I had the pleasure of working with Julio as our realtor for the sale of our first home, and I couldnt be more thrilled with the entire process. Selling our first home was an emotional journey for us, but Julio made it easy and seamless.From the initial inspection to the appraisal and coordinating with all parties involved, Julio was there every step of the way. We had a specific selling price in mind, and not only did Julio meet it, but he also managed to get us way over asking. In fact, our homes sale set a new record in our community as the highest recorded sale for our unit, which has left us absolutely ecstatic.Julios dedication and professionalism were outstanding. Even our little dachshund, Maple, will miss him as he took her on walks during his visits to our home. We are incredibly grateful for Julios expertise and commitment throughout this process. Buyers beware! Julios conduct throughout my home purchase was shockingly unprofessional and unethical. I strongly advise against engaging in any transactions where he or his team are involved.Julio represented the seller in my home purchase, and it was a nightmare from start to finish. Despite promising full disclosure and necessary repairs as per our agreement, he failed to uphold his commitments. It has now been over two months since closing escrow, and Julio and his team have persistently avoided my attempts to reach them, let alone fulfill their repair obligations.The propertys condition was misrepresented, with critical issues like roofing, electrical faults, and cosmetic damages left unaddressed. The contractors Julio hired were incompetent, resulting in botched electrical and drywall work, improper flooring installations, and shoddy paint jobs that overlooked basic details like gaffers tape left beneath layers of paint.Adding insult to injury, all the new appliances, including a brand new oven, were improperly installed and, in some cases, dysfunctional from day one. On the day of closing, Julio conveniently claimed to be unavailable due to vacation, leaving me no choice but to proceed under false assurances of timely repairs.To exacerbate matters further, Julios team inexplicably withheld keys and the garage fob for my unit for over three weeks, despite receiving them promptly from the seller. This level of negligence and disregard for basic responsibilities is utterly unacceptable.My experience with Julio has been nothing short of a costly disappointment. If you value honesty, professionalism, and your investment, I strongly urge you to avoid any dealings with Julio and his team. Residents of the OC deserve better.

Julio did an amazing job selling my place in Santa Ana. I wanted to renovate the unit before putting it on the market and had gotten several high quotes for the work. After I met with Julio, and he became my realtor, he assisted with the renovation and helped me save a lot on the project. Julio is knowledgeable, has great communication, is professional and is a great guy all around. Him and his team went above and beyond, and the unit sold quickly. Julio is the absolute best and has been an amazing agent throughout the home buying experience. We were looking to buy a house in West Covina and found a beautiful home with an Open House listed by Julio. We asked his assistant, Monica, if Julio would be willing to represent us and he promptly called us after the Open House to schedule a call.Throughout the entire process Julio was an excellent communicator. This was a dual agency transaction, and Julio helped us clearly and promptly communicate with the seller. He has been very professional and negotiated win-win terms for us and the seller. Julio also did a great job patiently explaining terms in the contract, such as contingencies and what a specific document is supposed to represent.Aside from the ordinary duties of his job which he earns a 10/10, there were small things we appreciated such as his insightful opinions about the house. Julio gave us design ideas such as to strip the current laminate flooring to reveal the original hardwood floors. He also helped elaborate the Home Inspectors findings and communicated the more complicated stuff in a way we can understand.Overall, it was simply a great and smooth experience. He communicated daily with my Mortgage Banker. Answered all our questions. Great positive attitude and quite energetic. Everything ran rather smoothly and the deal was done, everyone is happy. An opportunity arose for our family to relocate from Los Angeles to Orange County. We were looking for an expert agent to navigate the sell of our home in Los Angeles and a purchase of a new home in Orange County. One of our friends highly recommended Julio due to his expertise in Orange County and we are extremely happy they did.During our initial meeting we were able to communicate with Julio exactly what we were looking for and he provided insights on the market, the neighborhoods and what worked within our price range. He was able to provide different solutions and make recommendations and suggestions that would work for our family such as fixer uppers versus move in ready.Given the location of our current home he was able to work with his colleagues to facilitate the sale of our home in the valley, while concurrently scheduling multiple viewings in the Orange county area.Due to our work schedules and still living in the valley, scheduling viewings was a bit more challenging for us. However Julio was able to work around our schedules and be flexible. My family and I had a specific list of what we were looking for in our new home including something that was not already updated so we could take our time configuring the home to our liking. With an already limited inventory and competitive market it seemed like it was going to be a long time before we found something. I gave Julio my needs list and asked to keep an eye out for us. A task that, in the past I had asked several other realtors to do for me, none of which I ever would even get an email from. In this market it feels as though buyers do a lot of the work looking online for homes only to have a realtor come in and help with the paperwork in the end. This is where Julio stood out. Julio helped guide us through every step during our home buying journey never missing a call whether for appointments or just to answer questions I had throughout the process. When viewing house he sent us a schedule ahead of time so there was never any confusion. When we found our perfect home Julio was quick to write up our offer. Our home buying experience was not the easiest with dealing with bank and the buyer being in such a rush during covid, but Julio made sure to stay in communication with the other realtor and keep them in the deal. Overall we could not have asked for anything else, being first time home buyers is stressful but Julio made it a little bit easier always taking time to explain what was going on and going through all the different paperwork with us. Julio was my selling agent and he was hands-down the best teal estate agent I’ve ever worked with. He put in an incredible amount of time and effort to make sure my house was as well-marketed as it could be, and he pulled off a new record sales price for my old neighborhood! He was referred to us by another agent, and he helped us find a great rental property that was within out budget. Julio is an amazing professional and did an outstanding job in helping my family effectuate the sale and purchase of our family home in West Covina so that our brother, who owned a 1/7th share of the property, was able to buy out the remaining six shares held by his six siblings, allowing the property to remain in the family originally purchased by our parents in 1965. It was a somewhat complicated transaction as it involved dealing with seven sibling owners of the property, three of whom are out of state, many zoom meetings during the pandemic, and once we had an agreement and plan in place, Julio did a wonderful job taking us through the process, patiently answering our questions, and was totally responsive to our needs. My family and I are very appreciative of Julio for helping us purchase our new home. My parents had been renting for over 30 years and with this purchase they were able to check off one of their American dreams. In hopes of helping my family and myself achieve this goal of becoming homeowners, I reached out to Julio through Instagram. How did I find him? Honestly, it was through the search option of IG. His photo was displayed on the search feed and I had randomly clicked on it. I mean his IG name was pretty catchy rocknrollrealtor_ so I followed him and stalked him for about a year, lol. I finally decided to send him a DM on October 16, 2019! We met at his preferred lender - Sharp Loan. He came into the meeting super casual which made my mom and I feel very comfortable. He also spoke Spanish (this kind of was a deal breaker, haha)! At the meeting, I really liked that he didnt just direct his entire conversation towards me but rather included my mom at every moment by asking her if she had any questions.
