As first time, millennial home buyers in the Bay Area, my husband and I didnt quite know where to start.. especially in such a competitive market. Our goal was to purchase a home by Summer 2024, however, with Julios expertise we went from our initial consultation to closing escrow in just a few months. We are first generation Californians and expressed to Julio how important it was for us to purchase our first family home in the city we were raised in (San Jose). During our home search, we quickly became discouraged/intimidated by the amount of competition we would see at open houses. Julio reassured us that the right home would come at the right time and encouraged us to continue searching while also sending us listings that he saw fit for us. Where our expectations were really exceeded was during the offer process. Julio used several different strategies during the offer process, each time making sure that we were sending in something competitive. During the offer process he also kept us updated and engaged so we could make fast and informed decisions. As a result, he found us an amazing home in a great, central location that far exceeded our expectations. We could not be happier with our experience and with our beautiful new home. Julio and his team are amazing. After the initial consultation and we decided to sell, Julio explained everything and was quick and efficient delivering all the necessary documentation, helping us through every stage of the process. He respected our wishes when we didn’t want to put a sign in the yard, and had wonderful agents to monitor our place at every open house. When complications arose about our ADUs on the property, Julio put the sale on hold until we were again ready to go on the market. Then when we received offers, he helped us navigate the complexities of selling a property in CA and in the end we sold the house above list price. Julio and his team were kind, efficient, knowledgeable and responsive whenever we needed anything. We so appreciate everything he did to make our sale happen. My mother recently passed, myself and my siblings made a hard decision to sell her house, whichever she lived in for over 60 years and we all grew up in. We hired Julio to be our realtor due to his excellent repetition. Julio was very professional, informative and kind every step of the process. Made the selling of the house less painful. He would keep us informed on everything. Julio, took it his own hands to touch up the house where needed and beautify any areas that could give more potential and increase house value. He staged our patio, got a painter to touch up the walls, added special pieces to our house and made it look 100% better. Not only that but he hired professionals to photograph and make a dynamic mini promotion of our home to share in social media. He left us with our jaws on the floor! There are really not enough amazing things that I can say about Julio Orozco and his team, particularly Ernesto Rodriguez. When we moved to Morgan Hill three and 1/2 years ago, Julio and Ernesto helped us find our dream house and were always a step ahead, making sure that our offer was competitive and that we could secure the house we wanted. Recently, we moved to San Diego, and it was obvious that we were going to use Julio and Ernesto again, this time to help sell our house. They made it so easy--from preparation to staging to photos to open houses. They did all the work and made sure that we got the best possible price for our house. We were able to sell over our asking price, largely because of all the time and effort Julio and Ernesto put in. We are so grateful to them, and if we could transport them with us everywhere, we would. I wish all agents could be as capable, honest, responsive and caring as Julio and Ernesto. What can I say other than our house was on the market for one day and we got multiple offers. Sure other houses sell that fast however, Julio was able to create the foot traffic and interest during the county Shelter in Place via his marketing strategy. All we had to do was sit back and watch the offers come in. We will be using Julio with any future listings we have.
