I love living here- very quiet, great staff, excellent amenities, clean and perfect location for eating out, working out, and shopping. Sandra is so professional, friendly, helpful with great insights, and answers all questions I have. Deanna was very professional in helping me move in smoothly. Maintenance staff is prompt and professional too!!! Everyone I have encountered so far is very friendly. I enjoy the taco truck every Tuesday, coffee perks, and pop up food experiences. Great to see that the staff try their best to find activities and food that tenants can enjoy!!!

Its ideal location, surrounded by dining, shops, and entertainment options, further adds to its appeal. Our tour guide, Deanna Battee, was exceptional. She provided comprehensive information, displayed excellent manners, and took the time to understand our needs and preferences. They have all been very friendly & helpful in providing us detailed information & assistance. Sandra has been wonderful; from our submission of our application, to receiving our approval, & now to getting us settled in. All the staff at Joule La Floresta are friendly, helpful, thoughtful and available whenever I need them.They’ve helped while planning a recent event and provided all that was necessary, and I’m so appreciative and grateful! Ive been living in this apartment for nine months, with a lease renewal. Overall, its a decent place with neighbors who are generally fine.Regarding shared walls, it can be hit or miss, depending on your neighbors music preferences. The management does send monthly reminders about noise control, and they do address noisy tenants, which is a plus.Maintenance for indoor appliances is reasonably quick, typically 1-3 business days based on urgency.The location is convenient, and the common areas are well-maintained.

Been living in Joules La Foresta for little over 2 months now. Enjoy every bit of it!First of all I’d love to give special thanks to Deanna and her super nice and responsive team (that’s you Sandra, Neftali, and Fernando) love you all! Solved all my problems as a new resident in SoCal. I cannot imagine how difficult the moving in with my 4-yr old twins boys would have been if it weren’t for all your help.The Apartment is really nice as you’ve all heard about it. The community amenities are all very new and well maintained. Most importantly, it almost feels like private because hardly anyone take advantage of the great features.Location is without a doubt the best around the area. You get the benefit of convenience and quiet of the residential area. Footsteps sounds from above can be a little annoying but I guess it’s the case for all apartment complexes.Just a small suggestion. If the 2nd floor conference room can be available 24hrs rather than the current 7am-10pm, that’d be perfect for someone like me who regularly holds meetings late at night with international clients.

I had a wonderful experience touring with the assistant manager, Deanna! She was very nice and informative and to top it off she went above and beyond during our tour. The property is gorgeous and the amenities were very nice, the best part of the tour was the rooftop and the potential to host a private event there was something I am extremely interested in because I host a lot of events. I really enjoyed and loved that the building is very well maintained. Overall great property and staff definitely one of the best tours I’ve had since I’ve started my moving process.Another bonus, Whole Foods is across the street from the building!

I moved into the Joule La Floresta apartment complex in Brea two months ago and have been super satisfied with my experience here so far. Can’t say enough good things about the staff here. Deanna and Sandra from leasing have been welcoming from the start, providing me with a personable experience from touring and onward to a smooth process of moving in and taking advantage of all the great amenities this community has to offer. The hallways are always kept super clean by the housekeeping staff, haven’t caught any of their names they are always friendly. Nef the maintenance manager has been helpful making sure everything is working properly. Lovin’ it here so far!

Living at Joule la Floresta is absolutely amazing in every conceivable manner - from the luxurious amenities including the gorgeous clubhouse and excellent workout facility, to the complex’s beautiful decor, to the 1 minute proximity to the best food places on the planet including Whole Foods and Mendocino Farms, I absolutely love everything about this place.Added to all of the above is the excellent service provided to the residents by Hillary, Deanna, Sandra, Neff and Austin!! Toured here a few weeks back since I am relocating from New England. The community is conveniently located, whole foods is right across from the building which is awesome. The property staff seemed great, and Hillary who is the manager truly made me feel right at home. Although I leased at another community closer to my job, if I were able to work from home part time, Joule would have been my first choice due to how big the apartments are and the quality of the building.

I lived here between 2018-2021. When I moved out, I was informed that not only was I not going to get my security deposit back, I actually owed $247 despite my apartment being in great condition. Fine, whatever, I thought. I know thats how most apartments are. When you live in a place for more than a year, theyre going to tear out the carpet and repaint the place no matter how great of condition you leave it in. I called and gave my credit card information over the phone and was charged. A month later, new ownership took over the building and the name was changed from Pearl La Floresta to Joule La Floresta. New management reached out to me and said I owed $247. I told them that I had already been paid this money and provided receipts. They apologized. Just a week ago, I received an email from them stating that I now owed $250 and that if I didnt pay the money, I would be reported to the state. I havent even lived here for over a year. This new management team has to be some of the most incompetent, disorganized staff I have ever seen. Not only did they fail to note the money I paid them, they rounded up $3. Ha! I cant help but laugh. Now they wont answer my calls.

Fabulous is the one word that can describe our stay at Pearl La Floresta. We lived there for little over a year and the only reason we moved out was that we purchased our home. Our experience living there has been fantastic and would recommend this place to friends in a heartbeat ! The place and the staff get 5 stars. It is well maintained and kept clean, which is imperative during covid19. We really enjoyed using the common areas like working out in the gym (saved money on gym memberships ) Rooftop is amazing to have a small party or enjoy a quiet evening view.Cant thank enough the friendly staff who knew us personally and gave us a sense of a community. We have lived in so many apartment housings and have never come across such an efficient group of people!!! None of our work order requests lasted for more than a day. All of them were taken care of within 24 h (including weekends!!!).We wish the staff good wishes and thank them for making our stay so memorable. Hope our paths cross again in future! Huge thanks to the manager, Grace Kim and her team (Kristy Lopez, Jenna Cushing and the others )

Stay away! If I can give 0 star then it is absolutely 0. Bad management! I have lived in many apartments, and none of them made me so angry. And no one care about you. Try to call them and no one answers the phone. Even you are new customers.This building will charge you cleaning fee and not return your deposit for no reason!! And they will not respond to your voicemail or even pick up their phone.Im very upset because upon move out my wife insists on hiring professional cleaning service to clean the apartment because she is always so kind and wanted to make everything right. I disliked the idea because I knew it the building will still charge you regardless.And now guess what, I am right. After spending money on hiring cleaning service. The building still decided to charge us $500 on cleaning and refused to get back to us with a good solid reason!!Very unprofessional management team. Everything is just going downhill at this property ever since they changed new owner and new team.Stay away!

Went on a tour recently with Jenna! The apartments are beautiful, pool is wonderful (especially for summer time) and they have an awesome gym. Felt like being in a luxury hotel! They have a roof top lounge area that is perfect to watch sunsets on. Very dreamy place and Jenna was the sweetest!

We toured this complex today with Kevin. The community is be-a-utiful, and Kevin was knowledgeable and empathetic to our concerns and needs during our apartment search. Facilities were well kept, and there was a great sense of privacy, security and safety. We loved this place so much and are extremely excited to move in next month to our new home. Thank you, Kevin!Addendum: Now having lived here for 14-months, I can say that the facilities are beautiful and well maintained. The area and location is great, but there is issues with the new management company. My lease renewal increased 49% for a 1-bed/1-bath, from 2347$/mo to 3495$/mo; not including parking and utility fees. Management failed to provide the proper 60-day notice for an over 10% rent increase, violating the fair housing act. They have been unable to reach for sit down appointment and I honestly dont feel that it is worth fighting for as their character is extemely disappointing. Ive given up as management obviously does not care about their tenants, nor renters rights. Office staff have quoted covid is over, there is no cap on rent increases in orange county, and ab1428 does not apply anymore. Good luck to you all who apartment hunting. It is heartbreaking that we will not be renewing.

If you’re looking to move here for peace and quiet, it may look that way on the outside but the walls are paper thin. There is a loud fan that’s constantly running and can be heard if the window is open. I love the fresh air and this was always a bummer. If you live on a bottom floor then you hear all the footsteps of the neighbor above you. For the amount of money you pay in rent go somewhere else. It’s not worth the noise.

I was debating to write this review but after numerous times of lack of follow ups and resolved issues I thought it would be necessary to write.The walls at extremely thin and I have been having a constant battle with my neighbors. I have called and emailed multiple times in regards to noise complaints. It is a gamble to see if they will email or call back. Lack of communication and follow ups are huge with the new management.The stomping and slamming of objects have not gotten better and I regret signing an additional year lease with the property. I have not had sleep days at a time and am extremely frustrated.Agreed with the reviews below that theft is also a huge issue. The quality of the management has declined, I dont recommend moving in.

Being a current tenant, I have witnessed nothing but a horrible trash service. They charge you a premium of $45 without an option to exclude it from the lease. Claiming it is a luxury “valet” trash service, while in reality you’re only lucky if the trash got picked up for days in a row. Be careful before stepping it to this trap.

Stay away! The walls and ceiling are so thin you hear everything. Management is awful, never follow up, tried to raise my rent in the middle of a pandemic! EXTREMELY greedy.
