Michael Garner is a Wonderful realtor! He definitely went the extra mile in helping me get my Lake San Marcos house updated, staged and ready so that I could get top dollar. The remodel cost for the interior and backyard updates were paid at closing, which was awesome. He has a great attitude and continually works to keep things positive and moving forward. My wife and I worked with Michael to purchase our first home during one of the craziest housing markets San Diego has seen. Michael was incredibly trustworthy, knowledgeable and hard working throughout the entire process. We truly believe he is the best realtor we could have worked with and his local knowledge of each neighborhood greatly helped our home search! He developed strong bonds with the sellers agents which helped get us additional counteroffers/responses that we wouldnt have received without his efforts. It wasnt long before one of our offers was accepted and Michael helped walk us through the closing process with ease. At the end of everything we ended up landing a house under the asking price which is unheard of in this market!We highly recommend Michael and the entire Douglas Elliman team. Michael’s work exceeded all of my expectations in the home selling process. The sale of our property fell thru on multiple occasions and we had become discouraged and frustrated with the process. If I could give Michael more stars I would. Michael helped my husband and I purchase a home in Encinitas all while we were in Denver! I met Michael at an open house in October while we were in the area for a long weekend. We were wanting to start our home search soon, so I thought I would check out a few open houses in the area. After exchanging numbers, Michael kept in touch, sending us homes to look at and really doing a great job honing in on what and where we were looking. Having grew up in the area, I had a pretty good idea of where we wanted to look and Michael was very attentive to our wishes. He went to open houses, would look at every house we were interested in, providing video and pictures of homes. We were over bid a couple times on a two different houses and when we were becoming discouraged Michael with right there with a positive attitude. We finally place a bid on a home that was listed as coming soon. Michael was negotiated getting into the home before with the sellors realtor and we were able to successfully negotiate a quick sale. The whole process went absolutely seamlessly. I can not recommend Michael strongly enough. He was knowledgeable, professional at all times and just a joy to work with.

Couldn’t be more pleased. Even as a first time home buyer, the entire process was smooth and stress free. At the time I was not able to be in town so I purchased the home virtually. He took it upon himself to not only do a video walkthrough of the property but also the neighborhood as well. Michael also isn’t afraid to negotiate price’s. PCSing to San Diego meant we were unfamiliar with what areas would work best for our family’s needs. We ended up buying in a city that we hadn’t considered before Michael introduced the idea to us- and we feel so incredibly lucky to have found just what we were looking for in a community and in a home. Michael was so patient with me and my two and one year old I brought on our search, while my husband remained in Hawaii coordinating our move. It was evident he genuinely cared about our family. He greeted my boys with a kind smile and interacted with them every time they came along. I know little more than the local school’s ratings and if I like a home’s layout so I was very grateful to have Michael with us as he had a more complete understanding of what the houses lacked and how much work they would require. Michael’s attentiveness, patience, and responsiveness made me feel as though we were his only clients. But with just how excellent he was, there was no way we could have been! Although we hadn’t even listed our Hawaii house when we reached out to Michael, he was completely accessible. He answered more questions than I could count, met us for more showings than I can remember, and maintained communication with our Hawaii realtor, even offering us relevant advice that helped with that sale. Michael offered encouragement and positivity when our first offer had been rejected. Our second offer, on a fixer upper that was listed well below the average value of homes in the neighborhood, was accepted. My husband and I were prepared to take the home as is, but Michael was confident in his abilities- and rightfully so. He far surpassed our expectations and was able to get us a large credit to put towards repairs. That was a credit that we potentially could not have gotten! He fought for us even when we didn’t know there was anything to fight for. Michael’s ability to navigate and communicate with sellers, agents, inspectors and every other individual involved in this process seems to come so naturally and is incomparable to any other realtors I have personally worked with. Wed lived in our home (that we loved) for nearly 20 years but we knew we needed a different style of home to meet our living and family needs. Let me start with a few concise sentences - Michael is one of the most impressive, genuine professionals that I have met in over 30 years of business. His communication skills, integrity and work ethic are beyond reproach. And now, the longer version. A neighbor across the street had an open house and we were curious so we checked it out. Michael was hosting and that is how this journey began. We knew we were interested in selling and were in the process of collecting information about the market. Michael was open and honest and shared his thoughts freely and with no pressure at all. We immediately liked his straight forward approach and extensive level of knowledge. Frankly, for a guy that seemed so young he presented as a seasoned agent who truly enjoyed talking with us. And his enthusiasm was remarkable. We met again a week or so later for a walk-through of our own house. Michael had great ideas about small changes we could make to maximize our home value and position ourselves to get the best possible price. And he came prepared with a marketing strategy and a calendar of action items and deliverables. We drilled him with questions and he remained calm and comprehensively answered everything we could think of. Fast forward to the selling process. The day of the open house. The photography Michael had done and other pre-marketing efforts paid off. We could not believe how many people came. Sold at full asking price to a cash buyer in 4 days. Highest selling price in the neighborhood. But the journey continues because we needed to purchase too. I am trying to keep this short but let me say that MIchael had a very volatile situation to work with. The logistics of coordinating pre-qualifications, approvals, financing, the laundry list of home inspection problems, appraisals, move-in dates, move-out dates, rent backs, escrow, lawyers, caveats and conditions, the list goes on. Texts and phone calls are flying around. Emotions are running high. Competition is fierce. Deals almost fall apart and then are put back together. I do not really understand how he did it but Michael was a rock through all of it. He processes information very quickly and thinks several steps ahead.
