We initially plan to refinance two conforming loans from 30-year fixed to 15-year fixed (residential and investment properties) with no closing costs. Hal did some research for us and made a very good recommendation which help us save a lot of money.The recommendation was to refinance our residential property with a cash out option to payoff our investment property, this approach would allow us to get a very low mortgage rate. This cash out works out perfectly for us, save money and time to pay off our investment property.Hal is also a great negotiator, he was able to work with the lender to reduce our points and closing costs for us after we have locked the mortgage rate. The result was a no closing cost with a very low mortgage rate, a very successful transaction from our perspective.Both our sons have had excellent service from Hal. Light Mortgage is great to work with. We wanted to refinance and quickly do this with the attractive rates. Hal and his team were so responsive and quick with what was required, this is the fastest refinance I have ever done. Within one day after providing all my personal information, Hal and his team already had a solid rate quote. Once we locked it literally took less than one week to finalize and document before signing papers. Hal also does an amazing job doing a short video about the costs involved. From experience big bank/FI refinances can take two months. This two two weeks. Without a doubt will use Light Mortgage for refinancing again.

Hal Light of Light Mortgage is extraordinary. After working with him to find a lender for our Hayward home in 2016, refinancing with his help in 2017, and selling / buying again in 2019, I would absolutely recommend him.In early 2016, my wife and I had lived in apartments since our marriage. We had a 2-year old and a newborn. We were staying with my wifes parents to save for a downpayment since rents were beginning to skyrocket. I came across a list on Yelp titled something like, the 10 Most Recommend Mortgage Brokers in the San Ramon area. Thats how we found Hal!The reviews were stellar, but I dug a little deeper. It was visiting Hals website and having our first phone conversation that really moved us to want to work with him and not the local bank. Hal had written his story online (you should read it!) about how he saw many friends and their families hurt by some of the mortgage products and financial decisions they made, and he wanted to make a difference. Since I had not long before been in a lot of debt (from co-signing loans), I knew I needed someone like Hal to guide me and protect me from making an unwise financial move that could affect us badly for years to come. (My main concern was not buying more home than we could truly afford. If I was about to go half a million dollars in debt, it was crucial that I not mess things up for my young family.) So, I sent Hal a message.It was only hours later that I received a call from him! This was the kind of personal experience I knew I wouldnt receive from a typical bank. Hal was energetic on the phone, and a great listener. I began to feel that there was more to his company name Light than just a last name. He brightened my day at work with his friendliness, care and advice. Hal answered my initial questions about what to expect and took down some more of my contact info. He assured me he would be in touch with what info we would need to get started. I couldnt wait to tell my wife about that call!The promised emails came almost as fast as his first call, and Hal made what seemed like such a complex and foreign process appear effortless! A few things he needed from us were credit scores and income figures, etc. Later on during the pre-qualification stage we sent our recent pay stubs and bank account snapshots. One of the biggest surprises was learning that we didnt necessarily need to put down the traditional 20% or even 10% to secure a loan without paying mortgage insurance (PMI). Hal eventually secured a loan for us that had lender-paid PMI and an interest rate we could later refi down from (though we had no idea what the refi process looked like either).Now, as any Bay Area home buyer knows, getting the financing is only half the battle. Finding a great realtor and a starter home in an acceptable area is where more decision making needs to be made. But Hal was always willing to take a call or answer a text as we got into this months-long process. We loved how he worked with our realtor. Having excellent cooperation and teamwork made things go smoother than we could have dreamed. There were, of course, the properties that didnt pan out (we made two offers), but that didnt deter Hal from helping us. Another thing he guided us on was including a gift letter (a promised contribution from family) that could count toward our qualifying for the mortgage. Once we found our home, we went from escrow open to cleared to close in 10 business days! About a year later, Hal walked us through the refi process and kept us posted on the rates and when would be a good time to lock those in. Once again, he was an invaluable resource.Hal was tireless on our behalf and has become a good friend. Hes such a down-to-earth and genuine person. I couldnt recommend him more! Thanks, Hal!!
Me and my wife went through 2 lenders, prior to finding Light Mortgage, when our original lender failed to do their due diligence, informed us we had to somehow pull an exorbitant amount of money from thin air due to their incompetency, they almost costed us a property we had been selected as the bidder, we were in absolute despair.Though, while we felt all was lost and we would lose the property, I was referred to light mortgage on the night before Easter to try to see if they could offer us a way to salvage the damage the previous lender had done.Hal on a very late Friday night went through all the paper work with us and figured out that he could salvage our bid that the previous lender dropped the ball on. He gave us options that worked best for us and on top of that reduced our initial down payment requirement. We literally couldnt believe that our bid was saved.We are eternally grateful to Hal and his team, they were incredibly courteous, transparent and never once broke down communication with us. We felt completely taken care of and not once felt like just another customer who was just there for their paycheck. Hal and his team deserve the highest of praise for their efforts and ability to adapt to our variety of financial requirements.They kept us on track and ultimately helped us close on the property of our dreams! Hal goes beyond the services of just any realtor. In the early stages of home buying for my wife and I, Hal was very insightful about different neighborhoods in the East Bay, along with tips to pay attention to on things like train schedules and rush hour traffic that we didn’t consider for some homes we thought would fit our needs.We ended up narrowing down to a townhouse in Hayward where Hal toured with us and worked with the seller agent to align disclosures and reports for us. We ultimately ended up putting an offer and closed with contingencies in around 45 days. Throughout the process Hal kept us on schedule and we moved in May 2020 (getting everything to line up at the beginning of the pandemic was chaotic but everything came together).Fast forward to January 2021, we went back to Hal to refinance our mortgage since at the time we closed was before the rates dropped, so we wanted to take advantage of the lower rates now. Hal was our realtor when buying our first home - and he was amazing in that role - but we didnt end up using him for our mortgage. My offer this time was an offer that would add more than 10 million yen to the current price, and I was purchasing this property in a situation where I had to compete with about 10 other offers. did.One of the reasons we were able to purchase this house was because when the seller contacted Hal, he was able to get in touch with us right away and he made us feel safe. Especially if the offer is for a similar amount, the other party wants to complete the transaction smoothly and without any failures, so they may also look at the kind of person they are working with during the screening process.Of course, it would be a strong offer for the buyer to exchange the item in cash, but that is rarely the case.When buying a house with a loan, the key strengths for buyers are the speed of loan approval and how quickly escrow can be closed. Hal was extremely helpful as he was very quick and accurate in his work. 2024-02-22 03:45:16Hal and his team have been an absolute pleasure to work with!I initially contacted Hal in 2021 to get an estimate of how much of a house I could afford. He was able to run some numbers and provide more guidance and insight to me as a first timer. Unfortunately, it was during the pandemic, and I wasn’t as financially confident.Fast forward to 2023, I chose to work with Hal again. This time with a partner, so the budget and situation was completely different. Still not the most financially confident since interest rates were hovering around 8%. However, Hal was very adaptable and gave us various loan strategies as well as home buying scenarios. He was always very responsive even when we contacted him during the evenings and weekends. When we finally found a home and was in escrow, Hal would send us helpful videos of him explaining the loan disclosures in a concise, digestible manner. He was able to help us close in 21 days, which gave us an advantage to the other bidder.I will definitely work with him again for refinancing or home buying needs in the future and would highly recommend to everyone else!

From beginning to end he answered any questions we had and since were first time home buyers, we had a lot.
