Inteliloan uses deceptive practices to get refinances like sending mail to people with loan information pretending to be the loan bank but having an asterisk saying its actually Inteliloan. If they had a good product, they should be selling it honestly.

Thank you Intelliloan!!!I had a horrible problem in the last 2 years with our previous mortgage provider. We refinanced our HELOC in Nov 22 (in hindsight I think they should have advised against the new HELOC but I was really only talking to sales people I guess).I then watched the prime rate keep going up every month after the refi, doubling our payment in almost a year. Finding someone to help us was critical and crazy.HELOC and mortgages were managed by different departments so I had to talk to different people for each mortgage company/bank and tell our story over and over again. Then I happened on Intelliloan. Wow! This company spent many, many, MANY hours on our dilemma, looking at different scenarios and we basically only worked with one person (someone went on maternity leave)!!!On top of that, they agreed to only work with me via texting or email because of my hearing problem.We didn’t know if we wanted a conventional or VA loan either and they walked us through all the scenarios and gave us the best interest rate they could. Beware!!! They give you a good impression on their business at first then they screw at the end. They recently sold my loan to provident funding. After paying my escrow shortage at Intelliloan . I was ask to pay more escrow shortage and a higher monthly mortgage. Take my advise take your money out of escrow and pay your own insurance and property tax. They are the one making money with your money. I will not pay anymore shortages you shouldn’t too. Hope this will help someone Ty

Rachel Barnes is the best person I have ever worked with in this industry. I was pretty content with my mortgage before however I decided to give Intelliloan a shot and see what the hype was about. I am very glad I did so too because from the first call I made to them to this day, Intelliloan made my life very easy. The process was handled smoothly on their online portal, the communication was handled effectively and response time was amazing. I had some additional questions post funding which were handled greatly by Rachel. She even went out of her way to setup a title change for me which was not required on their part at all.Their online payment portal setup was a breeze and I have made multiple payments so far with no issues. Let me start off by saying this is the first refinance I’ve ever done. I usually buy my cars outright and have been relatively happy with the way my mortgage was set up. Once COVID hit it seemed like a good time to refinance due to all the low rates out there and I just so happened to be planning to remodel my backyard. So I did what anyone would do, I went online and starting doing some google searches and tried to refi with Loan Depot. I wasn’t too happy with the rates he was giving me considering I have excellent credit and a stable career, so I decided to shop around. I went to Quicken Loans next and got the same treatment. Several months ago I began looking for the best refinance alternative. I initially worked with 10 companies. Intelliloan quickly moved to the top of the list because of the responsiveness of their customer service team. They were at least twice as good as anyone else. After contacting 6 other companies, I went with Intelliloan as the fees/costs were lower than others and was advised average loan closes much faster than the others offered. I refinanced with Intelliloan at the end of 2020. They had the best rates available at the time, after receiving quotes from several companies. The process was smooth and easy, including the signing process. Ive done a few purchases and several refinances in the past, and this signing process was by far the easiest. Most other brokers use third party notaries for the signings, who typically work, or are contracted on behalf of the brokers to get the documents signed and due to working for several companies that each have their own nuances for documents that need to be signed, can be a bit of a lengthy process as the notary is not always familiar with that companys documents. The notary who came to the house on behalf of Intelliloan worked primarily on Intelliloan loans, had their document needs down cold and turned out to be the fastest signing experience I have had to date, making this mortgage experience the easiest and most efficient of any I have had over the past fifteen years. If you are in the market for a home loan, Intelliloan is the company for you.In May of 2020 when things were looking bleak and our financial future became uncertain, I heard a commercial on a Talk Radio station and thought I would give it a try. At the time we had already been working with another lending company for a little more than a month, and they were planning on charging us points. Immediately I was impressed with quickness Intelliloan got started working on our refinance. Then I was amazed with their level of communication, when I had questions, they were answered in a day or two if not hours. So Impressed!This company made my refinance so easy. I had been not looking forward to refinancing as I own multiple properties and have a small side corporation. I took a chance and gave Intelliloan a call based on a recommendation from a friend. In about 10 minutes they completed the application, sent some documents to sign electronically, and asked me only for a few items of documentation. The appraiser was out to my home 3 days later, and about a week later, we were closing. The loan closing was so easy, they even came to my home to sign the finals papers. In all 12 days after my initial contact, my loan closed, zero fees and a fantastic rate. I was so impressed I had them refinance 2 of my rentals. The same great experience. We previously contacted Owning but we were assigned a very incompetent loan advisor who requested all kinds of documentation and then stopped responding to my calls and emails. This did not make sense as we had high credit scores and lots of equity in the home. I immediately contacted Intelliloan and began the refinance process which was very pleasant. We were assigned a very knowledgable loan advisor and received a great rate due to our high credit scores. All loan docs were signed through docusign and the process went smoothly. I would definitely recommend Intelliloan to everyone. By the way right before I was set to close another advisor from Owning contacted me to find out why my refinance did not proceed. Two years ago I called I was greater and as we spoke and took my information and everything looked great! The loan office ? Then requested more info and he mention my husband’s credit score needed a bust, I was the main person for our refinance. We then suddenly received a letter stating loan denial. Dismal Customer Service. Still no solution after 4 days.My most recent experience with Intelliloan concerning and I am wondering if they are the right company.My mortgage is Autopay. Yet I received a delinquent notice. After days of calls with the bank and Intelliloan customer service (who refused to talk to our bank on a recorded line, which only makes this issue more difficult to resolve) we are still pending resolution.All said and done, our bank has proven they sent payment per usual to the correct address and within required time. My name is Michael Gray. I am in the middle of my second refi with Intelliloan.My loan officer, Sarah Smith has been, in my opinion, difficult to deal with. She quoted me an original rate. The next day it changed by over .5%. I was happy. Sarah then stated she was sending in the paperwork at the lowest rate. She followed by saying out worst possible rate would be maybe .14 higher. The next day Sarah confirmed our rate was fixed. She e mailed this to me when I had requested a phone call. The rate in the paperwork was .5% higher than the one quoted. I complained to Sarah. Later the same day, due to a lender credit, our rate was lowered about .25%. This is a strange miracle. Funny how this happened.I contacted Sarah and complained why I wasn’t receiving the original quoted rate. She stated that our rate was not locked (I have an e mail from her that our rate is locked. It was in bold print). Now it is not locked? I have requested in 2 different occasions to speak to her Manager. After my second request, she stated that she would pass along my request.We are still working on the refi, but with all of the frustration and inconsistencies, I am not happy with Intelliloan. If I do not get satisfaction, I will go to the State of Texas Mortgage and report the facts of this transaction. This is too much drama to handle. I regret ever using Intelliloan. My previous lender was much more pleasant to deal with. First of all, the rates shown on TV only apply to one percent of the population. I couldn’t get their best rate with an 820 credit score. Second, once they have you signing documents, they make you jump through hoops that weren’t previously mentioned. Now I’ve received a letter saying they’re going to buy insurance for my house because they believe my insurance has expired, and I’ll be required to pay any money they’ve spent. Broke the Customer Trust !I had very bad experience during refinance in IL. The process started well and shared all the documents that was asked by the loan specialist. I was very difficult to reach the loan associate and get the status (mostly voicemail) no response. Then closing was assinged to some date with attorney at 6:oo PM Cst and got call from attorney by 4:00 pm stating no closing today as the document was not received. Total frustrating, as soon I called loan associate they said yes there is issue in IL. (no proper answer) by this time future Property tax was paid by me$ 1800 and Closing Wire is completed $575 as per Intelliloan specialist.Next day, I asked what is the process to cancel this application. Later more conversation was done with loan specialist (By this as I paid so much money) I said will give one more chance to loan specialist to fix the problem and give the final closing date. If you missed then will cancel it. They started again with new loan application and after 12 day the date was given and a day before got call from loan specialist that we cannot sign the loan due to IL not approved. 2nd time got frustrated. the next date I sent email for cancellation.What a poor experience and I totally wasted 1.5 months on this journey.I got refund for wire and not for appraisal, If I try with other mortgage they do not accept the appraisal done from other source. I had very bad experience with this company. I had processed my home refinancing application with Justin Flores (Home Loan Specialist II) in August 2020. This guy promised me total 16 to 21 days for entire process. I sent all required documents within 2 days. He told me, he received all documents and all good. But, he did not finish my process for two months. Then, he start asking me all documents again. He told me two months later that the loan processor AL is so slow and he will process with another loan processor. Then, I asked him my Appraisal fee back but he start making so many stories. Intelliloan has been the most frustrating business I have ever dealt with in my entire life. We have been trying to close our refi for over 2 months with no end in sight when they said 21 days to close. Our house has a ridiculous amount of equity, in fantastic shape with over 100k in renovations, appraised 100k over the amount we had to be in for a refi, yet Intelliloan says that the Appraisal needs to be reviewed again by another appraiser and they cant find one for over 2 weeks now. Our home was appraised below comps by 20k there is no reason why this should be happening and it is absolutely exhausting to have our entire households financial plans on hold. Called Intelliloan to inquire about refinance options. My main reason for refinancing was to get my son on the mortgage. Was told that with a VA loan you cant change the people on the mortgage, but I could add my son to the title. Decided that was the next best option and proceeded with the refinance. Loan specialist asked for my sons information about half way through the process. On the day of closing, he called to inform me that the title paperwork would be at a separate signing in a few days. It has been over two months since the closing and I still do not have my sons name on the title. I have been given lots of excuses (when someone will actually talk to me), and promises, but still the main reason for the refinance has not been accomplished. If they were not able to complete this part of the process, I should have been told ahead of time. Instead, I was lead to believe it would happen so they could still get the deal done. Very deceitful!

This was the easiest and quickest refi I have ever done. I have done 4 refis throughout the years. Toby Mbelu was professional and full of information. Toby had conversations with me about refinancing prior to me committing to refi. He always gave me his attention and walked me through the numbers, understanding that I was a numbers person. He advised me of how much cash I could take out of the home and once the appraisal was done he advised me I could take out more if I wanted. He was honest and upfront the whole way.The loan processor he worked with Sekani Hamilton was also professional and made sure the file looked good before submitting it for underwriting. When the file finally made it to underwriting the request was minimal. They only asked for 1 clarification which is much less than I have had to provide in the past.These 2 gentlemen made the process quick and painless and on my time schedule. I appreciate the work they did!!!

This is unprofessional company ever, at the beginning I was attended by Miguel Cruz, I provided him all me financial info, he ran my credit and submitted everthing for revision, after all he said that the loan is approved and is time to get the appraisal, I asked him “many times” if everything is correct, because I don not want to waste my money for the appraisal, he said “YES” you are approved and I do not have to worry about it, the closing will be aprox. 4 days after they receive the appraisal. Well, one week after they received it, nothing happened, never answered the phone, never responded the emails. Finally, 15 days later I was able to contact Miguel, he just said “ My apologize” the underwriting analyzed your numbers in different way that we did it, and now your loan is “DENIED”, he did not was able to give a explanation, just “you do not qualify” and then I asked for the $475 that I paid, and he said: “there is nothing that we can do “.Be careful, this is not a serious company at all!!!!

I would be more than happy to change this star if someone could get back to me. In good faith I paid for a home appraisal even before we signed any papers and now we decided to go \with another company my appraisal will not get released by Intelliloan to the new lender. I ask for the release or a full refund for the $500 I paid for the appraisal. Thank you.

The written rate quote I was given changed a couple of hours after I started the loan application. It is very unsual for an advertised rate to change in less than half a day. The excuse was market changed but I was following other lenders and nobody else changed their advertised rate even the following day. Dont count on their advertised rate. However the agents I talked to were very helpful but they have to follow the companys policy. Not a great business practice to advertise a rate you cant sustain for a few hours!
