2022-04-02 17:28:40These are all photos I submitted to Maitenance or my building manager over my year of living there. It was a great place until the upstairs apartment flooded. I had a wet/open wall for a week. Then the roaches came. Once they came out of an outlet by the dozens and I had to tape it up. They treated whenever requested, but they’d leave the poison out where my pets could have gotten into it. i had to box up my apartment so they could bomb it twice, but they came back. The floors shifted and tiles broke. They replaced them but got powder over all my things from drilling. I thought there was mold and did an at home test but they told me there wasn’t, even though there was water coming in from the window. The neighbors are nice and the neighborhood was great, the building managers are friendly, but the apartment itself needed serious work.

2023-11-22 00:02:34I was a tenant for a year, staying in Venice and had a terrible experience with the management company. They did a terrible job following through on repairs in a timely manner, they will try to raise rents without asking or take extra payment after you’ve moved out through their auto pay system, or try to make deductions to your security deposit refund. Terrible experience, and I know other tenants felt the same way.

2023-11-06 23:57:07They will add ~$600 in fees after move in. $200 for my apartment went to ‘property management fee’. Think about that. They will keep your deposit. You will have to take them to court to retrieve it. They will not respond to maintenance requests and do not take bug infestations seriously. If you want to get their attention you have to mention water. If you heard all that and think it’s still a good deal then go ahead but I bet you can find a similar deal with better amenities and be happier there as again they do not tell you the true cost of their fees they add. They instead add them once you are settled as they expect it to be a bigger hassle for you to fight them then to just stay and tough it out.

2023-09-12 17:56:18Oof where to start.First. My apartment complex was bought by laapartments.biz/ Avi Shangler/Custom Design Fur Corporation mid March this year. I should have listened to the reviews on this company and many court cases against Avis various companies and cleared out as soon as they got here.All seemed well for a few months. Fast forward to August, I go to pay my rent bill on the online portal and there is an additional charge for 955.00 out of NO WHERE. The description says Utilities 4/1/23-6/30/23. I had been back charged for utilities I have never paid in the 6 years of living here (water-trash-sewage). NO WARNING and BACKCHARGED. An average of 318/month for a 2bd 2ba with a two person occupancy. I didnt even know Conservice was the 3rd party splitting this bill until pulling the information out of my landlord, which was just a screenshot of Conservices phone number. That is it. I call and they tell me I am being charged a split for the whole building - wording that does NOT EXIST in my lease. And the occupancy of my apartment is listed as ****4****. Four people have NEVER lived in this apartment. I moved in with a couple and their father as a *cosigner,* not a resident - which is CLEARLY STATED in my lease. In 2021, through the original management company, the couple was removed along with the cosigner, and 1 person moved into their room putting occupancy at two. Papers were signed by landlord/managements representative as well. All was above board. Regardless if this information was lost in sale, there is NO reason my apartment management could report 4 residents. But they continued to tell me otherwise. I called Conservice for a second time and finally have the old cosigners name removed after they call my new apartment management, but laaparments is STILL insisting there are 3 people living here to Conservice (the couple that signed the original lease with me) and me even though I SENT THEM THE PAPERWORK FROM 2021.Regardless of all of this - Conservice began charging this apartment with absolutely no authorization to do so. I have never agreed to a third party management of utilities in my lease - even though they insisted it was there. It is not. Per LA Housing on Transfer of Payment of Utilities to Tenants: 420.01TRANSFER OF UTILITY PAYMENT TO TENANTS (LAMC 151.08 B)Any transfer of utility payment from landlord to tenant constitutes a decrease in services and a corresponding rent reduction must be made. Nor was this confirmed, should my management company want to begin billing for such utilities.The newly listed 2bd2ba for this apartment complex are going for 300 more than what I am currently paying in rent. Do you think thats a coincidence?

2023-06-14 11:53:29This is the worst apartments I have ever been in. Management doesnt like caucasians they are always non communicative to us for anything gate code, decrease or increase in rent, etc. Then they double charge for items and make up charges. The unit we moved into was redone from last tenants, the floor is so crooked in some spots and unlevel its not funny. There is a gap under the front door it is 1/4 inch on one side and almost 2 inches on the other. They have the dishwasher hooked into the cold water anyone with half a brain know it goes on the hot water side. Do you wash your dishes in cold water? There is no insulation, can hear everything my neighbors say in there unit. Windows are old and drafty, once you move out they put new ones. Meanwhile I throw money away heating and cooling the place. Management makes 6 million plus a year from rent and they dont invest nothing into upgrading buildings while you are a tenant. If you see their name on a property run, DO NOT RENT from this company!!!! They are one step above slum lords. Which isnt saying much good about them.

2023-08-09 00:01:22This was an absolute nightmare. I truly cant imagine a worse place to live in this country. I lived in apartment #5 in Tujunga 10162 CA on the second floor from Winter 2022 to spring 2022. The woman who lived above me banged on the floor 24 hours a day, preventing me from sleeping more than 2 hours each night for nearly 4 months. I told management and they did nothing. I believe they were in this situation and profited greatly on people moving out so they could collect on ‘breaking the lease’ money. Please please do not sign this lease and live in this place. SHAME on all of you for letting this happen to me along with many others. I truly hope the absolute worst for all of you.

2023-06-04 02:36:52Im sharing their business name and agent since I believe Im not the only one who wanted to sue them: Custom Design Fur Corp. Agent: Walter Stanley. Address: 10401 Venice blvd STE 711, Los Angeles 90034. They WILL HOLD YOUR DEPOSIT and RENT. They took over management right before I moved out, they give people 1 day notice to pay rent without giving access: web portal does not work, no one answers phone or return messages, the building manager only comes in 2 hours a day. They hold me deposit and rent for 2 months, I had to filed a small claim and paid all the fees to get them to return my deposit.

2023-08-31 21:52:42Worst place to apply to live on, false AD misleading info, no parkingthey steal the trashcan from the laundry room imagine how they wont steal from your appt or vehicle. Even my bank marked them as a spam and they take your money to hold an appt and never mentioned its non refundable, RATSSSSS!

2023-09-22 16:05:49Absolutely ridiculous useless property management company. In addition every couple of months they add new fees and raise previous fees with no acknowledgement or notice of doin so!Updated from 2 stars to 1 star. Last second inspections, kicking you out of your apartment to make repairs that you didnt ask for to meet inspection codes just days before a state inspection. Forcing you out of your apartment for a whole day! Also wheb asking for maintainence or repairs nobody comes they lie and say they will send someone. Horrible experience, very shady business going on. They lie about square footage on listings by hundreds of square feet so get your tape measure out.

2022-12-12 19:06:15I am not the type of person to complain, but this company/landlord is truly so unprofessional. It’s been over a month since I moved out. I followed all procedures and paid any utilities/charges that accrued. Yet I haven’t received what is remaining of my deposit or even received any real update regarding the deposit status despite contacting the company multiple times. Legally here you’re supposed to receive the deposit within 21 days of moving out, so they’re basically violating the law. Trust the other reviews and stay far away!
