This place needs better management, lights that work, a life saver at the pool which is by law necessary. The sprinklers spray all over the ground and not the grass which makes walking on the cement unsafe for children.I already sent dawn the board of directors and email addressing these things.The pots at the pool have no plants in them and its just sad this how you manage a community.Stop padding your pockets and fix these things.

Border line harass tenants with their HOA powerProvides flimsy parking permit, naturally fell down after I parked my car from my rearview mirror, my car was towed without warning or notice, even though Ive parked and lived in the residence for 5 years now. Who is actually hiring this company? Please stop, please put them out of business already. Our property in Irvine is managed by them, quite unfortunately. I’m pretty sure we are the only property in Irvine with graffiti, for months. Apparently they are getting “quotes” to remove it. Uh, that should take about 3 days. It’s been 5 months. But that’s not the worst of it. We are living with a literal sesspool in front of our homes. I’m a renter here, but it is absolutely deplorable dealing with this company, from what I have heard from every owner in this complex. now I get to experience looking at the pool, which apparently has been broken for years, and after threatened legal action, they finally drained it, which I assumed was to fix it..? No. We just have a chained up pool with stagnant rain water for a month now, breeding mosquitoes, bacteria and probably the next plague. Imagine having this directly in front of your patio where you would like to have your kid play, but they are swarmed by mosquitoes every time you step outside. In a community where the HOA is $500 a month. What a joke. I reported them to the city and also to the health department, because it doesn’t seem like they are actually going to fix the problem. Maybe some fines will help. I didn’t move to Irvine to live like I’m in a third world country.

Professional they are NOT. They used to have a very competent employee named Marybeth who was a true professional. She responded quickly to emails and phone calls, but unfortunately she left the company. Now our association is being handled by Zuly. She is the least professional person Ive ever encountered. She never returns phone calls and emails either get ignored or answered after days. The hedges that lined the entrance to my house were overgrown due to lack of landscaping. It look literally a month, several phone messages, emails, and lies to finally get someone to trim my hedges. She lied to me on the phone during the only phone conversation we had about putting in a work order. The work order was never put in until a few weeks later.The problem was not just cosmetic; we literally had to walk through the overgrown branches. This was the condition before I requested service.

I was trying to locate my local association representative as well as materials instructing me as to how to go about applying for the architectural improvement process, but was unsuccessful. I spoke with Marinna Hernandez at the Professional Community Management Center who so graciously emailed me everything I needed to know in order to proceed. Reviewing some of the complaints online leads me to believe that most of them are in fact true, this company is horrible, and they do everything to profit they do not care of communities.Im a homeowner and our board of directors Just informed that prior to an election they locked up services for a whole year without the ability to terminate which I find ridiculous. They have been taking advantage of senior board members in our community for 2 to 3 years with increased assessments and no developments or savings...These people should be ashamed of themselves but theyre not because the bottom line they dont care. I went to a meeting and seen how they act and they control the board of directors. Which I find odd.2 thumbs down.

The worst HOA management company. I wish there is a zero star for them.They advocate on their website that they never undervalue the benefits of their customer. How professional it sounds! However, the professionalism does not exist in this company. They place as a family-oriented company, ironically they do not care about their customer.It takes forever for them to reply an email even after a decent amount of time. How long does it take for them to solve a repair? Be prepared, a LONG LONG Long time. And still unsolved without any appropriate update or communication about the pending work.As a company, they impose such a high standard for the homeowners. Oppositely, they have set up such a low standard for them to operate as a management company. The worst company so far, avoid them like a plague.The upper management team of the company definitely needs to take a course, called what is the definition of professionalism? What is the most appropriate action to take when their customer is waiting for an action plan to be enforced? Nevertheless, I bet they will never understand the core value of a customer service, which is to create a positive, happy community for homeowners, rather than on the paper!

PCM refuses to enforce the rules of our CC&Rs and makes up excuse after excuse why this cannot be enforced. PCM plays favorites and for some reason has decided to try to eject me as President, collect on me for alleged past dues which I disagree with (from before PCM was engaged) refuses to collect on past dues from other members from the results of an audit. The community manager regularly hangs up on me, mutes me in board meetings and is generally hostile. To top it off, when I complained to the companys management asking for a change in community manager, they responded by significantly increased our dues after only six months of our community engaging PCM. I encourage you to check their BBB rating; this does not seem to be an isolated incident.

Faelibe Romero was very short, would not let you finish a question and thought she had all the answers before you could even finish a question. When I finally said “would you let me finish my question” very bluntly, she actually hung up on me!Very poor customer service. She may be good doing her job in the office, but very poor at dealing with the homeowners paying her salary!

When multiple staff members refused to call me back, Rudy was great in finally fixing a billing error that had gone on for almost a month. Ive been in lending 15+ years. The most difficult part of dealing with Condos is the lack of customer service with the HOA involved. lack or response/care for the residents concerns even when paid to do so, etc. etc.etc...most even farm out the tiniest of request to an outside agency and they refuse to help effectively...I just had to call and get a simple document that the office help couldnt provide to my client and was being stonewalled...thru my own research I was able to obtain a phone number for the management company....I dealt with Marrina and I have to say it was the most effortless and easy process with immediate results into my email with the document required for the homeowner in about 60 seconds...Bravo Marrina. EXCELLENT, efficient customer service. Thank you. :-)

I have been sending you messages monthly since September concerning late payment charges. I received a response in September that the matter would be resolved in a couple of days and I would get a response then. Today is December the 20th and I still have not received a response. Faelina Romero responded quickly and very efficiently is providing those forms; locating my account and providing information and solution regarding rectifying a problem of account log-in issues. I found her friendliness (she was like a neighbor) and professionalism and efficiency rewarding and refreshing. I will admit, I wasnt as prepared with my own info he requested in order for him to best serve me, but he was very patient and friendly about it, unlike other people you can tell may be a little annoyed. No response to voice-mail.2. No response to email until the problem has been escalated to your management.3. Our property recently switched to this company, and we thought that it was a good move by our board. Unfortunately, it was the worst move ever! No one reply to us if there is any issues. It is impossible to approach the property manager, and the only way to approach them is via voice mail. Their google reviews seems so fake, as most of the people were only giving exclusive review to this company without any other reviews. When you switch to YELP reviews from those homeowners, you will see the real face of this company---ONE star review. The major complaint about this company is 1) unresponsive, 2) unable to approach 3) never do the works. All the negative reviews on YELP synchronize with what our community are experiencing right now. They like to ask you to email their customerservice when they saw any negative review on social media. However, no one will reply to you after your attempt to email them.

After a week, my issue has still not been addressed and I am still waiting for a call back from Associate Community Managers: Jzvatnie Williams and Taylor Ramos. As Escrow, this has been one of the most unprofessional companies weve worked with. They are not actively trying to work with us in hopes of being able to order HOA resale documents. | After receiving the below response from the owner, I contacted the email provided and no one from their email has replied either. They seem to reply faster to the bad reviews than to their actual customers trying to reach them via email/phone. HORRIBLE

One of the worst experiences I have ever had with any company belongs to one of your employees Kotah Ha who manages the Solaire property in north county San Diego.Kotah has never once answered a phone call, avoids speaking face to face with clients whenever they are inevitably forced to go to her office (due to aforementioned lack of answering phone calls) and has displayed a severe lack of professionalism at every opportunity.My most recent issue was the second instance of her attempting to tow my vehicle from a variance spot that I paid the dues for in August of 2022. During the first of these two incidents; she stated we did not have the correct stickers posted on the vehicles (which her office previously provided) after we sent over evidence to the contrary, she refused to acknowledge any wrongdoing and instead forced us to go through an entire inspection process again which was unnecessary and only required due to negligence from her office. After this incident which proved whatever system was being used by her office to track client information was clearly not being updated or managed correctly, we paid for the variance spot and demanded an invoice for payment (because of the previously mentioned irresponsibly with which Kotah handled the situation), which we were eventually given .This weekend the security company came by and left two tow notices on my vehicle and when we contacted them they stated that the management for HOA had left a note with them that if anyone were to contact them regarding the spot they should be advised to contact management.At this point we attempted (many times unsuccessfully) to reach Kotah by phone. We left voicemails, and eventually I had to take time off of work to show up to her office because I was getting zero communication from her and cannot risk having my vehicle towed. She was not at her office which I would have known had she answered our calls.Rather than apologizing for the massive and potentially costly (for me) mistake she made AGAIN or acknowledging her utter lack of communication, she has once again attempted to pass the buck onto us by stating we have not followed policies that we were never notified about and which are not readily available for reference. She has displayed a complete lack of accountability, professionalism as well as placed my personal property in jeopardy multiple times.We sincerely hope this conduct is not a representation of PCMs values, ethics or business practices.

I moved to Spencer’s Crossing in march of 2020 and I want to thank Marrina for her answering the phone so quickly, usually I’m on hold for 10 minutes and the lady that answers is very rude so it makes me not want to call back, (maybe that’s their plan). Anyhow, I told Marrina my problem and I didn’t have to call back or anything. She put me on hold while she contacts project manager and took care of my needs with the biggest smile. Marrina at PCM in OC was very upbeat and helpful. My printer isnt working, so she said she would pop the document I needed into the mail that day. She also explained what I needed to do to stop my current HOA debit from one bank when I move to another bank, so I wont be debited from both. She followed up with a friendly email.I wanted to point her out because a few minutes prior, I had called and talked with another person who was rushing that I didnt get a chance to ask my question or think about how I wouldnt be able to print the PDF she was sending.

I needed to know the balance on my account and been calling so many times. each time the person that picked up the phone transferred me to another associate but i would only get voice message. i left 3 or 4 massages but no one ever returned my call. Finally today Rudy Estavillo was the one answered the phone, didnt transfer me to anyone else and answered all my question. Our HOA switched to property management this year 2022 and so far our property manager, Robert Muratalla is doing a good job working with the recently elected new BOD. Its been a learning experience for both as our HOA and its problems add new meaning to the word complicated. Neither PCM or our BOD had/have ever faced the problems facing this board or PCM. Just ask Robert.🤗 He responds in a timely manner and smiles thru our endless questions. Associa recently hosted a digital Paint and Sip event for all BODs Associa manages I guess in our area, because being on the Board is not easy, its not a popularity contest by any means. Suddenly you are reporting your neighbors if they fail to keep their property in compliance with the governing documents.Anyway they hosted what turned out to be a fun event for Board Directors for properties they manage. The artist-instructor who hosted the 90 minute Zoom event was funny and walked us thru every step and my painting actually looked similar to the subject painting and I am lucky if I can do a stick figure so it was an event I was glad I attended. Associa provided all the supplies. I would give five stars but because our business relationship is still fairly new, am holding off. Any concerns I or the others have so far have been taken care of. I was dead set against going with a property manager earlier this year so I have gone from hating the idea, to being on the fence to maybe this was a good idea so far.

Absolutely ridiculous!!!!!!!!!!- Quarterly HOA meetings, and Homeowners are not involved in any say of what transpires in the community, unacceptable!-Security Company (more like Parking Enforcement) has been harassing home owners unloading groceries and towing vehicles every chance they get, because most likely the unmarked and unprofessional looking vehicles this company utilizes and its workers receive a dollar amount from the tow company. Meanwhile there have been multiple Car break-ins over recent months. Lost cause at this point.Good luck and steer clear folks

I can honestly say that I am happy that the board changed the management company to Professional Community Management. I needed the color scheme for the townhome; I called the new management company and the experience was great compared to the previous management companies. Before, I would call and have to leave a message and hope that someone would call me back. Not with Professional Community Management. My garage has been damaged and unable to close or lock since March of this year (see attached picture), necessitating a replacement. Not only is this an eyesore for my neighbors and I, but there is also a real risk of theft of my belongings (including thousands of dollars’ worth of bicycles, camping equipment and cherished invaluable heirlooms). I am sure you are aware of the frequency of thefts occurring in the Woodbridge area, and it is obvious that my open garage is an easy target.When I first became aware of the issue, I immediately notified my landlord. We had a garage repair company out to see what could be done, and we were told it would require replacement. My landlord promptly reported this to your board in mid-April. A contractor, Entry Systems, was sent out by the board to evaluate the garage, and also agreed that it required replacement. I am told by my landlord that in order to replace the door, approval must be obtained from your company.My family and I have had nothing but problems and inconveniences while waiting for your approval to replace the door. One morning I left my house to go to work and I was unable to open my garage at all, which prevented me from getting my car out. I am a registered nurse and, needless to say, during this pandemic it is crucial for me to be able to consistently travel to work to be able to care for my patients. On that morning, I was forced to wake up my family at 5:00 am to take me to work. My wife (who is also an RN working directly with COVID-19 patients and exhausted from work herself) and our two young children were required to take me to work each morning so they could be left with our other car for the day. Due to the garage door being stuck in the closed position, I called PCM—this is the only day I have had any sort of response out of them. They begrudgingly sent someone out to force it open and I have since had to live with my garage door left open (it must be manually pushed, and only closes halfway). The assistant manager at the time apologized and acknowledged how unacceptable this was, and I was left with his assurance that he would remind his boss to resolve the issue promptly. Several months have now past and my garage is still broken and unsecured.You may be wondering why a tenant is dealing with this instead of the property owner. This is only because my landlord—in tears—informed me that she has been attempting to communicate with both PCM and WVA, but has been brushed off and even ignored every time whilst attempting to be the trustworthy and ethical person she is. She is elderly and retired, using English as her second language, and she has had immense difficulty navigating your broken system. I have stepped forward and offered to handle the situation for her due to the stress this has been causing her. I am an excellent tenant, never being late or missing a rent payment in my three years of residency here, and I deserve to have a reliable and secure garage door to secure my belongings.The handling of this issue is unacceptable. My landlord only requires a simple approval to be obtained from you, and the fact that your company has repeatedly ignored that request is ridiculous and neglectful. I expect the door to be replaced and left entirely in working order by Friday, July 24, 2020 or we will be exploring legal options to resolve this matter.Do the right thing.

It is July 3 and their advertisement says that they open at 8AM AND it is now 8;45 AND THEY ARE STILL NOT OPENED AS I POST THIS REVIEW. Who knows when they will open but it is on their webite and letters as 8AM. The association sends me threatening letters that my HOA has not been paid for the last several months with fines after fines because of it. I write them letters monthly when I make my very timely HOA payment and they send a billing statement back with a friendly reminder courtesy notice with added fees.I have even sent them a copy of checks where they have deposit my HOA FEES.The fees are even paid a week before they are even due! I believe that what this company does is fraudulent. Even if you pay your HOA dues on time they charge you a late fee. I used to pay the late fee thinking it was my bank or the post office. Ive paid unnecessary legal fees in the past just to clean up the account. A few years ago my mom moved into the Sundance Community in Beaumont California. Having thought it was me this whole time, I soon discovered that my mom was having issues, the exact same issue as I was. My mom is retired and so she decided to start HAND DELIVERING our payments into the office in Riverside to avoid the late fees. Guess what, they still were charging late fees even with a hand written receipt from their office proving that the payment was made on time. I have given them two sets of paperwork that I am the POA for the owner of this property and have given them proof of all of my payments and two people were supposed to take care of it this has been going on for months and since my mom went in and paid my bill in person (Shes moved out of the community) she was told that I believe his name is Richard would look into it after Irene was supposed to have looked into it three months ago. I was supposed to be getting a phone call back from this gentleman and instead I get a notice that they’re filing a lien against the property unless I pay them $400 dollars in 30 days. I have receipts for all of my payments. How many other homeowners are being overcharged I wonder?

I rarely take the time to do reviews but wanted to give a five star review for Faye Burian at Associa/PCM (property management company). Im a real estate broker and work with hundreds of different people each year. I cant remember ever coming across someone that has the combination of pleasantness (always), professionalism, and most of all the desire to help me with my concerns. Shell always be a valuable asset for any company that she works with. Keep up the good work.

They do not respond to voice mail or email messages. All I am trying to do is repaint the home with the same paint scheme. Of course I am paying for it. Paperwork submitted, no response. I feel sorry for anyone that has any kind of pressing issue, as I am certain they would get the same run around. They need to learn to deal with simple issues and requests, it is not that hard.

Posting a review, per our property managers ironic email signature. From a homeowner & board member point of view, I can say Associa PCM is totally useless. They routinely miss bills or pay months late for our property. Rarely if never respond to emails for basic requests, and never come to the property (even though our contract states they are to come weekly). This review is for the Signal Hill office - weve been through 3 property managers & one VP in less than a year. Other issues include, but are not limited to: inability to get bids from vendors, inability to publish meeting minutes, inability to pay bills, inability to use basic technology (email)

My personal experience with PCM/Associa has been been disappointing, Kathryn Rich our property manager has been very disappointing in resolving residents concerns. Company is very fee/fine driven and st times functions more like Wells Fargo or a collection agency rather than a property management company that cares about the issues of its residence!

I made several call to ask questions about the my HOA policy but a woman who answered my phone in the this office was very rude to me. When I called at the office several time, the same woman answered my phone but she hung up the my phone call while I was talking without any mention. Next day, I called again but when I just asked her “ Is there my community manager?”, she suddenly hung up my phone call instead of answering. I really want to change my HOA company. This company is the worst HOA I’ve ever had.

This company is terrible to deal with. I was a little late with a payment and they sent me a letter to lien my house-WTF! The payments crossed in the mail and they sent me a lien. I asked the association to take it off but never heard back from them and put a $200 later fee-WTF!!! Want to do payments but they dont respond. Time to work on getting them removed as the management company and just have no association. Associations are outdated and nobody wants them anymore!!!!

Very frustrating and unprofessional to deal with.The monthly HOA payments were being pulled twice from my account - one through an echeck and other through a Direct Deposit. At this point, there is a surplus of $1600+ in the account. I have been requesting them to issue a refund for this amount for over a month through their portal (TownSQ) but no one seems to care or respond.

Katarina Fajardo needs to find another job. She is an administrative assistant who feels she can talk to residents however she wants. Using exclamation marks and being snarky with residents that are frustrated with the lack of response from the management company shows that this companys issue is with the people they hire. Your job as a lower level assistant is to assist your manager, not make things more complicated for him/her. Learn to have professionalism versus being immature and wanting to get the last word. This is not social media. This is business.

I was told to stop payment on my check as they had not received it. They sent me a form to have automatic debit. However, they charged me a late fee and other expenses. I called and spoke to Myra Garcia, who was extremely rude and unprofessional. I will attend my next association meeting and request that they change this management company.

Lauren Ball of accocia pcms Carlsbad office has my vote as this years poster child for incompetence.I started trying to change association billing info in Sept. 2018...They still hadnt changed it by Nov. of 2018 when I closed the account the auto payment was pulled from and as of 1/27/2019 the account has still not been changed to my name. To top it off, their adding $25mo for the returned charge to a closed account, even though Lauren told me the charge would be waived.

Absolute worst company to deal with. I submitted to start doing automatic withdrawls in January 2015, they told me to probably send in 1 more check while they did the bank thing then everything should automatically kick in. so I send in the February check then dont send in the march check per their instructions. our dues are due by the 1st of each month. so ive been sending in checks since waiting for auto debit to start. no notifications or anything, they pull the dues out and still cash the last check I sent in! I call to ask for a refund and they said they will just apply it to next month and promised it wont debit me again. I have no faith because it took them 7 months to even start auto debit so we shall see....

We own the bottom unit of a 2 story building in Dana Point. The patio in the upstairs unit above our living room leaked due to a faulty (rusted/corroded) drainage pipe. It stained the ceiling and wall in our living room, and the wall board/plaster is spongy around a 3 square foot area. PCM sent someone to fix the pipe, but for the repair inside my unit, they said I would have to provide (pay for) the wall repair and paint; but they would pay for the painter. Rubbish! It wasnt my fault that they didnt care for the broken pipe above my unit! I called and left a message for them to call me back....this was months ago. No response...they are very difficult to deal with. They should fix my wall before mold materializes and they are responsible for paying for the repairs as well as painting the water-soaked (but now dry) ceiling and interior wall...at THEIR cost, not mine since it was not even my fault.

This property management company is the absolute worst I have ever dealt with. All they care about is collecting fees and penalties while hiding behind the HOA board and their ridiculous rules. Kim Kaylor, the community manager for Harbor Station in Aliso Viejo, does not answer her phone, does not return calls, does not respond to emails in a timely manner, etc. Due to her lack of interest in performing her job, Im still waiting for resolution with a broken railing that could injure somebody on the outside of the property, and I have had my vehicle towed TWICE because of her lack of response to the absolute worst parking enforcement company on the face of the earth, Patrol One. She has done nothing for me other than cost me more money on top of the ever increasing HOA fees. Be warned if youre thinking about renting or purchasing a property in a community managed by these idiots. Had I known they were incompetent to the extreme, I would have never moved here. Unhappy Resident.

Needed to change my banking info to pay monthly assessment. Quick reply from person on the phone who emailed me the forms immediately. Unfortunately, instead of having to complete forms it would be far better if I could have completed this task myself on the internet. As such PCM is far, far behind the curve. Rating 5 for person on the phone but only a 1 for having to use forms; hence my 3 star rating. PCM, get with the program!

A nightmare I cant wake up from. Had a roof leak that caused water damage to the drywall in the baby nursery. The room smells musty and we fear of a mold issue. I notified my property managment rep Kim Kaylor on January 16th of the issue. Since then nothing has been done to fix the issue. My master insurance policy covers the damage however Kim Kaylor with PCM associa has to be reminded every few days to do her job and responds to email and phone calls whenever she feels like it. 14 days later still no one has been out to fix the roof or address the water damage and mold on the interior of the property. Unfortunately the health and safety of my family isnt a priority to PCM. I am not sure if Kim is the problem or if its managment who fails to hold its employees accountable. This is unacceptable and now we will have to stay in a hotel with another rain storm headed our way. My 2 yr old and 4mnth old forced from our own home because Kim Kaylor is unprofessional, unresponsive and lacks any sense of urgency. I am sure my lawyer will be able to obtain a resolution for this.

This HOA for Altura Vista in Placentia is very active on towing its community members cars without giving you proper notification. There is definitely some type of kickback the HOA is getting from the tow company, someone needs to investigate this.
