Today I had some maintenance check up to be done, the usual to maintain our apartment up to date. When the maintenance worker showed up, he made me feel very comfortable allowing him into our home. He was very professional and kept a good demeanor about what needed to be done. Good person to have a small conversation with since we are all part of the Homecoming community. I rarely call for check ups for our apartment, but if I did I wish everyone would be as great as him, he is fast, efficient, and effective. His name is Gilbert! Thank you!

We just moved in a week ago and it has been an incredible move-in experience from start to finish!Our leasing consultant Daniela followed through in a timely manner and was efficient and professional throughout the process. Kahloni and Samantha were very thorough, seamless, and attentive with our needs. Jesse and the maintenance team were EXCELLENT and made our home feel like a model home when we moved in! It was extremely clean, detailed, and manicured up to par!The entire office staff was very professional upon our move in, helping us get settled in and truly cared! Weve made countless cherished memories, largely thanks to the exceptional staff and management at Homecoming at Terra Vista. Their dedication to providing top-notch service truly made it feel like home. With weekly events that brought residents together, the community fostered a warm and inviting atmosphere. The entire property was impeccably maintained, reflecting the managements responsiveness to resident feedback. The nightshift manager ensured a sense of security, always available when needed. While weve moved on from Homecoming, our time there was truly wonderful. Coming from two other apartment communities in Rancho, Homecoming has a way different and welcoming feel. Apartment living is apartment living but it’s the effort of the office and management that make a difference. Kristina Duarte went above and beyond for us when signing up, she was super patient, and did her best to get us in as soon as possible. So far I’m enjoying the community!

The incoming tour was amazing. Our leasing agent was great. We came without an appointment and were taken care of. To apply for the apartment was very easy. The only thing I might suggest reviewing is the 3 day move in rate. Apartment pricing fluctuates which can be confusing. But overall great experience. Thank you Paulina!

Okay, so where do I start. First of all, I never like doing reviews, but I felt it was time to do a review for Homecoming since Ive been living here for almost 3 years. This review is definitely worth the read if you were thinking of living at Homecoming.Since April and possibly months well before, my apartment has had rat issues. Sometime last October of 2023, Ive been hearing scratching in the Attic, which is next to the roof because I live upstairs. It was obvious that something was trying to get through, but I didnt think anything of it because Ive seen squirrels throughout the day. I contacted the office about the issue in March 2024, and they sent out Terminix the next day. Terminix left several rat traps in my balcony and also my front door, and I was told if I have a child not to let them in the balcony with the traps. So, a few days later, a large rat was caught in a trap, and I took a photo of it and also reported to the office. They sent out Terminix a few days later and put more traps out. A month after I caught another large rat, and also, other traps have been set off with other possible rodents, setting them off. I have constantly complained about the outdoor trash service they have here on Tuesdays and Thursdays where any tenant can leave out their trash near the front of their garage outside in the morning of that day on Tuesday and Thursday. I complained that several others throughout the complex in my area were leaving trash the night before and throughout the weekend and could not have the decency of throwing out their trash at the trash enclosure dumpster which is only 100 to 150 ft away. There are quite a few of disabled and older people that live here that legitimately need this service and I have reiterated that only they should use it and not every single person in this complex because they are too lazy to throw out their own trash. I have also reported neighbors leaving trash outside the front door for several days and overnight, which I believe is causing my rat issue. Other residents have reported issues of rodents throughout the complex also. This rat issue is the final straw for my family to make our decision to move once our lease is up and not continue our lease here at Homecoming after almost 3 years. Homecoming is a façade. The front main entrance is the only part that is always maintained properly. When you first get here, you get the impression of such a great community and a lush lifestyle with great amenities. Some of this is true, but once you live here and experience living here, you will see several issues that I have seen that will go unnoticed and not taken care of. After living here for almost 3 years, I can see that they just want my money.

5 stars to Quantrelle!! I have been by expecting an oversized package from Bed Bath & Beyond containing a large blanket chests. UPS delivered it to the wrong apartment and the resident kindly brought it to the front office. Q the night manager brought the oversized package directly to my apartment! He saved me the hassle of trying to find someone with a truck in order to pick it up from the front office. I can only imagine how busy he must be since this community is so large, but he was still willing to help me. Q was so kind, friendly and just went over the top with customer service! It is greatly appreciated! Thank you so much! 😊

Unfortunately, an issue with our unit arose that was so disturbing and serious, I can’t in good conscience give more than three stars.We love this community and chose to live here twice because of its location and amenities which are excellent for families with young children.Special thanks to Alan, Gilbert and Brandon for your exemplary customer service.Brandon, we’re so glad to have you here at Homecoming! We stayed for a year, and it progressively got worse. The property management is extremely unorganized, this included how they handled our move in documents, and the move out documents. We were burglarized more than once, and had horrible neighbors that would scream and fight often. The only good thing about this place was the maintenance team. They were kind and always tried their best to get your issue resolved. When you call the front desk, its always someone different, and they give you different answers for simple tasks.I am so glad that that we moved, and will not be recommending to anyone to move in.

Very frustrating trying to get the referral check/payment from Lewis Management and it’s such a shame the high turnover in staff (leasing and management) in the past few years. It has been 4 months since my daughter moved in and they still haven’t made good on the referral bonus as advertised.

These changes will undoubtedly contribute to a better overall experience for residents and applicants.I am encountering difficulty in transferring to a different unit due to what appears to be an inconsistency in your companys policy. My current units renewal rate has been set at $3,068 per month, and I am permitted to renew it. However, I am not allowed to transfer to another unit with a monthly rate of $2,934 due to the income requirement, which seems contradictory.I am sharing this feedback with the sincere hope that it reaches the corporate office. I have been a loyal member of the Lewis community for over ten years and have had mostly positive experiences with the company. However, I would like to address a pressing concern regarding our interactions with the leasing office, which has been a recurring issue and needs immediate attention.One of the primary challenges Ive encountered is the inconsistency in information provided by employees at the leasing office. It appears that some employees are not entirely familiar with the companys policies, and this has led to discrepancies in responses to similar questions, even when posed to multiple employees within the same office. I believe this may be due to a lack of comprehensive training or perhaps a lack of motivation to fully understand and adhere to the companys policies. As a result, I have faced difficulties in obtaining accurate and consistent information.However, I must emphasize that my experiences with the maintenance workers have been positive, and I appreciate the companys transparent approach to managing fees associated with moving out, such as the proportionality of costs. These aspects have been commendable, and I hope they continue to be maintained.Nevertheless, the lack of flexibility in terms of how policies are applied is a significant concern. An incident that illustrates this issue occurred when my wife and I scheduled a visit to view one of the house plans. Unfortunately, the unit was not ready as scheduled, and this was without any prior notification or updates regarding the situation. We left our contact information and requested to be informed of any changes, but we received no calls or updates. When we attempted to reschedule and communicate with different employees, the process became needlessly complicated. I was even promised a call back on a specific day, but this never happened.Without going into further detail about other incidents that showcased the inconsistencies and conflicts in certain policies, I believe it is essential to address this issue at the root. It is crucial for our employees at the leasing office to have a better understanding of the companys policies and be more equipped to provide accurate and consistent information to clients.I am sharing this feedback with the sincere hope that it reaches the corporate office and prompts necessary actions to improve the training and awareness of our leasing office employees. My intention is not to criticize but to contribute to the betterment of our community, as I genuinely value my association with Lewis. I want to take a few minutes to recognize the Assistant Maintenance manager at Homecoming at Terra Vista community, Jesse C. I want to commend him for his high touch approach to resident issue resolution, his professionalism, and best in class service.I have lived in 4 different units over 12+ years. I absolutely love this community. I recently moved to a new Lakehurst unit. There were a few hiccups and mishaps that I addressed to the office. All of the maintenance team responded and as always, were quick to prioritize my issues and were accommodating to my family.Jesse came personally and reviewed any and all of our concerns. Over the next two days he coordinated a plan to resolve all outstanding concerns and personally tended to them himself amidst his own busy schedule. He spent a Sunday as well as overtime on a Thursday to complete open work orders to make sure we would be set to complete a comfortable move in.I have a great relationship with the maintenance team here, however this was my first experience with Jesse. I feel it is important to recognize those who go above and beyond for others simply to provide a 5 star experience. I am sure this is what has been instrumental in his career progression as well as success and respect amongst his peers. I hope that he keeps influencing the culture and continues to define top tier service. Thank you Jesse, maintenance team, and front office. I loved the facilities at Homecoming started from day 1, over the months I realized that there are lots of package lost, police arresting people, loud neighbors and gang of kids disturbing peoples life. So I decided to leave.This is where the story becomes dark, at Homecoming you get charge for everything .. even for things that are not your responsability, they make charges of a few hundred here and there .. so it does not worth to lawyer up, so you decide to pay.- Personally I got charge DNA test for pets, even though I dont have pets- They charge since the Carpet needed to be replace because they said after a test, it shows there was a pet inside.. again I NEVER HAD A PET INSIDE MY APARTMENT, in fact the carpet was intact (only the starts were dirty, yet they replace the whole apartment) ..- I received 3 FINAL statements, every time they would add or remove fees at will, so clearly they try to find ways to keep charging.After requesting a written statement from a supervisor that I would not get more Final statement and no more charges would be done ( I was sick and tired by then) then I got a docusign to pay what ever balance was left. - SO I DID.2 Months later AGAIN a get a letter that I have a balance to pay.I contacted the office showing the email I got a written statement that NO more charging would be done.. and they just keep ignoring my emails after weeks of chasing them.Now I dont know what to do to get out of the way of this sick people.- They took my deposit.- Got charge for everything they wanted and I PAYED.- Got the docusign done .- Im trying to get an answer from them and they ignored my emails.Update : A day after this post I had a call with a manager who told me everything would be taken care, an email would be send out as confirmation .2 weeks later, I receive another letter again asking for money and I still havent receive any confirmation email.Another Update: An Agent called me today and send an email for the confirmation that is all cleared out. - I hope I dont receive more notifications. -I know every place have their bad sides.. this one is not the exception, however the staff DO follow up and try to resolve the issues and of course they try to improve..

I had no hot water and my garbage disposal wasn’t working. I put in a work order yesterday and just about an hour ago STEVE fixed them both in 15 minutes. Such a kind person, knew his job and you are lucky to have him here, (and so are the tenants)! Thanks to Steve I can wash my dishes and take a shower. Such a nice gentleman! 👍😄

Lived here when I was younger with my parents and again now as an adult, and the property management staff has always gone above and beyond to make sure their residents are comfortable and taken care of. Never really have any work orders or issues but when I do, they are taken care of quickly and efficiently. It was a great time staying here and the staff was always there for you when you needed them to be, the activities that were held for the tenants were always fun and family orientated. Maintenance was always on time and fast when things needed to be fixed. Even though the rent was extremely expensive the price paid for comfort and security was priceless, my family was always safe and never in harm and our two years at the homecoming was awesome, I would recommend to anyone looking for a quiet area and convienent to all shopping and restaurants and schools for kids

Terra Vista is a great complex and I have to say it was one of the best decisions I ever made. The complex is great, with lots of open areas but still maintains a private feeling at home. Parking isnt an issue either - so thats always a plus. But most importantly, Daniela was amazing! She was very helpful during the whole process and made sure everything went smoothly. Highly recommend!

Every transactions make it happen on mail, since they will add extra charges for nothing and then trying to justify it.One example charged me as they claimed I had pets and there was pee inside the carpet which was completely untrue, I dont pets and my wife is allergic to cats and dogs. Then they said there was no pee, but they had to replace it because the carpet was old and even I though I was there for 1 year I had to pay a % of the cost.Then they told me if I deposit the key in a deposit box I wouldnt get charge, well Surprise !! I was charge for another day of rent.there were at least 3-4 items I had to question them, some of them I got a refund and some I just got fed up to deal with them.The Facilities are beautiful and they do a lot of activities, but be careful if you have young kids, there is bad influence with the kids around the complex, also there are a lot packages lost, laterThere was a thief living in my area and the police came to capture him, which made me worried for my family.I would not recommend this place for sure.

The Homecoming is a quiet, clean neighborhood with friendly staff. We’ve received plenty of help from Franky, who is always working hard and willing to help.Parking situation is okay. Only vehicles with a specific color sticker can park in the complex, and parking is rather limited.The main building is always offering fun activities for residents and has great amenities! We love to go to the gym and movie theatre.

I had an amazing experience with Kalhani, the leasing manager at Homecoming at Terra Vista. Every interaction with Kalhani is always met with her smile and approachable Happy spirit. While looking for a new apartment over some months, Kalhani extended assistance through the entire process. She helped my family navigate through different model types, shared her expertise in occupancy and how it affects cost, and she reviewed availability on our behalf. Kalhani kept us updated on beneficial changes to up and coming units we were interested in. She was constantly in contact with us over 3 months and provided best in class customer service before we even committed to a lease. Because of Kalhani we felt it was perfect timing. She was amazing at checking the boxes on our wish list and was keen in understanding exactly what we wanted. She put in work for us. I cant say enough about her personal and professional authentic approach to helping people. I recently visited the homecoming at the terra vista for a lil family gathering and I was very impressed with there whole little setup. The staff was great very pleasant. Especially there employee Joe who works in the grounds dept. Funny guy he was watering down bbq pits in the heat and still upholding some of the best customer service Ive seen in a long time. Just loved him. I cant wait to go back for my familys birthday coming up in a few weeks.

Coming from an apartment in Los Angeles, this is definitely a breathe of fresh air — literally. We’re close to the mountains so we have a beautiful view every day. It’s so quiet outside that sometimes I feel like I have to whisper. The rent isn’t inexpensive, but there’s a reason for that. You’re getting what you pay for: a vast array of amenities, superb service, and prompt maintenance requests. Antonette — who works at the leasing office — has been incredibly helpful and welcoming. She made us feel comfortable and helped us settle in to our new home and I am incredibly grateful for that. I hope that will continue in the future.

Ive been living at this property for two years and have loved it. In the past year they have increased their community events as COVID has lightened up and these events do not disappoint! Ms. Smith does an amazing job bringing the community together and most recently put on a great event for Fathers day with a fun pool party and wonderful food and a photo booth to take family photos. Leasing agents don’t answer the phone unless it’s a sales call. I’ve lived here for several months now, and it’s basically a very expensive prison with a very nice gym and pool. Registered parking per day for a guest with hood mentality security, pool closes early on weekends, bad cell service, and cockroaches. Lots of them, and Several different breeds of them. Trash is only collected once a week and I damn near had to battle these Buick sized insects to throw out my garbage. Finding them in your 2400 dollar/mo apt is even worse. I attempted to put in a complaint about the roaches and I was informed it would take an entire week to do anything about it and they couldn’t spray surrounding apartments without a complaint. I’ve been paying for my own pest control because I have such a busy schedule and apparently their person can only come on Wednesday. I would give them permission to enter, but they unfortunately lost the privilege. I said they could enter between 12-2 to fix my washer and they walked in on my lady friend getting out of the shower at 4. I fixed my own washer with my own money after he came back a day later and said it was fine. Long story short. Can’t answer the phone, can’t be on time, can’t deal with insects, can’t fix a washer hose that’s cracked, and no you should not rent here.

I’ve been here for 3 months and I’ve had this bug issue since summer. I’ve never dealt with this before. I’ve emailed the office a few times, contacted someone through the portal app. And nothing. This is disgusting. My apartment is always full of crickets & insects. It’s irritating. Especially when your containers are sealed tightly and these bugs keep infesting your food. Updated review (from 2022):I recently moved from Homecoming at Terra Vista. It was a bitter sweet move. I was not prepared to leave, but for personal reasons, I had to move out unexpectedly. I have to commend Homecomings staff for how accommodating and understanding they were throughout my move out process. Isabella and Jayden from the office team, and as well as maintenance staff were so helpful and courteous to me during this difficult and stressful process. I really enjoyed my 6 years spent at HCTV. I established many memories and had some pretty amazing neighbors. The property manager, Mari, is so responsive and approachable. She seems to actually WANT to right any wrongs that a resident may experience (at least that is my personal experience with her). Maintenance is very responsive and they always manage to rectify any issues that exists in my unit in a timely manner. Initially, I was a bit frustrated that the amenities (gym, computer room, etc) have been closed for months, but then I read through my contract (that each of us signed prior to moving in) and found that it clearly states Resident acknowledges that permission to utilize the recreational facilities is provided as a courtesy and is not part of the consideration for residents payment of rent. My dad always taught me not to sign anything until I have fully read and completely understand what I am signing. So for anyone who is giving bad reviews about the gym still being closed due to COVID, I would advise you to read contracts more carefully before you sign and agree to them. The reason for my 4 stars instead of 5 is that office staff isnt always the friendliest (particularly on phone calls). I wouldnt say they are nasty or overly rude, they just sometimes dont seem to care. It isnt everyone, but I have had a few nonchalant phone calls. However, overall, the office staff is typically friendly and very helpful. Anyway, keep up the good work Mari and Team!

I really like it in Homecomings AND Im fairly particular. The staff was helpful in finding me an appropriate place to live. The maintenance crew is great. Its relatively quiet, even with the dog park right outside my door. I rented here because I wanted somewhere nice to come home to. Ive been a homeowner of nice homes for 20+ years, and its a good place to transition from one place to another. Ive been living here 8 months and Im about to sign up for 8 more. First, they charge a DNA fee if you have a pet, so they can fine you if you dont clean up after your dog. As much poo as I run across, Im pretty sure that fee is a scam. Also, every time I have something that needs repair, they say its normal, there is nothing they can do, so I end up having to make my own repairs. I agree with Johnny C that most (or all) of the positive reviews here are written by staff. The truth about Homecoming at Terra Vista is:1. Theres lots of amenities. You cant use them because the number of non-residents using them outnumbers paying tenants 10:1.2. Lewis Operating Corporation apparently never read California Tenant-Landlord laws, or else they read them and said, Nope, were not following this.3. The management will do ANYTHING to fill their growing list of vacancies. Very sketchy characters have started to appear in the community and its on a downhill slide. It seems every time a quiet, respectful tenant moves out, management replaces them with an undesirable. Ive seen many apartments stand vacant for the entire term of my tenancy--and the complex is on its third manager in 9 months.4. Quiet? Peaceful? Constant noise, including noise from dogs. If you complain, youll be told its a PET-FRIENDLY complex. In other words, dogs can wake you up at 2 am and if you dont like it, tough. Id prefer a HUMAN-FRIENDLY complex but oh well...FYI, I moved here from downtown Oakland. My former residence was a 4th floor apartment in a 7 story building that overlooked two of the busiest streets in Oakland and was close enough so that I could hear both the freight trains *and* the freight ships in Oakland Harbor. It was still quieter overall in that place than at Homecoming at Terra Vista, which should give prospective tenants some idea of what to expect.That said--there are some nice folks in the office and the maintenance guys are great. Its the management of this property, and their parent corporation, who mismanage HC@TV in my opinion. Dont believe me? Become a tenant at one of their properties and see what your experience is at the first sign of trouble (which always comes within 3 months of signing your lease). Apparently, part of managements customer service training is to interrupt residents in the middle of their sentences etc. But thats their business operating model, so dont take it personally.

Loved it here for 1 1/2 years. Theres typical apartment living hassles but overall, it was great!!!Pros, office staff was nice and responsive, maintenance was good as well and took care of everything we asked, gym was nice to use and big, all amenities were great, biking and walking trails nearby were great to use, fair size we had and we had 729 sq ft (the smallest), main pool was great, neighbors mostly amazing, and any store you basically wanted to shop at or restaurant to eat at was nearby!!Cons, not many, some of our maintenance appointment requests we submitted online were never received so when it was after the time frame they were supposed to come we just called the office and they set someone over within the hour or sooner, I would say other cons are typical but just to name a few the parking was bad depending what time you came home, people would leave their dog poop around, then the teenagers in the complex would be rude at times, one maintenance guy that did come we had asked to fix an additional problem not listed but he said he didnt have the tools or time, not an excuse for me Id say, and lastly it was a huge complex which some may say is nice but others maybe not.Overall, we enjoyed living here, just got too expensive for us. We would love to move back in the future if we are able! So sad we had to leave behind some wonderful neighbors (and dogs) we had met.

I dont usually leave reviews for anything, but after reading some of these I felt compelled to. I have lived here for almost 3 years. It is, by far, the nicest apartment complex I have ever lived in (I am in my 50s and I have lived in apartments all my adult life, so I have seen a few!) and, by far the best managed. The staff is very professional and I have found them extremely friendly as well. All maintenance requests have been taken care of in a very timely manner and have been well done. All of my questions and concerns have always been addressed very satisfactorily. It is relatively quiet... dogs barking and/or whining can be an issue at times, but come on, is that really managements fault? I have talked to the dogs owners and asked them to keep their animals quiet instead of complaining to management. And that actually works, believe it or not! During my time here I switched apartments as well, and it was a smooth transition. It did cost me some money... thats life when you live in an apartment! If you have a dog, deal with the fact that they urinate all over the place an YOU are responsible for the damages, not the landlord! And DOOD, dont show up to a place a few minutes before closing and expect the red carpet treatment! If you make 6 figures a year, take an English class so we can understand more of your review anyway. And complaining about speed bumps, really? There are a lot of children in this complex... the speed bumps are there to slow people down. Its not the complexs fault that people drive too fast, too slow, aggressively, or whatever. If you see bugs, take care of the problem, but remember that they were here long before we were and they are resilient! I agree with one of the complaints, that there does seem to be people that dont belong here using the amenities. That is not managements fault, it is the fault of other people letting people in. I have, however, seen a lot of evidence that management trying to solve this problem by asking to see rec passes, keys, asking what apartment they are from, sending letters to residents reminding them of the rules, etc. Not sure what else they can do!Bottom line... its a business. You can make your own rules when you own your own home. You have to expect issues with high density housing that you wouldnt have to deal with when you own a home... its the nature of the beast. The management here is good. The property is very well maintained. The amenities are amazing, even though I dont use them very much. My family is very safe here. The location cant be beat. The price is fair for what you get.

I had terrible experience living in Homecoming for a year. FIRST the maintenance service was horrible. I tried contacting management for several maintenance but it took very long time for them to respond that I had to fix it for myself. Second most of the weekends my children were having difficulty sleeping at night because our neighbors were extremely loud. Several complaints was made by one of the neighbor that the police had to come and investigate. And the most terrifying experience was that I observed several youngsters smoking a pot on the premises which can be very dangerous to other children nearby. I strongly suggest to look somewhere else.

This community is very nice and offers some good amenities throughout the complex, unfortunately Lewis Apartments as a company is very greedy and doesnt seem to care about their residents unless its making money. The appliances that are offered in each unit are the most basic appliances offered, refrigerators dont even have filters for their ice so we are forced to use the nasty tap water for ice or buy our own fresh ice. Three days after moving in a recieved an email saying that new residents could get a free accent wall. My unit qualified but since I rented 3 days prior I did not qualify for the promotion, talk about great customer service. As we all know, the rent is partially for the amenities that are offered but since we are in a pandemic the amenities are closed but tje Lewis Apartments still gets to charge their residents for the amenities we cannot use. They claim the rent does not reflect for any amenities...I call B.S. on that! Its just their way of not having to accommodate for something they would have to pay back or make the right call for the residents who continuously pay these high rents. I am happy I only signed a one year lease. Lewis Communities is just a money hungry company that only sees dollar signs and doesnt plan on doing right by their residents.

Dealing with the staff had been the most frustrating experience. The turnover is ridiculously high and theres no investment in adequate staff training. Weve never encountered this type of incompetence and appaling standard of customer service. Weve lived here for over a year, and at the end of our lease we wanted to transfer to a newly modelled apartment since the interior of ours is outdated. This apparently simple process has been so ridiculously expensive (close to $3000 upfront fees and cost) and difficult to navigate that weve given up. The ONLY reason were renewing the lease in this old over-priced apartment is because we have a baby coming in two weeks and theres not enough time to find a new place. Also agree with the comments about the calibre of tenants. The thought of giving these people an additional $21,000 of rent for the next 12 months is infuriating!

Most of the problems are pretty standard for apartments: parking, noise, etc.Ive received nothing but good service while being a tenant & Homecoming has had no problems with me. No late rent or noise complaints or anything like that. I thought we were on good terms. Boy was I in for it!Instead of being treated like a loyal resident & with customer appreciation, Homecoming at Terra Vista has treated me like a deadbeat who walked out on them – because I transferred to a renovated unit.You see, we have a dog. Why should that be a problem? Homecoming is pet-friendly, right? Wrong.Homecoming at Terra Vista doesnt see pets; they only see cash cows. An extra way for them to bilk money out of you.Most obvious is the $40 additional pet rent Ive been paying for 3 of my 5 years. Also, theres the extra $800 pet deposit & DNA registration that I had to pay for.Then comes the move out; thats when Homecoming will really squeeze it out of you. They will invent charges, play a shell game, & take advantage of the fact that the money youre fighting for isnt worth having to hire a lawyer or taking them to court.What theyve done to me: We transferred out of our old apartment & into a new one. After move-out, my wife hired Merry Maids & a carpet cleaner to make sure we were in compliance with the law that tenants leave apartments in a similar condition as when we moved in.The carpet in our old apartment is nearly 6 years old & was prorated to $0 upon our move-out. Thats when Homecoming pulled the carpet out from under us - literally.We have $1100 left in Security Deposit ($800 being the Pet Deposit). Homecoming returns only $526 to us. Why?Well, the biggest deduction went to a vendor whos gone through with a blacklight looking for urine. My carpet cleaner says this is a scam because many stains will continue to appear under a blacklight even after a thorough cleaning. But, whatever, I guess. $55 for the pet scan.Surprise, the vendor found stains. Of what? We dont know; he says urine (of course he does). Why? Because they used a pH strip test on the stains. The pH strip came back with a pH of 6.4. Well, urine of a healthy dog can have a pH of between 6 & 7 SO, it must be dog urine!Never mind the fact that clean lake water has a pH of 6.5, milk has a pH of 6.5 to 6.8. Rain water can be 6 pH & distilled water is typically 7.It must be dog urine because - money!So I get a report saying that there were 30x stains ranging from 6 to 14 & ALL of them MUST be dog urine. Thats between 15 & 40 feet of stains on 6 year old carpet in an 800+sqft apartment.Well, thats not the end of it, folks! By God, the whole apartment needs to have the cement under the carpet treated. Guess whos paying for it? Not just where stains are; the WHOLE apartment.Thats right. I get charged an additional $350 for Removal of urine saturated carpet, pad, & tack board. Treatment of floor, consisting of deodorizing, disinfecting, & sealing. *Material included. - $350How much material? I dont know. How much am I being charged for each of those elements? I dont know. How much is labor? I dont know. What material did they use? I dont know.So I ask for a more itemized receipt; Homecoming tells me the vendor says its not possible.The carpet is prorated to $0, but Im still being charged for carpet removal from this vendor? Is that even legal?I tell Caseie that we had the carpet professionally cleaned. She tells me, That usually means there was a mess to clean up. Wow! WOW!Guilty until proven innocent here at Homecoming at Terra Vista. Such customer appreciation!Feel free to move here, but dont expect much if you ever move out (or upgrade units, like I did).Not a resident; just a dollar $ign. They need me to help fund their renovation of my old apartment.

So I actually came here looking to lease an apartment. Anyway I finally get to the process and I get a call back and the office said my girlfriend does not make enough money. My girlfriend is a server from Olive Garden she brings home 70-100 a night based on tips. If your a server you know that’s your bread and butter. She does collect her tips they even say on her paystubs. They go off year to date which is where tips are not added since she takes it home. This place used to be great until now. new neighbors moved in with teens who go around stealing packages, hitting windows of houses with rocks in the middle of the night then running, and also threatening to fight people who tell them to stop. worst of all police response here is awful. I had teens hurl rocks at my window last night then threaten to fight me when i told them to knock it off. cops dont take this stuff seriously and unfortunately the staff cant catch them. its really not the staffs fault, but since I have a contract here, Im stuck living around these little hoodlums. I recommend that if you do choose to live here that, 1, tell UPS to send your packages in the front, and, 2, choose a house far away from the north and east sides of the complex. Overall not worth the high rent you have to pay for what you have to deal with.

The garage doors are very loud. I am constantly awakened at night because of the noise these garage doors make. I have reported trash on the premises and they never came to pick it up. The parking is bad, they say.that they will tow your vehicle or boot it. They also told me that the water and trash was included in the rent. They lied about that. The complex is unkept at times.

Sure would be nice to use the pools we’re paying extra for. The county of San Bernardino has allowed pool use since Memorial Day weekend. Why can’t we use what we’re paying for? Why can’t the residents get a refund for the amenities that we’re not allowed to use for months? OPEN THE POOLS!

I teach swim at this community pool and they recently gave the outdoors new lounge chairs and umbrellas. I spend my time in the pool teaching and its temperature is semi regulated and the pool is most often clean.

If I could I would give this place 0 stars.All the positive reviews are probably left by staff or some of their friends. This place is neither peaceful not quite. Its poorly managed and everyone is extremely rude and incompetent. Once you sign the lease - youll be treated like you are nothing.

I do not live here but I do go here a lot with friends and what not and I really do love it here. I go here a lot to swim or to hang out in the game room or the office area. I love the gym and the sauna and I really do wish to move and live here some time.

Im not even sure where to start, we went to the homecoming to see the floor plans, we arrived at 5:10 pm we waited till 6:15 to see a floor plan, around 6:00 pm this lady comes out and told us to come back tmrw instead, that was so rude, not considering how long we were waiting already, from the beginning they should of warned us that there might of not been a chance to show us a floor plan, so I insisted sense we waited that long, it was my only day off, finally Carlos Rodriguez comes out and said hello in a hurry, and asked me how he could help, I replied I wanted to see the two bedroom floor plans, and then his sarcastic reply was DOOD we have 16 floor plans, that was completely out of line and unprofessional to call me DOOD, I may look younger but Im 42 and probably older or the same age as him. I truly beleave they judged me because of what I was wearing, sandals and shorts, and tang top . I make six figures a year so I guarantee I make more than he does, and know for a fact I can afford living there, I pay more were I live now and I even mentioned that, I felt so brushed off it was a horrible experience ! Even when he finally showed us a floor plan, I asked him for specific pricing and he highpathitically ball parked me with high numbers to discourage me, I was told to go to the chino homecoming to look there because he only had that one floor plan to show me and the other one I wouldnt even like, how does he know he doesnt know my taste or what I prefer, any way you get my drift, all Im saying the people there shouldnt brush off people based on there clothes or race . I hope management reads this and does more training, and makes sure they hire people that will treat you like a descent human bieng, and most of all my wife was with me and she had to go thru this with me, I was civil about it for her sake but I will never consider the homecoming for a lease based on what happened today I hope something gets done about this one more thing a hand shake should be warm and welcoming, not aggressive and and violent, I know it was his way to take control to get us out of there as soon as he could thats all thank you for reading .
