Yet another safety concern with Invitation Homes. The neighbor dog has broken multiple panels of our fence that was already crap when we moved in that we have already tried fixing. We have a 20 lb Boston terrier French bulldog mix who can easily squeeze through this fence. When we tried posting a maintenance requests we are told that it’s our fault and we will be charged for the repair. We called into the provided corporate number to try and fix the issue and shocker yet another disconnected line. This company is a joke just like the paid reviews they have.

Hello everyone, I been a tenant for this company since 2017 first the good.. they’re always coming if a service or maintenance is requested, the people that do the actual repairs are always good and professional, they come on time and solve the issues (AC plumbing etc) I really feel at home in this house.. now the bad that is unfortunately more to say..Employees at the office messing up and “missing” the money orders that we sent to pay rent.. but of course they sent e-mails messages and even have the nerve once to put an EVICTION ORDER by the door on the 3rd day of the month after THEY are misplacing the money orders. In addition of not getting organized on time with the mail box when they moved from Pasadena to Glendale (California) and I had to waste a whole day at the post offices tracking down the envelope with the money orders.. at the end I canceled everything $25 to canceled each money order, X4 and who pay for that??? ME of course.. that already happens several times.and the most recent issue with the company.. a window broke down due to a big branch that fell from a big tree outside the property, is on the sidewalk.. and yes! You guessed right I BEEN CHARGED for that.. I checked the contract and supposedly the tenant is responsable ONLY if the damage is caused by a pet or once again, the tenant.. neither of those is my case. The Manager hahaha is a joke!! Useless and super rude imposible to reach and if by any miracle he answers the phone you got zero help and lots of attitude :(No wonder why they have a Class Action lawsuit in 11 states because they overcharge for rent picuture below.I’m not saying that the company is completely bad but is neither good.. there’s a few things that they can improve, I’m currently trying to make sense with this people to solve this situation..wish me luck

I have rented from Invitation Homes for 4 years and just had my first Pro Care visit with my maintenance provider, Michael C.. Michael was amazing and thorough during this inspection. He checked to see that everything in my home was functioning properly, and was very attentive to things that weren’t.During my Pro Care visit, Michael noticed that my fire alarms were no longer working and came back the same week to replace each one. He noticed that my flooring had issues and came back to work on the flooring, fixing a long time issue that a previous maintenance worker said could not be fixed. While working on the flooring, Michael noticed that my AC wasn’t functioning properly and he went outside and cleaned my AC unit - immediately fixing the issue. He also unclogged one of my sinks, fixed a drawer from my bathroom sink, and fixed my sprinklers - all in the same week!I felt so lucky getting a technician who genuinely cared about the quality of my home and about providing excellent customer service. I hope that everyone else is fortunate enough to get someone like Michael during their maintenance visits!

Our maintenance tech Andre was extremely helpful. He took his time to answer all of our questions and showed us his processes for checking all of the household equipment. He did not leave until we were confident all our questions were answered. The sprinkler system wasn’t working correctly and he showed us what was wrong, fixed it and gave us tips on how to maintain the system

We’ve signed for 2 years. But you don’t have to. Fair warning, this is long but is something I wish we’d known before signing.We moved from out of state and were unable to see the home outside of just seeing pictures online. When we applied, photos and virtual tour access was removed until AFTER we signed the lease?..Unfortunately, this office has been MISERABLE, genuinely ever since we applied. Jeanette was our assigned leasing person. I don’t like to mention people by name, but nobody at invitation homes is taking accountability or responsibility for anything, and we’re having to fight hard just for basic things like us not wanting the black mold that’s in our shower, the pink mold in the sink, the metal shavings in our carpet, the broken fence, the broken and uninstalled window screens (that we had to install ourselves), the broken blinds, and nearly 1/5 of our electrical outlets not working. Our sliding patio door is off track so it doesn’t open or close properly. Inside window ledges COVERED in dirt and dust. There’s a list on the counter showing a cleaning company came in. We took our socks off and walked around for about 5 minutes, and the bottom of our feet were black and covered with dirt and dust particles. I promise you, they didn’t clean at all. It’s been FILTHY.You can tell the home has been lived in before, which is understandable and not an issue; however, we do have an issue with the fact that the house was supposed to be clean and move-in ready. It’s been far from it. We did have family come look for us, but the office failed to send codes when they promised, resulting in them having to come after sundown. Turns out most bedrooms have no lights so they couldn’t see the huge amounts of blemishes and issues.I’m a remote worker. We were forced to pay for their WiFi and cable. No biggie except we’re still fighting to get our WiFi info so we can set everything up. We’ve contacted Jeanette, and this morning her response has been to blame us, tell us that we must have missed an email, ask us to go search for emails again that we’ve already scoured for and don’t have, and she’s attempted to argue rather than help.Jeanette has had no respect for anyone else’s time or schedule or for legal call hours. Business contact hours don’t start at 5am. We typically have to call, text, and email multiple times just to get any sort of response, and she doesn’t typically respond until 5am the next morning.This office claimed to have posted our lease online to sign and then began sending emails that needed to sign and pay before we lost the house. Nothing was available. There were no charges and no lease to sign. We had to wait MULTIPLE days again. The emails sounded like we’d lost our house just 1.5 weeks before we were moving cross-country. Because we thought we’d lose the house, I called the corporate number and they informed me that the office had given our house to someone else. Turns out, that was yet another miscommunication, but we had to sit for almost 2 very anxious days with no responses from Jeanette or the office. It took 3 calls into corporate before we ever heard back, and she still refused to call me as requested.If you have dogs, be prepared to clean your own back yard when you move in. Ours is COVERED in feces, which is a health hazard for our dogs with the new canine flu and other diseases going around. We also had to pick metal shavings out of the carpet that were sticking into our feet and into our dog’s paws. Jeanette, this office, and the corporate number have been unbothered at all. Corporates response yesterday was “we do nothing after the lease is signed. It’s your responsibility to check before you sign.” We moved from out of state and signed based on the pictures online that weren’t truthful. Now they’re refusing to help or even call back. Did I mention the ant infestation, spiders, and cobwebs when we moved in?…There’s actually much more, but character limit restricts. I’ll post as many photos as I can for reference.

George Valencia with invitation homes is top notch when it comes to any maintenance service that needs to be done. George is very thorough about what needs to be fixed and gets the job done. Today he came and repaired my drywall issue and fix the closet shelves that collapsed. He came prepared and tackled the job in a timely manner and made the shelves more stable then what was originally in the closet. Job well done!! I highly recommend George Valencia with invitation homes.

Jorge Valencia has helped me multiple times now at my home. He always fixes everything promptly and efficiently. He helped me fix my cabinets, sinks, the sliding door of my kids closet, added back door stops, and fixed the front door handle. He also changed my air filters and fixed my microwave. He is always such a great help. I recommend him to anyone in need of house repairs.

So far so good. Applied to tour a home. Got a code... toured it wife fell in love and applied... they held the home and we got approved in a matter of days.... were moving in in a matter of weeks.... I can cry we went to about 4 different company who gave us the run around and by the way application fees to only be unheard of after they cash those fees... I was feeling hopeless then I found invitation home! What a great company

I strong recommend Invitation Homes. From start to finish the process was easy and fast. I rented a beautiful home. I love that the home was put on hold from the moment I viewed the home. That made me feel at peace and knew that the home I feel in love with was pending until I filled out my application. I had an agent her name is Yesenia Herrera and she was very helpful through this whole process. Robert did the walkthrough. He was very kind and helpful. I strongly recommend Invitation Homes.
