Got approved for a apartment.. Had help from a resource for the deposit.. Talked to Matt and let him know I have the deposit but the place Im getting help from wanted a rental agreement. Matt said hed send me a rental agreement,but wont sign it until he receives the deposit 🤔🤔 Ummmm how do you except to get a deposit with an unsigned document. This doesnt make any sense.. If I went through a resource for deposit help.. OF COURSE their going to need a signature.. MAKE THIS MAKE SENSE.. 😕. Our first contact your voicemail makes no sense either.. no criticism how are you a property company but your machine says you dont answer from unknown numbers.. I dont need to work on nothing you dont make sense nor does your machine.. with that being said, Good you found someone. Obviously your company doesnt know anything about section 8 and their rules and regulations... Oh by the way you approved me on Tuesday afternoon and expected deposit that day.... You couldnt wait until Friday like I asked...

100% unprofessionalism by Matt.1. He brought his kid to the first ever meeting with me. Kids are playful and they shout and make noise. Understood. But when it’s making me unable to hear Matt, shouldn’t he restrain his kid or ask his wife to take his kid away or as a courtesy apologize for the inconvenience?2. Matt started advertising my property in popular portals. I asked him why he wouldn’t advertise on Craigslist. He didn’t like that.3. A week or so into advertising the property, he gave me feedback on the property condition and asked me to fix few things. I was getting it done as soon as it was possible on my end. But I also wanted to know how many people showed interest and how many actually visited the property. I asked him for this info and he said he can’t give me this info. I read that he didn’t have adequate people to share it with me. Don’t I have a right to know this?Please stay away from HPM and Matt.

It was nice with Hayward Property Management for 5 years. They helped us a lot on fixing or replacing broken appliance. Also, reply our requests quickly. They even replacing the entire deck for us to have some space for barbecue. The manager Matt is a nice guy, he always answers our e-mail no later than two days and get the work done as fast as he can. For those who are looking to rent a house in bay area, I highly recommend Hayward Property Management to you.

HPM reliably managed our condo in Hayward for the last seven years. They found great tenants within days (hours? cant remember) of our first conversation, and those tenants are still current. Matt Herz and company were always quick to meet the tenants needs whether it was routine maintenance or emergency repairs, and always checked with me first on big decisions. Highly recommend HPM.

Matt managed a property for me in San Lorenzo since Jan 2015. We were lucky to have a single tenant in the house up until now. We are now selling so they had to move out. Him finding a tenant that was responsible and took care of my house was a big deal. Prompt response to my inquires and the rent check was always on time. Thanks Matt!

Honest and attentive. We listed our home with Hayward Property Management after running into a few problems with the contract with an other management company. We mainly dealt with Matt and from the start he was prompt, polite, professional and very helpful. Very soon after signing with HPM we found out we had to sell the house in order to finance an other purchase. Even though HPM had done a considerable amount of work to list the property they acted very professionally and wished us all the best when we had to take the property off the rental market.HPM has a very flexible contract and appear to really want to have a lasting relationship with their customers.We are very grateful to Matt in particular who we found to be very approachable and attentive to our needs.If you are looking for a property management company you should start with HPM.

I have been with Hayward Property Management for over 3 years and I just love them. Matt is always quick to respond and very nice, along with the people who find renters, they are very good too. The price they charge is more than fair.But I am really writing this review to say how good Ronel has been. Ronel has quickly and efficiently helped me with several maintenance issues. If I send an Email, I get a response super quick and the issue is taken care of right away. Ronel is always very pleasant to correspond with. It makes a problem not seem so bad when you have someone so willing to help . I want to Thank Ronel and everyone at Hayward Property Management for making my life as an owner stress free. I would recommend them to anyone that asked me.

Ive been a renter through HPM for a little over three years and have had great maintenance service over the years. Late on a Friday night, I had an issue with the toilet and sent a maintenance request. I received a text within minutes of my request and was told that someone would be out in the morning. The next day, the maintenance person arrived and fixed the problem quickly. While we were talking I asked about the progress of a screen door that was supposed to be ordered/installed in the house. Within an hour, to my surprise, I had a new screen door, just in time for the hot weather! After all was said and done, I found out that the maintenance man was actually off on Saturday. I felt awful, but was sincerely grateful for the excellent service and my extra surprise! Extremely Happy...

When I reached out to HPM with questions about my own (non-HPM) landlord situation, I received excellent guidance with regard to security deposit guidelines from Matt. He not only linked me to the relevant section of the California Tenant-Landlord guide, but he also pulled out a number of relevant points specifically tailored to my inquiry. His response was quick and comprehensive, and he put together a helpful summary at the bottom. While he had no obligation to do so, Matt clearly went the extra mile. Given the professionalism and promptness of this reply, I would certainly recommend Matt from HPM!

By their lack of communication throughout our experience, I would NOT recommend renting through this company. The only time I actually received a call was when Sam wanted to follow up on our house tours.We applied for a house after a self-tour and our applications didn’t get chosen because our landlord references didn’t respond in time — that’s fair. But what wasn’t fair was not getting a response from Hayward Property Management after I responded to multiple e-mails with updated reference info so they could reach they quicker for the future. I also called multiple times to update this info but no answers so email was our only option.A couple of weeks later, we found another listing so I called to transfer over the application and when I spoke with Rachel, she claimed again that our references still hadn’t responded but our application will be transferred. Our call was cut short (no signal) but I later called our landlord references and found out that they actually all responded to the landlord verification day of or within 3 business days. Again, our application was not chosen and still zero responses to any of the emails I sent. No phone call, no explanation.

I was very lucky to find HPM.This is the first rental property I have owned and was worried. Even more so because it was my family home, that I grew up in . I do not live in the Bay Area. HPM is very professional and always responds on time.HPM maintenance guy Efren always does an awesome job whether it is an issue with carpentry or plumbing or electrical appliances. He always goes above and beyond and does not restrict himself only to the issues asked. I would also like to thank Efren for an emergency situation where he acted as a savior. My 4 month old son was locked out on a Saturday morning and he immediately started for our place no questions asked and saved my son. He is a very very trust-worthy handyman.

They do not furnish utility bills upon request. They have overcharged me several times. Yard maintenance is suppose to be included in our rent but we continue to run into problems. Maintenance man is very nice and helpful but does a lot of MacGyver work instead of replacing something or doing it right the first time. I am not one to judge or put somebody on blast but Ive been more then patient for 2 years.

Oh where do I even start. We found a property on Zillow and set up a viewing for the house. Sam met with us there and showed us the house. We were interested so we filled out the application that same day and sent it to the office.Following day we followed up and spoke to someone name Rachell on the phone, she was rude, interrupting and just wasnt willing to listen and answer the questions we had. We just kept being pushed back pretty much. Stating that she was reaching out to our references but was not getting back response. From where I even sent screen shots of call list that our references never even got a call from them, The next day when we called we were told that someone name Patrick took over our case and was working on it. Same situation being pushed back and receiving answers to questions we didnt even ask. A whole week later after we had our references call them we were told that our application was approved and is being forwarded to property owner. BUT Patrick stated that he found out property is being under maintenance and will not be ready for a move in now till APRIL 15. They were all informed that this was a urgent matter for us and we needed to relocate as soon as possible. I brought to his attention that this information was not provided to us when we submitted our application nor when we did a walk through with Sam. He was speechless and just said he apologize. I asked where the office was located to stop by and speak to someone in person he also was speechless on that part and well and did not provide the location as he did not know. In one occasion he stated to us that he needed to have his supervisor approve something on our application, when we asked later to speak to the supervisor we were told that he did not have one and he is the property manager.Worst company I have ever worked with. Scammers for sure.I feel bad for the property owner having them as their management. What a waist of our time.

Efren, from maintenance, provides really good service. He lets me know via text or phone call when he is arriving. He does a thorough job repairingthings in my apartment. He is reliable and efficient. He follows up if it is a major problem with heat, water leaks, etc. In a Yelp rating, I would give him 5 stars! You are fortunate to have Efren as a maintenance employee.

They put houses on the market for a price that’s good to be true, and it is. They collect hundreds of application fees for months on end on a single property. They only look out for themselves and their revenue and don’t care about the people that are actually looking for a new home.
