UPDATE: this place will STEAL your money if you try to move out. I moved into a unit for ONE MONTH and had to break my lease due to personal financial issues. I understood the fee of breaking my lease was paying a months worth of rent. My security deposit was $2,999 basically $3,000 with fees they asked for and apparently a holding fee even though I already lived there! There is no loyalty to being a resident here, the most ridiculous part they returned $200! TWO HUNDRED. When I moved in it took almost 2 weeks to fix issues in the unit. And also I got charged for the painting of the unit. Here is a picture of how they calculate how much you are getting back, or lack thereof. They steal your money! The jacuzzi didn’t work for months, the spa is always broken, there is probably no parking close to your unit, and lately the trash chute was broken for 7 months before I moved out. They locked it so we didn’t have access as people kept throwing their trash in the chute. I was charged for my ESA and had to show proof of emails between me and their last office assistant who didn’t add my letter to my profile. My money was only returned as credit. Everything is on their terms via credit only and they justify taking money out. This is ridiculous.

What I like about Paya Pacifica is the amenities and location. Its a quiet community near the beach. The office and maintenance staff respond quickly to any concerns that arise.

I was told that the maintenance is doing some kitchen plumbing but it ended up being the bathtub. They told me it would be fine by 8pm that day but the bathtub is full of dirty sewer water and bacteria which i can’t take a shower in. I could the line to dispatch maintenance 3 three time from 830pm to 1130pm. Nobody has come until the next morning. The line to contact emergency maintenance is very inefficient and ineffective.

Thank you so much for fixing my doorknob so quickly! I appreciate Isabelles submitting the work order for me as I was on my way out and did not have access to a computer the rest of the night. My doorknob was fixed before I got home and it made me sleep much easier throughout the night.Also, everyone has been so helpful, pleasant and patient as Ive had a few unconventional requests. My living experience here has been wonderful and the management staff has all contributed to this. I would certainly recommend to a friend/family member.

Just dont move out, they will charge you extra. Moved into a completely renovated apartment, and after one year now it needs all new carpet and vinyl flooring? They said they would do a pre-inspection before move out to give us estimated repairs, never happened. Really liked property manager when moved it but it changed to before we moved out, not as good with Anastasia.

The maintenance crew here is truly awesome, very prompt and courteous, and really competent. Isabel in the office is great and very helpful. If I had one criticism its that some of the residents could be more friendly.

Ive lived here for a couple of years and its worked out great for me. Ive seen a lot of complaints about Playa Pacifica and I dont understand. I believe management does what they can to make sure the place it kept clean and operational, I couldnt ask for anything more.While there are some tenants that need a lesson in community I believe youll find that element anywhere. Fortunately all of my direct neighbors are friendly reasonable people.

Playa Pacifica is a really great apartment complex. The staff is so kind and always on top of things that need to be done around the building. Theyre really considerate and work with you quickly if you have a problem. My boyfriend and I plan on living here for a long time since its been so amazing living here.

If youre looking for a place that is functional, rent-controlled, has responsive management, and is nothing fancy but exactly what it says on the tin... this is pretty much it. Ive been living in the B building for a year and a half, and have submitted a grand total of four maintenance requests. Only one had any urgency to it, the other three were really minor. All were answered within a day, and the important request within an hour.One word of caution, they did make a couple small enticement promises when I signed on that they werent able to meet. We both kind of knew they werent possible: I was told an overhead fan could be installed, but the ceiling is concrete, so obviously not; and I was told paint damage is waived after 18 months of rent, which doesnt appear in my rental agreement. For me, this is fine, I was aware and decided it was worthwhile anyway. Just know, WYSIWYG.

Ive lived in this complex since 84. The building changed owners a few times since Ive lived here but its now owned by Decron Properties. The latest update to the interior is unfortunate. They downgraded the look of the building with terrible colors and horrible flooring and nothing matches. They spent several months doing this when all it needed was new carpeting and a subdued paint job. What we got was a Gymboree.On the plus side this is a rent-controlled building and the complex offers tennis courts, a gym, a pool, a jacuzzi, a bathroom and a sauna plus a few laundry rooms, though not enough for the occupants of the complex. We had a business center with a conference room but thats been taken away. Theyve been updating the community room. There are two elevators, one at each end of the building, but the building is not wheelchair accessible. They had a chance to do that back in the early 2000s when they did a lot of work on the building but neglected to do that. It does have gated parking.The best part though is its pet friendly. When they first allowed dogs they had two nice dog parks. They werent cared for properly though so they had to redo them. Unfortunately theyre in horrible condition now so I rarely use them and instead take my dog on long walks and at night I feel safe doing this.Management has changed frequently over the years but no matter who they get in there, theyre friendly and easy to deal with. The maintenance department is run by a terrific guy named Dan who is very efficient and has two great guys working under him who have been there for years. Shout out to Rene and Manny.This building is occupied by a lot of friendly people of all different ages and its nice to live fairly close to the beach. Theres also a security guard at night which is a bonus and every Thursday evening there is a different food truck on site.I would have rated this complex four stars had they not downgraded the building interior and let the dog parks go.

A place so nice that they let me move in some how!Loving it so far! Staff is friendly and helpful, as well as pretty casual and easy to talk to.There is a 24 hour gym and sauna, but more importantly, there is a vending machine in that same gym. Talk about a motivator!There is a billiards table in the community room, open until 10pm.I believe there is a massive pool and a jacuzzi as well, but I spend so much time at the billiards table that Ive never bothered to get a closer look. The girlfriend says it exists and is nice, so it must be true.Parking is scarce in the allotted parking garages. Thankfully, there is plenty of street parking nearby. 10/10 would rent again

Lived there for 2 years and I wanted to love it but it is incredibly overpriced for what it is (especially the studios), it’s right next to a rehab facility that keeps you up with some of the screams from the patients (which isn’t the patients’ fault), besides the ‘no smoking’ policy it’s always smelling of weed. It gets two stars for its proximity to the beach breeze so it’s never truly hot during the worst part of the year.I’d check other apartments before this one,

Richard was wonderful for assistance while moving in! Very helpful and responded quickly. Apartment looked clean, however, our dishwasher leaked a bit (about to put in a request for this). Besides that, everything went swimmingly.

If given the chance again I would avoid moving here and here is why:1. The management has been less than prompt in returning emails or phone calls (sometimes they are never returned) Depends on who you deal with.2. We were given the opener to the wrong parking garage twice and switched parking places 3 times upon moving in. I would expect to be walked to my parking spot by the management on the day of lease signing. Instead we went through three days of trying to figure out which spot was ours in which garage.4. Having packages delivered is challenging. When packages are delivered via UPS or Fed Ex and the delivery service is willing to make the trip to your door then it is fine. If however you are having things delivered via Amazon who has been using USPS lately, they will be delivered to the front office if the staff is there, which has been not very often. We have had two important packages returned to the Post Office at LAX because the mail delivery person could not leave it with them two days in a row. Now I have my packages delivered at work because of the unpredictable nature of the office. When confronted about this5. It has been 5 months, 3 emails and 2 face to face conversations trying to get the door buzz-in for guests to work. It still doesnt. Instead I have three entries that dont work leaving my guests outside and confused by the three choices that dont work.6. The building water has been turned off 4 times in the 5 months that I have lived here. Only one of those times was prior notice posted in my building. The lack of notice made it quite inconvenient to get ready for work, had I known I could have planned around it. They seem to be in a constant state of repair for the hot water, jacuzzi, pool and elevators.It would be unfair not to highlight the positives so here they are:1. The maintenance team is phenomenal. After moving in we realized that our refrigerator was not working. Once maintenance stopped by it was only an hour until a new one was brought in. We also realized the 3 and 6 did not work on our microwave and again once maintenance was alerted it was fixed within hours. The cutting board had paint all over it and maintenance quickly brought us a new one.All in all I would expect for the price that I would get a more responsive and professional management staff, large mail that could be reliably be delivered, and a mechanism for buzzing people into the building that works. We will not be renewing our lease and avoiding Decron Properties in the future. Hope this was helpful.

It was difficult to access the elevator from my parking spot.My balcony floor was dirty. My bathroom shower was not clean and the sealing around the tub was old, yellow, and cracking.My door is chipped and falling apart near the lock.

They take advantage of people. Charging a carpet cleaning fee is unheard of…the carpet was literally clean. It’s called normal wear and tear. So many hidden fees and the lady in the office is intolerable.

It is more than obvious that the owners are trying to cut costs and service while increasing fees and profits. The common room being converted into a money making mail room is but a sample. The break in of the mail boxes inspite of video cameras is another. You think the cameras work?The bait boxes around the perimeter have not been serviced for months. No wonder I have vermin.

Worst Building I have ever lived in. The whole building incluing the outside areas is infested with fleas!! They have new workers in the office everyday and the only reason they even rent to anyone is because they charge $7,000 to everyone for a security deposit. Even if they have no credit. It is impossibe to ever find a package if you ever get it delivered because it is so unorginized in the office. They accept all size dogs but DO NOT BRING YOURE ANIMALS HERE!!!!! They will be attacked by fleas, then get worms since the fleas carry worms as well. The building is always going threw construcion which they lie to you about the day of youre move in. The first week I moved in my mailbox was open with my mail stolen. The Manager at the time had told me it wasnt their problem and they couldnt help me. If you care about youre animals and youre money then stay far away. Oh and can not forget the part where there throw the Prop. 64 Papers on you after you sign youre lease. Prob. 65 beacuse of the lead paint used in all the apartments. Yet this notice is posted all over the builing.(WARNING: This product contains chemicals known to the State of California to cause cancer and birth defects or other reproductive harm.)If you have bad credit and need a place to live keep looking this is honstley worst than living in any hotel.

Ive lived in Playa Pacifica for 6 years now, and I wouldnt rent anywhere else. As a newcomer to LA from the Southeast in late 2006, I didnt know much about neighborhoods here. I looked at 23 difft places scattered throughout LA. But, being from a beach town, I quickly narrowed it down to about 11, but something kept drawing me back to this place. Maybe it was Florries awesome personality that set this place apart. Either way, myself, and my wife Cathelyn, continue to live and thrive in this wonderful community.
