Hiring Kim and Ashlie at Horizon real estate was the best decision I made while selling my brothers house after his passing. Being from out of town some 10hrs away by car, I was stressing out about the whole experience, they were very professional, kept in touch with me every step of the way, great problem solvers when it came time to get the house ready. After my Mom passed away, we used Kim and Ashlie and others on the Horizon team to sell her home. These two did such a wonderful job. They took care of every detail along the way and always kept us up to date with frequent phone calls, emails and text messages. We had a few unique and difficult challenges that they handled so professionally and patiently. They really made some rather difficult situations much easier to handle. From sitting down with us the first time we met until the final title papers were signed, the Horizon team was there to assist us. I give Kim, Ashlie and Horizon my highest recommendation.

I was given Kims number by the Trust accountant, Helen Welbourn, that did the tax return for my mothers trust after she passed. Kim and Ashley came to my home and spent time with my husband and me explaining and outlining what we could expect from them should I decide to sell my mothers home. It took me about 3 weeks to finally decide to sell. Kim walked me through the process and it couldnt have been easier! The home had been a rental for 15 years and it needed some repairs and updating. She knew just what to do and who to contact to make that happen. I could have sold it as is but on Kims advise I put about 30k into bringing the home up to the next level. And boy, Im glad I did! We listed it for 50k more than we initially anticipated and it sold in 5 days for 30k more than asking price. Kim and her team are truly experts. They went above and beyond, handling all the details. She kept me informed on a weekly and sometimes daily basis. I am so thankful for all their help! I could not have done this without them. Kim Ward and her team made what was a very daunting process very easy and manageable. Kim understands the probate process very well and managed every step in the process of selling a property in probate.I initially selected Kim from her educational YouTube videos on the probate sale process and I felt that she understood all of the nuances of such a transaction. Kim helped me through the entire process. This included handling the personal property located in the house, preparing the home for sale by advising on the most cost-efficient and effective home repairs, staging the property, taking professional photos, working with my probate attorney, listing the house and dealing with several offers in a challenging market. She had various strategies to combat rising interest rates and falling demand in the market.Kim was readily available via text, email, or phone to answer any of my questions along the way and she is excellent at keeping you up to date on the current status of the process.Selling a home in probate is an intimidating and difficult task to take on as the estate administrator. First of all I would like to say I do not believe I have encounter someone as professional and customer friendly as Kim Ward, real estate agent for Horizon Real Estate. I had not met Kim prior to working with her on my father-in-laws home sale after he passed away. My expectations were far exceeded in every way. Not only were we dealing with the grief of losing such a special man in our life, we were also dealing with a terrible trustee of the estate. Kim was listed in our fathers trust to be his selling agent, and now can see why he went to such lengths to make sure she was the one to sell his house and take care of things. We are located in AZ, and his house was in San Diego, CA. So very difficult to do this, if you dont have a realtor on the ball. Kim has excellent communication skills, she is proactive and on top of everything, she kept us informed of every little change and saved the day for us. She quickly handle all of the repairs that needed to be made to his house, which was quite a few. She arranged all the contractors, oversaw that things were done right, and reported to us regularly. Kim is the first real estate agent I have ever worked with that I feel earned every dime she made. I would highly recommend her as the best agent out there. Thank you Kim!

Not only is Kim an expert realtor, but she also had the perfect contacts to help us with a probate appraisal and contractors to perform renovations on the homes to prepare them for sale. Her advice about how to best prepare the homes for sale to get the highest sale price was directly on point and was certainly instrumental in attracting buyers to our properties to get the best offers possible. Kim helped us find our house over 7 years ago. We were moving from out of the area and she worked really hard to help us find a family home. Fast forward to now -- we are moving and she was instrumental in helping us sell our home. She was proactive with paperwork, continued to update us on the market to find a good listing price, conducted due diligence for each offer we received, coordinated with the fire department on a new aspect of the contract, and did all the hard work to get our house sold. I heartily recommend Kim Ward and Horizon Real Estate to anyone wanting or needing to sell property in California.To clarify my current situation, I am a longtime resident of the State of Oregon. When my brother passed away, it was obvious to me that trying to sell his properties in Southern California was going to be a daunting task.I had never visited any of his California properties and I knew nothing relative to their condition or value. Furthermore, I was in no position to travel to (or stay in) San Diego for an extended period. I wanted to sell the properties without needing to visit the San Diego site. I knew I needed professional assistance.On the day probate started, my mailbox filled with postcards and letters and there were phone messages from agents and brokers in California, May voicemail was maxed out-to the point that I stopped answering my phone. I started ignoring all the paper mail relative to the California property as well. However, amidst all the mailings, there was one large manila envelope with a book by Kim Ward. It was titled What to Do When You’re Responsible for Real Estate a Loved One Leaves Behind. It was just what I needed.I decided to call the author and ask if she could help me get through the challenges I faced. My brother had three residential rental properties, all on the same lot. All were all occupied and overseen by an offsite property manager.Once I spoke, Kim and her staff stepped up and took care of everything I needed, i.e., every aspect of marketing and selling the property. Kim contacted the current property manager and all the tenants, keeping any disruptions to a minimum. Kim informed all parties there would eventually be new owners and there was the possibility of rent increases. She asked how each resident might react to these changes. I was impressed that Kim was so respectful of the tenants. That speaks volumes about her professionalism and experience.Once the properties were eventually listed, Kim and I were able to complete all the mountains of paperwork using DocuSign, we used Zoom meetings, and kept connected via phone and email. Our first virtual (Zoom) meeting was at the beginning of September 2021. The properties were listed and there were several interested buyers by early October. The properties were toured, evaluated, and offers made and countered. I am pleased to report that the sale was processed and finally closed on October 22, 2021.Kim’s communications with me were fully transparent and to me, we were on the “same page” all the time. I never felt out of touch with what was happening or what was next.With Kim’s expert assistance, my seemingly “daunting task” was resolved and completed to my complete satisfaction. The purchaser’s money was in escrow in less than two months. I couldn’t believe how efficient working with an agent could be. I was in a tough situation being the sole Trustee for the Trust that owned our family home. I live in Canada, as far away from San Diego as one can be in North America. Kims deep treasure trove of experience in dealing with estates made for a big load off my mind - I did not worry about anything concerning the sale, Kim was right on top of every problem that came up and had the experience to know the right way to handle everything. I could not possibly have found a better agency to help me sell our house. My wife and I were not sure we were going to be able to sell our house last year in time to find a home in the eastern area of San Diego (Alpine) with the shrinking inventory in that area and since it was contingency sale; timing issues. After no interest from buyers for two months with an agent we had we were very frustrated until we found Kim Ward and Horizon. I fired the other real estate firm (a big name one) and hired Kim. Kim Ward is a highly knowledgeable and caring professional, and I desperately needed someone just like her to help me get through the sale of my sisters home in San Diego following her death. I knew absolutely nothing about the probate process, but I was very lucky. My probate attorney insisted that I interview three realtors. He provided the names of three that he respected, and knew would do a good job. Kim Ward was one of those three. Kims interview impressed me. She was able to put me at ease, and better yet, she was able to explain, without a lot of unfamiliar jargon, just what the process would be. She and her staff kept me informed at every step along the way. There were never any surprises. I always felt prepared, because Kim was a expert guide. I am very, very grateful. Would I recommend Kim Ward? Absolutely! While I live in Washington State, and am not likely to be asked for a recommendation for a San Diego realtor, I still wholeheartedly recommend Kim and her staff to anyone facing the overwhelming process of selling a home.

When my mother passed, I had A LOT of realtors and investors wanting to buy my house. One in particular sent me a monthly newsletter, and we talked on the phone a few times. Kim Ward was patient with me, and very understanding. When I finally decided to list the house, she was my first (and only) call.She showed up a couple days later, looked over the house, figured out how best to sell it, came up with a listing price, and told me what she thought the house would sell for. Six days later, I was presented with several offers. Two of them were above my asking price, and above her earlier estimate.Through the entire selling process, I heard from Kim, and regularly from Laura, just to keep me up to date on what was happening. Their level of service turned what could have been a daunting process into a fairly simple one.Bottom line: Especially if youre selling an estate or probate property, Horizon Real Estate should be your first call.

We were recommended to Kim by our probate attorney. We were faced with a reverse mortgage on the property and a limited time-frame to act. During a period of vacancy, while probate issues were addressed, damage occurred inside the unit. During the claims process she was patient and kept us informed weekly. After insurance claims were finally settled and the time came to sell, everything went over quickly and efficiently. Based on the condition of the property, we were pleasantly surprised with the final sale price.

Land purchases are tricky unless your paying all cash. Most banks wont loan on land. We needed a lot secured for future building. The real estate market in California has been crazy for the last year during the pandemic.When the 1st appraisal bombed due to laziness of the appraiser, Kim demanded a second one. The 2nd one came in favoring securing the loan.This deal would not have happened without Kims persistence. This is the 2nd time Ive used her in 5 years and will again in the future. She will always be in your corner if you are her client.

Kim made it all easy! Id never sold a house before when I had to sell a friends home in probate. There were some serious problems with the homes plumbing and playing by the probate rules added confusion to the confusion I already had about the process. She and her team helped me through every step, gave excellent advice, took care of all the tough phone calls and scheduling, and walked me through what I needed to do. What I thought would be a giant headache was actually a breeze. They kept in constant contact and were always easy to reach when I had a question. Top notch service, always with a smile. Kim and her associates helped me with the sale of my late brothers house.. Due to his failing health the property needed many repairs. Kim showed me how much it would cost to repair and how long it would take. We decided it was best to sell as is. Kim and her associate got me a good offer and stayed on top of all the details until it closed.I highly recommend using Horizon & Kim especially if property is going through probate.
