I have rented from New Bridge for about 4 years now and I am so thankful that always gave us an opportunity to have a home! We are now on our next level of life in which we were able to buy in 2023! But I have to say New Bridge Management was the most amazing experience! Special Thank you to Maria the Manager for ALWAYS taking care of our needs! She definitely went above and beyond to get us into a new spot and made sure our maintenance orders were always completed! 8/9/23 Update. A month after my first review. New bridge still has my deposit. Still wont return a call. I have called each day of the past four business days and have yet to get them to return a call. I highly recommend using any other rental agency. I feel like a 1 our of 5 star review is too generous.I would not recommend using this rental agency. They took $7415 to hold a house for me 8 weeks ago and I still do not have a move in date. They refuse to return my call. I have requested they return my money and still they refuse to return my call. My next move is to get legal representation.

Wouldnt even give them half a star! So the day I moved in I noticed the toilet wasnt throughly flushing so I contacted a plumber. He came out and ended pulling out half of a baby hanger out of the toilet. Let alone I have no hangers that I brought with me to this place nor have I purchased any hangers to this day. So now there charging me $125 for the plumber fee.. telling me that the toilet is brand new when I moved in. Im pretty sure that the hanger is capable of going past the toilet then coming back up. Moral to the story they say they aint paying for it. Dont use this management company!

I’ve been with Newbridge as a landlord for over a year. They listed the property and filled it faster than I imagined. They handle everything and it’s been easy to shoot them emails if I ever have questions. Very pleased with the service.

This review is very overdue. New Bridge has been managing my property in Turlock for almost 8 years now and have done a fantastic job. Adrian and her team are top-notch professionals and very deserving of this 5-star review. As a property owner that doesn’t live in the Turlock area anymore, I quickly realized how difficult it can be trying to manage my property from afar. It was a huge relief the day I spoke to Adrian and handed my property over to her team.In addition to handling the day-to-day management situations that arise with a rental property, Adrian is great about keeping property owners updated on the ever-changing laws that affect property owners. The many restrictions imposed by lawmakers during COVID have been unprecedented and extreme. Adrian kept me in the loop on what those changes are and how they affect my property. I couldn’t have asked for anything more.Over the years, they’ve found great tenants and sourced good service providers to do maintenance work when needed. The property has re-rented quickly in-between tenants, and they’ve kept up with market rents as well.Most recently, they helped me complete some more major maintenance items – new roof, exterior painting and some nice improvements to the interior of the property. Again, they found quality service providers at reasonable prices who got the work done timely.As I move towards my retirement years, my rental property and the income it generates plays a big part in my plans for the future. I’m grateful for the peace of mind I feel knowing my property is in good hands. Thank you for all you do New Bridge Management!

I chose this company based on their reviews and the one on one that I had with Adrian.Everything sounded fantastic and their philosophy seemed on track with what I was looking for in a property management company.So I chose them and it has been nothing but a disappointment for me.They are terrible with internal communication among their own team, their record keeping is poor, their follow up is poor.My confidence in their ability to manage my property has been lowered based on the first few weeks of our business relationship.They will also sit on your money that they collect from your tenant for 15 days regardless if they receive it on the first day of the month. Yes, it is in their contract, but it does not seem fair when there are no outstanding or pending obligations for them to hold it for that many days.

We love New Bridge Property Management! They offer the best service around and dont over charge landlords. I can sleep better at night knowing that my houses are safe due their rigorous screening process for tenants. Before using New Bridge, I was constantly having to evict for non-payment and the tenants would destroy my rental property. That hasnt happened with New Bridge! I highly recommend this service.

Huge “Thank You” to Maria! My family and I were in the process of relocating from Fresno to Turlock. I had found a home to rent in Turlock and at the last minute the home that I was supposed to have rented fell through. This of course caused me great anxiety especially because I was supposed to be moving out of my Fresno home in a few days. Needless to say I found myself without a home to move into. I immediately called New Bridge and spoke with Maria regarding my previous application that I had put in before accepting the initial house that fell through. I also made her aware of my situation. She was so very helpful and made sure that she got my family and I into a home before I had to be out of my Fresno home. I am so appreciative that she was able to help me by making sure that I got keys to my new place immediately after bringing her some additional items that were needed. This was all happening on the day of the Turlock Parade and I know she and the other staff in the office would’ve wanted to prepare for the parade seeing how the parade was to happen right in front of their office and they may have even wanted to participate in someway, not sure. All I know is that because of her my family and I now have a home for Christmas. Thank You again Maria! You are truly gracious! ❤️

This company will not only keep your deposit after you move out leaving a well taken care of place but they will also come after you with bogus charges that they hope to intimidate former residents into paying. There are honest property management companies out there. New Bridge is most certainly NOT one of them. Beware. You may need to take them to court to get your money back because they are ruthless and corrupt.

I chose New Bridge based on recommendations from family members and their relationship with Adrian. She will always get things taken care of once it’s brought to her attention. However the office staff does not take any initiative to handle things on their own. At the end of the month after I received a bill that I owed new bridge money. I called and questioned why I owed. I was told the tenants did not pay rent. So I asked are they still living there. The girl in the office did not know and said they’d have to go check. My thought is if it’s the end of the month and no rent has been paid. Then they should have already checked. I realize there are no evictions during this time, but you should at least check on the properties when rent was not collected. Another issue with a walk thru in November. I scheduled the walk thru for my son and called to confirm the walk thru a few days prior. I showed up and waited 15 minutes. No one from new bridge showed up. I called the office and was told there was no walk thru scheduled. When I told her that I had confirmed it. She then asked the other girl in the office who must have forgotten and said she would be right there. When she arrived she acted as if I was bothering her and interrupting her day by wanting the walk thru done as she did not greet me with a hello, hi, nothing as she walked in the unit. Took a few pictures and asked for the keys. Very rude in my book.If this is the service my tenants get when they do a walk thru and how they are treated my business will be going elsewhere. Adrian does great when she’s involved in the issue. But the office staff needs to be replaced. These were not the only issues with this staff but it is the first time mentioning it since I was asked for my feedback.

Dont trust them with your deposit. Document everything before you move in, including repairs done under work order. Make friends with your handyman, he may be the only person that can prove you didnt cause previously existing damage. Finally, dont bother cleaning the carpets when you move out, theyll charge you anyway based on corporate policy then fail to call you back until you give up. We got $700 of our $1750 deposit back and we left the house in better shape than when we moved in.

This is a horrible company for renters but great for landlords. New Bridge Management is a dishonest rental management company that gouges renters. Upon move in, my unit was not cleaned and they even lied to me about water being included and then insisted I pay for it, citing it was in my contract. I did not know it was ok to say one thing and and write up documents for another. Very misleading!!! When I moved out I had the unit professionally cleaned and they charged me $75 for cleaning supplies (that’s A LOT of comet) for an already spotless apartment and $22.50 for 2 batteries for a smoke detector that did not have batteries when I moved in. Not that the money is a big issue, it is the principle of a company that you trust with your deposit. New Bridge Management, you need to do business the right way!!!! Small businesses in a small town do not last long when you steal from people to line your own pockets.

Everyone on these reviews talking about this company and Adrian obviously arent tenants for them... I am a combat veteran who has lived at my current Residence for 4 years. I recently have come up on hard times and was late on my rent twice... Adrian was very rude, cold, and didnt seem to care that my kids and I could be homeless and filed an eviction for me even though I already paid my rent! The staff is also unprofessional, Lyndsey especially. The positive reviews on this page are fake. This is a horrible company and I am seeking legal action against them. Adrian youre a terrible landlord and a horrible person. Below are some pictures of how bad they let their properties get... Those couches have been rotting for over 8 weeks and there have been several employees that have come by and seen this atrocity.

This company took over the management of the property we are living in and it definitely has NOT been a good thing. If you want a property management company who equally protects the rights of both the tenant and the owner, do not choose this one. If you want a company that caters to the owners, allows owners to violate tenants rights, raises your rent frequently stating they are increasing it to match market value without ever viewing the property or fixing the list of issues that would bring the quality of the dwelling up to match, allows necessary repair requests to go unanswered or delayed beyond reasonable time frames while tenants live with unacceptable conditions without compensation, then this is the company for you! The list is too long to include all here, but I highly recommend choosing any other company than this one if you want to live somewhere that you and your family can be comfortable and treated fairly.

As a former tenant, I would definitely NOT recommend New Bridge Management or Adrian Harrell. Shes already been disciplined by the CA BRE just last year (2017) for fraud (just search her name and ALV Property Management to read the case). She does not respond to requests to repair damaged properties (damaged by weather, leaving the home inhabitable for a time being), lied in court after trying to keep my deposit (she lost) and, as shown if you search the above, DOES commit fraud in the course of business. I would not recommend any tenant to work with her and I would recommend any homeowner to avoid using her as she has already been proven to use your money fraudulently.

This company is about to be shutdown as they are soon to be facing fraud charges as they charged us for taking our own stove out of the rental . Housing authority has been called as they allowed us to live with rats in the attic after 5 documented attempts to get them out to solve the infestation. They do not respond to the online service requests and let the water leaks continue to create damage then charge you for them later like three months after you move out later . This is a very Crooked company and never in my life have I dealt with such a slum lord company. We have filed fraud with the lical police dept. And we are ready to take them to court STAT. Luckily we have documentation of everything. Always take pictures and always document your reports cause there are people like this out in the world. BBB has stated they have more complaints than any other property management company.

I been with New Bridge for about 6 years and their quality of work has gone down lately there is no response they don’t work with you it takes days for me to get a response from them every time there’s a work order done they take weeks to let us know what’s going on and when I inquire about it they either don’t give me a response or they take weeks I have to call over and over or email them. Was shown a property, filled an app on Thursday and was called the following Monday we were approved. When given the rental rates, it did not match the advertisements on this property on multiple alsites including their own website. When I asked she basically said they were all wrong and rent is higher. When I questioned the legal aspect of changing rates after someone applies, she( red head w the red car and was late to shownus the place) she them took the approval away. She said she d refund our app fees so well see what happens...BEWARE OF THEIR FRAUDULENT advertisements of rental prices. She should have honored the mistake they made but instead she took away our approval....great business move, not!

There was a staff change about two years ago, BAD MOVE. Level of courtesy dropped tremendously. Miscommunication among staffers and property owners heightened.
