As a renter with special circumstances, property management companies can be intimidating especially for single family detached homes. Mesa properties and specifically Charlene went above and beyond to follow up with me on every single step, and though the process did take longer than ideal, our new home is. All that we wanted and more. The conveniences of the resident benefit package are WELL worth the minimal additional fee, and I feel like I’ve got the best of both worlds with professional management for repairs, and payments, and the feeling of privacy and “home” that comes from not having a landlord looming next door. The courteous, patient staff never dropped the ball on deadlines and made this happen when it seemed nobody else would. Thanks Mesa!

The rental and move-in process was straight forward. Ive been here 2 years now and no issues. I use the online portal to easily take care of rent payments and request maintenance. He is incredibly responsive and proactive in addressing any issues that come up with the property. We decided to use Mesa Propertiesto manage our home two years ago and I am glad to have met them. They made owning a rental property very easy, stress-free and allowed us to be completely hands off. Mesa Properties has been an awesome company to work with. They were timely on their communication, open about the process and where we stood after applying. Moving is stressful but it’s more stressful when you are left in the dark- we were very lucky to not have this issue with Mesa. Charlene and the others were so friendly and delivered amazing customer service. We applied for the rental last week, got everything Mesa needed to move forward, and we were approved 4 days into the process. We now will be getting the keys next week and looking forward to the next chapter in our lives. Ive recently moved over our property to Mesa Properties from doing this on my own. It was a difficult decision to make, but after speaking with Melissa and Sawyer, the decision became much easier to make. Weve also had our first issue within the first couple days after the transition and without missing a beat, the tennant was taken care of and I never had to lose a minutes sleep know or feeling the stress of having to find someone to take care of my renter! During the recent rains, I noticed a leak in the roof over the garage. Mesa sent out a contractor, and he diagnosed the leak was due to a buildup of debris in a valley of the roof, along with a couple of cracked tiles. This was resolved in one day. Outstanding work!

We used Mesa for about 5 years with no issues at all. The tenants they placed in our reantal home were the best. Always on time payments. I never had to go to the reantal home to fix anything. They have their vendors that take care of everything. We then decided to sell the property, Sam and Melissa were on top of everything. Once again they had their crew take care of all the re models and updates to the home. They had a buyer the first weekend and closed escrow in 3 weeks. The best property management company! Everyone at Mesa was great to work with. I had a rental property in Riverside they managed for 3 years. They kept it in great condition and always kept me abreast of the tenant’s requests. The tenants they found were high quality renters who also took great care of the house. When it was time to sell Mesa also represented me in that process. I appreciate the honest approach they had. They did not overvalue the property and promise me something they couldn’t deliver. After we discussed the strategy and set reasonable expectations, we put the house on the market. It was in escrow 5 days later. $30k above asking price. The entire process was smooth and closed a week earlier than scheduled. Thank you Sam and Sawyer for everything!

I am extremely pleased with the service I received from Mesa Properties. i dont tend to write reviews, but this one is warranted. As a tenant, I found staff very responsive and professional- from leasing the apartment to terminating the lease. A minor repairs were taken care of immediately and when a remote to the gate was needed, that too was taken care of promptly. Rustin Harris- property manager was on-point- that is, he was professional and knew the ends and outs of property management. Lastly, the online system of making request, signing the lease, access to the lease and terms, and paying the rent was superb!

Mesa checks all the boxes for a property management company BUT they don’t just strive for that. They definitely strive to exceed. I’m completely impressed with their proactivity - being ahead of policy and government issues that impact landlords, being ahead of property issues with annual safety checks, being ahead of and handling tenant issues so they are non issues and being ahead of investment/ROI questions by providing both property value and comparable rent info. Professional, Detailed, Great CommunicationWe had a single-family rental house for over 30 years. We managed and handled repairs ourselves as we lived nearby. When we moved out of state 3 years ago, we knew a management company was necessary due to the distance. Our research led us to Mesa. My concerns with having a hands-off income property were short lived. Sawyer and his team provided timely and relevant communication. If the tenant had a problem, we were notified immediately, not just with the problem, but paths to correct it with suggested solutions and repair costs. Having to previously handle these types of repairs ourselves, I knew the costs were fair and reasonable. The tenants also appreciated the timely responses.Most recently, we decided to sell this property. Mesa’s sales side stepped up and made this transaction a wonderful experience. The house needed painting, miscellaneous repairs and cleaning prior to placing on the market. Sam had contractors on site the day after the tenant moved out to provide a detailed quote on suggested improvements. Again, having handled these items personally over many years, it was clear that the costs were very fair and reasonable. I stopped by the property just prior to listing and was extremely impressed with the improvements. The listing was placed on the market and 62 written offers were received within 5 days. The selling price was considerably above both the listing price and recent sales of similar houses. This is my first time renting a home. I did not want to do it myself so I chose Mesa. I have seen Mesa since 2018 when I was thinking about renting my previous home, but it eventually sold. This time around, I did not sell and seeing that Mesa had been around for awhile, I contacted them. Sawyer (property manager) and Melissa (B.D. Associate) helped me out entire time. It was so easy. My home was on the market for only 8 days. I think after the first weekend, we already had multiple applications. The showing volume was so large, I think over 30 showings in a weekend. My neighbors even told me there was heavy traffic. Sawyer knew what he was doing and set the home at the right price. I also noticed they take care of the tenants too. Sawyer suggested to have the house cleaned for the 2nd time due to the heavy showing traffic. This is to be done before the tenants move in. The first time, I hired my own cleaning service, but the 2nd time was from one of Mesas affiliates. I did not like to pay for cleaning service two times, but Sawyer made me understand why it was needed. That was so cool of him. I would recommend if you are planning on renting your home, use their affiliate cleaning service. Looking forward to a good relationship.

I was directed to Sam S. and not only was he super helpful in explaining the various nuances and limitations of rent control, but he took the time to answer all of my questions regarding tenant rights, landlord rights and evictions. Great property management staff. We needed to find a place and move in ASAP. They were able to process our application and get us all of the paperwork quickly in order to get the process started without delay. This was especially helpful given the added difficulty that COVID restrictions generally pose to this process. Everything was signed online, we dropped off our deposit and first months rent and received the keys and that was it. Our lease is easily accessed online for reference as is their online rent payment system. Called Mesa Properties to inquire about a rental that we had inspected that day there was no agent or material on site that could provide answers that a prospective renter might have pertaining to the property, we are a mature married couple. So I called with a couple of questions and had a conversation with the most rude and unprofessional person, I hope its not indicative of the Personnel in this office. So the jist of my questions was if it was possible if we could meet with the owners, to make sure we are compatible and easy to work with, seeing this would be a long-term lease relationship and if there was any repairs that need to be done in the future who would we make the request to, for example like the water heater looks about 30 years old and the carpet at least 15 years old with stains as I brought that up things turn real bad at that point, my next question was if I could review the contract before I started the application and fee process, just wanted to make sure I knew what I was signing before I tied myself in, this went horribly bad, I was told no that wasntpossible, I explained that I dont want to waste my time or their time if my application was accepted and this is when the person on the phone told me that it was my problem and not their problem, for me at this point the conversation was over and I definitely wasnt going to tie myself in without looking at the contract, so I politely wish her a good day and hung up. Update: we received a call from Sam the office manager who informed us he had listened to the tape of the call and apologized for the manner in which the call was handled. Thank you Sam!

As to the response that the company issued below, I received nothing in writing from them except for an email from a company secretary titled Adverse Action Email. I attempted to call two people that I had spoken to previously and never received a response from either one. When I applied, I had a lock on my credit report. Since they had the credit report run almost immediately, they sent me a cryptic message stating only that no credit was available. I am in the business in looking for a home. I was referred by a friend of this property management. I had given them a call because I was interested in a home, after I set an appointment to talk with someone at the office. She was not very helpful when explaining about the properties, and failed to help us in any way.

Very quick process for me. I was denied almost immediately after trying to save my application for later submission. There was no verification of employment, rental history, references or any communication regarding information needed to proceed to the next step. Feels as if I was scammed for an $80 application fee.

This is the only place we have ever rented, wasn’t sure what to expect other than I’ve always heard that landlords can be tough. It has been the complete opposite in every aspect. Anything we have asked for whether it be help with rent or service calls, they have immediately responded with sincere understanding.

Nobody needs to stipulate how much renters insurance I buy, just like nobody but me and my spouse needs to be authorized on our utilities, and anyone requesting this is total invasion of privacy, and I wont support housing discrimination or any discrimination of any kind especially during a pandemic with all the veterans, children, disabled people and or people in general.

ITS ALMOST A MONTH THAT THE AC IN THE HOUSE WE ARE RENTING IN WAS BROKEN AND WE HAVE CONTACTED MESA PROPERTIES BUT YET STILL NO ACTION WAS GIVEN!!WE ALSO HAVE A 13 MONTH OLD BABY WHO IS CRYING EVERY NIGHT CAUSE SHE IS SWEATING A LOT ESP SHE IS STILL ON A DIAPER. IT IS SAD THAT THIS PEOPLE DONT EVEN CARE!! HEAT WAVE IS CRAZY AND THEY COULDNT EVEN SAY OR DO NOTHING!! AND PAYING $3095.00 A MONTH!????WE ASKED THE GUYS WHO CAME TO LOOK AT THE AC IF WHAT HAPPENED AND I ASKED IF WAS IT OUR FAULT IF DID WE BROKE IT AND HE ADVISED THAT NO, THERE ARE A LOT OF ISSUES WITH THEIR AC AND THAT IT DEFINITELY WAS NOT OUR FAULT!!! SOO I BEG TO FIX THIS AC JESUUUSS!!! WHY DO YOU WANT US TO SUFFER IN THIS HELL!!
