That is such a great idea to offer easy link application for tenants and make my life easier as a realtor. Loved it. Took me 1 min to set up my account and send the link. Tenant applied and received all reports in less than 5 min! Here in my area it cost $49 per Tentant which I think it’s a great price for an application. Applications here are more expensive than that.

After 35 years in real estate, I had my first opportunity to do a Lease Listing. Couldn’t pay rent using my bank account due to “insufficient funds.” Was able to pay rent using my card which is connected to that same account that supposedly had insufficient funds. It’s almost as if I had sufficient funds. Thank you for requiring me to pay a $40 service fee.Edit: RentSpree ameliorated the problem, which I greatly appreciate. I admire the attention to feedback.

Ridiculous processing fees for tenants and landlords. Not sure why this usury company gets rave reviews. Will not use for tenants or myself again for that matter. Plus they provided credit score that is below what was actually showing on TransUnions website. Went to TransUnion and score was literally 797. RentSpree showed a score of 758! TransUnion customer service verified the discrepancy was on RentSpree, and not their site. Even credit secure showed the exact same credit score as TransUnion. So one has to wonder where is RentSpree getting their scores from? Suspicious indeed! With outrageous rent payment processing fees and incorrect credit scores, what idiot would use this site? NEVER again!

HATE this website. Had to complete as a co-signer. App was endless, couldnt do on phone - had to find a computer, forced me to put in my SS on their website with no security icon/info, made me enter landlord phone/emails from 10 years ago, didnt differentiate cosigner from tenant in questions. I could have gotten a CAR loan with less work. This is invasive and predatory - there were NO guarantees for privacy or security. 2 thumbs down.

Ive been using RentSpree for about 2 years now and it sure does make it easy to use. My only regret is not using the Pro-Version sooner as it makes collecting supporting documents much easier all in one pdf file. We were disappointed that the website wouldnt allow clients to pay directly for their credit checks. (Yes, we had that option selected). Instead, we would get notified that wed have to pay for the report once completed. It was a hassle trying to get prospective tenants to Venmo us the $40 fee. That is a bug or error that needs to be corrected. We even logged in as prospective tenants to try it, and were unable to pay for the application (just as tenants reported). Once we got the report, it was as described.

It gives me great pleasure to award this lousy company along with all the scammer realtors they work with a well deserved one star. The realtor I was dealing with, Chantel Floyd, called and texted me constantly about applying for some ancient duplex near my job. We had numerous conversations relating to my credit situation and she assured everything would be fine. I took her word for it and applied. As soon as I submitted the payment for the application fee and told her she immediately asked me what is my credit score. Doesnt that seem like the kind of question that should have been asked when she was carpet bombing me with texts and phones calls about how good things would be. When I told her my score was 520-589 she told me it had to be 650 and suggested I contact some other group called City wide. She couldnt even tell me she had ripped me off! And believe me I have read every review on here about how good Rent spree is and that may be true but my experience with them was with a scam artist by the name of Chantel Floyd. However much money shes made from scamming people I hope shes happy because I will definitely be in church this Sunday praying that she loses her licence for good.

I only used once and will never use it this service again.Customer service is the worst. No one to help out. Very difficult to understand how things work. I subscribed for pro so that i can use the rent payment option. It takes 10 days for them to process one payment. Who in this modern time has that much time to wait??We can use Zelle or other services and get paid right away. The tenants money is stuck as they paid as I didnt approve the lease.No way to cancel or refund until i get the money in 10days. I do not know how they can keep others money this long ....

I like the platform, but the integration with CAR forms is very wonky. The check boxes do not check and un-check very easily and I keep having to double check and click again to get an actuation. Also the fields that are repetitive do not auto populate moving forward. Its very redundant and time consuming.

I was excited to see how this service compared to others Ive used over the years. The listings have to be input separately instead of the system pulling them from the MLS like other companies are able to do. Im not a fan of additional work when syndication is available. For agents listing lease properties as a small portion of their business, the added cost to simply be able to collect supporting documents is not a good spend. I was disappointed and will not be using the system moving forward.

I’m sure I’ll find a house with the amazing realtor, who has nothing to do with how this service is set up, but the application process was just absurd. I feel like the only thing I didn’t get asked for was my blood type. Rentspree’s questions and required fields were very strange and too extensive. I’d understand if it were an application to an apartment complex, but this is simply a service to help you find a place. Can’t imagine why they’d need so much information, down to the make, model and license plate number on my car.

This was a great and mostly simply way to get screening for an applicant. It was a quick turnaround and the instructions were easy to follow. The only improvement would be to provide a bit more detail in the initial message on how to use/submit application screening. When I received the email message for an applicant (1st time use), I wasnt sure if the forms were already completed and available, or if I still had an action to take. But once I got through the initial learning process, it was great.

I recently had an application from a renter and the rent spree report missed that he was in the process of being evicted from his current home. This info was found on a public records site by the homeowner. Very embarrasing as a Realtor to have this happen. I will be using a different service going forward and I will also do my own research to supplement. I have had better reports from a competing service.

This is only a review on the tenant screening feature. Not the pro feature of the landlord side that helps collect rent. Great tool to screen potential tenants. Takes out a lot of the leg work you’d have to do on your own. I don’t do rentals often as my main focus is sales and loans but offer it as a service to clients. Very easy to just add into your rental listing and fill out standard profile details. My clients loved the simplicity of the application as well giving them all the necessary details on credit and eviction background and fills in the standard lease app.

I am really not able to understand how these guys got 4+ star rating in Google. heard about these guys from a friend who never tried and he asked me to try this. I have taken a hit, and the experience is way worst. cant express the frustration and hassle I experienced. created account as landlord to collect my rent payments. first they verified my details, my bank details, all are fine. my tenant paid first month rent, than the pain started. even after 10 days, it never got transferred. they will tell you status only when you call, even if there is an issue. try to not to use this platform. better to be away from them.

I personally love it. I like the easy to read format and the month to month summary of creditors. Had one applicant with a lower score but upon reviewing the accounts, you could see she/he always paid on time but just didnt have many accounts. I do suggest you sign up with an email address that you know will stay with you forever. You cant switch email addresses say for instance if you switch brokers and you were using their email accounts. I love it, prospective tenants love it, its a win-win!

Signing up was simple but getting the actual tenant report was delayed by days. I had to contact the company to manually validate my account to access the report. The company and its support is closed during the weekends so it delayed the process by days. Dont expect any support if needed during the weekends or after work hours. From a potential renters perspective, it is fantastic that they do a soft credit pull. Applying to multiple places in a big city with a crazy market, it can be a nightmare for your credit otherwise. Also very convenient that you can use the same application for multiple places if they use the service.My only complaint would be that the form doesnt have fields for you to put additional comments. Makes it hard to provide context if your history doesnt exactly fit the cookie cutter (when does it?).

The biggest issue was that the 1st tenant that applied DID in fact HAVE a CRIMINAL background that was MISSED! by RentSpree - info found on line and running it through Forewarned and it MISSED! that the person had PAST LANDLORD TENANT ISSUES this information was found by looking in the county records. Very disappointing that this service missed crucial items that we had to dig for ourselves. The ease of it was nice and the format it came back with was fine.

I have used both the tenant screening and landlord aspects of this system and have mixed reviews. The screen processing was fantastic, which is why I switched over to the landlord side. However, the system is not set up yet for an LLC to receive deposits and set up multiple rentals and tenants, which is fine. However, we did not discover this was the case until we checked our accounts for funds and saw no deposits. We were never sent a notice saying our funds were in limbo and to contact them to problem solve, it was only discovered after our own inquiry and calls. Once we determined why this was happening, and that their system cannot handle an account attached to an LLC, the only option given us was to directly refund the tenants, not submit a difference account or any other ways to secure the funds - and those funds were refunded automatically without our consent. Needless to say, the process of alerting tenants of an impending refund and figuring out a way to get those funds back ASAP is not only time consuming but looks so unprofessional for us as a company. Especially since RentSpree is advertising itself as the one stop shop for rental management but not transparent in its inability to handle larger rental needs. I know they intend to expand and perfect over time but its definitely a disappointment and frustration that needs to be paid attention to if they wish to continue to expand.

Easy to use. My Arcadia Association of Realtors just added this as a new free service to realtors so I decided to try it. We get Pro status which allows us to request documents online from the applicants.On my side, it was easy and the applicants like that they can submit these items online. So basically, once you take a lease listing, you sign up to get an access code or qr code which you give to applicants. They then do what they need to do on their side. I dont have to deal with any money or look for a lender to do the credit report inquiry. The system does it for me. It even does background check and evictions check. And I get instant notification when its submitted and ready for me to review. Another good thing is that I dont have to worry about not being able to read their writing on our paper application. This is typewritten by them and its easy to read. Finally, I like the security of not having that information go to my email. Its safer for the applicant.I liked it and will use it again.

Great service! As a first time landlord, I did a ton of research and found RentSpree. When we listed our property we would give applicants a link to RentSpree and they would fill it out. Each applicant said it was extremely user friendly and very easy to use. RentSpree had everything we needed to fully vet each applicant and we rented our place quickly to great tenants. There is a substantial lack of pertinent information that the form fails to gather. First and foremost, the amount of rent the applicant is proposing - pretty basic stuff. Next, Drivers License and Date of Birth failed to transfer to ZipForms and lastly, no field provided for Credit and Banking information. As a result, the nice-looking form the system delivers really is not usable to send to a client given the lack of key information. Pretty disappointing. The Credit App works great plus the background info is helpful but they really need to up their game on the application itself.

Its the only place I could find an easy to setup application that is free. Most require the tenant to pay for screenings up front. My tenant ended his tenancy early and I was trying to pre-screen walkthroughs. The one downside is that co-applicants are submitting applications that are not linked and this has caused issues. The tenant section is rarely used and its hard to determine number of children as well as co-applicant income.I called after receiving a response to my review and the representative informed me they are looking at ways to make it easier to tell when co-applicants are together when they submit separate applications. I look forward to using Rent Spree in the future and highly recommend it. It was a critical too in helping me replace my tenant quickly.

I did not like the format of the report, it was not complete, the application is very bad, hard to type into and when you are typing, it skips letters and comes out garbage. Does not check for accuracy, if you type dates wrong it allows, no spell check, but most important for $30 you can get a much fuller report with credit, background and job complete not just bit and pieces. This was one of the worst experiences Ive had in a long time!!!! I wasnt clear on how to set up my account and when I sent the request to my tenants it was hard for them to navigate through the process. The tenants happened to be my elderly parents and I was helping them try to get the reports and after spending $90,00 I only received one report. When I asked support to contact me, Spencer called and tried to help but that was a very difficult time because he would not listen to me. I was trying to figure out what to do and he kept repeating himself and talking over me, not trying to listen to what I needed help with. After being on the phone with Spencer for about 20 min, he said he only had 10 more minutes and had to go into a meeting and would have to get someone else to help me. I said that was fine and we finished the conversation and I thought I was able to get the other report but I couldnt. So I sent another chat message to have someone contact me again, no reply after 30 minutes so I called the number that Spencer called me from. Spencer answered and I told him I was not able to get the other report after paying $90.00, only have one report. Again was repeating himself, when I couldnt understand what he was saying, I had enough of wasting my time. I asked for a refund of $60.00 and to send me an email to confirm, he said he would and I told him I would never use this system again. I never received an email confirming that I would be reimbursed. Unfortunately because of the EXTREMELY POOR CUSTOMER SERVICE FROM SPENCER has made my decision CLEAR to not continue the service of RentSpree.
