This is the second time we are working with James and it has been such a wonderful experience again. We got a good deal in a house with multiple issues, and the key reason we bought the house was because of the confidence we had in recommendations made by James and also the guidance from him on how those issues can be addressed easily. We knew he always has our best interests in his mind when coming up with recommendations and we trusted his opinion without any doubts. We are so lucky to be working with James and highly recommend him for all real estate transactions.

My wife and I worked with James and Kin to purchase our new house previously (which we already gave them 5 stars for!), but also worked with them more recently to sell a home.They did a lot of research to figure out how to price our home strategically given market conditions. And helped us figure out what improvements we should make to the home to optimize its sale value.They guided us every step of the way providing ample advice, knowledge, and information including recommending someone to work with us to do the home-staging.When we found a buyer they worked hard in helping the deal close and making sure everything was accounted for.James’ team was great to work with and we would highly recommend them!

Recently we sold our house that James Dye helped us to purchase as the buyer’s agent 3 years prior. This was our third time working with James and every time we are more and more impressed. When we first found James, initially what we noticed about him compared to the other agents was his honesty. The best way I could describe it is, he didnt just tell us what we wanted to hear, rather he told us what we needed to hear.This time we were selling our house with 2 young kids and moving about 2 hours away. Again, James with the help of Kin was extremely thorough and easy to work with. We live about an hour from his office and he did not hesitate to come out and assess our home with a couple days of calling him. This time the market had definitely changed, but he again he was honest about what work we needed to do and what price we should list for. He did a lot of research for us around pricing and past sales in our area that was helpful in setting our expectations and figuring out if it was worth it to sell. He never pressured us and was always realistic. James also worked with us in needing to stay in our home while staging it and having it on the market. We came up with a plan together that worked best for our young family and him to get the job done.James suggested some work that should be done on our home and he provided good and fairly priced contractors for us to work with directly. Everything was completed quickly and allowed our house to be listed as move-in ready and our inspections to pass easily.We were so happy and excited with the work James and Kin did for us and our house sold in 5 days with an all-cash offer and very quick close. He was then able to negotiate a rent back so we could getting settled in our new city and find another home.

James and his team went above and beyond after we went into contract, providing us with referrals for contractors to remodel our new home and patiently accompanying us during the escrow period to visit the home to get bids from contractors. James and his team helped us purchase our first home, in Walnut Creek, that we moved into yesterday. We interviewed several agents, including a prior contact, before deciding to go with James. It was abundantly clear James was the agent to go with.From the very first Zoom meeting with had with James, it was very clear very quickly that he is EXTREMELY well versed in real estate. He absolutely knows the ins and outs of how things work, including here in the Bay Area. As a result of his reputation, hes busy for sure, but we only found that out through his telling us all the other things he was working on. We NEVER felt like we werent important to him, he was ALWAYS very responsive to our countless number of questions, inquiries, etc. He listened to us and understood what we were looking for and NEVER pressured us to go beyond our budget (which we didnt do!). He helped us navigate the changed Bay Area market to a T and told us what we needed to hear, not just what we wanted to hear. Not to mention, we appreciated the informal nature of our interactions, his many stories from his years in the business (and life), and genuine interest in our lives and stories.No joke, we had our first and only offer accepted after a tiny tiny tiny increase in a counter offer even though we were not, initially, the highest bidder. Why? Because James readied us ahead of time and wrote a sparkling clean offer for us. The sellers agent didnt want to deal with folks who offered higher, because their agent submitted a sloppy offer. Even with all that, he was able to score us an inspection contingency that netted a decent sellers concession on closing costs and gave us even more comfort that we werent buying a pig with lipstick on it.Once in contract, James basically quarterbacked the rest of the process. He managed our lender and their timeline, dealt with the sellers agent, produced all the paperwork for us, etc. He also introduced us to his team member, Kin, who graciously came to the house a number of times for us to take measurements, answer 1,000,000 more questions, give us advice for how to make use of our new space based on our interests, etc.Now that the deal is done, James and his team continue to be in contact with us and have helped us secure home improvement help through his preferred contractor, who has done great work so far (still ongoing!). James is still involved in the discussions and weighs in as needed with that stuff and helps us manage the contractor, even though he could just check out and move on at this point. He has also provided several recommendations for house cleaners, gardener, etc.We could not be any happier in our decision to go with James and his team. Thanks so much, James (and Kin), for helping make our dream of home ownership a reality. What kind of Realtor is James? In a word, INCREDIBLE! Here’s my story… I’m executor of the estate of a deceased friend, which included a property in the Rossmoor community in Walnut Creek. I simply didn’t have the time to sell this property. Based on 200+ fantastic on-line reviews, I decided to phone James – and he picked up the phone! That was just my first experience with James and his astonishing responsiveness to phone calls, texts and emails. And it was just the beginning to an amazing real estate sales experience. Here’s the honest truth: James handled everything. No, really. Everything! That started with pre-escrow documentation and inspections. Then it was removing all belongings out of the property in preparation for repairs and updates, which he arranged to have done by his service people – and these were beautifully executed. Of course, there were tons of communications with the City of Walnut Creek and Rossmoor. And then there was a sorely needed permit application – which he prepared – along with the finalization of the permit for work that had been completed in the past without the benefit of a permit. James did all of this, and the permit was approved on the first visit by the City of Walnut Creek. Then there was the staging, photoshoot and listing of the property, which he also arranged and was absolutely perfect. Based on all that James did, we had buyers tour the property only days after the listing posted. And they promptly made an offer. The amazing thing about this sale is that I did it all from my phone and laptop! That’s to say, James actually did it while I did absolutely nothing other than answer questions and sign documents. I can’t possibly be more enthusiastic in recommending James as a Realtor. He really, really is incredible.
