I consider myself lucky to have had Brent Humpherys as my real estate agent. There are not enough superlatives in the world to describe Brent, his expertise, customer service, and level of integrity.It was a difficult time, selling the family home of 50 years, but Brent made it an (almost) enjoyable experience. We loved our experience with Brent! We were moving to San Diego from the Midwest, and had a really tall order for him to fulfill, and he made it happen. Not only is he a competent and knowledgeable Realtor, but he is honest and trustworthy. He shows he cares in so many ways, and we knew he was truly on our side and looking out for our best interest throughout the whole home buying process. Because we had to do most of our house hunting from far away, we had to rely on Brent in so many ways. We were unfamiliar with the San Diego real estate market, which we heard is perhaps one of the most challenging markets for home buyers, so Brents expert knowledge was incredibly valuable to us. We felt completely confident relying on his competent guidance. When we spotted potential homes on the web, Brent would visit the properties for us and give us a detailed report about the home with concrete, realistic information. I first met Brent in 2013 when my husband and I decided to sell our home in Venzano in San Marcos. I was immediately comfortable with Brent, and we listed our home that very afternoon. We worked with Brent Humpherys at Humpherys Homes to both buy and sell our homes this year. On both ends, it was an absolute pleasure, even for a woman who was 7 months pregnant and not so rationale! In selling our house, Brent came over and spent time with us walking through the property giving suggestions on how to make the house more marketable. We implemented his suggestions, he sent over his professional photographer, listed the house and in less than a week, the house was sold to a cash buyer, above our listing price. We received multiple offers and Brent helped us analyze the offers and accept the right one. The transaction was smooth and Brent worked hard to negotiate a rent back option so that we only had to move once, after we closed on our new house. The buying experience was equally as smooth. Because we were in a rush to get into a new place before the baby came, Brent spent long days showing us tons of houses. He helped us form an aggressive purchasing strategy to ensure that we would get the house we loved. We bought below the list price and were moved in a month later. He guided us though each step of the process, spending time with us to ensure that we understood each step, made the right decisions and were comfortable along the way. Brent is clearly an expert in his field and one of the nicest, most sincere men I have ever met. He has the utmost integrity and is a true professional, someone you want to trust with a purchase and sale of this magnitude. First things first, Brent was able to sell our home in this difficult market at a price I am happy with and in a reasonably short time. We knew relocating our family from South Carolina to San Diego was going to take some serious logistical planning. Brent was recommended to us through our relocation company - and the rest is truly history. Brent had his hands full between our list of 25 “must see” homes and our short 48 hour visit to Southern California. He not only scheduled 25 homes in 24 hours (most by appointments) but we together made a timely offer in a VERY competitive market. Brent has been our lifeline in California from FaceTiming us at the home inspection to handling the settlement without us (so we didn’t have to fly out again) to managing some major construction projects just to ensure we walked into our perfect move in ready home. Brent Humpherys was nothing short of amazing! His integrity and attention to detail was exemplary! The other broker on the buyers side was completely lost and out of touch - she had out-dated documents, her processing was slow, and behind our timeline to close. However, Brent pushed it through maintaining absolute integrity while guiding the majority of both the buyers and sellers agents responsibilities. The property sold quickly and we maximized our price. In fact, there was another property on the corner that was on the market since December and we had an offer in a couple weeks and closed 30 days later. The broker asked if they could speak with Brent to see how he was able to perform at such an outstanding level. Being the professional and caring person that Brent is, he did consult and help them as well. We highly recommend Brent!

After some unfortunate interactions with less ethical individuals, I had the good fortune to work with the fabulous Brent Humpherys. Brents years of experience inform his deft navigation of a tricky, inherently self-serving industry. At times we were in agreement, at other times we were at odds however I always trusted that Brents opinions were based on his well-honed qualifications and genuine efforts to put my best interests first. I tend to micromanage people and Im quick to lose my temper. I had to apologize to Brent on more than one occasion but throughout the months of our business together he never demonstrably lost his patience with me despite our mutual frustration by the unique challenges of selling an expensive home in a jittery, cooling market. I knew Brent as a friend before deciding to work with him professionally. When it was time to purchase our first house my wife and I never even considered for a moment it would be anyone other than Brent. Prior to buying our home, I was always impressed with Brents general knowledge of real estate and the home buying/selling business. It is a very complicated world, and one in which any number of people in the loop are out to get their cut and take advantage of the client. With Brent, it was fire and forget. Not for one moment was I worried I was being taken advantage of. And, because of his superb moral standards, Brent only chooses to work with quality professionals. When buying a house there are number of people that have to be involved from lenders to escrow companies. Brent was a one stop shop, he had recommendations ready for everything we needed, yet always stipulated that we were the boss, and we could use anyone we chose for any aspect of the transaction. I always dreaded buying my first house, having heard numerous horror stories. As it turns out the right agent makes all the difference, and Brent is most certainly the right agent. Once we found the one we wanted Brent immediately began the process and helped us get a couple things done on the new build before closing. As if his superior service in helping us get the house wasnt enough. Brent had another card up his sleeve. On our close date, I was away for two months training (Im a Marine). This review is late as we closed on August 20th, but it is late because neither of us could come up with the words to clearly state just how wonderful our experience with Brent was and we thought maybe time would help us clarify our thoughts. That hasnt happened, so I am just going for it!If you are someone like me who has always thought that realtors werent worth the 6%, then Brent is the realtor for you! He had many other clients and deals going while we worked with him but we always felt like he was giving us his full attention.We called him before we were ready to put our house on the market and he came over and spent a long time talking to us and giving us advice on what we should do to get the house ready for market. His suggestions were great and helped us to focus on the top priorities. When we were finally ready to put it on the market, we immediately had lots of showings and offers within 2 days! We went with one of those offers but there was lots of negotiating and angst and Brent worked us through it all so patiently. He was equally great on purchasing our new home and we had to go through some negotiating and angst in that process too. Bottom line is that both of our transactions closed beautifully and in our favor and it is all to Brents credit.And besides all that he is funny! And he is also kind and thoughtful and trustworthy and honest and just plain good people! When you have to work with someone in as stressful a situation as home selling and buying are, those are qualities that are invaluable. Counting our Blessings from 2013 and beyond.This time of the year I like to count my Blessing from the prior years. One of the greatest gifts we received in 2013 was working with Brent Humpherys and Humpherys Homes & Estates! This story started back in 2012 when my father was diagnosed with terminal cancer and our lives were thrown into chaos. We were told he only had a few months to live and started praying he for more time with him. In early 2013 we received a notice from our first mortgage company (a private lender) saying our payments would be going up in January 2014 by $1000 a month. We were already paying over $3000 a month and were completely upside down in our loans (two private lenders).With the uncertainty of my fathers condition and the expense this may put on our family we started looking for solutions.I know Brent and his family personally but never had the occasion to use his services. I cannot say enough about what Brent did for us. From the first meeting, his knowledge and professionalism shined through. He was not concerned about what he could do but what OUR NEEDS were, and wanted to hear our story. We started working toward Short Selling our home of 10 years, which was a very painful decision and Brent empathized with our situation.Everyone else we talked to said the only way this would happen was to stop making payments on our house and go into default. This was not something we were comfortable with because we have excellent credit. Brent was the only person who told us absolutely DO NOT stop making payments because he was confident he could get the deal done with the RIGHT BUYER, under the RIGHT TERMS, and WITHOUT ruining our credit. (AND HE DID)We listed our house going with Brents expert market analysis and in 7 days we had over 10 offers. This started what we thought would be a 9 month process. Brent was a true professional, whatever road block stood in his way, he knew just how to address and overcome and see it to completion. He worked day and night (except Sundays, which is his family day) to close our home sale. We were treated as if we were his only client even though he working with multiple families during this time.I am happy to say not only did Brent successfully negotiate the sale of our home with two private lenders, but did it without additional cost to ourselves or the buyers and in 6 months. No one thought this could be done, except for Brent! Because our close happened so quickly we needed to find a home to rent with very specific requirements as we were moving my father in with us. Brents team took over the task of finding us a home in record time!Brent, you are truly a Blessing to us and have changed our lives! We no longer have the stress and financial burden of our home and were able to enjoy my father for many months before he passed away in December of 2014. We are looking forward to working with Brent again in 2016 as we took to make some more changes in our lives.

Brent was simply stellar and always had our best interests in mind. We first met Brent when seeing one of his signs outside a listing he had in Oceanside. The sign said “text or call” and so we texted him a request to see the home. Brent responded immediately and arrived punctually the next day at our requested time. As he took us through the home, he wasnt anything like the many Realtors we used over the years. Instead, he was a professional consultant, showcasing the home while also being uniquely attentive to OUR needs and aspirations. It was evident in the first few minutes that Brent has many years under his belt and it showed. Believe it or not, we actually purchased the home and Brent was quick to disclose in writing the process and the unique details of serving as a dual agent who represented the seller and the buyer.This is where Brents tenacity and professionalism truly shined. We had one price in mind and the seller had another. Brent set up the negotiation by clearly setting forth how he envisioned representing both us and the seller with strict adherence to the code of ethics, even requesting our approval to send certain communications simultaneously to both parties and whether to use BCC or actually display our email addresses. The man truly cares about even the minute details and at every stage of our transaction, he displayed care, finesse and integrity. When we had all agreed upon a price and opened escrow, Brent surprised us by suggesting that we order an appraisal. This at first seemed odd to us, as we were paying cash and appraisals are not common. He encouraged us to do this to protect our interests and ensure that we had not overpaid for the home. Brent also declined our request to have him line an appraiser up, pointing out that his selection of an appraiser could give the appearance of interference. We then picked the appraiser who asked Brent for comps, and Brent politely declined, citing the importance of the appraisal being an independent and non-influence one.Brent was also very helpful in encouraging us that in California, there are no licensing requirements for physical inspectors and that we were strongly encouraged to select an inspector who voluntarily was a member of an industry group with ongoing, annual training and accountability to a board. It seemed that every aspect of our transaction was being carefully guided by a skilled professional who at every turn had our very best interests (and protection) in mind.The transaction closed in a record eleven days, within which time I had a number of contractors, electricians, plumbers, HVAC professionals and other trades lined up to begin work on the home once we closed. When I complete any sale (in real estate or otherwise) I ask myself 3 questions. a) Did the agent CLOSE the deal? b) Did the agent have my best interest in mind? c) Would I work with this agent again? I first met Brent at a resort where I manage the marketing and we connected on Facebook. Over the months which followed, I observed daily interaction between Brent and his clients in my newsfeed and saw in Brent a real hustle for those he served. Im not sure which he has more of, energy or love for the business, but he found his calling. I approached Brent in late 2015 with a need to buy a home in North County, but there was very little on the market and homes were getting gobbled up fast with multiple offers. When I reached out to Brent, he responded in what seemed like a matter of seconds, and he advised me on the purchase process, connected me with his lender, and we sat down to go over the features which were important to me in a home. Working with Brent was really interesting, as I never saw him with a tablet or sheet of paper. He just listens and remembers everything.Brent got busy showing me properties and when I found the one I wanted, the agent told him it was too late and that the seller and buyer had come to terms and it was too late. Brent very carefully took the listing agent through a series of questions and advised her of my qualifications and that if the seller would work with us, the deal would surely close and would be a positive experience. As it turned out, Brent advised the agent on how to retract a counter offer out to the other buyer and make the negotiation what he said was a multiple which would allow us to enter the mix and step into the negotiation. He attended all meetings and clearly looked out for me at every opportunity. He also stayed in touch with the lender and helped me navigate some new requirements which made the loan process more difficult. And when it came time to close, youve never seen anyone with a bigger smile when he appeared to hand me the keys! “The great thing about Brent is his ability to be your advocate. He is a fighter and is probably the hardest working agent I have met. He juggles million dollar homes as well as $300k condos like mine. He was able to navigate the difficult task of a short sale with a loan that had a first and a 2nd both from 2 different banks. Due to my first failure of a short sale my 1st lien was sent to Seterus (a loan servicer) while my 2nd loan stayed with Chase. This short sale was very difficult because we needed to have both the 1st and 2nd lien holders to agree on the value and price that they would get. Brent was very good at keeping the pressure on them to deliver what is required of them. Banks seem to be very good at dragging their feet and losing things. Brent was very good at using technology to provide quick response and documentation. He is tenacious at demanding a response from the banks and he is willing to go to any length to get them to respond, even soliciting help from local municipal leaders or his connections with Chase Bank. I will admit we had some harrowing moments when I wasnt sure what would happen. But in the end, Brent was able to get all the T’s crossed and I’s doted and close the deal. I am very happy with Brent’s work and I recommend Brent, particularly with difficult short sale. He also does regular home sales too.The background on how I came to use Brent is also interesting. I originally met Brent when we both had attended the same church. We lost touch until we met again through Facebook. I have been following Brent on Facebook with his quirky comments on his daily activity and he has shown himself to be quite adept on the social networking landscape.A couple of years back we were given an opportunity to move to our dream house which we could not pass up. We wanted to sell our condo but the timing was bad since this was when the housing market collapsed. So we attempted a short sale with another agent but failed. I worked in real estate in New York before moving out to California, so when I say that Brent is the most tenacious, ethical, brilliant, and down-right friendly agent Ive ever known, those adjectives hold a lot of weight.As our short sale agent, he fought the bank for six months (many times calling up the chain, contacting multiple executives, demanding that they hold firm to their legal obligations, etc.) and just would not let the short sale fall through, no matter what obstacle came into play (and their were HUGE obstacles throughout the process). I moved into a brand new home in Fallbrook and nine months later relocated to Palmdale for my job. Not only were we crushed to leave San Diego, but the timing just so happened to coincide with the first week of COVID-19 and my wife and I were obviously worried we wouldn’t sell the home.
