Excellent Results . We were very happy with our experience with LuAnn as our realtor.We interviewed three realtors before deciding to go with her. She followed up with us after first meeting her, and supplied printed materials explaining the house selling process. We also knew we wanted certain services such as staging which she was able to provide.LuAnn used multiple and creative marketing tools to promote our house, attracting multiple interested buyers. We also felt she would be a strong negotiator when it came to closing, which turned out to be the case.Overall, based on her experience and personality, we would highly recommend LuAnn to future clients.

By far the best real estate agent I have ever had dealings with!! LuAnn was understanding toward my needs in selling my home with tight time constraints due to health reasons. She helped me by selecting the best strategy, pricing, and advertising that led us to an efficient sale that exceeded my expectations. Smoothest home buying process ever. I was so impressed by LuAnn and her staff. We were first-time home buyers so obviously we were nervous about taking this big step, but thankfully the entire process so streamlined and stress-free. Also, at the same time I always felt informed about every single detail, which I really appreciated. LuAnn was extremely present and responsive. When we found our dream home, she didnt waste a second to start the offer process and kept us looped in, and provided her expert guidance while also taking into account our opinions. LuAnn got the job done that others couldnt finish... I just sold my home in Rancho Cordova, CA in May 2024 and had the pleasure to work with LuAnn. I listed my home in January 2024 with another agent who I worked with to buy the same home in hopes of selling it before my wedding in April 2024 and my expected due date in July 2024. However, the agent I was working with was going through personal issues and was unable to give 100% of his time and energy on selling my home so he had his partner help. We had an offer that backed out halfway through escrow which left me disappointed and anxious with the nearing deadline. So I decided to research the best realtor in the area and I found LuAnn and was impressed with her 5 star reviews; I asked her to step in to get the job done. She and her team made what could have been another stressful and difficult process as seamless as could be. LuAnn really listened to my concerns, is passionate about her job and her calming manner alleviated my anxiety and PTSD from working with a previous realtor who was unable to sell my home. From our first meeting she was prepared & did her research, provided net sheets showing profits w/ different listing prices. I loved that she was transparent. I met with another realtor my aunt recommended who worked with a big realty company in Sacramento who provided comps but did not want to tell me what he thought my house would sell for until I signed paperwork to hire him, this pushed me even more to choose LuAnn. What I think made a big difference in selling my home this time around was her marketing strategies, staging, and negotiation skills. I also received weekly updates via email from her team about what improvements and feedback they received that could improve future showings. She is available via text and phone call without having to go through a secretary or middle person. She promptly responds when you reach out to her. We sold with no contingencies/inspection and short escrow! I highly recommend her to anyone who needs to sell or buy.

Strong and trustworthy agent. My experience with LuAnn was amazing. I could really tell that she was acting in my best interest, and she was always very straightforward, even blunt about things. You could trust that she would tell things like they are, which made me confident that she wasnt just trying to make you buy any house... She was trying to matchmake you with the right house. LuAnn was the perfect agent to help me sell my moms place in Lodi. This property was out of her usual geographic and price range but she agreed to take us on. I really appreciate her flexibility to help us even though I expected her to refer us. She had the connections to make the listing happen very quickly, including interior and exterior upgrades. She was even able to find a roofer to replace the one we originally and who completed the job within 2 weeks. Her advice on the best type of upgrades was spot on. We chose not to tackle some of the more expensive upgrades and this worked out just fine. She helped strategize how to handle one aspect of the house as an as is offer (the deck.) In total, very good judgment tailored to what we were willing to take on. The result was 14 offers. She helped me choose the best quality buyer/buyers agent. This is quite crucial in getting to the finish line as there were many back and forths, but successfully compromised for all. Really an excellent agent whose advice is something you should follow!

Great Agent is Critical. Selecting the right agent is key in this challenging market. Interview agents as they are the liaison with YOUR money whether buying or selling.After signing, LuAnn had my house listed and hosted an open house within 14 days.LuAnn’s marketing is impressive! Great photos along with her own YouTube narrative of a walk and talk through my home.Along with the MLS, she lists on several other platforms for maximum exposure.I listed end of July with hopeful optimism, but interest rates were bumping up weekly, homes cutting prices and sitting.Finally had multi offers. Getting right to the heart of this review: We HIGHLY recommend LuAnn and her Team to take care of you and your real estate needs! Professional, experienced, knowledgeable, personable, focused, efficient, EFFECTIVE --- they cover it all.We listed on a Thursday, had a very successful Open House weekend, and by Tuesday, had multiple cash offers. By Thursday (1 week!), we were in escrow and 11 days later, we closed the sale at a price that was $26k over the original price we had discussed with LuAnn.Our situation was 16 months long --- sorting, cleaning, going through a lifetime of parents’ memories and possessions --- kept us busy for months. During all that time, LuAnn kept in touch and when we were ready, she brought us viable options on how we could best move forward. Ultimately, we decided to invest in fixing-up the house, rather than selling it “as is”. When it came time to sell my house, I didn’t have to look far for an agent. I was already aware of LuAnn’s excellent service through a friend and through her reputation. I was looking for someone who specialized in the Elk Grove area and had a good reputation for standing up for clients and getting the best deal. I interviewed other agents, but LuAnn was the right person. She helped me understand what buyers are looking for in the current market, and gave me helpful information regarding strategy for pricing my house and the best way to prepare my house for showing. Best Realtor. LuAnn Shikasho had 11 bids on my house within 6 days. I accepted the highest bid and it was sold within 3 weeks to closing. LuAnn is a terrific Realtor for getting on it and getting the house sold. She has a cameraman that did an excellent video of the house which sure helped . I didn’t know any real estate agents in the area, and figured that she must know something about the nearby neighborhoods. I was right, and I couldnt be happier with my luck.First and foremost, LuAnn was prompt, courteous, professional, and friendly throughout the buying experience. She was knowledgeable about the specifics of the property, the neighborhood, the city, and the Sacramento Metropolitan area as a whole. She had a vast number of resources, and was able to help me find local contractors to assist with some move-in projects on a tight timeline.When I first met LuAnn, I told her that one of my top priorities was to close escrow on a specific timeline. Shes super attentive to texts and calls and youll feel like your her only client, even though shes of course super busy because shes just such a great agent.I was helping my mother sell her home, and LuAnn was great! Because of the age it took a few months to get it into shape, but then once it was on market, it went super fast. LuAnn was very helpful in her repair referrals and she was totally right about what price to list our house at, and how to show it etc. The house was on market for a week, and escrow closed 7 days after that way above the initial asking price. Selling a house remotely can be a tricky business, so we were understandably nervous when we decided to put our Elk Grove house on the market. LuAnn made the process smooth and enjoyable. We live in Bay Area and obviously preferred not to travel back and forth all the time. Fortunately, LuAnn and her team were on top of everything so that we didn’t have to hustle and scramble. LuAnn is super easy to work with. She is a straight shooter (trust me, you need one to handle one of your biggest investments), yet she is kind and considerate. Back in 2009, I was fortunate enough to meet an amazing real estate agent, LuAnn Shikasho. She helped me purchase my first home in a crazy market. Now, fourteen years later she helped me sell that same house in another crazy market. In 2009, she helped me place numerous bids and showed me many houses. Now, she helped me accept multiple bids just days after listing the house in a market where houses can sit for sixty or more days. The main reason for successfully selling the house is LuAnn’s unequaled marketing campaign. She created a professional YouTube video of the house, which received tens of thousands of views (including a few from friends and family). She then helped us select the best bid and moved to quickly close the house. We closed in 21 days and could have closed sooner if not for the packing time needed with two small children. LuAnn also deftly handled a few curveballs. This is a testament to not just her experience and organizational skills, but also to the strength of her entire team. Everything LuAnn suggested, from having a pre-inspection done so that buyers could remove the inspection contingency, to pricing of the house, helped the deal close quickly and above asking price.If I had to pick a single word to describe LuAnn, it would be tenacious. She works tirelessly to make sure her clients get the most out of the deal, often sending emails and texts at late hours. Other agents cannot hold up against her. My husband and I were completely satisfied with listing our Elk Grove home with LuAnn. Her experience and connections made listing our home relatively easy. She has a reasonably priced home stager who did a nice job staging the home. LuAnn has an excellent handyman named Larry who installed new LVP flooring and fixed a damaged door. He did amazing work at a cheap price. LuAnn has a great assistant that managed getting us all necessary documents in a timely manner. The team LuAnn works with was just overall great.Although LuAnn is a busy lady, I never felt in the dark. She was responsive to all texts/calls/ emails in a timely manner. She called us back the same day when I inquired on her website about selling our house. In a day or two she had a presentation ready on a zoom call because we couldnt meet in person. That same week she had her photographer/videographer at our house. Our house was on the market a week after we contacted her. As a first time home seller I really did not know much about the process, what to expect or what would be required of me. Complicating matters was the fact that I currently live over 700 miles from the Elk Grove property that I was selling. Fortunately, I was came across Luann on a customer review site and was impressed by the impeccable reviews she had received. After a brief discussion, I engaged Luann and could not have been more pleased with the results. Luann walked me through the entire process from listing to escrow to closure. She and her team did all the necessary legwork for property listing, inspection, and appraisal that I could not being so far away. All that was required of me was to review and approve the supporting transaction documentation… I did not have to travel at any point during the entire escrow period. In the end, we were able to complete sale of the home in about 35 days at an amount above my suggested listing price. We bought our home with the intention of never leaving it like most people do and had invested in countless home improvements when an unexpected change in employment took us to Southern California. We decided to rent the home, with thoughts that we may one day return. Fast forward four years. We had yet another major change that took us all the way to Toronto for a year and our move home to SoCal was perfectly timed with our tenants vacating the home in Elk Grove. Having a rental, especially during the climate with Covid, put some question into whether we wanted to continue to rent it or test the market. We reached out to LuAnn for some advice & WOW are we glad we did! We spoke to her about the home & all of the upgrades that we felt would separate it from just about any nearby comps. My husband and I had been passively looking for a home and would browse Zillow and Redfin frequently. I decided to start taking home tours with Redfin when I noticed that Redfin gives you a portion of their commission back, which could be used towards your closing costs. I thought I had found the right company to help me with my very first home purchase. Boy was I wrong! The agents that were doing the home tours were not the ones who put offers in for home purchases. I became very frustrated when I realized that it was nearly impossible to get a hold of the agent that handled all the contracts. None of my emails or texts ever received a response unless it was in reference to putting in an offer. I feel that the home buying process can be very confusing, especially to a new buyer. When my loan application with Wells Fargo through Redfin fell through I was almost ready to give up. A couple months later I started looking on yelp and found LuAnn. I decided to give her a call and she answered the phone right away. I was already impressed! Through working with her, she immediately put me at ease. She appeared to know her stuff and seemed to know the market really well. LuAnn is one of the hardest working people I know and was there for me every step of the way. She always responded to my calls, emails or texts with any questions I had at all hours of the day. The home buying process can be somehow of an emotional roller coaster, especially in this market where there is a lot of competition. I quickly found out how valuable it was to have someone on your side like LuAnn.
