We couldnt have asked for a better experience with a realtor, than with Holly. Every text or call we made to her, was responded to within minutes. She quickly to every question we had. Shes very bright, personable, has the experience behind her selling and listing hundreds of homes, plus a CPA background. We felt so safe with Holly. But, perhaps more than anything, it was her positive, solution-oriented attitude that makes the My husband and I commented several times during the process of selling our home about how grateful we were to have chosen such a highly competent realtor. Holly is highly recommended.

A friend recommended Holly McKhann to sell my childhood home a few years ago. Holly came over to assess and make recommendations on what to do to improve our homes value. Initially she said we should do some paint, flooring and build two walls. We ended up not doing any renovations because family members lived in the home and they were considering purchasing it.We reached out to Holly again 6 months ago for a current opinion and she recommended then that we not do any improvements based on the then current market. Following her advice, we removed many belongings and got the home professionally cleaned to prepare it for sale. Holly marketed it and held open houses, generating lots of interest and 13 offers. She helped us work through the many details, analyzing, countering and negotiating with the many offers. The first offer we worked with was the highest, but the buyers quickly became unresponsive and we moved on to a cash offer with no contingencies. The buyer closed on time according to plan and everything went well. Holly even negotiated for us to have extra time at no cost after the close of escrow. This gave us time to get the remaining items out of the home that we wanted, and we were able to leave behind furniture we no longer wanted to make it convenient for us.We were very happy with the result and appreciate the fantastic job Holly did for us. We definitely recommend Holly to any friends or family as we trust her and know she will do a great job on any real estate deal. She truly cares about what is best for you.

Holly sold my investment home in Long Beach, CA and helped make the process as easy as possible. The home was pretty damaged from the prior tenants and needed a lot of improvements to be able to get the best price. Holly recommended a contractor and helped determine the best return on investment for the updates and repairs. When it was done she got it staged and it looks worlds better than it was before. The market was starting to come down but she secured an offer and saw it through to the finish line. The buyers agent was a bit challenging at times, but Holly insulated me from that and kept everything together. I strongly recommend her--she is so resourceful, professional, and communicative!

From the Listing to the Closing Holly and her team paid attention to every detail of the transaction. She handled every issue in a very professional manner. She had solutions to all of the problems that came along unexpectedly from the Buyers of my Beach lot in Dana Point. I was looking to do a 1031 Exchange, however, in this case a 1031 would not have been the best solution. Holly showed us several homes with patience as our tastes are very picky. She demonstrated great knowledge of the market while evaluating our wants and desires. She consulted with us to help evaluate our options from a tax perspective as well. Holly is a jack-of-all- trades, and “has a guy” to fix, build, or install for any issue which will come in handy down the road. We knew she has our best interest at heart, especially since she took so much time with us when there wasnt a guaranteed sale for her. We met Holly at an open house in Dana Point that was one of her renovations. She said that her team could also renovate an outdated home for us when we work with her and that interested us very much. We had looked at many homes and been unable to find what we wanted so this idea of creating it appealed to us. This is the second time Ive hired Holly McKhann to help me with both a purchase and sale of a home. I was so happy with the service she provided a couple of years ago that I had no question about using her again. When I came to her with my idea to downsize we had a tricky situation because we needed to sell before we bought a new home. In this market getting contingent offers accepted is very difficult. We found a fixer upper home we liked and Holly put this complex deal together. She negotiated an offer on our home for sale and then presented our contingent purchase offer on the new home in Dana Point to the listing agent. The listing agent trusted her and us, and she miraculously got our offer accepted. The transaction proved to be challenging with a 1031 exchange as well as a second out-of-country owner who created some other hurdles, but Holly kept all parties in contact and helped the deals close against significant odds. After we purchased the new home Holly provided her best contractor to help us remodel the home extensively to make it really special and beautiful. This whole process took 8 months from first idea to sell to completed new home, and Holly and her husband Scott were there for us the whole way. I rarely write reviews, but I feel when someone goes far above and beyond to satisfy their client, it’s worthy of a review.This is the second time I’ve used Holly McKhann for my representation to purchase a home and I couldnt be more pleased and impressed.I am an experienced real estate investor and through the years have used multiple agents throughout the US and one thing is clear and that’s none of them come close to performing as good as Holly does.In an extremely competitive market Holly was able to find the perfect house for my mom (who is very picky).Holly got our offer accepted over multiple other offers that were submitted buy having good communication with the selling agent, knowing what to write in our offer, and how to structure the counter offers.This wasn’t an easy deal since it was delayed and challenging due to the homeowner having passed away and leaving title issues. That was no issue for Holly, she engaged the selling agent regularly, followed up relentlessly and even tried to get us early occupancy. Holly has many tools in her negotiating, and tactical toolbox to get deals done, and has proven that many times.We’re extremely happy with our decision to use Holly to acquire our home. I’ve used Holly on a couple of purchases now and it’s been the same, an amazing immeasurable perfect experience.I’ve purchased many properties, and used many agents in the past, I will never use another agent besides Holly. We met Holly several years ago at an open house and she made us feel comfortable and confident in working with her right away. She helped us purchase this home in Laguna Beach then and now she helped us sell it. We kept the home as an investment with tenants in it, but we decided it was the right time to sell when the tenants gave notice a couple of months ago. Holly got beautiful photos taken and worked around the tenants schedule to do that. The buyer tried to negotiate an extra credit for repairs after we were in escrow, but Holly pushed back hard and we only gave half of what they requested. We had the extra challenge of one of us being overseas and dealing with international notary issues, but Holly researched all of that and worked out the procedures with her title company to make the sale go through with no problems. Holly helped us find a condo in Talega, a development in San Clemente thats just perfect for us. She helped us win out over other offers by making our offer super competitive and compelling. Hollys relationship with the listing agent helped us beat out the other buyers because that agent trusted her and was happy to work with her again. During escrow the sellers dog chewed up multiple baseboards and we had to figure out a solution. Holly is a dream to work with! She helped us find our condo almost 3 years ago and now that we were ready to sell she was very helpful. She provided us with tips to get the most for our home by offering simple and inexpensive suggestions, like replacing the bathroom light fixtures and where to add decorative pieces. We couldnt be happier with Holly McKahnns real estate services.I chose her online, with no recommendation.I based my choice on the fact that she lived and worked in the area we were buying a home and had sold homes in the specific area of the home I found.I needed to move quickly to be sure we got it & she listed our home within two hours; and talk about record time - same evening we had a full price w/ contingency offer. And - next morning we had a full price no contingency offer. So, she bargained with the buyer and got us over asking price - and we were thrilled! Holly helped us sell a home in Chino Hills, CA for $80,000 over our asking price! She hired a stager to help our home look its very best, hired a great photographer, and the offers came rolling in. When I first contacted Holly it was regarding a home she had listed in an area I was interested in living. Unfortunately, the home already had backup offers. I gave her my contact information to keep an eye out. Shortly after, she called me to view homes just listed in my interested area. We made an offer and it went to escrow. Then I had to sell my home. She got a solid offer on my home within 30 days, after listing. So, I had both homes in escrow. Her representing me as a buyer and a seller. She will protect your interest in a sale or a purchase. In this crazy market, I would not have been able to get my condo in San Clemente without Holly! I owned a four plex in Dana Point that wasnt performing as expected so I looked into selling it with Holly. We first spoke about it 7 months ago and she presented me a spreadsheet showing an analysis of the properties in the same area with the pricing and rents. I was disappointed that the value wasnt higher and decided to wait. A few months later I called her back in frustration and said I was ready to sell anyway, and thankfully the market had improved. Values had risen, and there were comparable sales to prove it. She listed the property and went to work selling it. She negotiated a price just slightly below our asking price and I was happy and relieved. I exchanged the property for an out of state investment. We had some challenges with a non paying tenant but Holly had a great idea that got him out just in time for the closing so my buyer was happy. Holly helped us buy a home in Aliso Viejo, CA and win out over many other offers. She called the listing agent and found out what price and terms were needed to win the home, which was no easy task. Even though the home had been recently renovated, the inspection revealed problems still, including no heating or air conditioning. She negotiated all repairs to be done and ensured completion before close of escrow. We had a nasty surprise in escrow that the HOA was planning to file a violation on this unit for no approval on windows installed 10 years prior. Holly protected us with a $10k holdback in escrow and then relentlessly followed up after close of escrow to make sure the potential violation was satisfied. Even when the garage door opener broke after close of escrow she got us reimbursed for the repair! Hollys professional, knowledgeable and calm approach in this volatile and challenging market has enabled us to reach our goal. We’re very happy with the results.
