Steve is a very effective and efficient realtor. I was selling my fathers house, a difficult sale because it was a real fixer and being sold as is. We accepted an all cash offer in 5 days and it closed 11 days after that. The closing process was very easy and stress free. Steve is very well connected and knowledgeable about the Livermore area, so he was able to set up various home inspections very quickly. He explained everything very well and was transparent about pricing, how the process of selling a house works, what we needed to do (and didnt need to do) to prepare the house, and the expected timeline, as well as who would be most likely to be the buyer of the house (an investor who will repair it and remodel it for resale) and what a fair price would be. He kept me apprised of every step via text, emails and phone calls. I highly recommend Steve.

Steve was able to get my house SOLD during one of the most challenging periods of recent home sales history in late 2022 when the FED raised rates dramatically 2X in a row causing buyers to run for the hills. The contract terms were favorable for me even in a shifting market where other agents were throwing in the towel and just lowballing prices to get homes sold. He provides very professional and direct, consistent, communication to his clients and holds their hand through the entire process. Working with Steve felt like a team sport, we debated strategies, if something needed adjustment at the home I would make it happen & if I needed him to make accommodations on the sales, marketing side he made it happen.I would recommend Steve if you want to get your house sold in a way that makes YOU feel comfortable you are in control.

As first time home buyers, we wanted to make sure that we found a realtor we really trusted and who was able to answer all of our questions for us. We could not have been more pleased to have Steve as our realtor for the selling of our home. From start to finish he had our back. Steve helped us with the beginning phase of selling our house by recommending a reasonably priced landscaper to put in a lawn and then even helped us by getting him to shave a little more off the price. Steve then added to our front yard by adding some plants and flowers that he picked out himself for us! When he saw that my husband was fading from fatigue,Steve would jump in with whatever the task was at hand.One of the most helpful things was Steve covered the cost of a basic Staging consultation to help us get our house ready for photos and the Open House.Unfortunately, we listed our home right when the market took a dip. Steve helped us ride the ups and downs that came along with a buyers market. In the end we were able to make a reasonable sale on our house. It took us over two years to find the house we wanted, and Steve was with us every step of the way, patiently opening doors for us. But the real value of working with Steve comes once your offer is accepted. This crazy housing market requires very short contingency periods, but Steve knows half this town, and will be able to get it all done in record time while communicating with the seller agent and working with your loan officer to make sure its all going smoothly. We moved in 3 months ago, and are still in touch with him regularly for great recommendations on tree removal, yard renovation, A/C replacement, you name it. Cannot recommend him enough.

Where to begin. I remember seeing Steves truck in the Livermore area with the for sale sign in the back all over town throughout the years living here. Then when we decided to sell our house I realized he went to the same gym as me. I thought well Ill give him a try. We came on in a pretty cold market, it was a complete opposite of last spring, but Steve worked with us and gave us our options on what we should do to sell the house quick or play the long game as he puts it. He made his suggestions and gave us his opinion, but ultimately left it up to us to have final say. The house took a little longer to sell than we or he anticipated but that Is the way the market was going over the winter. Anytime I had questions I could text or email Steve and I knew I would get a response. Im reasonable I didnt expect and immediate response at all hours of the day, but his response times were very good. He also even agreed with us when we had some offers that just didnt quite match what we wanted, not just monetarily, but clients that didnt seem like they really wanted the house, they were more trying to get a deal and take advantage of the timing. Ultimately we ended up selling to an awesome buyer. Steve was right when the right buyer comes along the deal will be nice and smooth, and it was. Steve knows what he is doing and he knows Livermore very well. I would recommend him to anyone looking to sell and Im sure hes a good buying agent as well. Thanks Steve!

I found Steve through his reviews and YouTube videos. I’m buying my first home and needed some guidance in a Realtor I felt was honest and I could trust. I met Steve at my restaurant and he was so friendly we started talking real estate . He was very open, forthcoming and knowledgeable about the market in Livermore and that’s exactly were we wanted to buy! We went with his lender Mike Silva and had a great pre approval experience then went and did some house shopping with Steve on our off days. He was very accommodating with our remote schedules but he always made showings happen when we needed them! We needed up putting off buying till next spring but wouldn’t even think about using anyone else once we saw how dedicated and hard working Steve was specially doing it all upfront without getting paid. Selling a home can be very emotional and stressful but Steve immediately eased my anxieties with his caring demeanor, professionalism and knowledge of the market. Steve laid out the plan, up front, from preparing the house for market all the way through close of escrow. Although he has many clients, he was available around the clock to answer any questions or concerns we had. Simply said, Steve is THE agent you want. Let me tell you why...I have used Steve three times over the last five years and there are many reasons that I keep going back to him. The last time (November 2012) he helped us in the purchase of a house in Livermore. I cant speak for areas outside of Livermore, but if you are looking to purchase or sell your home in Livermore - he knows Livermore inside and out and his knowledge alone of current prices, trends, good/less desirable areas is priceless. Another big thing to consider is how does the agent represent himself and is he well liked/received by the other agents. You want the agent that has a good working relationship with many of the other brokers and again, Steve is that guy. On several homes we were interested in, Steve was able to call the sellers agent directly and get the inside scoop, which helped us in making a decision on whether it was a good listing and/or whether nor not we wanted to make an offer.Steve was helpful in assisting us in making a strong offer and even after our offer was accepted, Steve was there to make sure things that needed to get done got done. Even when the seller dragged his feet on getting everything out of the house, Steve personally went to the house and helped the seller move, making two dump runs and moving out the rest of his belongings, so we could move in. This wasnt like a 30 minute ordeal. Try over four hours.Now....let me ask you this. How many other agents do you know of who have rolled up their shirt sleeves and got dirty, doing whatever it takes to make sure you are taken care of? When we were ready to put our house up for sale we had about 4-5 agents that came highly recommended and Steve was on that list. Our objective was to find the person that would not only sell the house fast and for the best possible offer, but someone that had values, a personality and work ethic that meshed with us. Out of the gates, on the phone portion of the interview process i was immediately impressed with Steve. He was transparent, personable and genuine. Some agents were turned off by the selection process we took to ensure we found the right fit. Steve rose to the occasion and started sending relevant information right away even before our presentation meeting and us selecting him. It was his proactive attitude and savvy business nature that after meeting all the agents and spending some time together that we felt he would be the best candidate for the job.And yes, we are in a hot sellers market and yes, the house was fresh out of an amazing renovation by American Custom Contractors...BUT it is still so important to select the right agent that can bring interested qualified buyers, is respected among his real estate peers and has the expertise to talk with the buyers agents to lead them to writing the best offers. And that is EXACTLY what steve did!!From the desktop appraisal he ordered to ensure our listing price was as agressive as possible since our home was a bit unique when it came to the comps to the well designed staging of the home (Your Home Arrangements) combined with the photographer (Mountain House photography) that produced amazing photos... Everything was top notch! Steve even went above and beyond with the brochures and flyers that provided the home with that elegant marketing touch. And when it came to social media and a strong online presence he came with many years experience and knew exactly what it would take to get the multiple offers (on what turned out to be close to a million dollar home) and drive a fast close.We were blessed to list the home and after 1st open house weekend accept a solid offer (WELL OVER ASKING!!) that could not have been written any cleaner based strongly on Steves reccomendations to the buyers agent. There are several keys to a successful real estate sale, including (a) knowing that the value of a property is what a buyer will pay for it, not what you think it’s worth; (b) you must separate yourself emotionally from the property in order to prepare it for sale successfully; and (c) choosing the right agent – someone with whom you see eye to eye, with whom you do not have a personality clash, who will help you choose a proper asking price based on his/her evaluation of the local market, and who will negotiate the best deal for you when offers are made.We are realists. We already knew a home is worth what someone will pay for it. I knew a retired couple who were ready to relocate to their dream home in another state. But they refused to sell their home “until someone is willing to pay us what it’s worth.” They never sold it, and eventually they both passed away. That was quite a lesson. I hope those of you reading this take it as food for thought if you have the “pay us what it’s worth” mindset. How long are you willing to wait?As for the “fix-up” process: almost every home needs some work before it can be marketed (unless you sell “as is”). Of course, you don’t want to spend a dollar to get back fifty cents on the sale. A good agent can help you make those decisions: which work gets you the most bang for your buck? That oak mantel you installed is outdated now. If the agent and stager recommend that you paint it white, DO IT, even if you don’t like it. You’re not the one buying the house. It’s crucial to detach your emotions from the house.We did extensive research before hiring Steve to sell our home. We read many online reviews of local agents. Several looked like good possibilities and had similar ratings. But Steve was the only one who had posted YouTube videos talking about common issues and how to handle them. It gave us the chance to “see” his personality. He seemed like a good fit for us. We wanted an enthusiastic, energetic go-getter who would move our house quickly.At our first meeting in November, we asked him for advice: Did he think we should sell our home in spring or wait until summer? He was decisive: Sell in spring – it’s the hottest time for the real estate market.We then discussed the things we needed to do to prepare the home for sale. The next evening, he returned with his stager, Lindsay Guma. We revisited the items on the prepare-for-sale list; Lindsay agreed with Steve on some and vetoed others. We agreed on a budget. Between them, they had referrals for contractors to accomplish all the work.We next met with Steve in January after we had signed a contract to purchase our new home. We signed a sales contract with Steve and started the work to prepare the house for sale.THEN CAME COVID-19. The Alameda County Board of Realtors said: “Do you want to sell your house? YOU MUST MOVE OUT PERMANENTLY. No one can visit your house until you do.” We moved into an extended-stay hotel.Our house went on the market on a Thursday for $875K, beautifully staged by Lindsay. It looked NOTHING like “our” house. It looked like a model home. (We looked at the Zillow “competition,” and it was clear which houses were professionally staged. It made a world of difference. If you wonder whether staging is “worth it,” trust me – SPEND THE MONEY.) Within two hours, we had our first offer. On Monday, we chose from among six offers. We accepted an excellent offer for $930K - $55K over the asking price. We chalk this up to Steve’s savvy negotiating skills at the most crucial time in the process.Most realtor-client relationships last probably about three months. This one has lasted seven and a half months. Steve has been a consistently good communicator, completely transparent at all times, straightforward about what was expected of us, and clear about what needed to be accomplished.
