Rich is well known in our neighborhood as a top broker, and we were happy to work with him. Before pricing, he presented an extensive market analysis and then told us where our house fit in to the existing market. He offered good suggestions for how to prepare the house for showing. His referrals (painters, etc.) were great and helped us quickly prepare to list the house. Once listed things moved quickly, and Rich guided us well in terms of waiting for multiple offers and the timing for review. We were grateful for the guidance on the offers and the escrow process. We are quite happy with how things turned out. Well miss our house but are pleased the sale process went so smoothly.

I was very pleased with the assistance I received from Rich Cazneaux, who managed the sale of an 8 unit commercial property in Sacramento, California.He had been recommended by the property manager of the building, who also had long experience in Sacramento. I saw that Rich had 17 years of experience in the area and specialized in commercial real estate. He was always responsive to questions and was very knowledgeable about all aspects of commercial real estate and current market conditions.After he carefully assessed the value of the building, which other sources concurred with, he managed to find a cash buyer and and navigated the sale through some professionalnegotiations.So I had a positive experience with Mr. Cazneaux and would recommend him if anyone needs professional and experienced real estate assistance in the Sacramento area.

Rich helped my brothers and I sell the house we grew up in. It was a difficult and emotional time for us as our mom had passed just a few months before. He was exceptional in every aspect of the sale, the staging of the house, the setting of the price and the communication with the buyers agent. He kept everything on track and patiently dealt with our apprehensions about the sale. At the end of the day, he sold the house significantly over the asking price. Rich did a fantastic job of selling our McKinley Village house. I interviewed 3 others and Rich had the most knowledge of the area by far. He had been aware of the new subdivision for several years before the first house was built. He was aware of the award winning amenities and other intangibles that the community offered. Most importantly he had a great marketing plan and network of agents to source from. He planned out a schedule to put the house on the market which his team precisely met! This resulted in several offers well above the asking price and a very fast closing. I highly recommend Rich and his energetic, professional team!. We will surely do business again.

My fiance had such a great experience while working with Rich to buy our very first home. His understanding of the Sacramento market is extremely impressive, and it felt good to have him in our corner when considering properties. Recently, the Sisters of Mercy engaged Rich to sell a residential property they owned in East Sacramento. Prior to signed a listing agreement with Rich, Sisters of Mercy did look around and talk with other realtors, however, they felt Rich knew the East Sacramento market better than anyone else. In effect, Richs knowledge of the East Sacramento real estate market helped the Sisters of Mercy get top dollar for their property. It really was a high quality experience working with Rich and his team of courteous and knowledge professionals. Rich and his team took care of a lot of the details during the selling process such as making arrangements with contractors to make needed repairs. We’ve worked with Rich on three buying and two selling experiences. Rich’s knowledge is second to none. He knows the market and is able to price homes appropriately, has a good handle on repair and renovation costs if you need this info, and runs a very professional business. Since living Out of state from these properties it could have resulted in a nightmare!Rich has personal connections with local contractors which made his spot on property improvement recommendations seamless! Rich helped my family buy our dream home in East Sac after we moved to Sacramento from Canada and were living in a hotel for several months, waiting to find the right house to come on the market. I had to quickly pull my Elmhurst home together due to an unexpected find of a new home in an area I had always dreamed of living. I had to move incredibly fast. Had no idea who to contact. I had always heard of Rich Cazneaux as he is an established East Sac realtor with knowledge and connections. The day I found this new home, I contacted Rich to discuss how to pull this together. Here I sit one month from that call in my new home still amazed that it actually all happened. He was quick to move, provided me with right contractors who could help me get my home together (which is extremely difficult if you have tried to find contractors who have the time and ones you can count on) as well as the task of getting my house on the market. I gave Rich two stars because our building did sell. Only 2 because Rich is not a good listener, does not return text messages, does not return phone calls. We felt he was not working for us, in fact, the only time we heard from him was only if he needed us to lower the contract price for the buyer.
