PMI is awesome. I am near 50 years old now and I have rented many times. PMI is amongst the best of landlords I have had. They respond quickly to resolve issues and you can conduct all of your rental activity online including making rent payments. They are kind and courteous and in the rare times they need to access the property, they give plenty of advanced notice.I have also owned two homes. With knowing how well PMI conducts their business, Id be happy to use them for any future property management needs.

I recently applied to become a tenant at a townhouse managed by PMI Contra Costa, and unfortunately, my experience was highly disappointing. Not only did they overcharge me for every application, but their communication was abysmal. Throughout the process, I found them to be unprofessional and difficult to deal with.Moreover, I was taken aback by their unreasonable demands, such as requesting profit and loss balance sheets, which seem entirely irrelevant for a property management company. These unnecessary requirements only added to the frustration of dealing with them.Adding insult to injury, their customer service was shockingly poor. They were unresponsive, and dismissive, and showed a blatant disregard for my concerns.Overall, I cannot recommend PMI Contra Costa to anyone seeking rental accommodation. Their lack of transparency, poor communication, unreasonable demands, and abysmal customer service make them a company to avoid at all costs.

As a renter of one of their properties for the past 2.5 years, I can say that PMI is an awful company to work with. Very unethical, doesnt manage contractors well, allowing them to charge fraudulent charges to the homeowner/resident. Multiple items weve needed to be performed over the 2.5 years is often contested regardless of whether its right/wrong. Always trying to put blame on the renter when work needs to be done due to prior substandard contractor work or normal wear/tear.

In real estate business, location, location, location is name of thebusiness. In rental business, property management company is the name of business. From loosing income, this PMI Contra Costa turns the things around without asking for large expenses. Owner and his small team know what they are doing in selecting tenants. We are just grateful met them in time, when we were in trap of tenants business broke, high maintenance cost waste — never ending repairing. Forgave me the English writing, being from oversea.

I really have a great experience working with PMI Contra Costa and especially Maggie Green as a service coordinator. She always responds promptly to all our questions or requests. I inquired about a rental with the manager Hassan. I told him I wasn’t employed currently as I’m financially stable, so I offered a year in advance cash as well as my financial records and a perfect 800 credit score and excellent payment history on my previous 5 year rental in Blackhawk. He DECLINED the offer and said his homeowners would not want cash in advance!!! What??? I left message after message and he never calls back. Completely unprofessional and RUDE! What client wouldn’t want to have 12 months cash advance to ensure payment??? Ridiculous!!!As of today 6/23, your rental in Blackhawk has been vacant for 30 days and you’ve reduced the rent by $400 as clearly your rental criteria is not attainable by anyone.You could have had a great client in that house, without having to reduce it. You lost your client money in the process.I would never consider doing business with you, especially in the manner I was treated and spoken to by Hassan.

Hosein is fantastic! This was my 1st time working with a Property Manager, and Id heard stories about Property management groups being disengaged, and unresponsive. From day 1, Hosein has been extremely involved and responsive. If I have questions about any forms, documents, PMIs software program, or anything related to the property, Hosein provides a very prompt and detailed response/follow-up. Hosein and his team at PMI are top notch. We found a place we really liked (which PMI manages), and were able to see it and get through the entire approval/lease agreement process in under a week...during the pandemic nonetheless! PMI Contra Costa seems like a professional property management company and perhaps they are good in maintenance of the properties.It also looks like they are conducting a very comprehensive background checks for applicants. But their main goal is to get as many applicants as possible even if theyll need to reject good applicants.However, each applicant to any of their property goes through hell of requests, documents and endless fees.* Application fee is $35 for each adult (>18).* Pet screening: $20 for 1st pet and $15 for each additional pet.* 25% of monthly lease will be added to the deposit for each pet ($1000s)* After approval:* $75 Initiation Fee for each pet* $50 increase in monthly rent for each petI wonder if the property owners knows why their properties are vacant for long periods while PMI collects money from applicants. Im also not sure that the property owners are benefiting from all those extra fees.

I am surprised of all the positive reviews. Most reviews are from property owners not protentional renters. In my case I was inquiring for my son renting a condo in Pleasant Hill. My son has recently received a promotion requiring relocation to the Bay Area. and is currently attending the required law enforcement academy required for his promotion. Speaking by phone directly to Mr Pedramfard and fully explaining this situation I was informed not to worry much about the $49 application fee as my son would likely qualify. With these in mind my son submitted the application fee as well as all required documentation. Days later after receiving no updates or response to the application, I again called Mr Pedramfard who had not even opened the application and determined that an additional 6 months of bank statements were needed. Reluctantly the statements were provided through a secure website and to our surprise, Mr Pedramfard determined he did not qualify. My son currently owns his own home and currently makes over 8k per month not including his pay raise with this promotion. My son requested his application fee to be refunded which was refused. Totally unethical conduct on Mr Pedramfard behalf!!!!
