We rented the private cabin with Franciscan Lakeside Lodge for 3 days and 2 nights.Customer Service: 5/5Experience: 5/5Room: 4/5We loved the Experience and the room. The views are beautiful and the whole experience was terrific which is why Im giving them full 5 stars. Weve already recommended them to a few friends that have booked private cabins. The only reason why I gave the room a 4 on 5 was for the outdated appliances which doesnt hamper the experience but I just want to get it out there. All in all, we will return again next year and plan to stay here.

We stayed on the beach side, not waterfront but super close to the beach. Our room was darling. The decor was really cute. It was very clean and loved that it had a nice little kitchen. Very comfortable. We would so go back again and hope to go back again! Please note we were told every unit is a privately owned unit so they’re all gonna vary. It’s not a standard motel hotel.

A must visit spot. I cannot tell you how remarkable this property is. Super friendly staff. Perfect beach. Great rooms with kitchens and all the necessities youll need. Resort sits next to Tahoe Marina Park which offers lots of activities, food and fun for all. Leave your car and walk.

This place is a gem! The units are cute and affordable. The property was clean and well maintained. Our unit was rented through airB&B, so some units must be privately owned. The beach is small but its private and while we were there is was quiet. There is a private dock, and a grassy area in the shade overlooking the water, which was beautiful. We loved our stay here and plan to return

Cozy little you can easily miss driving by. The rooms are nice and make beautiful home away from home, the only downside is how outdated things like appliances and the TV are.If the owner is reading this, I’d recommend switching to cheap smart TV’s. Most people will prefer to cast and stream their own stuff vs watching cable tv for something they might like on. Saves money in the long run and keeps things updated.The location is superb with a private beach the lodge stays on.The beds are decent and the heater worked well.Hotels . com and other like users be ware, if you want the standalone lodges on the beach, you can only book those on their website despite what the travel agency websites say. While other reviews say the walls are paper thin, unless they are screaming you won’t be able hear your neighbors, we had 0 issue with this over the course of 3 days, including a party having family next to us.The rooms include dishes and gas stoves which was absolutely perfect for us. Something you don’t realize you need until you do!The staff was awesome, super friendly and very knowledgeable of the area. This was our anniversary trip and they left us wine and a card in the room, very thoughtful to have prepared us as most places don’t do that anymore.So basically, it’s cozy, quiet and friendly. Definitely will return with future trips!Also, lowered / low cars caution leaving the office driveway. Our Mazda3 is at factory height and scrapped the bottom.

What a cute place to stay! They had a kitchen with Refrigerator, oven, stove, toaster, dishwasher and all the plates, cups, glasses and utensils! Also had pots and pans along with cooking utensils!The bed was very comfy and the room was very warm for our chilly night!

Cabin 22. The kitchen was run down and wasnt very functional;it didnt even have a chef knife. Couldnt use the porch sun shade. The porch needs a table to eat at so you can enjoy the lake. The living area felt very crowded. Beautiful view of the lake and easy access to the beach.

Wow! What an absolute gem!We stayed in #15, in a lakeside cabin (note that this does not mean lake front) that was kich-ily decorated and included a mini kitchen stocked with most of the kitchen basics. There was a fun faux-fireplace heater in our room. The beach was gorgeous but rocky. There are rooms across a busy street near the pool that cost less. This hotel was outside our usual budget but well worth it because of the kitchen and beach access. Id definitely stay here again!

Nice rooms with all amenities such as a stove, dishwasher, refrigerator, microwave and utensils.Some of the rooms by the lake come with a breath taking views of the lake and mountains like the one you see on my pic. Excellent for a stroll along the water during the sunset, sunrise or whenever your heart desires.

We enjoyed our stay at this cottage. Love the rustic cabin atmosphere. Room kitchen and bathroom, adequate for us. Kitchen came with a dish washer too. We enjoyed the proximity to a almost private beach. Would recommend this property to anyone who wants to get away for relaxation.

The coziest place to be in Tahoe. The staff were friendly and accommodating in every way. They do close so make sure you get everything you need before they close for the night. The cottage was well equipped with everything you may need for a comfortable stay. They have their own beach which was a huge bonus. We enjoyed the best sunrise from the pier than anywhere else weve been to. Due to the storm we had to cut our trip short but well definitely be back again. I highly recommend this lodge.

Stayed in room #15 and absolutely loved it! Super close to the water (wish we were on the beach but it was still very close) room was clean! We arrived late and they had no problem putting our key in a lockbox. We stayed two nights and it was overall a lovely experience!! Very quite and a nice relaxing getaway wish we could have stayed longer. Would stay here again and recommend it to anyone coming to Tahoe!

I loved our stay, our room was so cozy and had a little gas fireplace heater for the room. Our room had a queen bed, full bathroom and kitchenette. Not a negative but pur stove had to be lit with a lighter (which ran out of fluid on our 2nd night) or matches (which we didnt have a strip to strike it on). Front desk was very responsive and helpful. Kitchen was big enough to cook dinner and a full breakfast with, however we did have to get a lil creative, id say its great to cook for 2 ppl MAX. Overall, loved our stay

The room was nice and very cozy. But it was really noisy in the morning. I don’t understand why they woke up their residents at 8 am Friday using a huge vacuum cleaner. There is a worker carrying this cleaner walking around even on our front door stairs. You can imagine how much noise it could generate and how annoying it was.

I love this place, but the phone service needs serious work. I booked a reservation a week prior and due to staffing shortages they held a room for me, but didnt know which one at the time. Here I am a day from check-in and Ive had no emails, calls, or texts.I have tried calling for 3 days and I am sent to a call center when they dont answer. The call center cannot check reservations. All they can do is leave a message for the hotel.. Further, the call center says there is no way to check an existing reservation.I love the amenities, the fully stocked kitchen with utensils, the cozy environment, but it is time to overhaul your reservation service.

I was moderately pleased with this place. It’s quite expensive but in line with the rest of the area. What they advertised on their website was not exactly what I got. I was expecting a queen and a pullout couch and was given just a double bed. The beach was nice and so was the dock and I believe they have kayaks you can use. It is not rocky like sand harbor or anything as one of the reviews below show. The staff was somewhat friendly but their website advertised 3 pm check in and it was actually 4. They gave you one coffee packet and the maids didn’t come in between so you ran out quickly. The location is decent on the edge of kings beach but not walking distance to almost any restaurants or shops. Honestly the main reason I would recommend this place is if it’s the least expensive option you can find with beach access

A rustic retreat in the small town of Tahoe Vista, with a small private beach and near many attractions (NV casinos, decent restaurants, boating, mini and regular golf). Weve been coming here for years. The rooms could be more up to date, but it is rustic, not modern. Service is available by request only. Prices are mid range for the area. If not getting a lakefront cottage, go for the forest side, better value than lakeside.

We absolutely loved it, perfect location with a private beach. Our unit was of the forest side so it was nice and quiet. Friendly staff and clean rooms. Only reason for no 5 star is because our bed was so uncomfortable you could feeling the springs poking you also the water was deadly hot and when I told the desk they didnt seem to care. Im generally concerned for the guest especially kids. Anyway still a lovely place.

The 1 bedroom lakefront units are great. Fit 3 adults comfortably. The views are wonderful, the cabin was warm during the chilly winter season, and comes with everything you need. Stayed in unit 25 (queen bed in the bedroom with 2 twin daybeds in the living room) and would highly recommend. It was perfectly quiet at night, couldnt hear any noise from the road during a weekend stay.

Id say its a 3.5 star place. Location is key to what they offer. Hard not to like the short walk of 50 to 100 feet and youre at a private beach. The rooms are well equipped and maintained. No air conditioning, which is unfortunate in the 21st century. The walls are paper thin. Allowing you to clearly hear every word your next door neighbor is saying. The kitchens have everything youd need equipment wise. Id possibly stay here again. Unless I found the same thing with an air conditioner.

Great, hard to find location with close access to the beach! Unfortunately, our studio was #16 which is the closest you can get to HWY 28. We are sensitive to traffic noise and found it loud and noisy. We asked for a different studio but everything was booked. We made our reservation on the website and I should have immediately called to make sure we were not so close to the road. We also thought the studio would have a table & chairs, as the website described. But ours did not, so no place to play board games or eat our breakfast. The occupant in #17 had a dog, and we specifically were looking for lodging that did not allow pets. The dog did bark but not excessively. We did have a deck, but the occupant in #17 had to pass in front of our studio to access his, so not really a nice place to sit & chill as the occupant was on the move a lot. Also, the traffic noise didnt make it a pleasant space to use. And because of the occupant coming & going so frequently, we basically kept our blinds closed the whole time, making the studio feel very dark. If they could modify the deck so each occupant had their own deck and did not share the entrance for access, that would make it so much nicer. The lighting could have been better in the studio, it had one overhead LED cool/blue light and one small table lamp, but that would be a relatively easy fix. We would come again but only if we could be as far from the 28 as possible.

We checked out this morning and were so happy staying here I wanted to write a review right away. We got our own personal little cabin right by the water. Very nice rooms, comes with a little kitchen if you wanted to cook. When we checked in the man that helped us had great customer service. We will be back with our family and friends very soon.

We lucked out. Went during off-season, got a cabin right on the water, next to a forest (furthest property from the office). Staff was very friendly and helpful. Properties are older, but generally well-maintained. No ice machine, but in a pinch, there are other motels nearby. We had an apartment-style kitchen. Size overall was a little snug, but the real attraction is the lake and the breathtaking mountain views.Whatever you do, find a place on the (beautiful) north side of the lake. The south side is just casinos and a busy town. Everything in-between is pretty rustic. Drive around the lake and check out the tourist overlooks.

While the room and amenities were nice, the pull out sofa was an absolute tragedy. The mattress looked 30 years old, with obvious blood stains on there. Our friend slept on the floor instead. Just a very short walk to beach.. overall we give this place 5 stars 😁 we recommend going to sand harbor Beach .. better ⛱

It is in a great location and staff is friendly. However, the mattress in unit 51 was horrible. You could feel the spring/coils just by moving your hand across the mattress. We spent two nights there trying to make it work with the limited resources from the company, but we ended up leaving on the third day to stay somewhere else.

This place was wonderful. We booked a lakeside cabin, but there was a gas leak so they moved us to the forest side. It was wonderful nonetheless. Great place for bringing the kids. Our unit had a full kitchen and there are several outdoor bbqs, a pool, ping pong table, 5 min drive from kings beach. Will definitely be coming back.

If I could give zero-star rating, I would as this hotel does not even deserve a single star. We were not given the hotel room that we paid for. The room was supposed to be a comfort studio on the lakeside. It was barely on the lakeside, which is fine, but the room was far from being a COMFORT STUDIO. The room was extremely small and outdated. The shower was a joke as we couldnt fit in and we are not even big people. When we brought this up to the front office, we were offered to pay extra $200 to move to another room instead of providing us with a room that we actually paid for. We were given the smallest room on the property based on the map provided by the hotel, yet our room was priced the same as the other bigger (at least twice the size) studio rooms. Our friends also booked the same room (so called comfort studio, lakeside) for the same price via Orbitz. Their room was exactly as described on the Orbitzs website, twice the size of our room, fully renovated, full bathroom and kitchenette. The so-called hotel management is unprofessional and does not care about customer satisfaction as all they care about is making money by fooling their customers. IF YOU WANT TO GAMBLE YOUR HARD-EARNED MONEY BY BOOKING A ROOM AT THIS HOTEL, GO AHEAD! There is at least 50% chance that you won’t get what you pay for. YOU HAVE BEEN WARNED!!!!!

I have been staying at this lodge for the past decade with my dad and as of late it has gone downhill. Starting with checking in, our room wasn’t ready on time and when it was I felt rushed to leave the office, the lady forgot to give me the room number and buoy number. The internet speed is only 5mbps and nonexistent during peek usage times. Inside the units I didn’t appreciate the run down appliances, our unit this year had a broken refrigerator so a small one was plopped in front of the stove instead of fixing the built in one. The dishwasher was old and not mounted properly so if you’re not careful the entire thing would fall out on you. The toaster in the room had to held down to work. Our door to the room had a loud screeching noise and was difficult to close, one day we came back and the door wasn’t closed all the way. We assume the maids just didn’t close it since none of our stuff was missing. We were able to use the stove and oven but the tiny area meant only one person could cook at once. The larger bed in the studio was comfortable but the day bed was lumpy. The beach and dock are still excellent and offer a wonderful place to relax.

Great location if you get unit on the lakeside. We got studio #14 though not lake front but next to lake front unit 13 so still very good lake view with chairs on the porch. Kichen is well stocked to make meals with gas stove and updated flatscreen TV. Sheets and duvet good quality. Bathroom sink counter updated and good shower pressure. Old fashioned wall furnace but still comfortable and warm.

We had a 1 bedroom cabin for ~$220/night on Saturday in January. The location is great, it’s 15 min from Northstar ski resort. The cabin is pretty small, the room has 1 queen bed and the living room has two twin beds. It’s good that they put 2 beds in the living room, so we were comfortable with 3 people. There is a small kitchen in the living room.There is no breakfast included. Parking is right outside the cabin.Overall, we were happy to stay there. The place is quite small, but for 3 people it was enough. The price is a bit steep though. But the location is great.The internet wasn’t working at all.

I booked our reservation online. The desk was closed when we checked in at 6:30 pm. I had to use my cell phone flashlight and the lock box was difficult. Our room was not as requested. No fireplace. Ugly view. It smelled . Stains on the carpet. Medicine cabinet door was off / missing and inside was rusty. The toilet seat was worn out down to the brown layer. The tv turned on, i changed the channel and then the tv did not work. No directions in the room to operate the tv. At a room rate of $200/day, I expect better wayyyy better. The office staff did not care nor were they helpful. We left after 1 day of a 5 day stay and rebooked elsewhere

Nice spot on the lake. In a lakeside cabin, not lakefront, which left me feeling slightly strange to hang out on the beach area in front of the Lakeview cabins. I felt like we would be intruding if we did. It is quiet and close to kings beach but not much else around in a walkable distance. Overall clean and comfortable. Not sure it was worth the price we paid but it probably would be a better experience to have a Lakeview cabin.

Just stayed there this weekend for 2 nights. The room was clean. Service was friendly & fast but the facility was not acceptable. The water pressure was on and off. We called the office and they sent the maintenance man right away but the situation still persisted. Very annoying.If you are a light sleeper, the bed quality may be a problem for you. The furnace was very noisy and sometimes it made a weird loud noise like something broken inside or someone punched into the wall.

Used a booking company. I strongly suggest you book directly with hotel so that you can get exact details of your room and room size and location. These rooms are scattered all around the property. Some are too close to the main road and Lots of street noise. Other rooms are not on lake side at all. Only a few delux cottages are facing lake. Office staff were great and made us feel welcome. Rooms just A little cute but nothing fancy at all. Poor internet speed, nothing good on cable TV selection. Be warned most area restaurants require a reservation or you will go hungry.

This is the worst place, I have ever stayed at overnight and I travel a lot! Filthy, mice ridden with terrible customer service practices.The blankets were dirty when we arrived in our room. The pillows smelled and looked at least 5 years old. The refrigerator in our room did not close properly, so the drinks did not stay cold. The towels were super thin - see thru. The whole place was dusty and stuffy. The pool towels were small and just the cheapest quality.It was super loud in the evenings thru the night from other guests parting outside.This is NOT a comfortable, peaceful, relaxing place as indicated in other reviews. I wouldnt stay here for free after the experience I nad. Look for a better place if you are considering this dump.

Great cabin-vibe cozy rooms located near the lake. The main rooms two couches turn into twin size beds, the kitchen is stocked with utensils, and theres even a fireplace! The biggest surprise was the ceiling heater in the bathroom, for extra comfort. The only awkward aspect was that individuals sleeping in the main room must enter the bedroom to access the restroom.

Great location! Lake Tahoe just may be the most magical place on Earth and the Franciscan is convenient to everything on the north shore. Right around the corner from Northstar and Squaw/Alpine isnt much further. Stayed on the forest side, so the views are not as fabulous as the lake side. But if you are a skier looking for a nice place, you wont beat the price for a quality room.

The only reason why Im giving it two stars is because of the location and beautiful lake. Everything is close by (shops, restaurants) and walkable. They have the prettiest lake view right in front of the lodge. I assumed the lodge would be decent from their supposedly 4 star lodge. I found out when checking in that their cabins are privately owned. Cabin 18 was not clean, it smelled old and stale, bathroom had mold in the shower, lights werent working and I felt so uncomfortable for my toddlers to be crawling around. It was so dirty that phone was sticky and it was just disgusting. The front desk never checked in on our stay and there was no cleaning services. The rooms definitely could use a upgrade, It was so outdated. I was so excited to stay from the reviews and photos I read and saw and it turned out to be such a disappointment. Not worth the price.

I was traveling in CA and NV on business and was looking forward to a long relaxing weekend before heading to Reno for work. When I checked in I got a studio room across the hiway from the lobby. That felt weird. When I got to the room it was small and completely crowded with odds and ends furniture that made it nearly impossible to move, walk in the door or have a place to put a suitcase. In the tiny room was a very high queen bed and a day bed that left little room to walk without stepping carefully as to not bump into furniture. The kitchen table was crowded on three sides by the bed and the refridge. Two chairs were crammed on the end of a tiny table that barey accommodated one chair. No place to move one chair to sit in the other. There was an oven but it could not be opened because the fridge was in the way.The closet was so tiny and dark you couldnt really use it. There was a full size coffee maker but only enough coffee for one or two cups. No electrical outlets for charging devices. With all the mash up of furniture no comfortable place to sit. The bedding smelled like rancid body oils. Walking into the room was stressful.The staff was nice and offered to move me to another room. It was slightly bigger but still more of the same. The wifi didnt work. No bathtub. Staying in a room that looked like a crowded 2nd hand furniture store or having to cross a highway to use the hot tub at night was not was my idea of a relaxing weekend.I pulled into town about 1pm after a long drive, no lunch hoping to relax. I moved my luggage three times. Nearly two hours later with one thing after another, hungry, stressed, tired I finally had to set out to find last minute accomdations that were a better fit.They did cancel my booking and refunded with no hassle. My whole afternoon spend stressing and trying to find a place to stay.If you dont mind very very rustic and crowded it might work. Not my cup of tea. This is definitely not a 4-star hotel.

I did a reservation on HotelTonight to spend our New Year’s Eve and New Year here. We did our reservation 24 hours before and on our way to the lodge, I decided to give a call seeing if we can check-in early. Apparently they only reserved our stay for one night only and not the following. They weren’t able to do anything else but to give us our money back while we were almost arriving at the lodge. Our ending of the year/start of the year was not the best due to this happening. Definitely have bad taste in my mouth.

Over priced motel style studio. The Lakeside rooms arent really facing the lake. We got the biggest studio but it still feels small. With the same price, I could stay in a nice studio in Squaw Valley that has jacuzzi and other nice amenities. Not recommended.

I am totally hating this place after spending two nights at Franciscan Lodge. I will NEVER stay here again.Very unprofessional treatment of guests at check out. You dont receive any check-out invoice with details of your charges, dates etc. on the check out day.Their practices borderline illegal. I am in process of filing complain with the Better Business Bureau.I DO NOT recommend this place.In addition, the accommodations were of very poor quality. The cabin was very dusty and with filthy blankets. It smelled stale. The shelves in the bathroom were so dirty, I didnt want to put any of my personal items there.The towels were super small (something you find in the cheapest motels), the refrigerator in the cabin was broken, the WIFI was sooo...ooo slow.Look for a better place and you will find it.

Good location next to lake and close proximity to Truckee and all North shore area ski resorts. Terrible bed. There was a lump in the middle created where people sleep on either side. Could hardly see my significant other while lying in bed. Carpet in room was thrashed. Would not go back.

My most recent of many visits was a few years ago, but theres no other place I would stay on the north side of the lake. Be sure to request a lakeside cottage, because in the springtime after the snow melt, from your porch you can flip a coin into the water, and in the fall theres a lovely, sandy beach. Lots of great restaurants nearby and, if youre a gambler, theres a casino just beyond the nearby Nevada state line. Another good option is to take a reasonable and quite scenic drive down to Reno. Squaw Valley and all it offers is within easy reach and, for you flyers, the Truckee airport is only a short drive away. On one of my stays the cottages were already booked, and I had to stay in a room. Yet I thoroughly enjoyed myself. This place is great!

This is the most of the middle of the road place you can possibly stay. It wasnt super nice but it wasnt gross, the staff wasnt rude but they werent over-the-top friendly, the room wasnt dirty but it wasnt all that clean either and the rooms were not fancy but they were definitely comfortable... If youre looking for somewhere nice to stay it isnt over the top expensive this place is nice enough.

It’s our third time staying at Franciscan! There’s nothing fancy about this place. But the sense of belonging is irreplaceable. Beyond that there’s close access to everything including skiing resorts, cute restaurants and Safeway.

The views from the beach and pier were very nice, we enjoyed both. However most of the beach property, volleyball court, and grassy areas were covered in goose poop. The beach is also adjacent to the waste water treatment facility. Our room was clean, but both beds were horribly uncomfortable and the pillows left me with a sore neck. The kitchen had only one dishcloth.There was a constant beeping noise from just outside the unit all night in one bedroom and the other had a very bright street light just outside. These factors combined with the poor mattress and pillow quality left us without good sleep for 5 nights.The drinking water was great from the tap! It was a pretty good location, we walked to Kings Beach several times and found a nice park with walking paths adjacent to the property on the forest side. However, as someone who was looking forward to sleeping well (left my toddlers back home) I cannot recommend staying at this property.
