I had the pleasure of meeting Pat Kapowich in Sunnyvale during unpleasant circumstances. My beloved uncle had passed away after a long and productive life. I travelled to his home in Sunnyvale to do what I could to help my cousin with clearing his home and dealing with his estate. This proved to be a daunting task with only 3 senior citizens of the family available. When I arrived I was introduced to Pat who I found to be a very cordial and pleasant man. He was diving headlong into helping with all the tasks we had in front of us. At first I assumed he was a friendly neighbor or hired help. He was lifting, carrying and hauling away things for us. A real hard worker in my eyes. Shortly, I found out that he was a local realtor that was to assist in the sale of the home. Now I have met many realtors and have never seen one get dirty and dusty and making available his own van to help with the cleanup. Not only did he help immensely with the physical work, he was invaluable in navigating the many twists and turns of settling an estate and preparations for sale of a home. In the 3 days that I was present he had contractors, inspectors and appraisers all lined up and ready to go. All of this was well above and beyond what a normal realtor would have done. He was kind, respectful and an excellent guide to the familys situation and interests. He was not interested in being pushy for the quick sale of a valuable property, but a methodical, sincere advocate for the family. In todays world of the fast buck he was truly a breath of fresh air! I left my cousin in his capable hands knowing that he definitely had her best interests at heart. Lastly, I went away feeling that I had made a new friend. You just dont find this kind of businessman anywhere, anymore.!! I would with all of my heart proudly recommend Pat Kapowich to anyone in our situation or looking to sell a property. Because I am not the only person who requires a broker-agent who will be thorough and who communicates knowledgeably and clearly, I am writing my first online review for real estate broker-agent Pat Kapowich. While getting a lead on a good restaurant might be nice, as a successor trustee, I found Pats real estate acumen and experience invaluable. I am confident other sellers will also. He does not represent both parties in a transaction. So be assured that Pat is working for you.Pat started addressing the scarcity of time, money and space to prepare the house for sale before I even arrived in California. Scarcity of anything has been shown to lower IQ by 14 points. Not optimal in this trust sale situation.By coordinating with our local contact, Pat previewed the house immediately. He called to tailor his unique and successful action plan to my circumstances. Pat had communicated his method of marketing and showing the house so clearly, that when I hit the ground running in California, I knew that he had set up this aspect of the trust for success.When Pat saw I was overwhelmed by the clutter when I first saw the house, he immediately organized our little team to begin clearing clutter from the property, with the knowledge of city regulations and facilities.In addition to his real estate knowledge and professionalism, Pat understands the stress of the situation. He encourages rest and some time out to prevent burnout. He understands and addresses frustrations. Pat is a walking, talking sludge audit. He knows where the quicksand is and how to avoid it.When the time allotted for our stay fell short of what was required, Pat completed the house preparation in record time. He then executed his unique marketing plan utilizing his diverse background to cover all 360 degrees of a trust sale.The offers were presented remotely, on schedule. Most of the 25 offers were well over the recent time of death appraisal. Pat clearly explained the pros and cons of financing, closing days, contingencies, and dollar amounts. He addresses possible problems proactively. The result was acceptance of an offer and closing far exceeding what I anticipated for a house neglected for 60 years. Additionally, Pats updates at each step made the short time before closing less stressful.Pat wisely introduced me to the title and escrow personnel at their office. Pat is a true professional.I first met Pat 17 years ago when he helped me purchase my first home/Townhouse.A couple of years later I needed to sell my mother’s home as part of a conservatorship. Pat got busy right away gathering all of the requirements needed for this type of sale. My attorney was very impressed with Pats knowledge and strong negotiation skills.Recently, I retired and relocated up North so I called on Pat again to sell my Townhouse. I first met Realtor Pat Kapowich while he was selling one of my older sister’s properties. My sister has been has been very successful in Silicon Valley; I have absolute trust in her business instincts. Since Pat was her Realtor when she bought and sold all her homes, it was only natural that I would hire him, too.As a first time buyer, and as a first-time seller, I didn’t know anything; so just he walked me through the process, took care of all the red tape, all the logistics, and all the details. And it is very easy as a seller or as when I was a buyer, because his services are a full package arrangement, it always felt like white-glove service. It was a very personal feel, instead of everything happening over the Internet.I never had to worry about anything. When listing my home, he was very detailed orientated. Pat clearly knows his business backwards and forwards, and one can tell that everything is above board.He was easy to work with, always taking my calls, or would call right back if it went to voicemail. He was willing to work with my schedule, whether it was nights, weekends or short notice.Pat really looked out for my interest, especially when watching him go over the contract with the buyer’s agent. Pat is the Best full service realtor!I was floored when he came in to present a full end-to-end marketing plan on selling our house. It included a team suggesting quick as well as more involved improvements to make our house show/stage better (making us more money) and pricing recommendations to maximize interest.(Sold in less than 1 week!)We were able to do a simultaneous Buy/Sell on contingency (which I hear is very rare these days) including purchasing a larger house below list with inspection contingencies included.He was always responsive and available - the best service Ive encountered from anyone.While I am a usual do-it-yourself web savvy person, using Pat is the one professional service where I wont take short cuts.Its too important to take chances on the biggest transactions of my life not have a Pro like Pat in my corner

When it came time to sell my most expensive possession, my Bay Area home, I wanted a realtor who has known the market for a long time and is at the top of his game. I knew some realtors, but I wanted better. Upon meeting Pat Kapowich at one of his real estate seminars, I saw his passion for the real estate business and knew that I had found my realtor.Pat handled the selling of my home through the entire process, from initial market analysis to repairs, showings, offer negotiations, closing, and post-closing details. I felt that Pat was always in my corner representing my interests. Although my home was in decent shape, he realized that I wanted to sell it for top dollar and helped me with getting the necessary repair people in.
