When the time came to sell my dearly departed mothers home of 45 years in the City of Orange I chose the Katnik Bros Realty. I was not disappointed as I had previously been with my experience of working with other realtors. The Katnik team provided me with excellent Seller service and a refreshing professionalism throughout the process. The team made me feel as though my mothers house was the only house that they were managing which made me feel as top priority! The whole team was always there ready to respond or act whenever I had a question or concern. If I had to do it all over again, I would definitely START with the Katnik Brothers and NOT waste any of my time with ANYONE else peddling lower sellers fees, fake buyer offers, or unrealistic promises. As Executor Trustee, it made my job less stressful as the Katnik team helped get my family TOP dollar for the home which made all the benefactors very happy. If you want a real-estate team that is knowledgeable, friendly, and reliable in the City of Orange and the surrounding areas, then the Katnik Brothers Realty is the BEST CHOICE!

Without a doubt, we made the right choice to go with Katnik Brothers Real Estate to handle the sale of my elderly parents family home of 50 years in Orange Park Acres. Their home was in poor shape and our family resources were extremely limited to be able to ready it for sale appropriately, due to several serious, costly health issues in our family. We resolved in our minds that for us to have to sell in as is condition, we would likely sell under market value.However, Karl Katnik came in with his positivity and restored hope for us that we didnt need to necessarily settle for less and assured us that he and his team would work hard for us.Karl Katnik and the whole team work together efficiently and quickly in a timely manner. Katnik Brothers Real Estate is a great real estate company. They helped me purchase my first home and sold the same home years later for over the listing price.Mike Woepse was my main point of contact this time around. He was great throughout the entire process. He was thorough, always kept me updated, and patient with my demanding needs.I have 3 dogs, which made it a challenge for potential buyers to have the time to see the property. Throughout my madness, Michael Woespse was always calm and worked with me.Katnik brothers has an amaing team who listen and care about their clients. I have had a great experience with the team when buying 7 years ago and now selling today.I would recommend the Katnik brothers Real Estate to any person looking around for a realtor.

I reached out to KBRE 1 ½ years ago for a consultation and met with Hannah and Mike. I told them I wanted to sell my house, but I was not in a rush and knew that I had things to improve for the sale. They walked the house with me and gave me their advice on what things to change. No pressure. Over the following year plus, Hannah would follow up with me periodically on my progress. Each time we talked I had some additional questions. She continued to provide me with advice. I continued to make the changes that made sense. Still no pressure.When I got to a point where I had made a substantial amount of the changes, I asked Hannah to walk through the house once more. We reviewed my progress and discussed what else I ought to do to maximize the value for the sale. We agreed on the items and Hannah helped coordinate the work. In addition, Hannah put a detailed schedule of activities that needed to get done to list the house. I then left the state for several weeks, and while I was gone Hannah managed the process to complete all of the work, the staging, the landscaping, and the photography. We had a call to rediscuss the listing price, and we agreed on what made sense based on the current competitive homes on the market. When I returned, my house was like a model home, and it was listed on the MLS.Hannah and the KBRE team then worked with me on the private showings. Their communication was fantastic! In a week I had multiple offers. After reviewing all of the options, I ended up selling over asking and Hannah supported me through the negotiation and expedited closing process. From listing to close was about one month.These are the things that stood out to me with using KBRE: First, the responsiveness. Hannah is extremely responsive and communicative, and the rest of the KBRE team was, too. I could not have been happier on this aspect. Secondly, no pressure. I told them upfront this was going to be a long process and they never pushed me to accelerate it. We worked on my timeline. I was also always asked whether I could accommodate the private showings. They were respectful of my time. Thirdly, they provided sound advice on what changes I should make. I am rather discerning on getting value back for spending money upfront. I feel like the work I did on the house had a good return on the final price. Lastly, their staging and landscaping work, which they pay for, was excellent. I was happy with how the house showed and it demonstrated its value in the sale.I highly recommend Hannah and KBRE, and have already told several of my neighbors to talk to them. We reached out to the Katnik Brothers when it came time to sell our home because they sold our next door neighbors house a few years back and they seemed to be the most involved in our community compared to other realtors. And boy did we make the right decision.From the moment that Karl and Hannah met with us when we signed the listing agreement, to the day that escrow closed, we have nothing but good things to say. Since we had very little experience in real estate, having lived in our home for several decades, we were a little concerned about our lack of knowledge and also unclear about what we would need to do to get our house ready to put on the market. We found that they both were amazingly easy to talk to, never talked down to us, always made us feel like there aren’t any dumb questions, and gave us solid advice every step of the way.They really took so much time to communicate regularly and give us constant updates on everything that was happening, It was truly such a pleasant experience. I had anticipated lots and lots of stress throughout the whole process, it was the exact opposite. Highly recommend this company due to their skill, knowledge, and professionalism.

I cannot give high enough praise to the entire team at Katnik Brothers Real Estate. From our first meeting I was impressed with their professionalism and their focus. Their presentation of themselves was exactly how I wanted my property presented and I was not disappointed.The excellent help of their designer for exact placement of furniture, the advice on what to leave and what to remove for the best presentation, and the bits the team brought in for pops of color, were key in creating the best palate for the photographer, and the videographer to showcase the property to its very best.The fantastic photos and the 3-D presentation, as well as the video presentation of the property, were excellent and spoke to the talents and the understanding of how to present and sell a property by the entire Katnik Brothers team.Indeed within a few hours of the property going live on the market there were dozens of requests for viewings and in just three days there were over 50 viewings and over 20 offers on the property. Everything was exciting and it appeared all would be easy.I wish I could say everything went smooth and easy, but as with most of life that was not the case. Even though every effort was made to parse the buyers for ability to achieve their offer and loan, the first buyers were slippery and not fully forth coming and tried to renegotiate the price they offered and kept missing deadlines.However, the Katnik Brothers not only had plan A, they had plans B and C and D ready to go. After the first buyer missed a second deadline the Katnik Brothers moved to plan B and then to C seamlessly. They were able to achieve this seamlessness, as they had never ceased communications with the other potential buyers. The Katnik Brothers constant communication with the other potential buyers was absolutely key in the property not losing momentum.Additionally, the Katnik Brothers contacted the appraiser and gave a full description of the property and all the upgrades and improvements; this was crucial due to Covid-19 making in-person appraisals impossible. It cannot be overstated without the Katnik Brothers dedication to communicating to all parties, in what can only be called a very challenging time, the appraisal would not be a true reflection of the value of our property. It is due to the Katnik Brothers professionalism the second appraisal came in at the offer price as expected.The second buyers selected by the Katnik Brothers were able to achieve the purchase. Of course the Katnik Brothers made constant phone calls to the bank and underwriter to “poke” them into completing the paperwork in a timely manner and all their “poking” paid off and we closed on the property faster than I ever expected.I am convinced The Katnik Brothers’ professionalism, dedication, and full team approach, as well as their complete focus and relentless communication with banks, underwriters, other relators, was key in our property selling for a good price and in a timely manner.I cannot recommend the Katnik Brothers high enough. I dont support or disparage products or services on social media primarily because I dont believe half of the reviews I read. This will be the exception. I needed to sell my fathers home as he moved to a board and care facility. KBRE brochures were one of several in his mailbox. After preliminary investigation I decided I would confer with them first. I met with Hannah at my fathers residence and explained I would be meeting with other realtors and eventually listing with the one who best met my needs (meaning I would need help with everything) How to empty the house, finding contractors, brokerage fees, likely sales price etc. There was no question left unanswered and no pressure to list. I took my time emptying the house which I decided to do on my own. I got an occasional text from Hannah asking if she could be of service or if she could answer any new questions I may have. still no pressure. I decided to go with KBRE when I was ready as long as Hannah was the agent I would be working with. All of my inquiries regarding home preparation were met with several options including price, quality of materials, timelines and return on investment projections. The third party companies did the work and I wrote the checks (perfect). After the work. landscaping and staging the house was beautiful & ready for sale. Didnt take long sold above asking quick escrow transfer. couldnt be happierthanks Hannah youre the best

Katinik Brothers helped us sell our home with a higher price than we expected and within a very short period of time. Karl, Hannah and Erika and many other team members had frequent communication with us and took care of things so our process went pretty smoothly. We were out of the area when our home was put on the market so the fact that they were efficient, were able to handle any issues that arise and coordinated well with the buyers side were very important to us. We couldnt be happier with the results and thanks to the Katnik Brothers!

This was the first time my husband and I have sold a home. My husband is very methodical and thoughtful in executing big decisions, so selling our beloved home was something he spent time researching. I remember the night he called me and told me that he spoke to someone at Katnik (now I know it was Mike) and he told me he gave our info but most likely we were going to go with a local realtor who knew the area and even lived in the neighborhood.We were prepared to sign with the other realtor, but Robert (said husband) suggested we meet with the Katnik team as well to weigh our options. My goodness, I am beyond grateful we did. From the first meeting, it was a class act above anything I could have expected. Kathleen and Mike arrived on time for our first meeting at our home, where I was frantically getting my two toddlers to bed and the house was a mess. They were not only kind and understanding, but immediately made you feel comfortable talking to them about something so important. They were thoughtful about taking so much time in answering all our questions and delivered a very impressive outline of step by step what to expect if we went with them. I was especially impressed by the free staging of the home and the 3D filming of the home included in their marketing. Without even having conversation yet, I knew the company Robert and I would be choosing to sell our home.Fast forward to the process of home selling. Erika steps in and spent time on the phone with Robert several times going through great detail of our disclosures. Laura came and staged our home beautifully and a landscaper added beautiful touches to our front yard. Austin conducted our open house where I had some questions throughout and he immediately called me to provide any reassurance needed. Sabrina was always communicating and working with our schedule for showings. We felt so supported by the entire team but Mike definitely kept us step by step informed when it came to the big time decisions and it made this process feel so effortless.My review is long because they deserve the time they took and invested in selling our home. Even after the home was sold, the lovely Sabrina brought US a gift to thank us with a hand written note. To say that going with the Katnik Group to sell or buy a home is going with a class act above the rest is an understatement.
