We had an excellent experience with Nathan as our agent. We worked with Nathan over the course of several years to look for and finally buy our first home in East Sacramento. Nathan is very knowledgable about East Sacramento and the surrounding neighborhoods. He always seemed to be right on when advising us on what would be a competitive offer in this difficult market. He is also very knowledgable about home maintenance, repair and knew what to look out for when viewing a home and in the inspections. He was physically present for all the inspections during closing and reviewed them all with us; this insight was invaluable for us as first time home owners. He is a clear communicator and always made himself available to us. We never felt pressured by Nathan and always felt he supported us to make the best decision for our family. Cant recommend enough!

When it came time to sell our East Sac house we wanted to work with someone who is well familiar with the neighborhood and experienced with older homes. Nathan is well known in the community and his reputation proceeds him for good reason, partnering with him exceeded our expectations! We cannot recommend Nathan enough!!Nathan was recommended to us by friends of ours (also their first home purchase). He helped us purchase our first home in 2021 in an absolutely wild and competitive sellers market. We 10/10 recommend Nathan due to his professionalism, guidance, friendliness, and honesty.He was incredibly patient and kind, volunteering all of the information we needed to know and things we should be aware of, as well as answering all of our first-time-home-buyer questions.There was absolutely zero pressure for us to put in offers or buy. This was our biggest worry in finding a realtor, since some of them will push a quick sale (car salesman style) over doing whats best for the client, but that is NOT the case with Nathan. We feel so lucky our friends connected us with him!He wanted to make sure we were happy with our purchase and gladly showed us several houses we wanted to see, even if they were just to rule out as options/figure out what we didnt want or couldnt do, while we were figuring out what the heck we were looking for! Nathan was there to guide us during the whole process. He was unbiased, objective, educational, and definitely trustworthy with such a massive commitment of a purchase.Other buyers/flippers with far more $$ than us were putting in all cash offers, waiving inspections/contingencies, offering 100k over asking... it was wild. We are local to Sacramento, were looking for a home for ourselves (not an investment purchase) and we only had the minimum down payment available and the rest of the money was/is a loan. Houses werent even lasting on the market more than a few days.Despite our pessimism when we realized we may not be able to buy a home at this time, Nathan remained optimistic and understood we couldnt compete with those buyers, but he was ready to pounce when we wanted to put in an offer anyways to test our luck. After a couple of rejected offers on other homes, we put in an offer on a fixer-upper in the Zephyr development (Carter Sparks/Don Thaden collaboration) of the Pocket neighborhood that was accepted!During the purchase, he was attentive and communicative every step of the way, even as some things inevitably came up during the home inspections. He helped negotiate a credit on the sale for a faulty electrical panel that would need to be replaced before the home was safe to occupy, and he recommended an excellent company to replace the electrical panel for us.Even now, 2+ years later after the sale, Nathan is always available and willing/able to help us find contractors, or just to say hi and see how our first homes projects are going.Please consider reaching out to Nathan if you are looking for your first home. Though we were not looking for a real estate agent, we met Nathan while touring a neighboring home at an open house. There is something about him that drew us in immediately, and we instantly trusted him. Nathan is a consummate professional while simultaneously maintaining a down to earth persona. Nathan Sherman did a superb job selling my Grandmother’s s home in downtown Sacramento. We first met Nathan by phone in May 2023. He helped us get tenant out then get pest inspection and then help remove clutter from home, then take photos, list property in July. We got 7 offers within first couple of days. We closed in less than a month with a buyer that removed inspection and appraisal contingencies, paid in cash and 14 day escrow. Buyer bought 33k above listing price. He was a clear communicator and advocate throughout. There were six sellers siblings and relatives who were not close with each other. Nathan’s positive attitude and can do actions and tireless hard work and patience - all with a warm genuine smile and manner and excellent professionalism- were exceptional.I give my utmost highest possible recommendation for his as a realtor for Sacramento properties. He gives 200 percent to his job and he is a top quality professional with great listening and negotiation skills and a real gem!

Nathan is an experienced, responsive, no pressure real estate agent with significant market knowledge which was useful in this rapidly changing housing market. He is quite well organized and listens and communicates well. The best decision you will ever make when you are looking for your dream home is to call Nathan! We could write a novel filled with nice things to say about this wonderful person and excellent real estate agent. My wife and I were first-time homebuyers and brand new to Sacramento (we had yet to relocate), and Nathan made our entire experience from beginning to end an enjoyable ride. As a starting point, Nathan spent several hours giving us a personalized tour of not just the most desirable neighborhoods, but specifically the best blocks within those neighborhoods. His knowledge of the local market is extensive, and we were able to become very comfortable bidding on properties from afar in this hyper-competitive market when bids were often due before we could fly back into Sacramento. Second, Nathan’s work ethic is off the charts. Any time we found a house that we were even mildly interested in exploring, he wouldn’t hesitate to hustle over to the property and see it for himself while offering us FaceTime video tours, even if it was just to continue helping us refine what we were really looking for in a house. We learned so much about our priorities as a result of Nathan’s tireless efforts. Third, Nathan helped us craft bids that were right on point for the values of the houses we considered, but without overreaching despite many houses selling for well over asking price. We were searching during a time of record-low inventory, and Nathan’s experience, patience, and eternal optimism helped us keep our spirits high while continuing to make smart decisions. We contacted Nathan back in 2018 as we were just starting to think about buying a home in Sacramento. Nathan was proactive in sending us listings and very patient as our timeline and needs continued to change. My husband and I live in the Bay Area and were in search to buy a house in the East Sacramento area for our daughter who works at UC Davis Medical Center. We found Nathan at an Open House that he was hosting. With his iPad on hand, he showed us an overview of houses in the areas that would be a good fit for us. Five minutes into the conversation, my husband and I looked at each other, we knew Nathan is the real estate agent we want to work with and we dropped the first agent we started out with. Three months later, with Nathan’s help we bought a super cute house just a few blocks away from McKinley Park.Professionally - Nathan knows intimately all the nuts and bolts in buying/selling a house, beginning to end. He is VERY well-organized, responsive and stays ahead of the game. At times, he even re-arranged his prior family engagement to accommodate our last minute request to see a house that we thought we liked (but it turned out we didn’t like the house and Nathan was totally patient with us). Nathan laid out the pros/cons in each of the several houses we looked at and gave us ideas on what it takes for the win in a seller’s favorable market but he did not make us feel pressured to buy. To sum it up, if you need to buy or sell a house, go with Nathan. I had been casually keeping an eye on housing over the last 5 years after an early on bad experience with a different realtor that had been personally recommended. When I was ready again, I turned to the internet to do my own research this time. I found Nathan Sherman who had glowing reviews. I saw a triplex that I was really interested in and reached out to Nathan. He quickly got me in to the house and to my surprise showed up with a full binder in hand with comps and reports on the home. While I did not end up purchasing that first home, Nathan stuck with me and the very specific type of house I was looking for and helped me secure a Land Park duplex, in a pandemic, amidst a difficult housing market with low inventory. He structured my deal in a way that made it appealing to the seller to accept my offer. This was my first home purchase and I cant believe how easy it was! We engaged Nathan, right at the height of the pandemic, with a very uneasy and uncertain feeling on what to expect. Nathan came in with a very steady hand and calm approach with a total reassurance that the Pandemic should not be a factor. He very systematically took us through all the steps to get the place ready and when he listed it he had a showing the very next day. He had an offer the third day and placed it on sale pending in about a weeks time. I never met with Nathan personally but it really did not matter. This is the second time we have had the pleasure of working with Nathan. He sold my mothers home a few years ago, so we had him sell my aunts home this year. He is experienced, knowledgeable, honest, and extremely calm. You always feel he is looking out for you and your interests, ( you dont even realize he has other clients.) He knows exactly what to do to get the most for your home. He has great advice for getting the most for your home. The outcome for us has always been excellent. I highly recommend Nathan if you are buying or selling your home. I would not hesitate to hire him again.

I first started working with Nathan as a buyer in 2018 where we looked at some houses. Shortly into it, I put the house search on hold due to my personal situation. In early 2020, we reconnected and got into two purchase contracts. We ended up backing out of the first one because the sellers were not willing to make any concessions at all for $8-10K of pest and electric repairs, but Nathan did what he could to make it work including getting competing bids from pest inspectors with which he had good rapports. Nathan was steadfast and understanding and offered words of encouragement. Within two months later, we ended up closing on an even better house at the beginning of April.Throughout the journey, it was a big comfort to have a knowledgeable advisor of the real estate market, process, and house ownership/maintenance. During tours, he would point out things that looked unusual, provide insight into the severity of an identified issue, and estimate cost of repairs. When the home inspector identified that a row of sprinklers in the front lawn didnt work, he stayed afterward to test the zones and figured out that those sprinklers were simply hooked up to the valve in the backyard. When we were deciding what to offer on a very competitive house, he showed data relating how much was the average market selling price versus listing price, based on how many weeks after the house had been listed and number of competing offers. He addressed every single question and concern that my family or I had (believe me, there were a lot of them) in a professional, measured, and level-headed way. For the two times when the question was beyond his scope as a real estate agent, he would guide me on how or whom I should direct the question.If youre like me, I take all real estate advice with a grain of salt because buying a house is such a large purchase. Having worked with Nathan over a decently long period of time, I can truly say he has demonstrated to be a trustworthy, honest, and experienced advisor who can skillfully get the job done even in a very competitive sellers market.

Selling our home in East Sac was almost too easy! From beginning to end, Nathan was an absolute pleasure to work with. He gave great advice on pricing our home and prepping it for pictures and open houses—we had three offers in the first weekend! He also does some pretty amazing marketing, including hand-delivered post cards to neighbors and listings in the neighborhood papers.Once we were under contract, Nathan did all of the legwork to ensure the transaction was as seamless as possible. I met Nathan Sherman at an open house for one of his listings. I had just started by home search and decided to attend this open house as the start to my home search. I met Nathan, and he was instantly very helpful and informative. He asked me several questions about what I wanted in a home, where I wanted to live, and what things were important to me regarding neighborhood, safety, types and styles of homes etc.He showed me several listings in a book to give me an idea of what types of offerings there were, and I felt very excited to start my home search. I felt like I was in good hands to embark on this process with Nathan as I was a first time home buyer.Nathan met with me to view listings on three separate occasions. On each of these occasions he was easy to get a hold of, very responsive, and we were able to set up appointments quickly and with ease. It was great because he suggested properties that I would be interested in as well so I felt like I got to see a lot of properties and he knew what I would be interested in. he really listened to me and was interested in making sure I found the perfect house.Nathan worked with me to purchase my first home. He made the process of making offers easy to understand. He and I sat down for a long time as he explained everything about making offers, all the terms of the offers, and the contact process. After placing an offer, Nathan made sure to update me as to any new developments in the process of reviewing and accepting offers. He was available by text, phone, or email for any of my questions and concerns as we went through the process of accepting the offer and entering into contract.Nathan made the process very easy. He had great referrals any time I needed a referral. He was always available for any questions. He kept me informed and helped me make many decisions throughout the process. He is very knowledgeable about the Sacramento area and neighborhoods. I liked that he is involved and proud of the community he lives in. We had many great conversations about local restaurants, events, and developments that would affect the Sacramento community.Nathan really made buying a home easy. He provided great support throughout the process of buying a home. He attended the signing of my contract in case I had any questions or concerns. He provided me any referrals for my home needs. I was supposed to close on a monday, but he worked with the other agents to ensure that I could close and get my keys before the weekend, making the escrow process only 26 days!As a first time home buyer, this process seemed scary and overwhelming at times; however, Nathan eased my anxiety throughout each step. Nathan recently helped us sell our condo in Midtown Sacramento. We dont live in Sacramento and so had not met Nathan but found our phone and email communications very friendly and professional. His team and the title company he prefers were efficient and just as professional, and this is probably one of the smoothest real estate transactions we have experienced. He represented both us the seller and the buyer and was great in ensuring that both sides felt good if there were any questions/issues that came up. He is exceptionally knowledgeable, especially about nuances in neighborhoods and even specific streets to avoid because of highway noise or other issues. He is also very transparent, responsive, and thorough. He even provides a binder for clients filled with helpful home buying information and printouts on all properties viewed!To kick off working together, he set us up in the online platform where we could sort filtered MLS listings that met our criteria into buckets of yes’s, no’s, or maybe’s. I left many comments on the properties not really expecting responses, but he thoughtfully responded to each comment or question in detail. He was not afraid to say why certain properties were not a good fit. Then he organized all the contender properties into two back to back days of showings. He provides very helpful and honest insights on properties - both positive and negative. He had a printout for each property we viewed in a binder so we could make notes and track which we liked and didn’t like - so helpful!He helped us make a successful offer on a home and was involved and helpful throughout the closing process. He handled all communication with the sellers and organized the inspections. Since we were out of town buyers, he also attended the home inspection and did the final walk through on our behalf.
