great American Financial, who got us pre-approved for the mortgage in only a few short days. The process was so smooth, we ended up being able to close early! My husband and I work 70 hrs+ each week and being able to trust that our realtor could handle things on our behalf was so important to us. Richard far exceeded our expectations in that regard.Everyone says that buying a home is the most stressful purchase youll make in your life...but at the risk of sounding hyperbolic, working with Richard and buying our first home was truly one of the easiest things Ive ever done.I cannot recommend working with Richard enough, whether you are buying your first home or your 10th. His vast experience aside, hes also an extremely funny and wonderful person to work with, and makes what is otherwise a very intimidating experience a lot of fun. My husband and I embarked in the process of buying our first home and we came across Richards listing in Google. With all the wonderful reviews, we decided to give him a try and now we know we made the best decision! As you know buying a home can be very stressful, especially for first time homebuyers, but Richard was instrumental during the whole process. He was so very patient with the million questions that we had (and might add questions my 7 yr old had as well!); yes, on occasions we had to bring our children to our appointments and Richard was nothing but amazing with them!! He is a person of character, always giving us his honest opinion about the properties, pointing out the good, the bad and ugly of the homes we visited that first time buyers might not necessary know to look at because he had our best interest in mind. The search took about 1 year and when we finally found our dream home, Richard was quick in putting in an offer and moving into escrow. We were first-time home buyers in a really difficult sellers market. Luckily we found Richard, who from the very first meeting seemed to give us his full attention, was patient, was able to answer every question we had. Throughout the process, which took about six months, Richard was always available, and we 100% felt like we were his only client. He was never pushy, and even though we felt like we were being extremely picky, he never pushed us towards something we wouldnt want. In the end, we got lucky enough to find a place that hit pretty much every mark with what we were looking for, and we were glad that we had an agent who allowed us to take the time to find it.During the buying process we had some sellers and their agent who were not the easiest to communicate with, to say the least. Richard made sure to guide us through every step of the way, answered the dozens of questions and concerns we had, and eased a lot of our fears.Not only that, but he was easy to talk to, and fun to hang out and chat with when we needed to look at a house or call on the phone. Richard just sold our home. He was extremely responsive and handled all the details from marketing to locating buyers to showing the property. He dealt with any negotiations and worked with the inspector, appraiser, escrow company, and buyers lender to make sure every contingency was resolved on time. Richard was an absolute delight to work with for the sale of my condo in North Hollywood. I found him through Yelp and interviewed several potential agents before selecting Richard as my preferred realtor.Richard more than lived up to first impressions and was very calm, respectful, knowledgeable, caring, and responsive. Selling can be a stressful process, and Richard never added to the pressure and was always there to reassure me and help troubleshoot along the way. He was also selling his own condo in North Hollywood at the same time, so he had concrete personal experience with my situation.I was selling from Australia and Richard worked with me through the time and location difference, taking the time to video chat so we could meet face-to-face and problem-solving workarounds for potential roadblocks, like foreign notaries, rather than reacting negatively. Since I was not there to do in-person tasks, Richard went above and beyond and conducted the move-out inspection and key return from my tenant, drove to Pasadena to pick up a replacement parking pass from my building manager, and stopped by my parents house to pick up my spare set of keys.Richard is a very professional and personable realtor and I could not recommend him more.

I needed to sell my house as part of a divorce settlement. I researched everything and began a search for a realtor. I began with some of the names I saw advertising. As I researched multiple sites for reviews I discovered there were many dissatisfied clients of some of the heavy advertising realtors.. Reports of heavy pressure to reduce asking prices, accept low offers and farming the sale out to associates discouraged me. Then I came across Richard BuckischRichard stood out in the reviews completely opposite from what I was seeing for other realtors and after talking with him my ex-wife agreed that he should list our house. One of the reasons I chose him was his knowledge of the neighborhood. He recommended a listing price based on his knowledge. We listed higher based on an appraisal prepared during the divorce.The house did not sell but Richard generated traffic and through the feedback we realized his original recommendation was a more accurate appraisal and adjusted price accordingly. Richard recommended but did not pressure us to lower the price.Richard was very helpful in staging the house both with recommendations and even physically labored to get the grounds into their best presentation. His manners were impeccable and he was friendly, sociable and communicative throughout the entire process. He was available and attentive through the close of escrow.Divorce is a reality in California and no one wants to stick their hand into a dog fight. Richard had 2 clients-myself and my ex. He ethically managed this well and I never felt that he worked for either myself or my ex primarily. He represented our common interests and concerns and was sensitive to agreement and communication between the parties.Richard found a buyer for our home at the top of the price range we found acceptable. He was patient, courteous, communicative, sincere, ethical, very competent and friendly. I plan to use his services again when I am ready to purchase. If you use his services I believe you will, as I do, recall it later as a great decision.

My father passed away last year and we live in another state. When it was time to list my fathers house, we selected Richard based on a reference we received. Being out of state, we needed a Realtor that would keep us informed and act in our best interest. This is exactly what we got from Richard. At the beginning of January, I decided to try to buy a home by the end of the year. My preferred location was in Burbank. After looking at a few homes with Richard, and seeing what I could get for my budget, I opted to hold off, save up a bit more, and re-enter the home search next year. As I am sure many home buyers do, I continued to passively look every day in the hopes something would pop up that fit my budget and interest. Sure enough a listing came active in Shadow Hills, an area I really hadn’t considered before. I contacted Richard to see if we could get in for a showing. The following day we took a tour of the home. I honestly didnt expect to like the house as much as I did. After spending some time there, I immediately fell in love with the property and decided to make an offer. The home was listed at $899k and off the cuff (not knowing where the comparable sales were) I told Richard I would be willing to write an offer at $850k and asked his opinion. He said he would check the comps and get back to me. Within a few hours Richard called me back. Having already researched the local sales and speaking with the listing agent to discuss what he thought the value was, he suggested that we write the offer at $805k, almost 100k below list price. This was a very bold move in this market but his research justified it. He said he would submit the offer with a detailed list of comparable sales, a letter of explanation on how we derived the value of our offer, and he also recommended that I submit a heartfelt letter to the seller on behalf of my family. The following day we received a counter offer at 810k. I was blown away. I was prepared to receive a much higher counter. Of course I accepted and we moved into escrow. Throughout the process Richard was always responsive and very resourceful. I knew that I would need to get some remodeling done and continued to use Richard for recommendations. He was able to recommend just about any trade I needed from inspectors, to contractors, to bid work. He kept a constant line of communication open with the listing agent and always kept me up to speed regarding the progress of the deal. I never at any time felt my best interest was not at the forefront of his mind. Through a series of negotiations, he was able to get some of the seller’s personal items included in the sale. Most importantly, he was able to get a big-ticket item...the septic tank....pretty much restored back to new condition. Additionally, we were able to get the deal closed 2 weeks earlier than we had contracted. This was awesome as it allowed me to get a jumpstart on renovations prior to moving in. Even after the close, Richard has continued to answer questions and provide resources to help me put my personal touches on the house. In the many real estate transactions I have been involved in, this was by far one of the smoothest yet. Whether you are looking to buy or sell, I can without hesitation recommend Richard. He is the definition of a First Class Realtor!

This was an as-is listing that needed major work due to 43 years of usage. Somehow Richard and team were able to get amazing pictures for the listing, and sold the condo quick with well timed open houses. I first reached out to Richard in Feb. after searching for a reliable realtor in Los Angeles since we just made the decision to move across the country. We were in the process of getting our house in NJ ready for the sale and although it was bit early, I wanted to make sure we had a realtor working on our side after we sold our house to purchase in LA.From that initial email I sent out, we spoke pretty much every week until we found the house just closed the escrow on 8/4/17. This was my first time buying a home and Richard made the process very simple. Whenever I wasn’t sure about something in the paperwork he was kind enough to walk me through it and never got annoyed with my constant texts! I had a bit of a tough situation because I own a large dog and LA isn’t very large-dog friendly, but he was great about finding out the pet policies of any properties I was interested in, and during walkthroughs pointed out things I would have completely missed.
